I was informed during the walk through that touch up paint would be left on cite. I am unable to receive any mail to my new address but all houses have mailboxes in the yard. I have no idea where the backyard ends to put up a privacy fence. Have not gotten a response from the reps in the show house about any of theses concerns.

Where can I start, we were rushed through walk through of our newly built home and told the issues that we visibly saw would be repaired with no written agreement. We reluctantly signed on closing and took the contractor for their word. We attempted to call the office and complained several times to get the issues fixed with no help. The issues that we can see include brown paint on white trim, White paint and caulking on the floors, visible screws in the ceiling, and a list of other issues. We also had issues with the HVAC not working properly. Fast forward to three months later, we have a guest come stay at our home and use our upstairs guest bathroom to take a bath. The floor is flooded and we know there is a leak from the tub coming from some where. We contact the plumber who proceeded to tell us there are small holes in the bottom of the tub. After further inspection there is water damage to the base boards in both our upstairs and downstairs bedroom closets. The warranty manager tells us because the tub has holes it's our issue. We never saw any issues prior to the plumber coming and the second hold is as big as a pen point. The larger hole was mad larger by the plumber because he pushed on the bottom of the tub and made the hole bigger by pushing several times causing it to break around the hole. From further research tub cracking is caused from being installed improperly without proper support. We are 3 months into what is supposed to be a new built home with so much damage that's all going to be on us. It's a shame that they throw these houses up push you through closing and don't stand behind their build. On top of the many other issues I should not have a 3 month old tub crumbling and have to have a bathroom redone right after purchase at my own expense. Run from liberty

We agreed to purchase lot 37 in the Trollingwood Community on July 6. Liberty still has not started building our home and it is almost 2 months since we signed the contract. Liberty has started building numerous other homes in the community, even while knowing that we requested our home as soon as possible due to us relocating and living in temporary housing. Liberty has even built several of the same model in the community and has not even delivered all the lumber for our home. I believe they build beautiful homes but their lack of consideration to customers needs is disappointing. We are family of 6 and Liberty's decision not to even start our home has affected us financially by having to pay for temporary housing, and emotionally for our children who cannot get settled in the community school because Liberty has decided to ignore our home for 2 months!

Liberty Communities I bought a house in *** in Villa Rica

I bought a house in *** in Villa Rica. I was told after I gave my 6K deposit that my house would be ready on March 17th. Well, it's April 23 and my house is still not ready. Why? Because of the inept and incompetent builder, ***. I have had 5, yes 5, different closing dates. (March 17th, April 5th, April 19th, April 23, and now MAYBE April 30th!) He lied to my face multiple times and can't seem to get it together. A certificate of occupancy is not ready STILL! I am more than disappointed. I have had 5 closing dates, and they haven't met a single date. I would NEVER purchase from this company again! I guess March will turn to May before I have a home. And they have the very unprofessional habit of informing me LATE on Friday about my closing that won't take place on Monday. My 4th reschedule, I was notified at 9pm on a Friday, via TEXT MESSAGE! This company should fire *** and get a real builder who can follow through and build a house.

This complaint is for ALL future homebuyers, BEWARE of this builder. Liberty builders changed our closing date six times which created a financial hardship on me. My wife and I was promised a closing date, so we sold our home and resided in a hotel for over a month. We spent an extra *** (storage cost, food, hotel lodging) while waiting for our closing date "THAT WAS CHANGED SIX TIMES." Additionally, we were charged an extra *** dollars because our lot was slightly larger than the other homes on my street. The workmanship that was performed by workers was subpar. I experienced a number of issues such as poor flooring (vinyl floor leaving indentations from the furniture),the builder sent someone out who stated it was caused by my furniture. wood separating from the wall, doors with cracks in them, sunken areas by septic tank, siding issues, doors closing improperly, no garage door opener( separate cost) not informed when signing contract), After closing, I went into the attic and found a broken truss. How my roof passed inspection is beyond me. Warranty appeal process protects the builder...useless.

