The worst Company ever
I am writing to formally address an issue I encountered regarding my recent lease at Westone Apartments in Durham. I lived in the apartment for six months while my home was being built, and upon leaving, I agreed to pay two months' worth of fees. I fulfilled that agreement and moved into my new home.
However, three months after moving out, I received an unexpected call from a Greystar representative. The person was extremely rude and demanded that I pay for a full year of rent because I allegedly missed one month’s payment. While I am willing to resolve the issue and pay for the missed month, I do not agree to being charged for an entire year, as this was never part of our agreement.
During the call, I attempted to discuss the matter and offer payment for the missed month, but the representative refused to accept it and then abruptly hung up on me.
I kindly ask for a resolution to this situation and request a detailed explanation of the charges. I am prepared to settle any legitimate outstanding amounts but will not agree to paying for an additional year that I did not authorize.
Recommendation: PLEASE BE AWARE ABOUTH THIS REALSTATE COMPANY!
Brianna Thornberry
I expected a big company like this will avoid abusing residents issue. However, not only did the property management treat me unfairly as a resident, but Brianna Thornberry from Greystar also called me directly and started yelling at me. She was extremely rude and seemed to be trying to provoke me. This company behaves like a mafia, hiring unqualified white female to make threatening calls. While some people may think they're the center of the world, it's clear that the employees hired to handle tenant issues are only skilled at randomly targeting tenants and verbally abusing them.
Bump. Going through the same exact thing with Brianna right now

Persistent Issues and Poor Management at Greystar Circ Tucson
I am posting this to detail the ongoing problems I've encountered with Greystar's management at the Circ Tucson apartment complex, which include overcharging, negligence, and unprofessional behavior. My attempts to resolve these issues amicably have been ignored or mishandled, leading to unnecessary escalation.
Overcharging for Renters Insurance: I have been incorrectly billed for renters insurance multiple times despite providing proof that I already had coverage. Management repeatedly ignored my communications regarding this matter.
AC Unit Failure and Poor Response: During the summer, the AC in my apartment went out, and my repeated attempts to contact management for an urgent fix were ignored for a week. This forced my family and me to pay for hotel accommodations due to the unbearable living conditions.
Unprofessional Behavior and Poor Communication: After being told by the management that I owed nothing further upon moving out, I was later contacted by Brianna Thornberry from the management team, claiming I owed additional fees. Despite my polite and professional demeanor, Ms. Thornberry used derogatory language towards me and failed to forward my repeated requests to speak with a supervisor. It took months before she responded again, continuing to demand payment without acknowledging the discrepancies I pointed out.
Excessive Cleaning Fee: I was charged an extremely high cleaning fee even though the apartment was left in good condition and was professionally cleaned. The evidence provided by management did not justify the fee, and comparisons with other units revealed inconsistent and unfair charges.
Issue Escalated to Debt Collection Unnecessarily: Instead of resolving these issues directly, the matter was forwarded to a debt collection agency claiming I owe approximately $77. I possess emails from Ms. Thornberry acknowledging errors in billing, yet the issue remains unresolved.
I believe these charges are unjustified and reflect poorly on Greystar's management practices. I am posting here to warn potential tenants of these practices and to urge Greystar management to address these issues comprehensively. I am willing to pay the disputed amount to close this matter, but I firmly believe I should not have to, given the circumstances and the acknowledgment of the error by your team.
Claimed loss: Time and money.
Desired outcome: Removal of Debt/reimbursement

Hey, dealing with persistent management issues can be really challenging. Since your attempts to resolve the problems with Greystar directly haven’t been successful, it might be effective to escalate your concerns. Try reaching out again with a formal letter to higher management or the corporate office, detailing all the issues and providing any proof you have, like emails and receipts. If you're still not getting the resolution you need, consider seeking legal advice to understand your rights as a tenant, especially regarding the overcharges and the handling of your deposit. Additionally, keeping all communication in writing will help maintain a clear record of your interactions and can be useful if legal steps become necessary.
Greystar - poor management - tenant lives at risk!
IF you value your life, please do not move here.
Pros:
Move in process is very easy. Hardly much screening is done, so you can get approved within 24hr of screening.
Cons:
1. No proper inspection is done prior to apt move in.
2. Got into a fire accident the other day where the oven caught on fire within a minute of turning it on for the first time. Even when there was nothing inside it. Fire originated from below the bottom panel and shows clear signs of negligence from management.
Management is pretty rude and are self centered. Attaching one of the videos, which shows soot from under the bottom panel where the fire started from.
3. Extremely dirty house was given with cobwebs hanging from ceiling and dirt streaks in toilet, dirty water dispenser and with most appliances in repair.
When I showed pics of water dispenser to management, I got a pretty rude response asking me to adjust to how things are. Rather than cleaning it.
4. Witnessed couple of bugs as well.
5. Also after moving in, it took me 4 weeks of chasing after them to have the dryer fixed, cleaning, kitchen repairs, fire alarm repairs and other repairs done.
6. Insurance management is a mess. Even after providing proper insurance details, still received multiple mails and emails for more details of insurance from Assurant.
7. Maintenance is mentioned as 24/7 on website which is a lie. It is only available between 9am and 6pm. But that is only if staff is available. Otherwise, emergency maintenance such as in case of gas/water leakage etc kind of incidents - apparently is available.
8. Deliveries are often left at wrong place as drivers get confused due to the multiple doors. Packages are mishandled.
I have attached few pics and videos out of the many I have, so people can be careful when they visit this place.

