Stolen property and car
I foreclosed my home. Cyprexx changed locks. I came back few days later. They opened doors my home was completely robbed all electronics, jewelry, power tools, even my car was stolen in locked garage. Over $100,000 of stuff gone. The will not communicate with my lawyers. All they say it under investigation. This is been going on for 3 months now with no answers. They clearly know it was their fault.

I subcontractored work
They apparently sent me to wrong address and owners were quite upset, Had office call into Cyprexx and was told that they were informed by someone named Rhonda that it's the correct address and just continue working.
The owner was given same information and I guess called this Rhonda person and she refused to get on the phone, they kept checking and found she was daddy's little girl running this company.
The finally got hold of her and said she called this black family "[censored]s" and they were quite upset, I left the property and the company, I wanted nothing to do with a HATE CRIME

The company had crew coming on to wrong property and started tearing down property!
Called in and spoke to a gal named Rhonda before being connected was told she was daughter to owner/founder who was on house arrest for groping, Rhonda got on was very belligerent and said would check into the situation.
The crew left and I never heard back and when courts reopen will be filing a civil suit for damages!

Illegally putting lock on my free and clear property
11.01.2020 my workers discovered illegal lock and note from cyprexx services on my property located at 453-455 westmoreland, syracuse, ny 13210.
I own this property free and clear, all taxes paid. It is under renovation with all permits and it is absolutely illegal to do so. I want this company remove lock and stay away prom my house!
They broke into my house claiming they were hired by mortgage company this is all lies with this company when they get caught they say it's the wrong address sub contractors are blame for their criminal activity time for a class action law suit against this company they breaking law in numerous states
unethical behavior
Cyprexx had one of their contractors service and rekey a property that I had listed for sale. My real estate sign was on the property and they did not call me to let me know so I could make arrangements to get my $125 electronic supra key off the door. They cut my electonic supra key off and changed the locks. This is done when homes are up for foreclosure. My client's were not behind on their mortgage and not up for foreclosure. Somehow their home was put on a list of properties to foreclose. In fact the day before the house was due to close with a new buyer, I went to the property to remove my supra box and that's when I discovered my box was gone and the locks were changed. The new buyer came to walk the property before closing and I could not let him or his agent inside. My client called Cyprexx and was told nothing could be done as they were closed. He threatened them with a lawsuit and of course someone called him back with the combination to the lock they placed on the door. The home ultimately was sold to the new buyer but the deal nearly fell through because of this huge mistake. The new buyer was worried the home was going to be foreclosed and it took a lot of talking by me and the escrow officer to assure him this was a mistake. I have contacted Cyprexx several times requesting reimbursement for my Supra box they wrongly cut off and I can not get them to respond. So they irresponsibly cut off my supra box and are not willing to pay me for it.

Cyprexx is awful people they treat most there vendors like pure dirt. You work weekends holidays clean toilets full of dry crap house packed to the top with nasty trash . These people walk all over you push you down to the lowest price possible . after you pay taxes, Gas employees landfill fees and much you end up with next to nothing. They pay you next to nothing for cubic yards, installing locks They are always changing the rules trying to get over on you every-way they can you name it they find a way to pay you less then after you do all this hard work for next to nothing they will try and find some other sucker to do it for even less. They are awful its a shame companies get away with treating hard working Americans in this manner. My company is based in va has been doing work for them for years and they always find a way to cheat us out of money. We all should stick together and force them to pay fair rates. illegal eviction
Cyprexx just sent a rep out to change the locks and evict the owner of the property and move all of the belongings from the house. Did this after seeing the deed and ownership info and told her to continue with the clean out. she is a vendor but will they take responsibility when I sue because I told her they are basically saying she is on her own...

I have not been paid on services I performed since I gave notice to terminate my relations with them. They owe me over $2000.
Upon contacting them all they tell me is that they are in payables. On my last contact with them they told me I had a fail winterization and are keeping the money. How can they do this? Who do I contact besides an attorney on this company.
How are they going to do the 1099 form? How can they deduct 9% on each check. I am an independent contractor do not have 3 or more employees which is a requirement in the state of WI for workers comp.

