The complaint has been investigated and resolved to the customer’s satisfaction.

I am one of the unsatisfied residents of the Sanskriti at Kaspate wasti Pune (Builder Arun Seth).

In this project the main problem is no one cares about the customer satisfaction. There is no concept of construction quality …just take a look on electricity switches, bathroom doors, road lights, cleanness..Blah blah.. And the worst thing is nobody takes any actions to solve the problems. First time you will put a complaint then somebody will say that they will address and resolve it within 1 day..after couple of days you still need to remind them about the status and they will keep on saying that they will resolve it in one day...this is normal behavior you can expect from any personals at Sanskriti.. for locals its fine to chase behind these peoples but for outsiders it becomes quite expensive and horrible experience..In my case I got possession after 7-8 months with many incomplete things...Some of which are still pending..

Look at the amenities - peoples are staying here since last year and still waiting for amenities completion. There is no gym/pool/children play park in working status...nd everyone is cursing builder. Forget about amenities there is no clean and proper main entrance for the project...There is cost cutting everywhere..No responsible security guard, no quality of lights, no lift backup, no quality of the tiles on the ground floor there is much more to list down... So please think twice before booking the flat in this scheme..I will suggest to discuss few residents before booking the flat in this scheme as I am sure ppl will tell you more elaborative about the problems they are facing..

I really curse the day when I have taken decision to book the flat there…

I am a residence of sanskriti phase 3, flat no H-602, I never seen such a pathetic and cheap construction quality before. Tiles are not properly fitted, I just got possession 2 months ago but non countable cracks on the wall. if we punch the wall, the plaster get removed.
very cheap material used. sliding windows are just like made up of papers. there is no cement plaster before POP, direct POP layer and so n number of cracks.
I am sure cost of single Electric switch should not more than 5 rs, very very electric material used
There is no switch for fan, we have to adjust it thru regulator.
There is no sprinkler on Western commode, flush tank is very small, that even throw the water properly.
Arun sheth is most corrupt builder I ever seen. I do not recommend to purchase any flat on sanskriti.
If anyone need some clarification, you can call me at [protected] anytime. I dont want anyone to waste lackes of rupees like me.

All the posts look like are old.. no latest comments available...
Can anyone tell how is the condition of society now?
Now Phase III flats are available
The rate looks good/low in the area.
Is there any legal issue in phase III?
Does the builder has resolved all complaint's ?
And does the leakage issues are resolved? is it because of poor material used or improper construction work?
Please help me ASAP.

Good society with just small management and operational issue
The flg illustrate the same clearly:
Complaint booked is available to complaint, but no one take action. leave action, the builder official/ engineers do not read it at all.
As for the sales people, they'll say " Sir ham aur teen saal yahi pe he na, we'll take care of everything" while pitching for sale. Once the sale is done, they' have amnesia towards the buyers, do not even acknowledge when u walk into the office. And if you approach them the ready answer is " kya apne engineer se baat kiya, yeh to uska kaam he"
As regards engineer, you write in the unattended "complaint book" 9 go to step no #1)
The floor plans are good, as per vastu, well ventilated and allow you to make changes during builgind stages. So what You get are good spacious apartments, which may have seepages& roof leakages. That's okay as the builder says. But what's not Mr Sheth is that seapage is unattended after complaints made to your office 5-6 months back. What's not okay is that the entire roof POP has come off owed to this and you have just shrugged off your responsibility
Its a well maintained society. Has to be, if they pay Rs40k-45k months for garden keeping.So much for garden keeping still no re-plantation in 8-9 months and hardly one lawn moving in quarter. So much for best utilization of only re1/ sq ft hard earned money paid as maintenance by the owners.
And there is so much water that the builder is building phase 3 and does not need to get it from outside.Its just that the residents have to get up really early and finish off the water works and home chores by 8:30-9:30 am coz the water may not be available anytime after that. to keep the resident's life exicted the timing of availability is random but not beyond 9:45 am. And if the residents are lucky they may get supply late evening say around 8 pm, that again random.
Save water and Save earth.
And there are so many amenities. a non functional and non maintained swiming pool, a gym without a/c and 2-3 treadmill and 3-4 other gym equipments amongst the existing 7 building and new phase 3 buildings. Than there are five benches to sit along side the area marked as visitors parking.
And of course children can play in the internal roads, its just that the parents have to lookout that one is hurt coz the evening is the time the children play and that is the time for influxof vehicles as people are coming back from their offices.
And there is a swing and a slide and one or two more play equipments in an area where the ground is filled with small stones. of course this to teach children to be ultra careful and else get hurt. That's the most important lesson in life, na.
And there is solar facilities, though its not of much use, since there's hardly any water for the solar to heat .
And there are the other amenities such as open area amphi theater and play areas and few othe amenities on aper. These were there while the first 2 phases were launched but some how not maade available till date and new phase is coming up at the place allocated for the amenities