Robbed out of security deposit
BEWARE! Greystar and Citron are known for scamming tenants and trying to take advantage of them any way possible.
I am a disabled vet whom after not getting approved due to illegitimate reasons, have yet to receive my security deposit back. After reporting it to my Amex, the credit card where the money was withdrawn from, I was told Greystar had stated that the charge of $656 was legitimate therefore I am now having a very difficult time trying to get my money back. I have tried contacting Greystar multiple times, have left voicemails with my information for them to contact me back but have not had any luck. When I went to Citrons management, about two months ago, I was told “we will look into it and will give you a call”. The manager/supervisor also suggested I should try and call them directly and could tell right away they are aware this is happening due to her answer, which sounded more out of frustration. To this day, I have not received any call from either of them. Come to find out, they are known for doing this and have multiple suits over security deposit related incidents (https://www.law360.com/real-estate-authority/articles/1723738/greystar-faces-calif-suit-over-security-deposit-charges).
It seems as if they are willing to go through this hassle due to the fact that the chances of people following through with a lawsuit is relatively low due to people not having the time and energy to proceed with a small claims law suit.
Do yourself a favor and stay away from them. If you do not believe me, call me or text me for proof, I would be more than happy to help you save yourself. My name is Jay and my number is [protected]

Management and Brianna Thornberry
I moved out of my apartment that was managed by Greystar in May of 2023. I get an email from Brianna Thornberry in July saying I owe over 3k. At this point she and I are having conversation about the matter, then she just flat out stops responding. I go to the leasing office to find out I was "evicted" due to no payment for months I didn't live there, and that they'd get this resolved and that it was a big misunderstanding. FastForward to November and the amount is now almost 6k that I "owe", now all my calls and emails are bouncing back from the leasing office, and she's not responding. This all started in back In May of 2023 I'm JUST hearing back from corporate and of course Ms. Thornberry is now responding.
Now the leasing office is claiming I never gave my keys back, but Brianna is claiming I gave them back in June, so I owe rent for May and June. But that still makes no sense since and what she's saying, and the leasing office is saying is two separate things.
I wanted to avoid Greystar at all costs. When I started my lease at my old apartment they didn't own it, so to find out a few months after living there they took over was very heartbreaking. They are very unprofessional, untrustworthy, unreliable. Security gate was opened from the day they took over until about a month before I left, cars broken into (mine included)
Desired outcome: I'd like for the entire matter to just go away. I'm not lying about the matter. I'm not paying over 6k for their issue. I've been dealing with trying to get this resolved the first few months of my son's life which is very tiring.

Terren my room mate and I are going through the exact same thing with Brianna. This is extremely frustrating.
I’m so sorry to hear others are going through this as well. What actions have y’all taken?
Cheated me
I experienced significant issues during my lease tenure, which lasted from October 2022 to November 2023. Firstly, I believe my security deposit was unfairly withheld. Additionally, there were technical difficulties with the payment portal midway through my lease, resulting in unwarranted late fee charges which were never refunded to me. Moreover, upon the conclusion of my lease, I was subjected to numerous questionable charges. I request an immediate review and rectification of these matters.
Claimed loss: $1200
Desired outcome: $1200

Read full review of Greystar Real Estate PartnersRent charge after move-out
I was charged the full month's rent rather than the prorated amount after my move-out from a Gresystar property. This amount, plus my security deposit, was supposed to be returned to me in the form of a check at my new address. Not only did they charge me for that month, but they actually charged me for a full other month as well after I'd moved.
It has been over two months and I still cannot get in touch with anyone from Greystar or the property where I moved from.
Claimed loss: $3,180
Desired outcome: I would like to receive a check with my security deposit, as well as the rent which I was charged after moving out.