Workers Compensation Fraud
Cyprexx Services collecting payments for Workers Compensation insurance without having a policy to cover it. They deduct 9% off gross and on $15, 000 a month its stealing. Pay comes later and later if at all. $1200 job not paid they use the excuse "you didn't have a JCR". The owners don't care because they make 100 Million a year stealing from the very same vendors that bust ### every day for them. Coordinators are overworked and underpaid making them nasty and confrontational. Employee turnover is absolutely ridiculous. The coordinators come and go within weeks. I work for Cyprexx for over 5 YEARS but recently parted ways as I could no longer take the BS. They didnt pay me for the last day of maintenance because that is how greedy they are. We are currently starting a class action suit against them for charging vendors for workers comp insurance and not providing an actual policy in case of injury. This is a company operating under fraudulent practices and should be held accountable.

Mishandling of company power
Thank you for taking the time to read through my message today. I write you out of complete disbelief and overwhelming disappointment with the way that Cyprexx seems to be handling my business and myself. When I first contacted Cyprexx about performing property preservation services I jumped on the new opportunity to work with your top tier company. I have been nothing short of let down from day one. Upon submitting bids to Cyprexx for services i which I was asked to place bids I have been met with a 50-55% slash in almost every bid I place on a property as well as being told numerous times from representatives that I, "may be paying my employees too much" and that "I may want to lower the amount of money that I'm paying my workers to ensure that my bids are lower". To state the wages I should be paying my employees is not the business of any single employee within the Cyprexx Corporation and to be told that I do not manage my employees payroll well enough was a bit of a shock. All of the properties that have been maintained for your company are being done by 2 workers, yes 2 men. I have 2 men working 12 hour days almost 6 days a week to deal with the properties where I'm already losing 50-55% of my initial bid. From their cozy computer chair in their AC filled building the work may not always be seen through the pictures and emails as it is in the 100 degree, extremely humid, Alabama days but trust me, there is no amount of money that could make up for the road blocks and speed bumps that I have met along my very short venture with your company, Cyprexx.
During my initial conversations with representatives about my involvement with the company I was told that upon completing services I was guaranteed a check for the amount negotiated within 30 days. The 2 checks that I have received on the over $7500+ owed were both well over the 30 day mark and often seemed to be short of the amount that was negotiated. I continue sending my employees to continue their work as assigned through Cyprexx hoping that it is all a miscalculation that will work itself out. Low and behold it doesn't seem to be a miscalculation. I was told that 9% of my approved invoices are being taken from my by Cyprexx and that I needed to locate the information in my vendor packet to ensure that I had read what I agreed to about this 9% and after I "reach an unspecified dollar amount" that I would be required to purchase Workman's Comp. So I did take a look at my vendor packet that I had notarized and I found a few very interesting lines pertaining to the 9% being held by Cyprexx from my invoices. See Below.
First is an email with a rep regarding the 9% admin fee, second is the excerpt from the Vendor Agreement Packet stating the guidelines of the 9% admin fee, which I DO NOT fall within and last is the State of Alabama law regarding a company to purchase workman's comp. Collectively I'm not sure how the illegal nature of this 9% admin fee can be overlooked from your companies view point or your attorneys.

