Maintenance Reimbursement
Since we have a fixed week (#8) and not a part of RCI, we don't bank our week. We didn't know that you have to register your week 90 days before the usage week. That is IMPOSSIBLE if you are locked into any time during the first 12-14 weeks of the year and you can't reserve your week at the time share BEFORE the billing statements go out and you pay your maintenance fee in January. We haven't had one offer on our time share and we are just asking for closing costs. Hell, we'd cover the closing costs just to get out from under this albatross. SMTN made lots of promises, but the reality is that we are out $3k because there is no way to register 90 days before our week. Wish we had known this BEFORE we signed everything.

Entire Business Model & Non-existent Service
We paid $1,598 and listed our Timeshare with SMTN in May 2021 and was promised that it would sell within 12 months. Here we are 2.5 years later and we have not even received one offer or any customer service since they took our money to list.
We started off receiving constant emails from them with tips and tricks and feedback... but it has been months since he have heard anything.
The last 3 reps that we dealt with are not even there anymore (no surprise)

Sale of Timeshare
I listed my timeshare for sale with the company a year ago. The listing terms included access to customer care for updates on the listing price etc. I have been unable to reach the company for four months telephonically or via email to update my advertisement or get any advice on the listing. This is not in line with the service that was promised and paid for.

Selling my timeshare
I contacted sellmytimesharenow.com and wanted to sell my timeshare. They told me enough lies to go forward, then took my money and did absolutely nothing. What a scam. This company should burn in hell for the way it does business. Please be ware or the scam that got us. We were told if we got no sale we would get our money back. After we inquired about a refund after about a year of nothing for us, they only wanted to talk contract. We are worst off now than what we were before we started with them. These people have icepicks for hearts and this company should be shut down. My money is gone and they no help. Please do not use them. They failed to meet BBB standards.

