Schumacher Homes Change order/home

We used Schumacher Homes in Morrisville, NC to build our home in South Caroline. We have been dealing with Keith Allison and we have been sending several emails. We started off with Stan Hale who told us that our house would be ready in October 2022 & November 2022 and Keith told us that we can move in the week of Christmas, 2022 and then he came back and said that we will be moving in on December 29, 2022 and he said owe we need a foundation survey, which York County have been asking for this since March 24, 2022, Dec 28, Dec 29 & January 9, 2023, so Keith said that they need to get a survey before the C/O could be issued. Ok, Keith/Schumacher Homes received the C/O on January 13, 2023 and I sent an email to Keith on January 16, 2023 letting him know that we knew that he received the C/O. I ask when will we be able to move in and he stated in his email once Cooperate receive the C/O. So, as of January 4, 2023 Keith informed us that we will have to bring $32k in order for us to take possession of our house. Understand that we never received a "Change Order" regarding this $32k until January 4, 2023. But, the bank have released all the money to Schumacher Homes and Keith fail to try to negotiate or resolve the issue. So we are stuck with continuing to pay a mortgage that we can't even move in and they never completed all items needed for the house. So we have to continue to pay where we live and a mortgage that we can't even move in. This has cause our family a continue hardship, stress and damages, mentally and emotional. So, now we have to incur more expense and try to get an Attorney to resolve this and go to the new media with this issue. It's no way that we should be enduring all of this stress. The communication in this entire process has been bad. We never know anything until we call; Schumacher Homes has gotten over $700k from us and now not in our home. If we were caucasian I am sure this would have been handle a different way. Mentally, I can't continue dealing with all the lies that have been told to us. Its been over 200 days and we are not in our home. This is causing to much stress and health issues. I had major surgery in July 2022 and was out of work for over 6 weeks and really didn't need the added stress. Schumacher doesn't care about people and Keith doesn't care about people. I feel that Schumacher has stolen over $700k from us and we are not in our home. Schumacher dropped the ball on the "Change Order" and holding us hostage from getting into our house. I am asking that someone higher up to review this matter and take it out of Keith Allision hands. He does not know how to resolve or negotiate conflict. He know that his office didn't follow protocol, but taken a hard stand. So if we have to retain an attorney to resolve this issue, it's more money to be spent. I am stressed out mental and emotional dealing with this house. Keith/Schumacher treat us like we are employees vs customer. Please contact me P. Gause at [protected]. Schumacher Homes Shower installation

We purchased the Schumacher home three years ago. At that time the previous owners had lived in it for eight years. Today we started the bathroom remodel. When we pulled off the shower tiles, we found that they were placed on drywall. We've dealt with mildew for some time now and suspect more damage as we continue to pull off the tiles. Clearly this was not the proper way of installing a tiled shower.

Desired outcome: I would like Schumacher homes to repair any water damage and install the proper backerboard so that we can continue with installing the shower walls.

After further investigating the mess removed from the shower, we noticed that although they did take the cheap route, a waterproof cover was used. We still have water damage behind the walls, but we don't foresee the company doing anything at this point. To pursue this any further would mean our remodel would just be drag out.

Schumacher Homes Home build drain tiles

I have spent the last 9 months trying to get schumacher homes to honor the contract and put the drain tiles and gravel on the inside and outside of the walkout portion of the house. We had talked to the previous GM of schumacher Homes and he agreed to dig down and drill holes in the foundation wall and put drain tiles on the outside to drain the water away from the foundation like the blue prints and contract said it would be done. On the punch list of things that they would complete( at closing so they could get the final payment) was listed clearly as drilling the foundation wall and putting the drain tiles. the list was signed off on by corporate and the GM. they have known about the problem for over 9 months. I have emails, texts, and pictures proving the work wasnt done. They don not deny that they said they would do it but they are refusing to go back and fix the problems. Because the foundation doesnt have any natural drain, the Sump pump runs ALL the time. I met with someone from corporate today and he was the biggest jerk that i have ever met in my whole life. He told me that i would have to sue them because they arent doing anything.