If you want Sheetrock walls like the one I posted and walls that are not straight choose Liberty Communities. When I submitted this as a warranty claim it was rejected and they stated it’s “only cosmetic” even though 2x4’s are now pushing out of the Sheetrock. This is how they finish their half a million dollar house. This is a warning never again would I ever purchase a Liberty Home.

Liberty Communities New Home

Liberty Community built my driveway on the neighbors property. They represented that the property line was through the middle of both driveways. My neighbor had to have a survey done to build a garage addition and found that they had poured the driveway 3 feet over the line at the road and 8 feet at the bottom. They knew this before they sold it to me. A neighbor showed it to them long before they poured the driveway. They pulled up the turn around and then repoured the concrete right before closing.

Claimed loss: Property loss and value.

Desired outcome: Purchase property back at market value plus damages.

Liberty Communities Warranty division

I purchase my home is the first phase of liberty communities in Oct of 2020. At 1140 mills cove drive. Upon purchase I was informed of the 10 month list for thing and issue that the house may have. Within the first month I had issues with the toilet in upstairs bathroom along with other thing in the home. Tried to reoport at that time but was told I had to wait for 10 month is up to provide a list. Once 10 months was up I sent in the list through the Malieo portal that the had for warranty. Never got a response. I continued to call and upload information via email and always go a response that someone will be reaching out. Never a response. Resently my septic system backed up and came through the light fixture down stair. I had a company come out and they checked the septic tank. Only to find out that the tank was not at operational level. Once pumped out they found that the tank had a crack completely from top to bottom on one side. Two professional opinions stated that that had to crack during installation of septic tank. This is less than 3 years old. There is no way it can crack like that from just sitting underground. I reached out to liberty warranty department and informed them. And basically no help

At all. I provided emails showing that I reached out and tried to have someone come out. Still no concern at all. This could have been avoided along time ago. Now I’m having to replace a septic tank that’s less than 3 years.. cheap labor and cheap materials to gain more profit. I will be reaching out to a lawyer in regards to this matter. Not even a call back after given all this information. I have also stated a petition with other people in phase on and two development that has had the same issues with liberty. This calls for a class action lawsuit. I will inform and let people know not to deal with liberty home. Terrible

Desired outcome: A call and honor your process for customers who made this company grow from buying home. Do the right thing and honor you building.

Liberty Communities Warranty repairs/ nonresponse

I have been calling the Warrenty number for a week for a claim I submitted on 5/20 (screenshots available). I noticed a large hole on the side of my home that was covered by straw and no one will reply to my emials, work order request or phone calls. I have left 3 messages as of today 6/23. I also have large cracks going across my ceiling in my hallway and floor in the foundation.On the exterior nacknporch the ceiling is sagging and the seals are not holding up, and the weather stripping needs to be replaced on the back door. I need answers. I have been asking for touch up pail that I was promised for over a month and have yet to receive that as well.

Desired outcome: I want them here to fix the issues, peovide me with the touchup paint and be sure there are no more holes they have covered up arouns the foundation of my home.

Liberty Communities Rains inside home from living room door area

Rains inside home from living room door area. A un even drive way. Un even front porch and issues in home since Closing May I have come home after rain and storms to a puddled porch and a large puddle of water inside my living room area. On February 22 I drove to Liberty Communities- Hampton Georgia New Construction model and talked with Danyell ***, builders agent and she showed me a home and I told her I had an agent but he was a no show and fired himself. She asked me his name and she phoned him and told him she will put his name on the contract as my agent. She emailed him the contract and he signed it without talking or meeting with me. Danyell *** took a picture of my Driver's License and Veteran ID card with her personal cell phone. I was shocked when she did this because I did not know she took a picture of my driver license because when I went to the car to get my VA id card I left my license with her. She later told me she took a picture of that too. I want it deleted, from all their systems including her cellphone and database and computers.

