After years of business with this company, they performed an inspection and are going to drop us in a year if we do not get a new roof. This is ridiculous! I have never in my life had an insurance company do this and treat us so unfairly. We have never even made any claims. Our roof is only we years old. To have to get a new roof would be like throwing money to the wind. It is GREED! This company wants zero liability or risk and nitpicks your home. Go with another company! Also I find it strange that they contacted me directly for an inspection and not my agent. Especially since I can not contact them directly and have to contact my agent.

If I could give less than one star I would. We came home after a storm to find our living room floor with a puddle of water. We called to make a claim. They refused to cover it. Then notified us they were cancelling us for failure to provide proof of repairs. I have sent a copy of the invoice for a new roof we had to pay for and photos of all the damages we repaired. Then today I call them to try to talk to them and they won't talk to me because my husband is not here. Yet, they had no trouble talking to me a couple of days ago to tell me why we were being cancelled and they have no trouble accepting the payments from me. I am the bill payer here, not my husband. Worst customer service ever.
This company is horrible. I just purchased my home 3/31 and paid my insurance premium in full. on 4/1 the insurance photographer came and took the photos of my home for the insurance. She left without talking to me after taking the photos. On 4/22 I get an email from the insurance photographer stating I need to fix the fence on the property along with some other items (The fence is old and there is a small section that is in disrepair but it is a 4 foot wooden fence and poses no hazards to anyone) by 5/10 or my insurance policy will be canceled. Replacing the fence was already on my to do list so I started making calls to multiple fencing contractors for a quote. One contractor scheduled to be on-site by 5/6 to provide me a quote but they never showed and have since not returned my calls. I have another contractor scheduled to provide me a quote on 5/20 ( that was the earliest appointment I could make with anyone, everyone I spoke to was booked solid and provided end of May dates to provide me a quote). I replied back to the insurance photographer advising her of the situation and that I would have all items addressed by the 5/10 deadline except for the fence. She consulted with Cabrillo Coastal and they advised they will not provide any extensions and that if all issues are not addressed by 5/10 they will issue a cancellation letter with a termination date for my policy. I don't even understand what the fencing has to do with my homeowners insurance but all I get is an email with a list of things to fix, no photos, no specific direction so I don't even know for sure what section of fencing they are referring to, no phone call, nothing. I made a more than reasonable attempt to correct the issues with only 18 day notice and they are not willing to work with me at all. Fencing is not something I can just wave a wand and correct but they don't seem to care.

Garbage. Just recently purchased a home 04/08. Had Cabrillo Coastal insurance. Received a letter stating they were canceling my insurance for particular reasons. Skylight on the roof, debris in the yard and not having weight bearing guardrails on my walkways. I contacted the third party that got me involved with this sham of a business to see if I could repair these issues and have my insurance not canceled. They said sure, just provide us with pictures and receipts to show proof. So prior to all this happening when they sent out their inspector to take pictures. I had a roofer there at the same time removing my skylight and putting a permanent repair in its place. The idiot inspector still put down that I had a skylight. Even the roofers asked if they could provide information on the repair to show it was being done correctly. She wanted nothing of that. I proceeded to take pictures of the skylight and provide receipts. I also installed a guardrail on the kids playhouse as stated along with guardrails on the front porch and cleaned up the debris that was on the property. The debris was from us moving. I sent that all in for them to get back to me and say I still need guardrails on the front porch. I said ok what code am I breaking. Like how far apart does the guardrails have to be and what is the proper way for me to repair this. They couldn't answer that. How can you fail me for something you don't have the legalities on. Turns out since I have stairs on the front porch I didn't need guardrails. Well isn't that special. So now it had been two weeks without a response. So I figured everything was fine until I received my refund check in the mail. So now its July 3 and we have a tropical storm coming towards us and I don't have insurance and can't get insurance until it passes. I can't put in words how angry I am at the moment. And let me guess Cabrillo " we thank you for bringing this matter to our attention. We sincerely regret we were unable to service your needs to your satisfaction. We take our policyholder concerns seriously and we appreciate the opportunity to address them. As a general business practice, Cabrillo refrains from providing detailed responses on this forum due to privacy concern" I wish I would have read some of these reviews prior to having Cabrillo as my insurance provider. 2.09 stars. We had insurance on our property in Sebring for more than 10 years, with no claims whatsoever during any of the hurricanes in that area during the period. They had an inspection company take photos in Jan 2021, notified us of a pending non-renewal by letter dated 2//2. I contacted the local agency who sold us the policy, *** in Sebring. They got me the photos, but provided no explanation on what they wanted changed, other than the roof needs replacement and one windowsill needed the stucco repaired. In exactly 2 weeks, while I was trying to get estimates and contractors scheduled for roof replacement, they issued another letter dated 2/16 stating they would not be renewing our policy when it expires in June . this non-renewal notice caused the rates to go up-nearly doubling in price in fact. It is a game that insurance companies play in FL evidently to overcharge homeowners who have had NO CLAIMS! when I called to get more information, I was told by law they must give 120 days notice for non-renewal. Nothing regarding how I can stop this from happening even if I am able to get the repairs completed by then. I got NO customer service from *** at all, they were lying to me for more than 2 weeks, and failing to give me the correct answers to my questions is unacceptable. Warning to others, get a quote and shop around often to void this pitfall in FL.
I spoke with Ken at Cabrillo Coastal in order to pay my premium and review my policy. After being rude and very short with me, he placed me on hold and told me he had to get into another system. After 12 minutes I called back and he said he hadn't gotten into the system yet and told me to call back at another time and speak with Helene. Wow. Time to look for another company
I was just informed by my agent that my policy will not be renewed in September if I don't have the trees around my house cut back and away from my house. I have lived here for almost 18 years and had insurance with Cabrillo Coastal for half of that time and this is the first I have ever heard this B.S. This is due to having a recent inspection and nothing else wrong could be found since they made me replace my roof in 2015 after cancelling my insurance because my agent never informed me that they wanted me to send them pictures of my house. After I sent them the pictures, they refused to reinstate my policy unless I got the new roof due to discoloration on my roof. The roofer I hired to put on the new roof told me at that time that I did not need a new roof. (I changed my insurance agent after that debacle but I obviously should have changed my homeowner's insurance company instead.) After reading all of these customer reviews it seems that they use roof replacement as an excuse to cancel policies. If this is not illegal, it is definitely immoral. As soon as I got off the phone with my agent today I started looking for a new homeowner's insurance company. I came here to review one I'm interested in using and decided to look up Cabrillo Coastal and here it is in black and white. They have this "holier than thou" attitude and they're the biggest crook out there! By the way, Cabrillo Coastal, don't bother to put your robot response to my review, it really makes you look worse and you already look pretty bad.