Desired outcome: Install the drain tiles in the inside and the outside of the foundation walls (the walkout portion), and install the gravel along the outside of the foundation and footers along the walkout portion of the house.

Schumacher Homes Warranty work/unresponsive warranty management team

Our home was constructed with materials that were left out in the rain. Our home was improperly engineered, which caused the house to sag around a 10-foot granite countertop.

Within six months, the home had obvious settling. The builder said, "settling is normal." The settling continued until trim, and columns separated from the walls and the floor was obviously caving in. Warranty Rep refused to answer emails and documentation. The warranty rep made false statements about our walls, stating we damaged our walls.

**Our walls are not damaged. **

We called a company to jack up the house because the builder warranty person refused to come out and see the damage or respond to emails. Builder Warranty person voided our warranty.

Within a few short months, our crawlspace and attic are filled with mold.

Desired outcome: Pay us to remediate the mold. Pay us for the foundation remediation and pay for the total foundation remediation. Maintain our builder warranty. Stop making false statements about the condition of my home.

These are some of the images that support my issue. There is a home inspection that was done that has the pages of documentation that show the "condition" of my walls and all the places where the house is damaged due to mold and the heavy granite countertop.

All homes are constructed with materials which may be left out in the rain. This is especially true for subfloor/decking as the walls are going up. I am not and cannot speak to your other issues but just wanted to clarify that for you. You should also be aware that their isn't a single home in the SE built on a standard crawlspace that DOESN'T have mold. I was (until I retired) a certified remediation professional and worked exclusively in the Carolinas. Without an encapsulated, conditioned space, Mold will begin forming in a matter of days on the joists below the insulation. Vapor barriers help but the vents allow common airborn mold to begin growing. There is NO such thing as a mold free home. I could test any hospital or doctors office and the minute a door was opened after a deep clean, mold from the ambient air would be detectable! It's a fact of life.

Schumacher Homes Windows, siding, interior doors, sewer smell

The windows leak air, house is always cold in the winter hot in the summer, you can stand by the windows and feel the air coming thru lowest grade window you can buy. Siding is buckling on the house where the electric meter is due to they didn't put a slip on the conduit,. Sewer smell in main bathroom do to improper venting, interior doors have tight jams where doors wont close or have huge gaps. Emailed several times but no kind of commit. They say the warranty ran out but the house was built in 2020.

Desired outcome: like different windows or reimbursed for the ones that they put in. fix Doors, smell, siding repaired.

Y’all need to have a plumber pull the toilet out and check it, our toilet wasn’t set correctly and sewage was being trapped under the crawl space in the insulation

