Happe Homes Best decision we ever made was to go with Happe as our builder

Best decision we ever made was to go with Happe as our builder. Even when there were snags, they were fixed during the process without issue. They definitely went above and beyond to help us through the journey and we truly believe in the quality of our home. I am continuously impressed with their customer service (even after the sale) and their responsiveness to our questions and warranties.

Happe Homes We looked at several builders and decided to go with Happe

We looked at several builders and decided to go with Happe. This was the most costliest mistake we have ever made. They sold us on how they pride themselves on building so many homes that they get better prices than their competitors, therefore can do it for less. The realtor stood behind them, so we jumped onboard. We should have known when other builders wouldn't even bid on building our home because the knew Happe would low ball the bid. Once we signed we found out that everything was an upgrade and our price started going up 5, 10, 25, 35% over the original bid.

Once we started the build we watched every step of the way. At one point they installed batting insulation before the roof was finished and the insulation got rained on. Initially we were told it would dry out and after 4-5 calls they finally pulled the insulation and redid it. The plumbing we had to completely rip out due to the poor quality of installation. Faucets would pulsate, pressure would drop if you had multiple water sources on, drains would barely drain, toilets would clog, just to name a few issues. The subcontractor went out of business shortly after that. At one point the painter came and the house was locked. His answer to that was to break in by using a screwdriver on the side garage door. We let the project manager know this and it was never repaired. Windows and doors are a joke in their homes. I expressed concerns with the low quality when they were delivered and was assured they were quality products. They has me call the supplier to confirm that and came to find out it was the project managers uncle. In the winter we have snow blow through the front door. Recently we had damage to the home during the storm due to the windows failing. So much rain came in the home it went from the first floor to the basement. Our sewer line out of the home still leaks and another plumber came out to *** the issue found it was installed crooked and needed redone. After the storm we had several contractors come out to look at the repairs. You know it's bad when they ask who installed it and then start laughing. To this day we still have electrical issues with the home. We replace light bulbs every couple months. The electricians initially thought it was just a bad set of bulbs but after 4-5 times replacing bulbs they couldn't figure out why. You can see bulbs dim when other things turn on and fans struggle to run. They finally just stopped returning calls.

Every step of the way we had to watch as if we were the general contractor. They cut corners everywhere! The products they use are low quality! Their cost aren't low because they have such great contracts for materials, it's because they use low quality materials and labor. Since our closing I have spent thousands repairing the home.

Read the other reviews! Happe builds a home to get through the warranty period. Not for the longevity of your investment. We called in and tried to speak to Jake multiple times about our experience. Our intent wasn't even to get money from him but simply let him know our experience. Our realtor even called and spoke to him directly and he told her he would call us. He never returned a call to us. Finally someone other than Jake call us back and he let us know a few years ago they recognized they were having issues with the quality of their subcontractors so they did a complete overhaul of their company and got new subs. Great for them! I asked if they would go back and fix our homes their subcontractors they let go that did such poor work. Of course then the response was they weren't obligated to do that since the warranty was up.

Please look elsewhere! This company needs to go out of business! Jake needs to not run a business. Do not support them by giving them your business. If you are considering using them, please contact me. I haven't even started to explain what all we experienced!

Happe Homes We had lots of problems with HAPPE Homes

We had lots of problems with HAPPE Homes. Here are some of the main ones, but not all of them, the list is too long. 1) Communication a. When the house would be done i. Was told at the purchase agreement signing that the house would be done in November ii. 2 weeks later was told it would be in December iii. 4 weeks later couldn't give a time other than 45 days after painting was done b. Return of emails i. Most emails weren't returned from HAPPE Homes until 2 weeks later and after 2 follow-up emails that were sent c. Not being able to talk to *** i. Asked several times to talk to *** 1. Was told he's too busy to talk to me 2. He wanted his people to talk to me and not him 3. *** canceled the meeting because he didn't want to hear the issues within his company d. One *** home employee saying one thing and another saying something else i. Sent an email asking about installation in the house and garage 1. One employee responded back telling me R values and type 2. 5 weeks later another employee tells me that there's an extra charge for the garage ii. One employee verbally telling you one thing and another employee several weeks later tells you something different 1. One employee told us that a shower door comes with a fully tiled bathroom 2. Several weeks later another employee tells us that the shower door is an extra charge e. Communication between *** and their vendor i. Addendum has an upgrade installation 1. Wasn't relayed to the installation installer f. Was told that installation would start tomorrow if not the next day i. 1 week later installation install started 2) Poorly Planned a. Scheduling of work to be done i. 5 weeks after the purchase agreement was signed, the electrician started work ii. 2 weeks after the electrician, the plumber started iii. 1 week after the electrician, HVAC started iv. 2 weeks after HVAC, the first house inspection v. 9 days later, the second house inspection vi. Was told the garage door was going to be installed the next day to keep us out, 7 weeks later it was installed vii. Was told installation would start the next day but it actually started a week later b. Takes a normal house to be built from 145 to 160 days from the ground up i. This house was already framed prior to the purchase agreement ii. We were on day 110 after the purchase agreement when the cancellation was accepted 1. Insulation was just starting 2. During the cancellation meeting, *** Rep agreed that it would be another 3+ months before completion 3. We've been told installation is 2 weeks, painting 1 week, and then we can close 45 days later a. If things line up correctly, which we don't think will considering the past, that means it will take the house from the purchase agreement (framing) to completion in 7 months 3) Poorly Executed a. Installation installer put in the wrong R value in the walls i. HAPPE Homes not willing to fix the issue even though it was in the contract b. Basement tub installed without insulation between it and the wall c. Plumber had to break a 2-foot by 2-foot concrete hole in the floor to install the tub i. Was told this wouldn't be filled in ii. House inspection made them fill it in due to radon d. Wall built on top of Sump Pump e. HVAC pipe blocking doorway so you can't open a door f. No attic access to half the house i. Was told that there wouldn't be one ii. House inspection forced them to put one in g. Garage door not installed until 7 weeks after we were told it was going to be installed the next day As I said, these are just a few of the issues we ran into. We finally met with *** after we gave them our cancellation of the purchase agreement. *** was nice but stuck with his people and didn't want to hear us comment about communication issues within his company. During our meeting, we found out that they didn't realize the garage door hadn't been installed until the Friday before our meeting, 5 weeks after they told me it was going to be installed the next day. I brought up why they didn't know and that started an issue that boiled down to bad communication between the contractor and HAPPE and within HAPPE Homes. After our meeting and *** hearing all of our concerns, he decided to let us out of our contract, but it cost us several thousands of dollars. Even with the cost, we're glad we're out because we saw further issues down the road, completion of the house, and warranty. We suggest not building with them. We've also talked to other owners and they've run into similar issues and are having a heck of a time with their warranty work. New meaning for HAPPE: Homes Are Poorly