This company will initially insure you but every 3 months they want to cancel your policy with lame excuses. Can't maintain proper landscaping on your 5 acre agricultural property, can't have outdoor patio set with umbrella, can't have pile of leaves on your property, can't have any loose limbs on your property, can't have plastic tub near your water, etc. They also do not tell you well in advance of their plans. The last correspondence I gave to Safe Harbor, their subsidiary, included photos dated July 6th, but they only informed me yesterday, August [date], that they will cancel on the 30th. Very poor response time. If they weren't satisfied with the original photos on July 6th, I recommend you use someone else. If it is this difficult to get coverage, god forbid you ever have to file a claim.
These people are criminals. I have been out of my house 42 days and counting. We had a fire and they could care less. They have done alot of immoral, unethical, and deceptive practices that I will be reporting to the authorities/regulators. I would think twice before doing business with them.
I would give zero if possible. I had to threaten to sue them after hurricane Michael to get a single amendment pushed through, and now I am threatening litigation again just to get a final scope of loss from them after calling and emailing them for two months straight. Hands down the worst customer service I have ever had to deal with in my life. Absolutely useless.
This company gets the lowest score possible. You only need to read their reviews. I e-paid my annual policy for 2021 on 12/21. Thinking my policy was paid for the year, I was surprised to receive a letter dated January 8th that my policy had expired 1/3. I contacted the company and was told they did not receive my payment. I called my bank and my bank offered to send the insurance company a letter stating when the payment was mailed. I called the insurance company back to tell them a letter was on the way and offered to pay by credit card, I had put a stop payment on my check, at which time I was asked if I had replaced the roof. This was the first time I was notified that the roof needed to be replaced. This company left us high and dry scrambling to find insurance. We later received a check in the amount that I originally sent them, made out to Safe Harbor stating the check was received for a policy that had been cancelled. Our roof is 23 years old, if we had been notified in a timely manner we would have had time to comply. Instead we were conveniently left without any insurance. There should have been no reason not to re-new our policy and allow time to re-roof if indeed that was the reason for canceling our insurance. I would encourage you to read the rest of ComplaintsBoard.com's reviews. Also, unless you file a complaint against this company, they keep their good rating with ComplaintsBoard.com. This is a bad way to do business, steer clear of this company.