Schumacher Homes Unusable driveway and garage

To whom this may concern,
This is a formal complaint in reference to our home that was recently constructed by the Akron branch of Schumacher Homes. Attached you will find photos of the issue described in this letter.
One of the last pieces of the building process was the completion of the exterior concrete work in the front of the home. This included a step up to the porch, walkway, and a driveway stretching from the road to the entrance of the garage.
We knew that due to the position of the home on a sloped lot, we would have a sloped driveway. On our dig date, we met with Bob Powell, the excavator contracted through Schumacher, a surveyor, and our project manager, Tom Morrison. We thoroughly discussed the position of the home and the slope that would be required for the driveway. Mr. Powell referenced the driveway of a neighboring home and said that ours would be similar in incline. We understood the necessity and approved to move forward.
As the home began to take shape, there was a tremendous amount of gravel and dirt required for the project. When our construction driveway was installed, it was a rough patch of rock that was generally scattered from the road to the entrance to the garage. Again, this was to be expected as when the home was ultimately completed, this area would be dug out, smoothed, and concrete would be poured.
One of the last pieces of the construction process was to pour the driveway, sidewalk, and front step. On the morning that the concrete company arrived, I was on site. Because we lived two houses down at that time, it was simple for me and my husband to monitor the progress of our home. I met with the man from the concrete computer just as he had completed "stringing off" the driveway. We spoke briefly and he verified that this was the slope of the driveway and asked if I was satisfied with the incline of the driveway that he had outlined. It was exactly as we expected and there was no reason for concern. During that time, Bob Powell was just arriving to do the excavating work for the driveway and sidewalk, which was going to require removing several inches from the surface.
When I returned later in the day, all of the concrete had been poured and the slope and shape of the driveway was not at all as we had discussed. It was very steep, with a large hump on one side. This immediately caught our eye, but we trusted the process and the professionals charge with the work. We were instructed not to drive on it for 2 weeks and to not use regular ice melt for a year.
Two weeks passed and closing date came and went. When we were able to drive on the concrete, it was clear that there is no vehicle that can access the garage using that drive way. My husband drives a Volkswagen Jetta and I had a RAV 4, and Hyundai Palisade. We could not get any of the vehicles in the garage. We immediately called our project manager, Tom. We sent him pictures of what was happening and shared our frustration. He assured us that he would get in touch with the "concrete guys" and we would figure this out.
At this point it was mid December and too cold to pour concrete, so we knew the fix would come when the weather allowed. My husband was put in contact with the concrete contractor and he said that he was only willing to fix the bottom portion of the driveway, which would involve digging up the French drain and raising that area a couple inches. Layering concrete at the base of the driveway was also mentioned and is certainly not a fix. In order to raise that portion high enough, it will require a 5-6 inch increase, affecting the sidewalk as well. He told us that we should just lay some wooded boards across the bottom to raise it up and then we could park inside. This eyesore would certainly not per permissible by our neighborhood home owner's association. The real problem is the top ¾ of the driveway. We told him that we wanted it fixed. It was done incorrectly and needed to be right. He said that he could not afford to do that. To date, this contractor has not been to our home since the day the driveway was poured. My husband and I measured, investigated, and researched; trying to figure out why the project was completed in such an unattractive way. Ultimately, he found a piece of plastic that looked like a gas curb stop. He immediately called the gas company and they came to investigate further. We figured that this was reason for the hump in the driveway.
When the gas company arrived, the Dominion Gas employee, John Desmond, used his hand to move a couple loose pieces of gravel and pulled out a piece of plastic that was no longer than 1.5 feet. It took no tools or effort to do this. This task was completed in 45 seconds at most. Prior to construction, the gas company came to our property and retired a gas line it was located where our driveway would be located. The actual live gas line was several yards away, which Mr. Powell knew because he was burying that line, too. When he was to be doing the excavating for the driveway, and saw that piece and simply stopped. My husband called Mr. Powell and asked the following questions:
1. Did you see a gas curb stop when you were digging? Yes
2. Did you contact Tom to tell him that you could not dig out this driveway or that there was an issue? No
3. Did you contact the gas company to see if this was live? No
4. Did you get off your machine to investigate; move the gravel around to see what this was? No
5. Was anyone contacted? No

Ultimately, our driveway was not dug out properly. It was left in the steep condition and the concrete poured over it. After being poured, the gentleman working for the concrete company told our neighbor, who is also my father, that "Nobody will be able to get an SUV in this garage." "This is the steepest driveway we have ever done." They had a difficult time even getting the concrete to stay in place as it was slipping downward. If there was going to be a deviation from what I was shown that morning, my husband or I should have been called.
Not one person on site thought to contact the homeowners, gas company, or even the project manager about any concerns. I was shown one illustration face to face and what was delivered is not what I was shown. Again, we expected a slope, but it is unacceptable to build a half a million dollar home and not be able to pull any vehicle into the garage.
After months of investigation and phone calls, Bob Powell appears to be where the issue began. The driveway was not dug out as it should have been. Had he got off his Bobcat and moved a few rocks around, he would have clearly found that the curb stop he saw was attached to nothing. It was a scrap piece left behind when the line was retired months before. He should have also been fully aware that our utility lines were buried nearly 4ft below ground and there was no chance of him affecting those. Mr. Powell had done enough digging around this home to know where everything was located underground. There is no valid excuse for not digging out the driveway as it was to be done, especially without making any effort to contact us first.
For four months, we have made phone calls and tried to find a solution to this issue, but have gotten nowhere. My husband was supposed to get a phone call from Tom Morrison's supervisor nearly 2 weeks ago and there has been no contact. He has checked in with Tom multiple times and we have made no progress.
At this point, we are seeking legal counsel and are prepared to move forward with formal litigation. We are requesting that the driveway be fixed to our satisfaction at the cost of Schumacher Homes or a full refund of what we paid for concrete work with an additional $2, 000.00 to pay for the cost of us having to remove the existing concrete and prepare the ground for it to be completed properly. We have be quoted between $7, 000.00 and $10, 000.00 to have this fixed. We just paid Schumacher Homes $494, 000.00 to build our home. That was to include a functioning driveway. We relied on the experts to do the excavating and concrete work. We trusted that it would be done properly. Now we are being ignored.
There are other significant items that are on the list of corrections, but there is more confidence that those issues will be remedied. The siding was nailed too tight and both sides of the house are wavy, there is a chunk of glass inside of our largest window in the wall of windows, and transition strips throughout the downstairs were never installed with transitions that fit the space. There are other items on the list, but Tom has assured us that those will be taken care of soon. However, the issue with the driveway appears to be out of his hands it appears that we have reached an impasse in terms of the driveway.