My dishwasher is not installed as promised, holes from drills are left in my garage and there was a flood from plumbing issues caused by builder. I recently closed on my home from Liberty Communities, College Heights subdivision on December 10. The builder sold my home without installing the dishwasher. I did not know it was not properly hooked up because it was running during the day of my final walkthrough. I also have holes where the contractors left holes in the walls of the garage. These holes were promised by the builder, Chad, to be done upon my closing. I also had a flood in my home on due to plumbing issues done by the builder. Upon further inspection, the plumber told me there was gravel and dirt left in the pipes. I have constantly tried to contact the sales department at College Heights with no avail. Please advise

Liberty Communities I am a Disabled Army Veteran that lived in Tennessee

I am a Disabled Army Veteran that lived in Tennessee. I wanted to retire in Georgia. I signed a contract on March 14 with Liberty Community for a new construction house priced at $246, 995. The original closing date was May 4 but Liberty Community changed it to May 27. I was promised a final walkthrough with the builder when I signed the contract. I never got that final walkthrough with the builder. I was promised a 1/10 home warranty with Liberty Community; never got 1/10 but was told at the closing table by Liberty Community attorney McMichael and Gray that it is a 1 year only warranty. This purchase from beginning to end is horrible. I am a Disabled Veteran and today is Memorial Day and I had to move to a hotel because of electrcal wiring issues and HVAC issues kin the house .have been treated so badly and sold a dangerous house to live in. The builder has not fixed anything and told me to fix although I have a warranty.

Liberty Communities It has been 3 months of delays for closing on my house

It has been 3 months of delays for closing on my house. At every step I, my Agent Kesha Kennedy, and the Veterans United Agents have been timely and accurate. Every delay has been caused by the builder. These delays have come at great cost (financial and time) to me and those involved. The original timeline for completion was the first week of January . That was changed to the first week of February. Then March 3rd, February 26th, and now AGAIN back to March 3rd. My patience has run out. I have had to move my belongings into storage ($150/ well), find a new place to stay, paid for all sorts of inconveniences. The tipping point was the company asking us to schedule the final inspection 5 days before closing (Feb 22) to allow the builder time to fix issues. But nothing was done in 2 weeks and the inspection couldn't be done. The inspection has to be rescheduled ($418.20) and the appraisal ($772.55). Plus weekly rent ($350). Meanwhile they've built 30+ other homes.

Liberty Communities On August X XXXX

On August X XXXX. I received a an introductory to the home. *** demonstrated how the switches operate, the water/heater tank and the exterior operation. As I walked through with an associate, I informed him of several defects Upon completion I reflected what needed to be completed I As of today my cealing bears a different color of paint around light fixture and several other locations through out the home. The concrete in the garage is open wide enough to drop a quarter. The front where holes large enough to trip were filled with sand instead of sod like the remaining area. Light fixtures are not operating as they should (electrical). I was told by Darell and Wendy my concerns will be completed. In fact several appointments were made through darell for the painters to complete thr job. Additionally, my agent Heather was denied her right to be present, and I was denied the right to hire my designated inspector due to liberty requirments. Liberty practices are extremely questionable.

Liberty Communities Transaction Sept 30 2020

Transaction Sept 30 2020. My final walk through was schedule the day of closing so I brought up concerns with Chris the Builder. Knowing I was about to leave for the closing I had Chris write my issues on the back of the walk through paperwork and sign it. Thinking this would give me more assurance than what Chris verbally told me that these things would be taken care of. Well no resolution to date to any of the issues. I have a 4 ft wide river invading my backyard when it rains and a God awful drop off hill in the corner of my property. The drop off hill creates a liability on my part if anyone was to fall down the hill. Also I am unable to have a fence in my backyard due to both of these issues. No return call, emails, or property visits from Liberty Communities to resolve these issues. It's like I'm stuck and they don't care. Many other neighbors feel the same way I do. I wish I could reverse this and drive right pass this place and never ever stopped. A nightmare buying experience.