Unfortunate that ComplaintsBoard.com has not looked into this company and its practices. They appear to be fraudulent and unprofessional. Our policy was placed in 2018 for a new home purchase and was inspected in great standing. 1-year later, we made modifications to quality for full wind mitigation which reduced our annual premium by 30%. Two months after adjusting our premium, our home was "randomly selected" for a re inspection. Inspector spent 20 minutes walking around the home, did not go on roof and took several photos using a selfie stick. 3 weeks later we received a policy cancellation notice due to age of the roof (at time of the original inspection, the roof was deemed to have a 8-year remaining useful life). No further explanation from Cabrillo, no response from the inspector or any follow up reports were shared. Clearly a means to walk way from the reduced premium!

We have no issues with our roof, but wanted to get a metal roof next year.. we coincidentally had a roofing contractor out to give us an estimate (scheduling work 6 months out), we also had him inspect the integrity of the roof. Everything was fine and he was nice enough to give us a letter to send to them to reassure them we had at least 2 more years worth of useful life. They do not accept the letter and they will be dropping us, especially during a time like this with covid19, they're a very unforgiving company that changes their terms & conditions at the flip of a switch when it suits them. We also paid 1 year in advance on coverage.. these people are scam artists. Obviously they pay ComplaintsBoard.com to have the rating they do. Run away from these scammers.

I cancelled my homeowners with then due to the sale of my home on 8/11. Sent in the Closing Statement to my agent and it took them 8 days of doing nothing until I called. They cancelled and all was fine they said. Called 3 days later and they said I now needed an cancellation letter uploaded. Called my agent again and did that. Now this was a Wednesday so I had to wait until Friday for the cancellation and then the following Friday for the check to be mailed. I waited for both of those weeks to pass and now another 9 days later still no check sent from FL to NJ. I could have walked it here! Very quick to collect money, ZERO intelligent people work here, and getting assistance is impossible which is why the premiums are so low. I'd pay double to avoid them in the future! Don't get scammed like me and the rest did. Now Cabrillo can post their obligatory BS about privacy issues here to make it look like they are anything but what they are, useless and unhelpful!

Cabrillo Coastal are a bunch of scam artists and should be avoided at all costs. I had a water heater leak which resulted in some damage to the drywall and the structure that the heater was sitting on. On the day I noticed the leak I called a plumber to mitigate the damage and immediately contacted the insurance company to file a claim. The adjustor Thad came out and took pictures then told me that he needs to have an engineering firm come out to assess the damage to see if it more than 14 days old because my policy will not cover "long-term" water damage. The engineering firm hasn't yet set a date to come out (so it has been almost two weeks since I reported the damage) and then they will take a few weeks to send dear Thad a report. I bought this house in 2017 and had it inspected prior to purchase. I have had the same insurance policy this entire time so whatever happened, happened while the house was insured with this company. How would any reasonable person know there was a leak?!? More than a little annoyed and disappointed with Thad and his crew over at Cabrillo Coastal and I would advise anyone considering this company to look elsewhere for a company that doesn't try to screw over their customers.

Cabrillo Coastal Safe Harbor has cancelled my policy three months ago, I submitted a claim for wind damage last month but they don't want to extend my time coverage until my claim is completed. Because I have an open claim other insurances don't want to insure my home. The deadline is September 2nd, today is August 11th, my claim is still open and I am very worried for a wind damage in some shingles, my claim still open and I don't want to stay without insurance starting September 3rd when I never have in 9 years any claim. I feel sad and frustrated but Cabrillo Safe Harbor didn't care about the cancellation policy right very soon. They have to extend my policy time for some days until the claim is closed. They also have one provider for Florida, but it is in Texas, they don't know what local contractor will send to my home but they want to give them at the front my deductible of $1,000 without talking first with the project manager about the materials, shingles, schedule available and how long will take the roof to be replaced. I don't have a good impression about Cabrillo Coastal General Insurance Agency. I want to choose another better local roof company but Safe Harbor doesn't want, but they don't understand it is my roof and my home.

Unfortunately, when I called around 9 am the agency wanting to speak to manager John Smith who is became my agent without my choosing answered the phone and told me that the manager was with a client and he will call me back. Its almost 5:30 pm and I have not heard from him. That's just another reason for me to take my business somewhere else. All I wanted to tell John is how he handled my account and the way he was talking to me, and his incompetence in dealing with my account, that caused my policy to increase by $500 since April. Before, when I was searching for a home insurance policy I worked with Jane Doe and she was great, she did everything to get us a great policy and the cost was affordable. I have no idea who John is until he called me telling me that he is my agent and he is instruction was with the bad news which is that instead of him saying I am sorry I dropped the ball in making sure my policy is up to date with the payments which I submit monthly to the mortgage company, he blamed the mortgage company and me for that, and he did not return my call when I had the mortgage company's statement about what really happened. Be aware of this company and their managers that will not care about your best interest but only your money.