The Timeshare organizations have a bad reputation - and mostly deservedly so. And especially Club Wyndham.
There are two Wyndham companies listed on the New York Stock Exchange
WYND (Wyndham Destinations) is the Timeshare company. They have created this toxic mess.
They sell VOIs (Vacation Ownership Interests). You become a member but You have not bought into a specific property. (I paid 58, 379 usd for a silver membership). They have sold far more memberships than there are properties. The cash paying non-members go first and we members have to take what's available.
Wyndham and their subsidiary RCI are said to have properties around the world. But they have not. Especially not during the season when most people take vacations.
Long time Wyndham Club members complain that very little is available. And that it's almost impossible to exit the membership
The properties are not earmarked for members. A non-member who pay cash at the location goes first.
Myself I could not even get a week in Memphis in January 2018 (starting January 16th), despite that they have at least 16 hotels there.
But they had one week in Nashville instead. And that hotel was almost full while other hotel chains nearby were almost empty and there were no lights in their windows. It was snowing and freezing cold in Nashville and the whole Tennessee. The pavements were dangerously slippery, and no concerts at the Grand Ole Opry.
We had to accept what was available. In this case it was not Hawaii, Brazil or Fiji Islands. But ice paved streets in Nashville.
I was promised a membership in RCI. They have more properties outside USA. But I was not a member. It took me 3 months and three reminders before I became a member in RCI. And then my vacation time was over.
Whenever You use a Wyndham property you are invited to a update meeting. They promise interesting news for members. However, it is all about upgrading your Club membership. And to pay them more.
In my case they said that my Silver membership was not good enough for me. And after an 8-9 hours meeting (without anything to eat meanwhile) I signed up for a gold membership and especially the "Rewards".
It cost me another 46, 779 usd.
Later I found out that I was already in the Rewards system. All I had to do was to transfer Wyndham Access points there. I had paid 46, 779 dollars in vain.
Still no one told me that when you transfer points this way, the exchange rate is 0, 4 Rewards points for 1 Club Access point.
When going to Sri Lanka in early December 2018 I found out that there was only 5 places available there. 4 were in the Capital and in the nearby area of the International airport.
Plus one resort circa 250 kilometers away. But nothing was available for me. And besides, with my yearly points exchange for reward points, I could only stay 11 days in Sri Lanka.
So I used a hotel booking site instead. They had 11000 places to offer in Sri Lanka. And when comparing the Silver Club membership down payment of 58, 379 usd plus the maintenance costs and the yearly points with the costs of the family beach hotels that I eventually stayed at; I could stay there for 222 days compared to only 11 at the Wyndham places. (And the W. places were not available anyway.)
I'm a member of Wyndham Club Access. The net is full of complains about how they run their business.
Both by members, and by people who have been invited to their sales meetings. We have all been fed the same lies and promises. And never even given the opportunity to leave the meeting, so 1, 5 hours promised became 8-10 hours (without food).
The complaints are not about small issues like unfriendly staff and unclean rooms (They are very frequent too at Wyndham….). But major issues like;
That Wyndham is over selling their memberships taking in more members than they have accommodations for. They are promising overseas accommodations in far away places where they have no footprint (They promised Africa for me, but have almost nothing there).
Their back office is not working. It took them 30 minutes to set up an automatic payment plan for the rest of my life but 3 months to send a reply that my message had been received and another months to reply to (a few of) my questions.
There is an avalanche of reports on the net about disappointments, broken promises, lies, fraud, and that the minimum of one month yearly vacations promised only became 4 days; because nothing was available.
But missing are the names of the persons responsible for creating and upholding this situation. And that these persons eventually will walk handcuffed to the police-car following in the footsteps of Bernie Madoff, while angry club members will try to hit them in the face.
Because Wyndham Vacation Clubs are criminal organizations too. You can not sell and promise something and then not deliver. Even Charles Ponzi found that out as did the board and the executive persons at Enron and Worldcom.
But this will not happen by itself. Because Wyndham has made us sign contracts which are totally in their favor.
Still, a Wyndham whistleblower had to be paid 20 million dollars because she exposed the criminal sales technique of Wyndham.
And a class action is being prepared (Please contact Howard Prossnitz, prossnitzlaw@gmail.com).
(Unfortunately, I can not join. The 45 page standard contract I signed had a clause that I could not have a jury trial. Wyndham outsmarted me).
In the meantime, make your voice heard. Contact the Wyndham people below. Buy one share in the Wyndham Destination Company (WYND) listed on the New York Stock exchange. Go to their annual general meetings and tell everybody that you have been cheated. Picket once a week outside your local Wyndham hotel building. And make sure that reporters from your local radio, TV-station and newspaper are there too.
Go to the PTVO meetings. This is the "condo association" for Club members. This is what Robert Sachs of San Francisco CA. said when he wanted to join the board last year;
This is my first year of Club Wyndham ownership and I already have concerns. Reviewing the 2018 Budget I see a substantial increase in Bad Debt Expense over 2017: Points increased by only 11 % but Bad Debt increased 51 %. This suggests that Club Wyndham may have been too aggressive in its sales to unqualified buyers, taking on more risk than is prudent simply to grow the client base. The result is both a financial loss (bad debt) and increased difficulty by upstanding owners to use their points, since more owners are chasing the same number of properties. These are the types of issues on which the board should focus."
I can only agree.
WYND (Wyndham Destinations) is listed on the New York Stock Exchange. It presents itself as a Timeshare Company and as a mother-company for the Wyndham Vacation Clubs. The Vacation Ownership segment develops, markets, and sells "vacation ownership interests" (VOIs)/(="Points") to individual consumers; provides consumer financing in connection with the sale of VOIs (by giving loans of 21 % interest). WYND recently spun off Wyndham Hotels and Resorts (WH).
WYNDs financial position is very weak. The booked value is negative (- 6.30 usd/share), and the investors have discovered that this company is a house of cards, mortgaged above the chimney. If all assets are sold it will still be in debt. Total Debt is 5.46 billion dollars while the Market Cap is only 4.05 billion dollars (June 2019). They are technically bankrupt.
The stock price have plummeted during the last 18 months from 57.31 usd (January 2018) to 43.21 usd (June 2019) despite recommendation by stock market TV-guru Jim Cramer in June 2018,
Shareholders are disappointed and feel trapped. Stock price have to rise by 35 % to make market cap as large as the WYND debts. Value of assets have to increase.
It is alarming that WYND is in this position. Their business model is brilliant. Members in the Vacation Clubs have been convinced and persuaded to make a very large one time advance payment - or take loans with an interest rate of 21% (sic) - to enjoy expensive vacations for the rest of their lives. The members also pay yearly maintenance fees despite the fact that they, or even the PTVO or "Condo association" are not owners but that the ownership is in a "Trust".
The one-time advance payment seems to be divided between the sales force and the Wyndham staff. (The Silver membership cost me 58, 379 usd). No new property is bought by money but paid for by points (the Wyndham vacation currency). Then the sales force will help the hotel or resort "bought" to re-sell the points to new members.
Eventually everybody will avoid Wyndham. There will be a bankruptcy but remember, your money is lost anyway. The WYND company is almost bankrupt. I stopped all my payments more than one year ago. I had to tell my American bank that I was a victim of a scam.
They target senior citizens and immigrants who don't have English as their first language. I'm not an American citizen or live in USA. (I have only received two perks that can be used in Sweden, where I live. By two car rent companies).
THE GUILTY PEOPLE
We have a saying here: If you want to sweep a staircase clean -always start at the top. Who are the people responsible for creating this mess and ruining the lives of senior citizens every day of the year?
Please direct all correspondence and complaints about Club Wyndham to these people. Call them up and make sure that they know what monster they have created and kept alive. They are the ones that profit on our misery.

