Henderson Properties This company is a horrible management company

This company is a horrible management company. I hired them to find a renter for my home. In the nearly 6 months my house was listed they did not find a single renter. They also wanted to charge an exorbitant amount of money to get my home ready to rent. Once I decided to take my home off the market they did not return all the key I had given them. They required us to submit 3 sets of keys and they only returned one. They also charged me for a new garage door opener and when I requested it to be returned they said they never had one. Do not ever do business with this company. They will not treat you like a customer. I also lived an HOA that is managed by them. They do a terrible job of HOA management as well. They were going to fine me for my neighbors trash can for being out. The picture they sent of the violation clearly showed my neighbors address, yet they sent it to me. Very sloppy at the work that they do.

Henderson Properties This is by far the worst HOA community management company I have worked with

This is by far the worst HOA community management company I have worked with. I have purchased a property in a community in Iredell Co in NC that is managed by Henderson Properties. It took me 3.5 months to get my welcome letter from Henderson Properties. I only got the letter because I called them to complain about the lack of communication. I was told the key to the Community Pool would be mailed to me by my . I received nothing. The person on the phone who is supposed to handle my community simply told me lies. I called again 30 days later and was told now to send an email to one of the community volunteers. I tried to file a complaint with Henderson Properties and the person who answered the phone would only have me talk to the person that I needed to complaint about and no way I could speak to her manager. How can a company be in business when they have no quality control or customer service? I am still waiting on the key fob and hoping to get it before the summer ends.

Inaccurate billing and late fee assessments/lack of response I paid my annual HOA fees on 1/7, through my banks on-line apyment, whihc was well before the due date og 1/10. On 1/13/I received a confirmation from Henderson of payment being recived. On 1/11, a letter was sent to me indicating that I was delinquesnt and was froma debt collectoer. On 1/21, I received anothe e-mail from Henderson indicating I owed a late fee of $31.25. My payment was on time and I can not get anyone from Henderson to respond. They will not answer e-mails or phone calls and are asking for unreasonable documentation for their inadequate management.

When I first moved in I informed them that the bathtub needed recaulked and there was mold growing behind the toilet. I recently had a visit from a new specialist who told mme these things would finally get fixed. The person they sent did a horrible job. I keep getting the run around about someone coming back to PROPERLY fix these 2 issues. I have been living with black mold in my bathroom for over a year. Maybe this complaint will get them to step up.

Henderson Properties Our property had previously been under Henderson Property Management services in Charlotte NC

Our property had previously been under Henderson Property Management services in Charlotte NC. In December the services were changed to another management company. We had previously had an automatic bank draft for our HOA fees. In January the fees were withdrawn from our account, we notified Henderson and the bank re: the error. We were told a check would be issued to us. As of this date I am still contacting Union Bank in Atlanta and Henderson company in an effort to receive our refund in the amount of $525at what point do we take further action? And should Henderson be responsible for interest on our monies. Product_Or_Service: refund

Henderson Properties Send notices for "not cutting the grass" with multiple dates but the same picture

Send notices for "not cutting the grass" with multiple dates but the same picture. They're extorting people living in the neighborhoods they "manage". On May 27 *** Properties sent me a notice regarding the yard needing to be mowed. It was mowed on Wednesday, May 20 prior to leaving for Memorial Day vacation on May 21. We returned from vacation on May 26. On June 27 we received a second notice with a picture dated June 23. It's the exact same picture just a different date. They're extorting people for financial gain and it's very evident at this time of a universal pandemic. This is absolutely ridiculous that we have to "fight" with a voluntary HOA that obviously has nothing better to do but harass the very people that pay their dues.

Henderson Properties Henderson properties has failed to respond to my request to understand a returned check fee on my account

Henderson properties has failed to respond to my request to understand a returned check fee on my account. I believe this charge is fraudulent. In August I was charged $35 for a returned check, despite the check not being returned to my bank and being cleared and used to make a payment. I reached out Henderson Properties via phone and email on several occasions beginning in early November. I was initially told to contact Union Bank, which I did. Union Bank reported that this charge was initiated from Henderson Properties. After speaking with several people and emailing Henderson to get some clarity around the returned check including a cancelled check or ANY documentation related to this I have still gotten no response. I believe that this money was charged to my account fraudulently and should be removed immediately or I should be provided with an actual returned check.

