Modus operandi of Ravi Group to lure/cheat innocent flat purchasers and the Safeguards to protect you from Ravi Group

Mira Road which is a Municipal Commissioner confirmed that majority of Ravi Group buildings are “unauthorized”. It was also mentioned that the builder has not completed mandatory compliances. Law is there to protect buyers, and buyers must know how to protect themselves and their hard earned money. To protect yourself from becoming a victim, you must know many things.
1. Bank will give you some project approvals, but do not rely on them. Banks actually never bother to verify that whether the builder has complied with all the conditions. Banks never verify the track record of any builder, they do not verify that whether any notices are issued in the subject project by any authority and they do not verify whether there were any breaches. They also hire advocates from approved panels. Above stated things require full attention, but hardly verify anything, because do such work as part a time job. We have carried out huge correspondence in this regard with RBI officers, National Housing Bank, Leading Banks etc. However, it did not influence them. Be careful, and don't allow them to steal your money. Remember that in the end only the customer will be responsible and not the bank.

2. People purchase flats, because huge advertisements published by this builder attract them. Do not rely on articles published in News Papers and do not get attracted by advertisements just because they are published in any news. Builders, who gave huge advertisements, are allowed to print their own articles.

3. If the developer has not annexed the copy of Commencement Certificate (CC) or Bandhkam Parvana for the floor on which the flat is situated then Registration Authorities cannot register flat sale documents. However, the Ravi Group had registered the flat sale documents without Commencement Certificate copy. We complained and Mumbai Authorities almost stopped this practice. But there are still other Authorities that still continued this practice. For example Mira Road & Bhayender. And now this builder registered flat sale documents because Mira Road & Bhayender increased their demands. Therefore, personally verify the CC and remember that before paying you have all the rights to demand an inspection of IOD, CC, floor plan, NA order, layout plan, title documents etc.

4. Before purchasing a flat check the survey number of the land where the building will be constructed. Then ask for sale brochure and find the exact location of the building. After comparing both these plans (layout plans and Commencement Certificate) you will find out the extract number which is approved. You must verify everything carefully because flat no. given in sale plan and sale brochure may differ. It is necessary that entire project records are verified! This builder uses known architect names and put their signatures without their knowledge. So you also need to demand a copy of the architect’s letter. Also check the plan, it must be latest and not the old one. If it is necessary you can also send a copy of the plan for the inspection. And one of the most important things is that plan which is shown in the sales brochure and approved plan differs. This builder is very smart. He many times uses CC of the other buildings.

5. Let us see what happens when, for example, your floor received the CC, but the upper floors are not issued? This means that your entire building is “unauthorized”. When checking the CC, you need to verify that the entire floors are shown in CC.
Also, let us see what happens when the builder has received a CC for a St+5 upper floors, but the actual building contains only 20 floors. It means that you can use your flat only when the entire building will be completed. They may actually never build those 5 floors, and you will not be able to use your flat.
Don’t believe the builder that he will purchase TDR before checking everything personally. He can complete the building even without a TDR. Better check that entire building and all the floors are mentioned in CC. That is the only best solution.

6. Since Ravi Group did not register all the documents, the MCGM has rejected the proposal of the developer to handover the Roads though FSI credit. MCGM meant that if all the important compliances would not be made, all existing buildings will be declared as unauthorized! You must understand that the builder sold out all the flats, and now he actually does not care if MCGM is declaring the buildings as “unauthorized”. Check all the documents! Pay attention whether all the documents are properly stamped and registered. Check the Revenue records like property register card. There must be the developers’ name. If you’ll see different person’s name then ask for all the documents showing a chain how the property was transferred to the developer. It is necessary to check whether the developer got valid possession and entire consideration referred in all documents in chain are fully paid.

7. Ask the developer to give all his promises in a written form. His representatives will give you many promises, but it is important to have some proofs.

8. Before paying check the terms and conditions of the draft flat sale agreement.

9. Also don’t forget to verify the track record. That is the most important part. If the builder has not complied with his promises in his past projects then don’t expect that he will keep all his promises that he gave you.

I agree what ever stated is true Builder is not willing to give noc for electricity

I agree with these comments. But I am also stuck as I have purchased a flat with Ravi developer in Gaurav Samruddhi and stuck with them, as unable to get loan from any bank.

Request if anyone can help me get refund from the Builder.

Recently Ravi groups Gaurav Aster 7 floor demolished by Mira Bhayender Muncipal corporation, the 7 seven floor was illegal constructed by the Ravi Group without permission from legal authority, buyers are felt cheated and builder is not available to comment. buyers hard earn money is stuck and it is sure they will not get their money back as Ravi group builder is big fraud reputation, Recently brokers are displaying the joint project between Ravi group and HDIL knows as Era or Hdil vuelta Era in Malad west near atharva college. I warn buyers stay away from this project as Ravi group history is worst in cheating buyers. In andheri Gaurav Legend is also a same where buyers are struggling to get their money back and from last three year project is in same possession. big risk in investing in 20:80 or pre-lunch scheme, recently RBI also warned banks not provide loans to 20:80 and pre-lunched project.

bcoz the above 6was knocked by mbmc
but now cleaning work &some work is going on
builder says posession will be given in 3 months

they are gang of Jayesh, Gauarav, kean shah cheaters of A grade and thug, they make flase promises and dont have fund to pay / refund the money, they have project on papers and destroyed the dreams of a common man