5. What this Fraudulent company is doing is running time out to NOT payback the $1800.00 fee.

In December 2017, we paid almost $998.83 to the above company to sell our timeshares. They said they would keep in touch but we have heard nothing. When I email them I get no response. The only time they email us is to advertise holidays in the States by their (subsidiary?) SMTN Perks.

It's a scam. Stay away from them. They will pressure you to get you to lay up front without you being able to write a review. Once they get your money, they will answer your emails for a while. Onece you complain, they will contact you and try to convince you that they did not do anything wrong. They even told me that they do not sell your unit, they only advertise it. I feel this company is a scam. All they do is talk a good game and take your money. I have seen timeshares for sale online for $1.00.
This company promised to sell my timeshare for $12, 000. You have got to be kidding.

SellMyTimeshareNow offer appalling customer service. I would not recommend this organisation to anyone, in fact I would strongly advise others not to use this service. From my personal experience they lacked minimal follow thru once payment was made. Initially the representative was very proactive & could not assist enough, however once I signed the contract & made payment for their services this changed. I had to deal with multiple representatives in the first few months of signing the contract back in October 2015. Being an international customer it was easier to make contact via email so I would write periodically requesting status updates on my property. Currently my last response from a SellMyTimeshareNow representative was late February 2016 & after several attempts since then no one has bothered to respond to my enquiries.
From my experience this organisation's customer service is limited to non-existent. Their advertisement is very misleading as I certainly have not experienced the service they promote to date. And no, my property was never sold.
Scam
You might as well throw your money to the wind, or better yet, donate to charity. After taking our money, we have had absolutely no contact from them. They are experts at creating the excitement and know all the buzz words and but deliver nothing after that. Don't fall for the hype, it is a complete rip off and scam and i wish i hadn't let their convincing reps sway me otherwise.
False advertisement
I paid $1298 to sellmytimesharenow for advertising in the hopes that I will be able to sell my timeshare. This was Oct 2015.
Jan 2016, I contacted the customer service to inquire if their was any prospective buyer and was told no. Recommended I lower my price which I did.
This is the email the sales rep responded on Jan 20, 2016 "You always have the freedom to do what is best for you, However it will sell at the time you accept an offer. Closing takes about 2 months or more. I'm sure everything will work out in your favor.
I contacted customer care again 2/27 and still no buyer.
Today, March 1, the sales rep said that they cannot issue a refund because of the 10 days policy. Why did this rep respond that I have the freedom to do what is best for me and I cannot even get my refund.
No Results-
These people will take your money and do absolutely nothing. Your "listing" is lost in a sea of others. NO results at all. Slick web site and marketers give the appearance of legitimacy, but they just want a quick fee and that's it. STAY AWAY FROM THEM.