"4. Vendor Required To Maintain Valid Worker's Compensation Policies.
Vendor warrants that it obtained a current, enforceable workers' compensation insurance policy
valid in all places in which Vendor, Vendor's independent contractors ("Vendor's Contractors")
and Vendor's employees conduct services and will conduct services for Cyprexx (Collectively
"Workers' Compensation Policies").
Vendor warrants that the Workers' Compensation Policies relieve Cyprexx from any obligation
related to workers' compensation claims by Vendor, Vendor's employees, and Vendor's
Contractors or any other obligation or liability that may be imposed on Cyprexx in relation to
workers' compensation laws or similar matters.
Vendor is required to submit to Cyprexx a copy of its current Worker's Compensation Policies
under the following conditions: (1) Immediately following executing this agreement; (2) If there
are any changes to Vendor's Workers' Compensation Insurance Policies and (3) If Cyprexx
requests a copy of Vendor's Workers' Compensation Insurance Policies. 3
5. Consequences When Vendor Fails To Maintain Valid Worker's Compensation
Policies.
If Vendor is not able to present a valid workers' compensation insurance certificate, Cyprexx will
charge an administrative fee equal to nine percent (9%) of amounts otherwise payable to Vendor
from Cyprexx under this agreement.
If Vendor's workers' compensation insurance ceases to be effective at any time, Cyprexx will
discontinue using Vendor as an independent contractor for future Work Orders unless and until
such insurance becomes effective again. Cyprexx also can charge the Vendor a nine percent
(9%) administrative fee on Work Orders handled while vendor's insurance is no longer effective.
The purpose of this administrative fee is to compensate Cyprexx for the increased risks of doing
business with a Vendor that does not maintain workers' compensation insurance. Vendor hereby
agrees that if Vendor is subject to this administrative fee, such fee will be borne solely by Vendor as
an overhead expense and Vendor's employees' compensation will not be reduced or otherwise
affected by such administrative fee. "------
You see from above that a 9% admin fee will be charged "If Vendor is not able to present a valid workers' compensation insurance certificate, Cyprexx will charge an administrative fee equal to nine percent (9%) of amounts otherwise payable to Vendor
from Cyprexx under this agreement." This is rather interesting to me and seems to be fraudulent, which is why my attorney and accountant have been contacted. As I have attempted to explain to every single individual that I have spoken with at Cyprexx, I live in the State of Alabama where workman's comp isn't required if you employ less that 4 employees and I can't be force to pay for not having workman's comp and I definitely can not be required to purchase workman's comp based on the amount of income I receive from Cyprexx. I will be meeting with my attorney and accountant to ensure, through the process of liens on ALL properties where my employees have performed ANY services, that I obtain the 9% that is rightfully owed to me through the process of negotiating bids in a state where workman's comp isn't required based on my companies number of employees. See Below.

This leads me to another issues that I have with the 9% being taken out of my invoices. I negotiated many times with Cyprexx reps on the cost to perform Lawn and Cleaning Maintenance on properties after the initial services performed as well as many properties for a one time maintenance cut. I'm not quite sure how it is legal for a company to "negotiate" or tell you, "this is all that we will pay for this service" then turn around and take 9% out of that amount legally. What exactly does this 9% admin fee cover for you the company, Cyprexx, you have no ties whatsoever to my companies workman's comp yet if I don't have workman's comp you all of a sudden must deduct a 9% admin fee that doesn't go towards my workman's comp or my company account at all. So Cyprexx is legally allowed to deduct 9% from of all service providers that just disappears into thin air or someone's pocket, probably the latter, once it is deducted from the negotiated prices of their service providers. I am the owner of the business which means if it is required I must pay for those costs yet Cyprexx has some type of "Admin Fee" for a company that is performing services in a state where no workman's comp is required and yet no one can understand the double negative occurring in this situation.
I attempted to negotiate prices with Cyprexx in which I was able to perform the services that they needed done and cover all of my expenses that come with running a business of this kind yet again I was combated with the 50-55% slash in my offers and told that Cyprexx would ONLY pay a specific amount. Little did I know that upon offering an amount to perform the maintenance services Cyprexx would also be cutting those amounts by 9%. As I stated with all of those representatives, each and every time I send my employees to a property for $32 and $25 sales clean, based on the drive to each property, cost of fuel and pay for 2 employees, I am losing nearly $50 a property. Now I'm hoping that you are beginning to see what I have come to find as disgust with the business tactics that your company is using against those that are willing to provide superb services for a very small fraction of the cost. I am writing in hopes that I can find someone who will see the legality of these issues. If no understanding can be reached and the money that is owed to be isn't paid without me having to go through the legal processes I will have no issues cutting ties with your company as well as ensuring that no one within my network of services providers do any work for your company until someone up the chain of command is willing to stand up for those of us actually working in the heat and humidity and taking care of your properties and ensuring that they are being properly maintained full amount of money negotiated.
I pride myself for having worked in the customer service industry for many years with a J.D. Power and Associates recipient and I know for a fact that companies such as that don't exist without completely transparent communication from top to bottom. This is something that I hate to inform you of but Cyprexx by far has some of the most terrible communication issues I have ever dealt with whether it be from the provider or the customer side. From submitting bids to issues such as the ones I am writing you with today it seems that no issue is ever cleared up. All it takes is a little decisive power and leadership to ensure that the company and the customers, in this case US vendors, are both happy and want to be partnering in their exchange of goods and services. I am asking for someone, anyone to be THAT leader within Cyprexx when dealing with US vendors. I have had properties taken from me because my rep didn't see a bid that I submitted long before their deadline for submitting. I get calls almost every single morning where I have to stop what I'm doing because a rep for a property decided to call me and harass me about uploading photos, submitting checklist or get information concerning properties when I had already taken care of or provided the information but the rep refused to look or listen to voicemails before calling me. COMMUNICATION IS KEY! The ability that your company has to be overwhelmingly profitable and transparent when working with outside vendors is beyond the scope of what I feel the leaders of the company have in sight for it. Don't get me wrong I am not writing to bash or be little your company or the leaders within but to hopefully spark a little initiative in someone to go above and beyond in their job and ensure that the main focus of all Cyprexx employees is being a company that gives a damn about those that YOU hire as vendors to provide THEIR services.
This is not the first email that I have written voicing my concerns and it will not be the last, given the astronomically illegal practices that are taking place with my business agreement with Cyprexx as well as the complete disgust for the guidelines in which reps are allowed to perform their jobs when dealing with vendors.