Messy apartment ... Dirty Swimming club and premises, I think Builder and flat owners are not keen on keeping society clean. No Children play are.. Nano Gym .. One of my friend stay their .. He mentioned that they have water problems as well...

I am looking for 3BHK for 50 to 60L. Please let me know if you have seen clean society in wakad.
Currently checking resale flats in parkstreet, Sonigira Kesar, Dynasty.

My Observations are on the reviews are ---- Good reviews given by BUILDER ITSELFs or those who wants to sale junk ...

Hey I agree with Amit. I am staying as tenant. The Society is good. Flats are very huge with lots of parking place. Carpet is very big, I swear you won't find such a big carpet in the entire Wakad area. So convienient place.
I never had any issues.
Switches are used of ROMA and Achor.
Brand Toilets and Jaquar fittings. I am just fan of the place. Place of old people to walk. Come in the evening you will find it more pleasnant.
Hey I am with you Amit. ... There are people who complain about HDFC bank or for SBI for home loan but there are also satisfied customer for Both the bank. Its very subject.
IF YOU GET TO BUY A FLAT BUY IT OR IF ANY BODY KNOWS WHO IS SELLING TELL ME, MY RELATIVES WANTS TO BUY.

Hi reader, I would like to appreciate the society i stay, . If you understand. there are around 400 flats in the socieity, and the complains you see are very few. There are bound to be issues with some people in the society because of their behaviour.

If you have any concerns get in touch with me. I stay in the society for last 3 yrs. It is low cost in the maintaines and wil the luxury facilities.
They just take only Re1 as maintaines for per sq feet. No water issues nothing.

I do stay in the apt, I don't agree with the above, I was the past, now it is very well manage and no issue. Plus point is maintainess charges are very less. . I like the socities. It is road touch society with very big open space for vistors parking and additional parking

These are the tenant who are creating blame when the owners ask them to leave the flat.

I am residing in Sanskriti App for last three years and i totally agree with what is said above.
No security
No housekeepin
Water problem(stinking water)
Parking hassel
No children play area
Very very inefficient gym(no security ppl take the instruments to their home)
False promises made by Sales person(who speaks fouls language after you have purchased the flat)
Society fund used by these persons for their own sake
Diesel for the generator used by these ppl for their vehicle

Overall a very very terrible experience living here.

Apart from this there is some problem with phase three as there is no road leading to the society, SO PLEASE BE CLEAR BEFORE YOU MAKE DECISION OF BUYING A FLAT HERE.

am agree with complaints regarding sanskriti quality and maintenance..
1.Now Gym is open with few (hardly8/9) equipments. But Families will be more like(200-300) in future and the equipments are very less comparatively.
2. Cleanness : There are not even cleaning the swimming pool, which may produce n no of mosquitoes.
Roads are not clean. Even the lobbies are not cleaning everyday. In rainny days it is very dirty al over the places like roads, lobby. parking area.
3. no car washing place is there to wash your car.
4. Finisheing of bathroom tiles is not good.
5. No entrance is there, peolpe can not find the project easily.
6. Electricity back up not present for lifts.
7. Security gaurd present only in the morning.
8.Within one year the condition of ready building is worst...think what will happened after 5..10 years.
9.Sometimes water coming is very dirty ..you can not even wash your mouth with it.

Agree, I am also a part of same pool, Builder is a cheater.