Rental fraud
I have been receiving emails from Brianna Thornberry indicating that I have an outstanding balance of $13k for a unit / property I never lived in. I spoke with her on a phone and told her that this must be some type of a mistake because I never lived at that property. I also explained to her that in early March 2023, a manager contacted me and told me that they received my name from city of West Hollywood because I was on a waitlist for subsidized program inclusionary housing. They told me that I have to bring the documents to verify eligibility: bank statement, taxes, proof of income, etc. I deliver these documents to the manager. After I submitted my documents I never heard back from anyone. I called several times and send emails asked them for updates, no answer. In August 2023 I started receiving emails from Brianna indicating that I owe them money

Constant issues... death/murder at the pool last year; raging parties all night; no security at pool; pool parties; lewd sex in pool; broken glass in pool often; pool often closed; trash everywhere; hallways filthy; roaches; they let random people in your apt — I recently had indoor walmart delivery that they opened door for — I DID NOT ORDER FROM WALMART — IT WAS NOT MY ORDER — so random guy in my apt that they let in — DID NOT SIGN ANYTHING TO LET ANYONE ENTER — RECENTLY SENT 6 EMAILS STATING NO NOTICE WAS PROVIDED for the GOOGLE ppl to enter when I was home sick and stepped out to go to the doctor — the damaged a plant and left my furniture for me to move back... then they followed me from my car to my apt and kept trying to push around me to enter my apt — I said NO... spoke to their supervisor and he said that mngmnt left notes on doors the other day... NOPE — they did not on my hallway — I have ring and rreviewed it — nope no notes left on doors... AND they have let housekeeper in once, then the next time they refused-when I gave permission-then they let her in, then they refused — they seem to only follow the rules they feel like following on any given day. there is a longer list of violations — but letting people enter my apt when I specifically have it in wirting that no one is to enter without my explicit permission — and then it keeps happening... is a lease violation and a safety issue. I spoke with walmart and filed complaint there and am filing a police report for the illegal entry (vineyard apts and walmart) but so many issues and I want to move
Desired outcome: release from lease w/o negative impact to credit; w/o collections; w/o financial/contractual consequence; w/o 'early termination' fees/charges on my credit history/report. I want to leave this awful dangerous disgustingly dirty place
Rental property
Complete bait and switch!
We moved to the island from Oregon and we spoke extensively with leasing staff before we signed the lease. The leasing people steered us to the unit we rented and assured us the please was beautiful, we’ll maintain and in good shape. The pictures we saw were beautiful and we signed the lease. We got here and the unit we rented was NOTHING like what we were told or shown virtually! The resident manager offered to move us because of the dreadful state of the unit. He showed us a “fully remodeled” unit that had doors painted shut and a huge pile of ants. It was also smaller sqft and more money a month so we passed on that one but he took us to another comparable unit and assured us that everything would be cleaned and fixed for us. This unit has peeling paint and water damage and windows that won’t secure among many other things. The response we got about the peeling paint was “that’s just what you get in the townhouses”.
Desired outcome: Let us out of our lease now without penalty

Gave a notice to vacate that I had committed a criminal act because my service dog bit a tenant however my dog is the only dog on this property that is muzzled at all times. So allegations were made and they have continued to harass me to Target me to Target other disabled tenants I'm not really sure what the goal is but at this point I have still not been given any solutions and it's almost been 120 days? I would think that an upper management person would be able to assist with this situation however they have opted not to apparently I've told them that there is a police report and it was made and it does show that no I had no interactions with this person whatsoever however my service dog was quarantine and now I can't rent anywhere because apparently I have a unacceptable rental history now it's on my record stating again just allegations that are false allegations as I've said I think we are being targeted because to vacate. And at this point the only reason why I'm needing to vacate cuz apparently my unit has been rented to another person lives here that their mother's going to live here in this apartment well where am I supposed to go and how do I get the rent at the price that I'm currently playing somewhere else not a lot of solutions and that's my issue there's still no solution to all these false allegations and I am very very frustrated.
Unexpected charge
Good afternoon, I was charged on August 8th 2023 for not picking up my dogs waste off the ground. I would like to start off saying I have never left my dogs waste behind. With that being said I was charged $250 for supposedly leaving my dogs waste. I have never signed anything agreeing to this and I asked for it to be show where it says in my lease that they have the right to charge me $250 for dog waste, and it is not in my lease. When i asked the front office they had no idea what to say or where even to tell me to look in my lease for it stating this. Even if i were to leave my dog waste It is extreme for a first offense to be $250. I see dog waste left open the ground all the time that apartment complex does not pick up to test to see which dog it belongs to. I feel as though this is a pick and choose situation that is very unfair, and not shown prof that they are aloud to charge the fee that they do. When i moved in i was not informed nor signed anything stating anything about a $250 charge.
Desired outcome: My desired outcome would be a refund of my money. I know other people in the apartment complex who have been unreasonably charged like myself and have gotten a refund.
Suspicious outstanding balance
Jan 2021 my husband and I moved out of Avan Marlborough in Massachusetts. In March 2023 we received an email stating that we owed $85.46 (the exact amount we received back from our security deposit) with no explanation of what the balance for for. My husband and I both reached out to Greystar with no responses. We emailed and left voice mails explaining that our account had been closed for over two years and to please call to discuss what the charges were for. In Aug we received an email from a dept collector for the balance. I still have no idea what this charge is for as Greystar will not answer my calls or respond. After reading some other reviews of greystar it seems we are not the only people this has happened to. Seems suspicious. I went ahead and payed the balance as I don't need $85 screwing up my credit.
Desired outcome: I would like a call from Greystar apologizing for their lack of customer service. I would like an email with detailed explanation of said charges. If they are unable to provide written proof that we owe $85.46 I would like a refund.
Greystar scams out college students!
Greystar scams out college students! They respond to leasing inquiries within hours, but NEVER get back to you when you ask for a refund! Firstly, their leasing strategy is bit sketchy! They require you to pay one month rent even BEFORE sending you ANY AGREEMENT OR LEASE TERMS! Also, they deliberately made the payment process very smooth (credit card...

