Vinebrook Homes review: A property managed by Vinebrook Homes is in serious need of repair

I live next door to a home owned by Vinebrook Homes: 2631 Pennsylvania Ave. St. Louis, MO 63118. The home is in serious need of repair. In particular, a gutter and downspout have pulled away from the home. Because the gutter and downspout are in disrepair, water pours off of the roof and floods our basement every time it rains substantially. There are several other issues, but this one issue in particular is causing damage to our property and needs repaired before rain comes in the Spring.

I emailed support@vinebrookhomes.com on January 6, 2021 and again on January 16, 2021 asking them to tend to this matter as well as other issues of disrepair and poorly kept property. On January 18, I received a response: "If you do not place a work order for maintenance issues, maintenance will not know that there is an issue to be fixed. I have checked and the last service request entered for the property at 2631 Pennsylvania Ave, was on 7/8/21. If you would please, enter a service request via the online resident portal or the Vinebrook mobile app, we would be happy to have a technician come out."

I am not a resident of the property; therefore, I cannot file a complaint via the online resident portal. The former tenants of the property moved out in December, so there are no tenants to ask to contact Vinebrook Homes.
I emailed them back letting them know I am a neighbor, not a resident, and included several pictures of repairs needed on the property. I never received a response.

Desired outcome: I want Vinebrook Homes to contact me via email to let me know when they plan on repairing the gutter, downspout and other issues I emailed them about.