Yet we are in high peak season with the pool company. IT has been 2 months and we HAVENT got 1 lead from them. What a RIP OFF company.

I worked with cyprexx for 5 months and I was the top producer for pinellas county I was told by Jennifer Bissada I processed 133 houses in one month I was doing fine besides the rediculas jcr changing and the fact that every week i had to call some other ### at fl invoices but asides that last month they put in place a QA department to further harass the vendors I started to notice that my work load was slowing down when i called to see if they had work i was told that they did but only in jacksonville then I started to get a ton of emails like I did when i started but to my supprise they were go backs to houses that the realtor passed and most cases were over 60 days old wanting me to dust surfaces and pull weeds and such I refused to go back but cj agreed to bill me no more than 100 per house to send another vendor back to re do the work I was supprised last week when I couldnt get anyone to return my calls at cyprexx finally i spoke with a coordinator and she informed me i was placed on the do not use list when i called cj she told me it was due to my 19 QA returns that i paid to have fixed I was so angry that I contacted a lawyer and come to find out that you know how they will give a JCR and then say "I dont see that much debris" after the job is done well a JCR is a contract between cyprexx and the vendors and it is binding they told me if i didnt reduce my bill i would be red flagged and placed on the do not use list this is strong arming and I am going to file a lawsuit if any other vendors have proof of this jcr changing please contact me and maybe we can make them accountable for there JCRs and get them to pay us fairly like we should my Email is [protected]@gmail.com and my Name is James Gotti I hope that cyprexx has its coordinators that patrol this site see my name and recognise me Good luck to all who stay with cyprexx and a word of caution to any new vendors that may be thinking about working for them they SUCK.

