FAILED TO DISCLOSE /HID PROBLEMS WITH PROPERTY-Purchased a small tract of land Asked prior If there were any issues unresolved or otherwise with the property-Easement disputes, drug related crime, flooding.I was told no-I moved onto the property several months after purchase only to find out that there are multiple andon going property disputes, there was /is drug related activity on and around the property.Any contact with the office has been met with evasiveness and out right lies-They appear to be running an " Owner Finance ' Scam where they harras buyers into defaulting and then re sell the property with a jacked up price.Pushamtaha county is NOT a safe area to live in due to a very bad meth problem, lax law enforcement, and severe nepotism.Forget about getting ANY help If you arent in the local Clique-See this youtube video -Taped conversation from various county officials along with surveillance camera footage-of an armed break in/burglery of a home-http://www.youtube.com/watch?v=9cWf41Ce-hg

I have been trying to purchase a parcel of land in Latimer since February from a Pushmataha agent. The agent sent me to look at it in February. I liked it, but upon leaving (on the easement) I was forced off the road by a guy who claimed I was trespassing. When I got tired of talking to him, all he wanted to do was yell like a 50 year old man-child, I drove around him he tried to ram my vehicle. Sheriff's James office would not even reply. I told the agent what had happened and she said she would sort it out and get back with me.

After arranging financing with the local bank and not hearing from her, I contacted the agent. The agent told me that the land had been under contract since early January (a month before she sent me to look at it). She continued to tell me that an adjoining land owner had bought all of the land surrounding and had blocked the easement, and was forcing the owner to sell to him at a reduced price. Swear to god she told me that. It is now April and the land is still listed for sale with no indication of "contract pending" or "pending sale".

I suspect that the owner is not local and does not know that his property is no longer for sale and the listing is for his benefit. I fully expect the agent is crooked and is running down the price. The agent will pick up the land at a cheap price through a "straw" purchaser and in 4 or 5 years she will buy it cheap and sell it a big profit. I have seen her listed as owner/seller on a lot of property like the one I want to buy. I will be contacting the owner within a couple of weeks and getting the truth. I live several hundred miles away and will have to go to Wilburton to look up the owner, since the property is off the main road and I have no proper address. I will have to look it up on maps to get the information I need.

I mean seriously, I have looked for a year and a half for a desirable piece of land. I have spent a lot of money on travel, motel rooms, time off from work, gas, tires that have been punctured going on logging roads to inspect different properties. I have the money. This property is either for sale or it isn't! I am not going to just give it up without finding out from the owner just what the hell is going on. I lived in Tuskahoma as a teenager I want to return to the area, but the politics and games are making that impossible.