Collecting tenant rent Not pay full rent to Landlord Using unknown sub contractor No work receipts issued I've been under contract since September with Henderson Properties.They are responsible for managing my property at*** From the beginning they have created problems with the home that has no merit. Electrical problems that didn't exist prior to the home being vacant. They used a sub-contractor to fix the so call problem, but when I asked for proof or a receipt for the work that was done, they can't provide it. I don't know if this person was licensed to do the electrical. Every month they are creating issues with my property to keep from paying my tenants rent. Now it's at the point of Henderson just keeping the tenants rent or paying a small portion to me with no explanation. I have tried calling and emailed Blake Henderson who is the lead person for my property and he won't respond back at all.

Unable to receive sufficient responses to questions regarding HOA notices Henderson Properties currently managers the Avondale community HOA in Indian Land SC. Recently a letter was sent from John D advising of community 'reminders'. After multiple attempts to contact the Mr. D by phone and email I have not been able to get a clear answer on the letter he sent. The letter informs home owners trashcans must be placed in the garage/rear of home OR behind a fence covering. The letter sent by Mr. D includes information for a company to install a fence however it does not match the requirements provided in the original guidelines. I have not been able get an clarification on what is acceptable. Mr. D letter indicates fines will be issued in mid June for any visible trashcans but its unclear how we are supposed to resolve the issue with a fence to avoid the fines. Additionally, many others in the neighborhood violate the HOA guidelines however no fines have been issued and items are no addressed.

Henderson Properties Henderson properties sent account to credit bureau when I never had a lease or contract with Henderson

Henderson properties sent account to credit bureau when I never had a lease or contract with Henderson. I rented a property from a private owner, Pavan Tadikamalla. At the end of my original lease the owner hired Henderson Properties to manage the property. I requested a renewal lease from Henderson but was denied. I never had a contract or lease with Henderson property. Henderson has placed a debt in collections when in fact i never owed any amounts to Henderson. Any debt owed would be to owner of property who I had a lease/contract with. Henderson has violated the law by placing a debt that is not owed to them in collections.I even sent my last payment to Henderson and they returned payment to me. As shown on eviction request amount due was 1100 which was sent to Henderson at landlords request and they returned to me. Also shown are payments for September/ and October, Henderson also charged rent for January when I moved in December and returned keys on 12/19. As you can see Henderson first sent letter claiming that I owed more than $10,000.

Henderson Properties This complaint is concerning mold in my condo that i'm renting

This complaint is concerning mold in my condo that i'm renting. I called Henderson Properties on 5/1 at 3.25 once i noticed My furnace was completely black i was shocked, I've been since suffering with chronic sinusitis since the end of December. My family insisted i check my filter and that's when i realized that this might be mold. I've have been under doctor's care since December. My doctors are baffled as to why antibiotics and steroids are not working. I had a professional mold company come and test the air quality and for mold. The result are that i have mold in the triple digits throughout the condo. Henderson Properties and Elazabeth Poston(Landlord) refuse to follow the written report which state the entire condo needs to be sanitized . Also i'm being treated at a holistic chiropractor for mold. He test me and it shows i have 54.3 mold, mildew and fungus in my body. Also my primary doctor did a blood test for mold exposure and i'm waiting for results.. resolution is to have condo desensitized immediately. There's more to the report also the middle column that says count/M is what's in my condo.

Henderson Properties Henderson Property's is unable to provide the HOA a complete and accurate monthly financial report

Henderson Property's is unable to provide the HOA a complete and accurate monthly financial report. Bonterra Village HOA has had a contract with our HOA (I'm the board president) for the last 2 1/2 years and their accounting department has failed to provide the HOA board and residents an accurate monthly finance report. We are current near the end of May and we have yet to receive our March and April finance reports. When I ask them about the reports, I get they are still getting corrected or reviewed. The last time we received January's and February's reports there were numerous errors that still have not been corrected, which included reserve payments, management charges and administrative charges (we sent them a complete report review and corrections that needed to be made). The HOA and residents approved our budget in December will a complete breakdown of all of this years charges and Henderson added another cost line (Website maintenance fee, which in our contract signed in 2017 we were not going to get charged for during the term of the contract) with out authorization from the board or the approval of the residents. We have met with Henderson and their accounting department numerous times to address these concerns and to get our reports corrected and it appears it falls on deaf ears. The are not complying with their contractual obligations to our community and the HOA.

