Homeworks Property Management My living room ceiling fell down on 1/20/22

My living room ceiling fell down on 1/20/22. I called and told my property management company right away. They said a tech would come to fix it, but every time a tech came, they just took pictures and left. I've taken 4 days off work to be here for the tech. It's winter and I have my family here. There's a big hole in my ceiling and I don't know when it will be fixed.

I got my keys on 08/26/22 from a lock box and never got a walk through. I wouldn't have taken this place if I knew what I was getting into. It took me weeks to clean the place and start moving my stuff in because I had to move in since my lease was up where I was staying. I still haven't unpacked yet and it's 10/21 because there's been one problem after another since I got here. PLEASE PLEASE PLEASE PLEASE HELP ME AND MY GRANDSON. You can reach me at ***.

I gave them ovr 3000 dollars for a property to rent and we never moved in due to error on their part. My name is *** and my boyfriend's name is *** we were supposed to move into *** we were supposed to move in in April and I had signed a lease online and I had to resign a lease multiple times because the date kept getting moved back further and further due to a flag for the gas and electric that was on that property due to Electric theft that we were not aware of and none of this information was giving to us beforehand. This went on for almost two months because of the investigation that was being done and I eventually got tired of waiting and told her that we would just like to have our money refunded and she told me that she would not refund our money and basically that we were stuck out of it because we signed a lease. My husband didn't even get to view the property and we ask for our money back multiple times due to us having bills at the property that we currently are living in and I have documentation an email correspondence between me and her at managebaltimore I dealt with a lady named ***. With everything going on with the coronavirus shutting stuff down I guess they thought it would be easy for them to keep my money.They still have not returned my money I don't think it's right that they get to keep over $3,000 for a property that we never moved in due to their error.

Homeworks Property Management 1. The company didn't try hard enough to rent our home: So, I left my rental place in the middle of the lease, and the company was supposed to

1. The company didn't try hard enough to rent our home: So, I left my rental place in the middle of the lease, and the company was supposed to make an effort to find new tenants. I ended my lease on October 31, even though it was supposed to end on May 1. I kept paying rent until that date, thinking that Manage Baltimore would find new renters before then. But it became clear that they were lying about the home (saying they allowed pets but turning away people with pets) and making up excuses for not renting it out. They even claimed it was a software error. I have proof if you want to see it. Anyway, the home was never rented out until after our lease was over. So, they didn't really try to find new tenants like they were supposed to.

2. The company took too long to give us our security deposit back: Our lease officially ended on 5/1, and according to Maryland law, the landlord has to give back the security deposit and any extra money within 45 days. The company gave back the security deposit 43 days after the lease ended, but they accidentally forgot to include the interest from the extra money. They did eventually send that payment, but it was way past the 45-day limit.

Homeworks Property Management I hired this company to manage my house at 1807 W

I hired this company to manage my house at 1807 W. Joppa Rd, Towson, MD 21204. I rent it out. They found a tenant and rented it to them. They messed up the relationship with the tenant. The tenant asked to break the lease. Instead of talking to the tenant or telling me, they just said no. The tenant took it to court. They lost. Then they went to court again and appealed the first case. The second case didn't have money, so when they lost, I didn't get the missing rent. Homeworks Property Management (HPM) didn't try to get the missing rent. I told HPM that I thought the tenant moved out in December and asked them to check. They didn't. The housing court was closed from Jan to the start of March because of COVID, but HPM didn't tell me. They didn't start an eviction case until mid-March. When the tenant ignored the eviction notices, HPM didn't file papers to post it on the door until I called and demanded it. But instead of doing the eviction like I asked, they put up an abandonment notice. When they found a squatter (like I said they would), they didn't drill the locks or tell me. They didn't put up a trespassing notice. They won't return calls from anyone who can answer questions. It takes them more than 24 hours (they say they respond to tickets in 24 hours) to answer questions. I need this company to evict the squatters. Use the deposit money from the current tenant to pay any bills from vendors. I need them to do a turnaround inspection, fix the problems caused by the tenants, and sue the tenant for the money they still owe and put it in collections.

Homeworks Property Management I hired Homeworks Property Management to manage my rental property located at ***

I hired Homeworks Property Management to manage my rental property located at ***. I partner with local organizations to place tenants who need housing. Homeworks was hired to manage the needs of the tenant and property, including service request, rent collection, etc. Per our contract agreement, any service request that exceeds $300 requires approval from the owner. According to Homeworks, the tenant submitted a service request because the outlets in the kitchen weren't working. Homeworks sent out an electrician that messed with the electrical wiring without authorization from me, the owner. The newly renovated unit was under contractor's warranty. If there was any issue with the electrical wiring, it would have been covered by the contractor. Since Homeworks messed with the electrical wiring without permission, the contractor wouldn't uphold the warranty. The electrician that Homeworks used didn't fix the problem. I paid out of pocket for a licensed electrician to check the issue and fix it, which cost over $300. Because electrical work of that size was over $300, per our contract, Homeworks was supposed to get authorization from me, but they didn't. The repairs cost me $972 out of pocket, to be exact. I asked Homeworks to give me a detailed invoice and licensing info for the electrician they used. I haven't received it yet. They said the issue is being investigated. Because of the bad communication, I ended my contract with Homeworks on 6/29/22. Per our contract, the $1500 security deposit provided by the tenant is supposed to be returned to me within 60 days of contract termination. It's been over 60 days and I've tried to schedule a call with Homeworks multiple times. I haven't had the chance to talk to Michelle S, Client Success Manager, the contact I've been working with. When I call, they say she's not available because of meetings.

Homeworks Property Management I started renting from Homeworks in November

I started renting from Homeworks in November. I sent my application by 12/3. My boyfriend and I each applied separately and everything was finalized by 12/8. We were supposed to move in on 01/08. I got a bunch of emails telling me to pay $3,927 to move into a townhome in Baltimore city. I said no because I paid for a cosigner, which should have lowered the security deposit to one month's rent and the first month's rent. Anna A., our leasing manager, was supposed to give us an update. She said she was short-staffed and would send it soon. I called the next week and was told she was in back-to-back meetings and couldn't respond until the following week. I called on Christmas Eve to ask about the next steps because I was still getting payment requests but hadn't seen a lease or a leasing agent from Homeworks. They told me that two weeks ago, the homeowner of the house I wanted to rent took their property back from the company. I asked if I could transfer to a different property, but they said they didn't have any available in that price range. I was really mad about their lack of communication throughout the process, and I almost ended up homeless. They also said they would refund my application fees for all three applicants since it was their fault. They said I could pick up a check the following week after it clears the accounting office. Every week I call, they tell me it'll be the next week or that no one can talk to me because they're in a meeting. I did some research on the company and found out that Homeworks is actually Manage Baltimore. They changed their name to hide their bad reputation. There are complaints all over the internet about them lying and stealing people's money. People pay them security and first-month rent and never move in, or they do move in and the properties are in bad shape with broken appliances that they never fix. They also refuse to give back security deposits.
