Property Manager failed to notify owners when previous tenant broke into condo and stole garage door opener and set of keys. Property manager continued to meet with previous tenant and failed to retrieve keys and opener thus putting all of the residents living in the building at risk. Property manager then charged the owner for replacing the keys and the opener. Once broken into, the unit was left with a broken door, leaving the entire unit completely open and unsafe. The property manager failed to take responsibility for negligence.

Recent experience with Clearview Management has been ambivalent at best.

Property Manager is also an investor at the 12 Oaks property in Schaumburg, and has recently been hired on a supposed 'trial' basis at 12 Oaks Hoffman Estates.

Services are inconsistent, and project timelines forgotten. Professional behavior and lack of knowledge in standard property management processes are readily apparent in Board
Meeting document preparation, vendor relationship management, and financial reporting.

Examples:

Promised Unit Inventory by the beginning of the year, supposedly obtained one by the end of March. No update to existing records except for reformatting of existing records.

Bill payment to 2 vendors for large sums were delayed 4+ months

Financial reports unavailable or erroneous on web site and when questioned, told to reconcile to a supplementary paper document. (If the correct information is available - why isn't the site corrected?).

Could not find a replacement TV for gym rooms at budgeted $200 price point - so asked for adjustment to $400. Board member found one for $229 and then questioned logic of purchasing replacement LCD TVs when there was no cable in the gym (hence unlikely to be able to generate a good picture with analog / antenna into HDTV)... no response.

Has issues with posting a bulk discount offer to unit owners for reduced promotion (AC Tuneup) by well-known vendor - yet promotes his affiliated and unknown HVAC vendor (who charges 33% more and additional per hour). Hmm, is there a benefit to this offer? If there is, it is not for the community.

Very questionable and illogical actions... which speak louder than anything else.

This is the worst property management I have ever seen. The people that are supposed to be managing the property and looking out for onwers and residents are just living of off our hard earned money. They have complete disregard for owners and their actions don't seem to make any sense. While eveyone else is cutting expenses and downsizing their work force, the office at 12 Oaks seems to be adding more workers to the long list of incompetent [censor]s already working there. At any one time you're guaranteed to find 4 or 5 people sitting around the office doing nothing and just taking up space. The property manager is a incompetent buffoon who always seems to be unable to take a phone call when a resident is trying to speak to him. When you finally get a hold of him, he's clueless and is never able to help. Pedro and eveyone else that works at the 12 Oaks management office are usless and they should all be fired.

Management failed to notify owners of change to pet/breed policy. Previously, certain breeds i.e. American Bull dog, Pit Bull, Rottweiler and including mixed breeds with the above were restricted on propery. Now there are no breed restrictions--likely to attract any renter they can find! When we asked the property manager why the change, we were told the former policy was discrimatory.

Management notified community several times, in writing and verbally at Board meetings. This change was initiated last year, as the HOFFMAN ESTATES pet ordinance changed, and breeds cannot be used (like a race) to select a group for different treatment. The association declarations are superseded by town and state laws. To achieve the same goal (minimizing larger, riskier pets in a small footage home and multi-dwelling community) the adjustment was made to limit WEIGHT of an individual pet. Read your declarations... the amendment to the Pet Policy states that a dog cannot weigh more than 35lbs or so (I believe) and has to be vaccinated and registered, and the limit of pets count is 2. Information can be a friend... get some.

I agree that this property management company is the worst. The property manager is trying very hard to control the Board and fool others.