Schumacher Homes Floors and finish work

All of our bathroom floors have been bubbling up. We have had two places fixed but now have 3 more places. We have multiple cabinet doors with hardware that is loose, but the screws are stripped so we can't even take care of this on our own. We have a hole in the floor that was pointed out immediately — was told flooring people could pop out that board and replace. Nothing done. We have to finish work on the floor molding that were either forgotten to be completed or the job is just the worst I have seen. We have been in the house only 8 weeks. I have waited over a week for the "warranty" person to get back to me since we are having out of town guests coming and I am frankly embarrassed. So far no word.

Desired outcome: I want things fixed.

Schumacher Homes bad service

On the morning of July 18, 2019, Thursday I called this Schumacher model home location, in an attempt to make a appointment to see one of the model homes. The man I spoke to said I didn't have to make an appointment, I could just come in. I asked what time they closed. The man said they closed at 6pm that day, but online the location hours say open until 8pm. I pointed this out to the man I spoke to. He suddenly replied that they were open until 8pm that day. My spouse doesn't get off from work until 5pm during the work week. So one of two days during the week that the model home is open until 8pm was ideal. We live 1 hour and 20 minutes away in another city. I said to the man I spoke to that I wouldn't be able to get there until 7pm on this same day. He said that was fine someone by the name of Bill would be there until 8pm.

My spouse got home around 5:30pm. So we as quickly as we could, because of traffic got there at 7:12pm. There was no one there. We went to the entrance door that the sign for Model Home Office or Entrance points to. The door was locked. We tried calling and no one answered. There where no cars in the parking lot. Another sign in front of the model home site confirmed the hours. Tuesday's and Thursday's they are open until 8pm. All other days of the week they close at 5pm. We drove almost 1hr and 45min for nothing. I feel like this done intentionally.

I just want to make it known how this location does business to save others from wasting their time at the Scott, LA model home location.

Schumacher Homes Scam

We have met with one of the sales representatives in Greessburg PA and he was not customer friendly when we asked many times if we could pick the materials we like from the choices from what they offer to get an price estimate. He responded "NO" as "joking?" many times...Well, after 5 weeks waiting we did not recieve a price estimate yet, although emailed and called many times not only the rep but also the manager. No wonder he was saying "no" when we wanted to pick the materials, may be he really meant it!

I do not feel confident that how they would build a house if they can not give a price estimate! Or, there is something going on we do not know! At least I can guess either a discrimination case for internationals, or it can be only a salesman fault.

I completely disagree with the post above. I am a minority myself and I felt nothing more than welcome at the Greensburg, PA location. All of the employees were extremely helpful and spent time assisting with price estimates and cost changes for modifications. My expectations were exceeded, and I look forward to building with this company.

Schumacher Homes Just Bad Business

Do NOT use Linda Schumacher to rent your vacation home at Kismet. She might leave you a cute 'welcome package' but, she will make your summer miserable. She will closely monitor your stay. She does not return phone calls for legitimate issues regarding your lease and the house and will become obsessed about insignificant details. She cares mostly about her commission, so if you wind up renting from her for more than one year, don't expect your calls and emails to be answered. She got her commission and she done with you.