Payment from owner above for ceiling damange compensation. Unresponsiveness & neglectfulness from paying HOA member. On February 14 I had a leak in my ceiling. This leak ran down the ceiling of my kitchen and was dripping at my front door. I immediately called the HOA's emergency maintenance phone number. They had someone come out and confirm that the leak was coming from an overflowing toilet in a unit above. During their investigation, they cut a hole in my ceiling (picture attached). I contacted the HOA in the following week to get the contact information for the unit where the leak was coming from. For the next few months, the HOA was unable to confirm the unit or that there was damage in my unit. With fear of breathing in mold, I got the ceiling repaired. Finally, in October , the community association manager located the report and gave me the contact information for the unit. I sent the unit owner the invoice (attached) and explanation, but they agreed to only pay half of the invoice. I contacted the HOA about this and they have been unresponsive. I have emailed multiple times about this issue. The last email to the HOA was November 29. My last phone call to the HOA was on December 15th and I left a voicemail. I have had no response. I would like either the HOA demand that the owner pay the full amount or the HOA cover the half since there was fault on their part.

Henderson Properties Infestation of ant throughout Townhome

Infestation of ant throughout Townhome. We start leasing in August 11,2020. We move in to the townhome in August 12,2020. We started noticing ants crawling through the place and called to see if they could send someone out to inspect it. We have been call, email, and submitting request through their website for a week and still no solution. The ants have gotten worse every day and now are crawling/ biting my 4 year old, 2 year old, and 6 month old children. Every time we have talk to them they have a different story on why nothing has been done about it yet. Below is the section of the lease about pest. Tenant agrees not to use or permit the use of The Property for unlawful purposes. Tenant agrees to keep The Property clean, sanitary, and in good order, and agrees not to hamper, disturb, or interfere with others, nor create any nuisance on The Property affecting the rights of others. Tenant will have repaired at their expense any damage or breakage caused by Tenant or Tenant's guest deliberate or negligent misuse or improper operation of the water, gas, oil, electrical, plumbing or heating equipment or systems, sinks lavatories, commodes or sewer lines; plus all cracked or broken glass, torn or damaged screens, etc. as well as any extermination for pests, roaches, ants, hornets, bees, mice etc. unless such damage, stoppage or infestation is reported to Landlord or Agent within the first 30 days of occupancy. Henderson is awful for letting children live in one of their properties where they are being bit and crawl on by bugs.

Employee/contractor from Henderson Properties tresspassed was caught stealing electricity from my condo unit. On November 20th I went to my condo unit to meet my housekeeper. When I arrived I found an electrical cord going from my patio up towards the units above me. I went inside and unplugged the cord and my housekeeper and I followed it to the source. The cord was attached to a much longer cord and that was attached to a power washer unit. There were was a gentleman there near the unit and I asked him why was he using my electricity without my permission. He told me that he was just working for another guy who approached. So asked his partner why was he using my electricity and he just got curt with me stating that he was working for Henderson Properties powerwashing the buildings. He went on to say all the other owners gave him permission to use their electricity so he did not understand why I had a problem with it. I replied to him that I had a problem with the fact that he trespassed on my property and was using my electricity without my permission. Additionally, he wasn't even washing my unit he was clearly using it to wash other units. I saw at least one other unit owner present whose unit he was washing, so my question was if she had given her permission, why was he stealing my electricity? When he became even more belligerent with me and started walking towards me I backed up went back down to my unit. I contacted Henderson Properties, who manages the community. I spoke with one person who transferred me to the community manager Chris W. His phone just rang with no voicemail. I called him back the next day and left a message and never received a return call. I moved out of my unit a month ago and recently received an electric bill for approx. $50. This bill is the equivalent of what my bill usually is when I was living in the unit because I worked from home so I have to ask how long have they been stealing my electricity? There are many elderly residents who live in this community and having someone working on the property who is clearly a thief and a liar is a real concern to me. Henderson Properties just took over management of my community and there is a lot of work to be done in the community. Residents should be concerned about the people performing the work and knowing which units are vacant or who is not home during the day. Since I haven't received a response from the community manager I am going to report this incident to the police and take whatever other action I can.