Dear Greystar Corporate
I hope this letter finds you well. I am writing to bring to your attention a matter that has been of concern to me for quite some time. I apologize for any inconvenience this may cause, but I believe it is necessary to address the issue promptly.
Upon reviewing my records, I discovered that my initial communication regarding the presence of abandoned vehicles on the premises was in September 2022. Following that, I reached out to the Management team once again in March of 2023 to highlight the persisting issue with these vehicles. Unfortunately, it is disheartening to note that the same matter still persists in June 2023, despite my previous attempts to address it.
I have taken the liberty of providing photographic evidence depicting the immobility of one particular van. Its deteriorated condition is clearly evident, as are the 2019 license tags. Considering the state of the tires, it is apparent that this van has not been moved for quite some time. I would greatly appreciate it if you could provide me with an estimation of how frequently you believe this vehicle is being operated, given the severe damage to its tires.
Regrettably, the presence of these abandoned vehicles has transformed our community court into a semblance of a junkyard. Among the concerns I have observed are a camper without an accompanying car, occupying one of our prime parking spots, as well as multiple partially covered wrecks and discarded vans. This unsightly view has become a constant presence outside my front window, in stark contrast to the community guidelines for parking and registration that we are expected to adhere to.
I understand the responsibilities and challenges that come with managing a property, and I appreciate your dedication to maintaining a pleasant living environment for all residents. In light of this, I kindly request your immediate attention to this matter, with the hope that appropriate measures can be taken to address the issue of abandoned vehicles.
Thank you for your understanding and prompt action in resolving this matter. I believe that by working together, we can restore the aesthetic appeal of our community and ensure that it aligns with the high standards we all strive to uphold.
I look forward to your response. Should you require any further information or clarification, please do not hesitate to reach out to me.
Yours sincerely,
Valerie Millett & Mike Hefner

Billing for natural gas usage at Brigham Apartments
We as a resident of Brigham Apartments managed by Greystar are billed for our natural gas usage in conjunction with our rental charges. However we have no information ever given to us as to how much gas we actually use and the charge per dekatherm or whatever measurement is used for each monthly billing. The leasing office could only show my wife a ledger of meter readings for 6 months and we have lived there for 5 years. We have no way to compare costs from year to year to see if our usage has increased. Our bill has recently tripled with no explanation from management as to why and no proof that the charge is accurate. Please help us to be able to verify what our charges are and what we are paying for. Thank you.
Desired outcome: We would like to be able to see our natural gas usage and the price per unit of billing going back at least 3 years so we can budget accordingly and conserve if necessary.
Service team member, Gerald Dixon, dangerous golf cart operation, nearly causing accident.
I, Peter Ramirez, a Greystar employee, was traveling north, on Vaseo property, heading towards the Recreation building # 1. Approximately 20ft. before reaching the R1 building, Gerald Dixon, south bound, abruptly cut to the left, blocking and narrowing my path. As Gerald's cart was positioned in the middle of the road, I struck his front bumper and tire, narrowly missing a big grey pickup, parked against the curb. I soon pulled over to the left, next to employee Joe Stadnik, and asked if he had witnessed what happened. He replied "yes". Next Gerald backs up, close to Joe and I, with some swear words uttered. Minutes later he moves his cart in reverse, and slams into the back of my cart. He then leaves once again swearing as if it were my fault. Witnessed by Joe Stadnik.
Desired outcome: Horse play must be forbidden. Counseling should be given. Record on file. This situation almost caused an accident due to wreckless behavior.