Ripoff!
We listed our FL timeshare with these ripoff artists several years ago (!) and have yet to get one inquiry. After repeated attempts to find our ad using our "special ad number", I called and the guy told me they have so many new listings that it can only be "featured" so long. We even reduced the asking price and asked them to feature it for us again, which they did do for a short time. FIVE YEARS LATER we are out $495, and they probably laughed all the way to the bank.

I was contacted by this company Sell My Timeshare Now, looking at their website I thought they were an up and running legitimate company... Timeshare resale is not legitimate. I was asked yet again to give them money upfront, with a promise no real guarantee that I will have my time slot sold...I wanted to re-post this to let anyone who is dealing with fraud to look into a company that is able to help you get your money back- spread the word. do not waste your money
Buying time was biggest mistake we made. And then started looking for ways to sell it. I saw sellmytimeshrenow.com online while doing research. I submitted my info and then started getting calls. They are very pursuant. I was reluctant and hesitant to go ahead with it. But the rep kept calling and said they could get it sold in a week. There has been no phone calls from the day I paid the money or an email from any one of them. Every time I follow up with them its only via emails I get an email they are still trying to find the buyer. It has been 2 years now. Do not fall for their talk and calls. Do not waste your money.
The way I see it now at my timeshare is anyways I’m screwed might as well enjoy it.

Mixed reviews here from a Las Vegas owner. It took me a year and a half and I had to lower my price to 3, 000.00 but I did sell it. My sister in law sold her Marriott though in 6 months (why I signed up) and did two rentals with them. Goes to show that yeah we shouldn't have bought especially because we now are renting timeshare through this company and another one for under what our maintenance fees were. It seems to only work for high demand properties and weeks and brand names and they should tell people that. My boss is now looking to sell his and I am looking to see if they are still the way to go and from our experience and what else I am hearing out there, I am leaning that way. I have had another company offer to take it off my hands for 4, 000.00$ and another who said that had a buyer and had conventions (conventions, eye roll, it is called a timeshare presentation at a resort)
False information given to get me to sign right away
I have a DVC timeshare that I have been considering selling. The guy from sellmytimesharenow called me numerous times, told me how great they were, they're on the Today show all the time, etc. I told him that we probably did want to sell but we had a vacation booked in June and wanted to book a cruise in March 2012 very soon because some points were expiring. He said no problem book the cruise, the reservation is in YOUR name, it wont affect the sale, you can sell anytime. I called DVC to get the info on selling just for grins. The DVC info says that you CANNOT sell your DVC property without all the booked vacations taken. You must take all the vacations you've booked first before you can sell. I suspected something was up when he dissuaded me from calling the broker on the DVC letter and even getting the DVC selling document. Bottomline: he wanted my upfront payment asap, knowing full well this thing wouldn't sell till March 2012. Today show should be ashamed, touting them like they do.
By the way, the sales reps name was Bob Swain.

Wasted Money
Sellmytimesharenow.com sold me on advertising with them to rent my timeshare week out. They charged me $199 to do so. Told me it was a slam dunk basically that they sell at this Hawaii resort all the time. After not getting one inquiry and approaching the booked week, I placed an ad on redweek.com that cost me $15 for membership for a year and $29 for the ad. I received 7 inquiries the first day the ad came out and rented that same day. Stay away from Sellmytimesharenow.com. They charge extremely high fees and do nothing for you. If your selling or renting your time share this is NOT the company to do it with.
I person(company) shouldn't lie to sell timeshare or travel member false information just to get a sell. It should be again the law

First of all, Eva 776 has to be on e of the STUPIDEST people I've ever heard of! If you let ANYONE rush you into a sale, (Because you were sooo excited!) and give them a credit card BEFORE you research them on the internet, you deserve it! And it's pretty much common knowledge about the 3 day period to cancel a contract. Don't worry, you don't have to start a log. most people know this, and if they don't, they look it up! Well not everybody, look at the last 2 posts!
fraudulent business practice
This company is a fraud and engages is unethical business practices. I tried to cancel their service by contacting my credit card company to inform them of theunscrupulous business conduct, and they agreed to credit the sale. I thought I was rid of this fly-by-night company, when all along they were setting a trap for my credit card company on how to rebill...