No childrens play area is developed till date
No open air theater is developed till date

Builder had collected money from peole against maintenace but

There is no night security facility provided by builder, some time street lights are switched off .

stray dogs wondering inside the society freely.

we are really frustrated by buing flats in sanskriti

Plese think 10000 times while buying flats in sanskriti

As i am staying there from one year
i faced lot of prob with this socity
one think that we should keep in mind dont fight with people inthe office otherwise they will come to your house with local gundas
Dont compliant about any problet they will not come to you and if ask them they are ready with some more local peoples
there are lot many other problem
24 hr water is there in one bedroom and comman bathroom which is running from upper flore because of leakage
we have to pay for existing problem
solar water will start only in the month of may
byke racing inside the socity which is provided by local people as there is no gate and security
Amazing pool and there env where you should maskito coil or liquid
i dont how i can staty there as i dont have any other option

Bakwas Society I ever stay ...

Marketing holding says --- Dive into pool of Amenities...
Leave the other amenities ...Pool itself is not ready...

Fake Builder ... Fake construction ... Fake people to take care of society ..

Forget about amenities there is no clean and proper main entrance for the project.

The road to the building is so dangerous that, it is made with intent of killing people. (loose stones all over the place causing two wheelers to skid)

There are lot of bachelors staying here do not care about anything. Spit anywere you like to.

If your Kids are playing outside then you have to constantly see them while playing as lots of Dogs are in the Society/Apartment building.
Drainage is a big issue in apartments.
Basement parking area is wrost. Before booking apartment please first visit basement parking area so you can know the quality of work done.
Manager never took any meetings with the residents. They should take the meetings with the residents and resolve the common problems like western toilet flush (which is without pressure).
Security peoples are just for name sake.
No park at all.
Seapage from outside of the flat is very common on each floor.
Buyers: Please note this points
a) Construction quality of Building "B" is wrost.
b) All walls are having POP. (to save the money).
c) To save money on security had put "Choukidars". So you don't need to pay for security more.
d) You don't feel secure while leaving for job because any body can enter the apartment complex from Basement).
e) Security is prime concerns as Labor and Chaukidars are still roaming or staying in Apartments complex.
f) Had dogs to show security to Builders.

Following are the issues in Sanskriti Apartments
a) Wester toilet tank is of apporx 3 litre...So flush is coming without "Pressure/force". I told to engineer also about that. His assistant come to see it and he told this problem cannot be fixed.
b) Lots of drainage issues in apartments. Many owner are not taking initiative on that. On rainy days you can see outside many flats on each floor dripping issues. Even in many apartments it is issue inside also. This is common issue in "B" building.
c) Lots of Dogs. You cannot go for jogging in Morning time or come to home late night. Even if you go for walk in evening then lots of dogs will follow you. Full of Dogs. If you tell to security regarding Dogs they will tell Builder had put "Choukidar" here and they are having all this dogs.
d) Entrance roads are pathetic.
e) Do not buy flat for "B" buildings. Because if you tell to Engineer Rahul. He will tell to Gayakwad in front of you and will tell you that he will do it.Gayakwad will tell to Laxman and then ball moves between this 3 peoples only.
f) Fittings of Electrical and Water supply was not done from proficient persons.
g) Only Basement parking are left and now also it is fillup from water. Basement smell is too much.
h) Garden/Park are just to show in paper. Their is no garden and park. Gym is just like 2 rooms. Having only 2 threadmill.
i) Lift is always having some issues in "B" building. Out of two lift only one is usually works.
j) If person has to come from 12th floor then he press buttons to both the lifts then both the lifts will go to that floor. So if person has to go from ground floor to 5th floor then again lift come from 12th floor .

Dogs are the biggest problem for residents of all the Buildings "A". "B", "C".

This is one of the worst maintained society I have ever seen. I have seen government building are much cleaner than the sanksriti. There are various issues with the building like

1. People park their vehicle everywhere, irrespective of place reserved. As per the builder Watchman is not responsible for keeping a watch.
2. All the thief's in pune will love this place, since there are no security ( for the sake guards are present) but their work is to sit in some part of the building and don't care who comes in and goes out.
3. As per the rules, the floor should have cleaned everyday. But only happens once a week.
4. The state of the terrace entrance doors in Building E is something new, builder should get a Guinness record for making one of the worst door possible.

Sanskriti builder commited to have amenities which are still not present. I am living there since last one year.
No ampitheatre is there. swimming pools are really very dirty.
roads are not clean.
Electricity bills are taken per month was 600 as no meters were available . Now meters are availables bills coming are like 200 to 300 Rs per month.
Security guard never present
Temple is not present in the society
