Was trying to buy a home through Soundbuilt Homes in Lakeland. They told me i had to finance my loan through their preferred lender. I told them i wanted to use my bank, and they told me if i used their preferred lender then i could get all my closing costs paid. I told them i would like to get all my closing costs paid and use my bank who i do all my personal and business banking through. They told me i could only get the discount if i go through their bank.

Worst company ever they think they above the law. I rented from them for 16 rears .during covid they tried illegally raising my rent by $250 more. I was told she was done talking to me to talk to someone else so I called attorney general and they told them it was illegal. So then she lied UNDER OATH. I got a 60 day or vacate notice because they were selling it. Retaliation. Then a year and a half the place sat vacant. They remodeled and turned the barn into 2 separate 1 bedroom apartments. And doubled the amount of rent on the house . Sounds like a great deal because utilities are paid but the truth is all 3 places share the same water and are all on a septic tank that has not been touched since 2009 when it over flowed into the house . When I asked them to send someone out to check it . I was denied. Fire place was never once cleaned. If you have a problem you can expect at least 2 weeks before they will fix anything. Run if you can

Installed a ceiling fan over my master bedroom and discovered there was no insulation over my bedroom. Contacted Sound Built and was told that since my home was out of warranty "no action would be taken". I asked I could possibly have known of the condition. Was told I should have hired a second party inspector. I purchased this home brand new and assumed all was well. I would not recommend Sound Built to anyone as they don't stand behind their product.

The thing is that Terrace View is in Pierce County not King County so explain that...they sure cant explain it. This is something the builder should disclose exclusively as it is not a "minor" cost. and can make or break the affordability of the homes. It appears as if Ellis may work for Soundbuilt based on the comments provided. I have found out some pretty shady things about the builder after I bought this home...and the drama at the 1 year warranty walk thru confirms most of it

When I lived in Washington I ALWAYS used the prefrred lender - lower rate, lower closing costs, some builder freebies. 99% of the time, it's a good deal. And you don't get stuck with ABC Mortgage or XYZ Lending. Builders usually use nationally-recognized lenders. Stop whining - take the offer.

Every home in King County built after (I believe) 1980 with sewer service through METRO King County is assessed a "capacity charge." I don't know of anyone who pays the entire amount in a lump sum. The assessment goes with the house; in other words, if you sell your home in 6 years (72 payments later), the new owner assumes the balance of the assessment, PROVIDED you check the box in the Purchase and Sales Agreement the stated Buyer will pay post-closing assessment. Every place I have lived with HOA collects a ridiculously high set-up fee at closing. Now I can see a one time charge based on actual "setting up" of the account, submitting paperwork, engaging a management company, but $349 to as much as $1000 is the rate for an attorney, not a clerk. But don't single out your builder as a jerk; it's common in the industry.

I also purchased in the Terrace view area was charged 1000 for HOA fees in June and was told that in Jan of the next year I would only owe for a half year as I had paid a year up front. Turns out that SBI (Sound Built) kept all but 349 of the money for a "set up" fee and an entire year is due in ess then 2 weeks. I also received a 10K bill in the mail from King County for the Sewer hook up this is also something that Soundbuilt does not pay for at time of fnal inspection the buyer is billed for it months later out of the blue on top of the monthy fees for water. Soundbuilt may say no closing costs great value but that is not the case when you get a 10K bill payale in 277 a month payments or the county places a lien on the house. DO NOT BUY IN THIS developement it is a huge rip off! You get screwed in the end...IT IS NOT CHEAPER THEN RENTING

What's shady about that? They provided an incentive to use the preferred lender; you were free to use the lender of your choice. This is not uncommon. Check out the preferred lender; if you're satisfied, you have the opportunity to save some money on your closing costs. If it's more important to you to use your bank, you give up the monetary incentive. You may be disappointed but it's not shady. I'd go with the preferred lender and save on the closing costs; your bank will understand and it won't be the first time they have experienced this. The builder may be able to compensate in other ways, such as screens or landscaping or a fence, if the home doesn't already have these things, it just depends on the situation.
