The complaint has been investigated and resolved to the customer’s satisfaction.

Performs property value analysis. I just had my 1st experience with them after having a friend have a similar experience. My bank, Missouri Credit Union hired them to do an appraisal on my property. Brent Burris did the appraisal and returned with a vaule that I felt was unreasonable. The house is on the North side of Columbia, bought in 2007 for a value of $195, 000. Over $20, 000 was invested into the home finishing the basement, adding a lower deck, stairs to the deck, fencing the back yard, and doing tons of landscaping. All improvement were tasteful and nothing radical. Houses on the same street with less of a yard appraised for $207, 000. He appraised the house at the purchase price of $195, 000. I inquired my realator about the value assessed and she disagreed and found me two homes that were comparable that sold in the last year for $15, 000-$20, 000 more. I preseneted these to Brent who said they were not comparable, which they clearly were.

The bank claims to have their hands tied due to Gov't policies and laws. They are not given a choice on appraisers nor can the order or accept another appraisal. The consumer is left with their hands tied and a $400 bill. I called them and requested a reduced amount since I was not happy with their services in which they replied "they don't do that". So I am left with a bill of $400 from the appraisal company that I am unable to use nor agree with.

The whole process with the appraisal company was a joke. They were nice to my face but when it came down to business they were just not willing to work with me as a customer.

If you are in the market for a loan, I strongly agree you request someone other than this company. My friend had the same experience with them. They say housing in Columbia has not depreciated (slightly appreciated), I invest $20, 000 into the home, and the value comes back at the same I bought it for. So how did it appraise for $195, 000 two years ago? It was a new home built by a reputable builder in a decent neighborhood.

Thanks for listening to my story :) I have never publically complained about a company before but this company was unwilling to work with their customers. Customer service in general lacks and we need to publically review these companies and support those that support their customers.

Wow same identical thing just happened to my wife and I, by the same company, I live in a SLAB RANCH, they gave me 6 comps 4 of them are split levels, foyers, and 2 are Ranch with no upgraded improvements, Missouri Credit Union also, I plan on writing my total rejection of comparable by "Associated property analysts" as they referred to a 1998 appraisal that was done by them.
Do not use "Associated property analysts" They do not give any similar comps, and only use MLS# listings from the assessor`s office, if they show up to do your assessment tell them to leave and have the bank order another or seek other financial institutions to deal with.
Its really no wonder the property assessment have no merit, with Appraiser like Associated property analysts in business.
