This "lender" sends fraudulent advertising. They are advertising 30-year fixed rates wit a cash-out option that is blatantly mis-leading. To get the rate and the cash out advertised, you need to pay money up front that exceeds the cash out. Example: the advertisement I was sent promoted a ***% 30-year fixed rate and $75K cash out. But to access this rate and cash out I would need to pay $90K up front. I learned this by spending more than 30 minutes on phone with their "agent," sharing my social security number and other personal details and approving a credit check (I have impeccable credit). Again, blatantly mis-leading advertising which references my *** Fargo Loan, highlights 'personal and confidential' on the cover, underlines bolded "21 days to act or offer expires." I have received two identical solicitations since this first ad, all with similar but different rates and cashout offers.

This company was very misleading. I was upfront from the gate with Entrust because I had had some dealings with other lenders that were unprofessional and I felt was misleading. Entrust sounded ok I worked with *** and ***. She was so unprofessional that she blamed my employer for slowing the process of completing my refi all along it was her leaving early or taking extra days off. Slowing my process from 45 days to 60. Her email states that shes first class but she is far from that more like 3rd class very condescending manner. I will never call or even look at a piece of mail from this company. Pay attention to the reviews before you engulf with this lending company they are MISLEADING AND UNPROFESSIONAL.

Misleading advertising, forms stated that a financial document was enclosed regarding our property taxes and misleads to look like an official government tax form. The disclaimer font states no affiliation with our bank is extremely small and non-legible.We feel as though this is a form of predatory marketing to seniors and eyesight impaired.

This lending team took great care of me and helped turn my financial situation around. Thank you for answering all my questions and getting me closed in 15 days! Already sent my friend over to help her out as well!

I was contacted by JAMES W, senior loan consultant at Titan Mutual Lending Inc. in August and began a process of refinancing my property. I have excellent credit, a high income and plenty of reserves. Over a period of months I was consistently told the loan was being processed, to the point where they changed my insurance with my current lender, but I never received the refinancing. I called and emailed repeatedly with no response. Today, Dec 7th, I am told that the loan is no longer available. The level of service that they provided was horrible and I have yet to receive a cancellation of my file or have my insurance reversed. Do not trust them or anything that they say they will do - they lie.

I worked with Sheldon on my refinance. Everything went well and in a timely manner(just over a month). I got updates throughout the process and everything when right along. Would recommend. Very happy with my new loan.