Henderson Properties Rental fees and late fees were inappropriately assessed and subtracted from rental security deposit

Rental fees and late fees were inappropriately assessed and subtracted from rental security deposit. Numerous calls and letters have been ignored. Henderson Properties was the property management company for the privately owned condo that I leased from October through the end of October . The property owner decided to sell the property and notified me that the lease would not be renewed. All information concerning vacating the property came from the property owner, no information or communication was received from Henderson Properties regarding this. So, when I vacated the property on October 31st, I contacted the property owner via text message to make arrangements to give him the keys and do a "walk through" to inspect the property. He responded the next day, Friday November 1st, and informed me that I should contact Henderson Properties for information on returning keys and finalizing the process. He gave me the name and cell phone number of the person at Henderson Properties to contact. I immediately texted the number for information on how to proceed. There was no response. I called, there was no answer so I left a voice mail identifying myself and the reason for my call and requested a callback so that I would know how to proceed. There was no return call. Since it was Friday afternoon I thought that perhaps Henderson Properties would wait until Monday to get back to me. No one called on Monday. After two days of trying to talk to someone who could answer my questions, I was finally informed that I needed to bring the keys to their home office which I did the next day, November the 7th. While there I was informed that I should have received a "move out" packet in the mail with all the information that I needed. It was confirmed by an employee (Vanessa) that no packet was ever mailed to me. I was told that the property would be inspected and that I would receive my security deposit within 30 days after that. When I received my security deposit refund, $354.17 had been subtracted for unpaid rent and late fees. I disputed the charges in writing within the 15 days specified. I included documentation verifying that I had vacated the property on October 31st, notified the homeowner, notified Henderson Properties, had the power turned off and tried to get up the person that I was told to contact at Henderson Properties but no one contacted me. Henderson Properties did not respond to my letter of dispute. On December the 11th I called and talked to Amanda who verified that my dispute letter had been received but that the person handling it was not available, that she would send them an email and they would get back to me. No one did. On December 26th I called again and talked to Amanda, she said the person that I needed was on vacation and would get back to me by the end of the month. No one did. On January the 29th, 2020 I sent letters to several managers and the owners of Henderson Properties renewing my dispute. Again, there has been no response from anyone at Henderson Properties. In each correspondence, I have provided details and documentation that proves that there was no valid reason to withhold any monies from my security deposit.

Attempted to pay a delinquent account in full and was sent to collections anyway. I bought a condominium at Lakeshore Village in Charlotte, NC whose HOA is managed by Henderson Properties. I ran into some financial difficulties and got several months behind on mortgage and HOA payments. The mortgage company started the foreclosure process in late December and at this point I asked my mother, ***, to help. She sent a check to the mortgage company on January 2 and all is fine with them. She called Henderson Properties on January 2 and 3-way called me to give my permission to them to discuss the account with her. She was informed that the total amount due was $2505.16 which included January's HOA assessment and that the account had not yet been sent to collections. She asked the lady to please put a note on the account to not send it to collections as she would be making payment in full. She sent a check for the full amount on January 4 with a note asking that they please call her to let her know that they received the check. She did not hear anything for several weeks and noticed the check had not cleared from her account. On January 27, she called to see if her check had been received and was told that it would take some time since it was the beginning of the year and they had a lot of checks to process. Meanwhile, she set up an automatic draft from her bank account for future HOA payments to be made starting in February. We received a letter from Henderson Properties dated March 24 informing us that the account had been sent to collections. Her check was returned along with the letter. The lawyers office handling the collection case was provided and I called them March 31 and April 1 leaving messages for them to contact me. I also emailed them asking them to contact me. I never received a call or email. I then received a letter dated July 8 stating the amount due to reinstate my account was $5163.98 due by July 23 to reinstate the account through July 1. Association charges in the amount of $4696.68, attorney's fees in the amount of $403.00 and costs/expenses in the amount of $64.30. The letter also clearly stated that if I attempt to communicate with them in any way, the fees would increase. I wrote a letter to them and asked that they discuss the matter with my mother. She received an email July 27 from ***. My mother requested an itemized report explaining the charges from Lakeshore Village. During this time, HOA payments were being made every month. My mother received 2 checks back from Union Bank in the months of March and May. The itemized report showed that the HOA assessment fee had increased to $325.45 starting in February. I was unaware of this because the email they sent to notify me of this went to my spam email box. We also noted that late fees were being charged every month. My mother offered to pay the original amount due plus HOA assessments for every month in the amount of $325.45 and the attorney's fees and expenses. She deducted the 3 months that her payments had not been returned. The bank then said that all checks had been returned since the account went to collections near the end of January except for June because that payment got processed in error. If the account was sent to collections near the end of January, this means they had my mothers original check in hand for several weeks but then still decided to send the account to collections anyway! My mother sent a copy of her bank account showing the 6 payments made versus the 3 checks received. The bank then showed where 4 checks had been issued but 1 was never cashed. This still leaves one payment made not accounted for. My mother pointed this out and then received an email that the association has denied our request for a settlement. In other words, shut up and pay up! The new total amount due is $6245.90. Association fees in the amount of $5407.10, attorney's fees in the amount of $744.50 and costs and expenses in the amount of $94.30. In 2 months, the amount went up by $1081.92!

