I am a client of the title company Keystone State Abstract, LLC and the Operations Manager, Kristen Jowett who was responsible on my real estate title insurance package. I and my wife have sold our property at 1719 S Ringgold St, Philidelphia, PA 19145 and closed on Feb 17, 2020 (see the HUD attached). I was overcharged significantly on Gas, Water, and L&I Lien and expected a refund on the balance when the account is finally cleared. However, although my real estate agent Chris Branin and I have contacted Kristen on many occasions, we have got either no responses or deferred actions and the settlement of the above expenses are still incomplete, even it has been over 1 year already now.

I have also emailed on April 10, 2021 to the CEO of Keystone, Joseph McCabe, to request him to step in and speed up the process because it takes more than $30 monthly for the service charges to keep our bank account active just for the purpose to collect the expected refund from the settlement. Again, no response was received.

I would like to file an official complaint on Keystone State Abstract, LLC because their poor services might have a serious impact on other customers and the image of the title insurance industry. Grateful if you could investigate that.

Desired outcome: refund the balance of the expenses settlement and give warnings to Keystone
