Ray will claim that Delllovo Capital has been in business for 26 years, has hundreds of lenders, has his own underwriting department and has a clean record. He promises you that when you place a deposit with him it is full refundable. When you receive the contract READ IT! It states that he retains the Y OUR CASH if he provides a LOI / TERM SHEET ONLY. Here is the problem. He claims he is a lender first, then he becomes a broker and then he simply goes to a Kennedy Funding, Blue Sky, Remington Finanial Group, or anyone else that spits out LOI / Term Sheets by the dozen per day but never has to fund because of their terms. By the way these companies are all being investigated by the FBI and many other agencies for Fraud complaints.

NOW Ray Dellovo or Harry Saul will tell you a LOI and TERM SHEET are the same. THEY ARE NOT and a broker should NEVER get paid until the loan FUNDS - not just by providing a LOI. The terms of the LOI come over in an email format. Dellovo SCAMS you out of your money as soon as they pick up the phone on orders a LOI from Kennedy Funding with the same ease as ordering a pizza from Dominos. Ray will also tell you over and over this is not the case and he assures you that your money is fully refundable. He will also call you to death until the funds are wired and then you never hear from him again. When you place a call Ray Dellovo after you sent your money, you will get Harry Saul who plays dumb and says that Ray is the one with all the authority. You will never hear from Ray again and he will not return you calls.

Ray also plays games by using an indexing game on the internet that buries complains on the boards and then writes novels as responses to look like he is the victim. To combat this... Google ads are being placed and the first version of the website is up and running. He cannot mess with the indexing on those so now people will find out all of FRAUD he is involved in.