Property Preservation Processor
Completely agree! Worst company in the us to work for. Was told a few weeks ago they was hiring anybody who applied to try and drive down the flat rate prices and to weed out the bid people. They want to move the flat rate price to 300 bucks for 20cubes. In seven years the vendors prices have been cut by 50% or better for more work and now you hae some numb nut in the inspections (they pay 5 bucks a house) dept go back and nit pick the house to death. Te current flat rate is 380 and this is a break even deal. You drive once to see what kind of shape the property's in, the second time to complete, remove 20 cubes of garbage usually to the tune of 80 bucks in lanfill fees, 10 bucks an hour in labor fees for me and a helper comes out to 200 on a 20 cube job, clean the entire house, add up to 20 ligh bulbs, board up to 5 windows, add wire nuts on any exposed wire, gas caps for any exposed gas lines, 2 smoke detectors and a dozen air fresheners, 80 more bucks in diesel, spend 2 hours cutting all the yard that hasn't been cut in a year and pulling the flowerbeds and edging and then to get called back at least one more time for the inspections dept 2 months later because the grass has grown back. While the owner Brett scoots around on his 80ft boat and houses on the water and taking all his managers to Hawaii and other exotic trips. Sounds like something you would do in china or Mexico. Oh yeah don't let me forget. At the end of the year they send you a 300k 1099 you have to fight with the government with for the next 10 years because they say there is no way you made this kind of money and you really make a dime.
knowing the job
I think some people looking for work should be happy that cyprex provide a way to make money. All you need is a few tools and a willing to do the work that is nessary to clean up property.

We are having the same problem as the other person complaining about cyprexx. We did work for them last November and still have not gotten paid, 2 months later. Have given them all the information they needed, invoices, signed contracts. They even told me they had everything they needed and would be sending out the check. That was in December. Called them back this month. Told them there would be a late charge for not paying. They responded with "they don't pay late charges". Can you believe that!? They are a bank that repos peoples houses for not paying, and they sure charge late fees, but they won't pay when it comes to them. Will probably have to put mechanics lein on house. DON'T DO WORK FOR THIS COMPANY!

I'm not sure what you are referring to here. I've worked with Cyprexx for a while and they have never paid late like you say. If something gets lost and you call them, they will even overnight it to you once they recognize it's their fault. And like the last poster said, they are NOT a bank and do not repo or charge late fees to anyone. They work for the banks. If you don't know that, then you really have no idea who you even signed up to do work for. And if you don't know who your working for, how could you possibly complain about anything as you kind of deserve to get screwed over if you don't even know the company paying you. It sounds to me like you are just trying to spread false rumors around which makes me believe that whatever happened was likely your fault to begin with. I'm not saying they are perfect, but neither is any other company - I just know I've worked with many of the nationals and Cyprexx is by far the best. Try working with anyone else and see if your experiences are any better.
Maybe you should get your facts straight, and then maybe you could make a legitimate complaint. Cyprexx is not a bank. Cyprexx works for the banks. As far as your lack of payment goes and your threat to lien, again you should know your facts. I have to question if you even have the intelligence to do the work assigned to you. Maybe it's your lack of money management that is the problem. In the "Real business world" it is not uncommon to not get paid for 30 to 45 days. And in some cases retainage is with held for up to a year. FYI Retainage is a percentage owed that can be with held. If you’re looking for a weekly pay check, you could try your local Mc Donald’s and get out of construction!

THEY WILL APPROVE THE BID HAVE YOU DO THE WORK TAKE PHOTOS TO DOCUMENT WHAT YOU DID THEN WAIT FOR 30DAYS OR MORE AND SEND YOU AN EMAIL SAYING YOU HAVE TO RENEGOTIAE THE BID AND REFUSE TO PAY UNTIL YOU LOWER YOUR PRICE TO WHAT THEY WANT TO PAY. They offered me a job at 543 Vaughn ave It was a trash out job for a repossessed Bank Owned property first of all I had a bid for trash out of $775, then they tell me they can only pay me $490, I didn;t like it but I agreed, they then added to my clean up at the same price of $490 and that involved to more lock and secure homes and moving a truck from the lot and take out the trash from those other to lots ..
They never paid me or acknowledged me ph calls or e-mails Big rip off ! I bet they charge the banks the first bid of $775 plus any other fees they may charge on top and then don;t pay the Vendors !

I have been working for Cyprexx for 6 yrs. and never had a problem with them, It sounds like you went into this business without any experience and thought that you were going to make hurrendeous amounts of money. There lots of people like you and you guys give good Vendors a bad name.