Had this company insure a different home years ago with OK results, but this year, new home was a totally different story. After my policy had been accepted and paid in a very timely manner by my mortgage escrow account, I was asked to have several inspections (roof, 4 point inspection, outside of home) and the first 2 went smoothly. I had made an appointment for the outside inspection and assured I didn't need to be home for this so never thought of it after the date passed, until I got a notice, 3-4 weeks later, that I needed to schedule this inspection again. Turns out the inspector had gone to the wrong subdivision, but no one let me know or called. 3 or so more weeks later, second inspector comes, takes photos and leaves. 3 weeks or so later, I receive emails telling me that I need to cut back all of the vegetation around my home in the next 5 days, or my policy will be cancelled. I cannot physically handle this job, certainly not in 5 days, and was pretty sure (since evidenced by calls) that I wouldn't be able to find a grounds company that could do the work in the 5 days given. Given their inflexibility on the time I had to do the job and the fact that it was their ineptness and that of the inspection agency that caused the time crunch, I certainly won't ever recommend Cabrillo to anyone.

A claim was submitted with all the appropriate paperwork, pictures, notarized letter, and police report. Our claim was denied because the company stated that our trailer was "not used to service the residence premises". We use our trailer to transfer garbage and yard waste to the community dumpster, pick up our mail and packages at the community mail boxes and office at the entrance to our neighborhood, and for transportation within the community to attend functions within the local area. It was never taken out of the community. After the claim was denied, I called the company to inquire about a separate trailer insurance policy, as we needed to buy another trailer. I spoke with two different representatives at Cabrillo Coastal General Insurance Agency who stated that we did NOT need a separate policy and that we were covered for the stolen trailer under our existing policy. I spoke with the claims adjuster who denied the claim and asked that she give an example of "residence premises". She stated that had we used the trailer to feed animals on a property with two acres, the trailer would have been covered. I find this horribly dishonest and deceiving. Her interpretation of "used for residence premises" appears to be a convenient avenue to avoid paying the legitimate claim. I truly hope you can help us with this exorbitant loss. Second time they want to cancel my insurance without spending money on what they think should be done to my home. these [censored]s want me to replace my roof that's only 17 years since new. I still have at least 5 to 8 years before it is required. last time they didn't like my shed and it cost me over *** to fix something that's not a hazard to anyone but me maybe. Unfortunately, when I called around *** am the agency wanting to speak to manager *** who is became my agent without my choosing answered the phone and told me that the manager was with a client and he will call me back.Its almost 5:30 pm and I have not heard from him.Thats just another reason for me to take my business somewhere else.All I wanted to tell *** is how *** handled my account and the way he was talking to me, and his incompetence in dealing with my account, that caused my policy to increase by $500 since April.Before When , I was searching for a home insurance policy I worked with *** and she was great, she did everything to get us a great policy and the cost was affordable.I have no idea who *** is until he called me telling me that he is my agent and he is instruction was with the bad news which is that instead of him saying I am sorry I dropped the ball in making sure my policy is up to date with the payments which I submit monthly to the mortgage company, he blamed the mortgage company and me for that,and he did not return my call when I had the mortgage companys statement about what really happened.Be aware of this company and their mangers that will not care about your best interest but only your money.
This company will initially insure you but every 3 months they want to cancel your policy with lame excuses. Can't *** on your 5 acre agricultural property can't have outdoor patio set with umbrella can't have pile of leaves on your property can't have any loose limbs on your property cant have plastic tub near your water etc. They also do not tell you well in advance of their plans the last correspondence I gave to Safe Harbor their subsidiary photos dated july 6 *** yesterday Aug *** will cancel on 30th. *** poor response time if they weren't satisfied with original photos on july 6th I recommend you use someone else if it is this difficult to get coverage god forbid you ever have to file a claim
Had this company insure a different home years ago with OK results, but this year, new home was a totally different story. After my policy had been accepted and paid in a very timely manner by my mortgage escrow account, I was asked to have several inspections (roof, 4 point inspection, outside of home) and the first 2 went smoothly. I had made an appointment for the outside inspection and assured I didn't need to be home for this so never thought of it after the date passed, until I got a notice, 3-4 weeks later, that I needed to schedule this inspection again. Turns out the inspector had gone to the wrong subdivision, but no one let me know or called. 3 or so more weeks later, second inspector comes, takes photos and leaves. 3 weeks or so later, I receive emails telling me that I need to cut back all of the vegetation around my home in the next 5 days, or my policy will be cancelled. I cannot physically handle this job, certainly not in 5 days, and was pretty sure (since evidenced by calls) that I wouldn't be able to find a grounds company that could do the work in the 5 days given. Given their inflexibility on the time I had to do the job and the fact that it was their ineptness and that of the inspection agency that caused the time crunch, I certainly won't ever recommend Cabrillo to anyone.