Henderson Properties has engaged in billing practices that attempt to obtain money beyond those reasonable owed for HOA dues through threat of lien. For over four years, I have attempted to correct a billing error and seek reprieve from accessed late fees through what I was told by Henderson Properties (hereinafter, HP) was a formal process for doing. On 8/18, I paid late dues for June to August and submitted a written change of address and fee waiver request for the associated late fees and interest charged to me. I explained that my lateness was due to a change in my HOA's management to HP and a corresponding change in the automated payment procedures of which I was unaware due to the notice being sent to an old address. At the time, the late fees and interest sought to be waived totaled $44.46. I was told that my request was forwarded to a Board of Directors and I would hear from them. I set up new automated payments in HP's system. In December , I received my first letter from an attorney's office stating that I owed over $2000. After speaking with the paralegal for HP's attorney and receiving the requested ledger of the charged fees since 2016, found out that: (1) HP had not updated my address and had sent notices to an old mailing address, despite having alternative ways to reach me (phone number, email address), the notices, including a notice that (2) HP raised its HOA dues by $27.50/month in January , and a notice that (3) my account was considered delinquent and, as such, my automated payments were blocked for the latter months of 2018, further adding to my delinquency, (4) my account was considered delinquent since August due to the original $44.46 sought to be waived and that I was charged a monthly fee of over $20 (late fees and interest) from August through that 2018 in addition to the HOA dues. In response, Notwithstanding the accumulated late fees, I calculated $1536 owed ($1288 for payments blocked by HP from their automated payer system and $248 in light of the dues increase of which I was provided no notice), paid that amount by check to the HOA via the attorney's office, and renewed my request that the balance of late fees be waived since they never addressed my initial request and, more importantly, did not update my address so I could even be on notice that such fees were being compounded. My check was cashed, I was informed by the paralegal that at least the legal fees were waived and that the HOA would handle the remaining request, and, in March , received a notice that the lien placed on my townhome was cancelled. I then was able to reestablish my recurring payment, made two payments in March (for March/April) and even increased my payment above that due (to $275) to ensure I'd have a buffer for future discrepancies out of an abundance of caution. I relied on these events to believe the matter was resolved. In May, I received form letter stating that I had an outstanding balance of $814.39. I spoke with *** and was sent an updated ledger. It appears that the $1536 payment specifically requested to be applied to my outstanding dues along with the subsequent monthly payments were applied to the late charges and interest, not dues and that I was still allegedly delinquent for over 3 months of dues and new late fees and interest for those months. I responded renewing my request that all punitive fees be waived and that I would like to speak to someone personally to resolve the matter. With no response, I again relied on the cessation of delinquency notices to believe that the matter was resolved. My timely monthly (over)payments continue. In March , I received another delinquency notice saying I had an outstanding balance of $1022. I reached out to HP again asking to talk to someone personally about my ignored waiver requests and resolving now four-year issue. I was told my request was forwarded to a representative, but did not receive a response. When I followed up, I was told that my account is "at the attorney"... again. All supporting documents were emailed to HP, but can be provided upon request.