Schumacher Homes My roof leaks in four areas of my home

I now have four different areas of my roof that are leaking. This has happened once before in the garage. They said it had nothing to do with the roof. That it was the freeze and thawing of the wet drywall. They came out, sanded down all the drywall in the garage (you can only imagine the dust)the redid the drywall. Now it happening again, except it's also in 3 differnt areas. I now have cracked and stained ceiling in the bedroom, kicthen and great room (which has cathedrel ceilings).I called Schumacher and they put me on hold, then gave me someones voice mail, that I have not heard from. Ohio State Attorney General here I come. Wish me luck.

Schumacher Homes Terrible experience

Terrible experience! This company relies on local subs and is only as good as the ones they use. We worked with 3 managers and 4 contractors. The first manager was a sales person they made a construction manager. He knew little of construction. The first contractor was okay but more concerned about his own clients than Schumachers. He did not supervise our house and many mistakes were made. Long story shortened, we have a list of 2 pages of errors. It took longer than 6 months because the errors had to be ripped out and corrected, and because of the turnover of managers and contractors. Still have problems and subs do not want to come back and make good. I would recommend that anyone wanting to build find a good local contractor that will watch your construction closely. Our experience was really bad and still bad. I understand there were others in the Lafayette area that are experiencing problems or went through problems and would hope they are brave enough to speak up. This might prevent other from going through the nightmare that we went through.

Schumacher Homes - Broker

PLEASE DO NOT use this real estate broker for your rental or purchase. They do not return phone calls, more concerned about their plumbing business and everyone elses. If you do, be sure to ask if the phone converstation your having is being recoreded. For some reason they do this. Don't know if it legal. Kismet is a great place. I highly recommend using www.IslandBeachRealty.com, Contact Rusty or Sam

Schumacher Homes Terrible everything

Schumacher homes is not all they advertise to be. They are inflexible. The site supervisor has ordered incorrect products. They change the materials on the construction after the contract is signed to make more profit for themselves and provide lesser quality.

The biggest problem is the site supervisor shows poor attention to detail. The subs keep taking the key and I cannot get into my own house. The company does not return calls, or provide a key. The supervisor will not return my calls to get a key to check on the work. It has been almost a week since I could get inside, and I am out there at least once a day...locked out.

Schumacher underbids the sub work so your cost ends up higher than anticipated, this also puts more profit in their pockets. I wish I had seen this site and the other input before I started building with them. I do not recommend Schumacher homes.

How can this be against the Akron, Ohio division when the address states North Carolina? Also, Mitchel's post(this one) is identical to Angelo's post 1 or 2 months later. Sounds fishy to me.

Schumacher Homes Terrible service!

In November 2007, we visited the Schumacher Homes center in Greenville, South Carolina and met with Ms. Lisa Olson of Schumacher Homes. Based on a previously provide quote on building a home on our land in the Greenville area, we entered into a contract with Schumacher to have our home built. This contract was wholly based on us obtaining, through Triad Mortgage, an acceptable (to us) mortgage.

After dealing with Mr. Matt Surface, it was readily apparent that Triad Mortgage (owned by Schumacher Homes) was a total 'rip-off' organization. The mortgage quoted to us by Mr. Matt Surface (if one can really believe that name) was a full 2% above prevailing rates for the same mortgage and Mr. Surface indicated that they would require $65K down. This 'offered' mortgage was totally unsatisfactory to us and we informed Schumacher Homes of our decision.

We then received a letter stating, in essence, that, due to our failure to live up to the contract, that Schumacher Homew would refund our deposit. As requested, we returned their 'homeowners manual,' signed a letter requesting our refund and sent it out via certified mail to Schumacher Homes in Greenville, SC. This package was received by Schumaker, according to USPS tracking on 24 December 2007, however it was not picked up by Schumacher personnel until 13 January 2008.

When my wife spoke with Ms. Lisa Olson of Schumacher homes on 20 January, she was told that the check was being cut and that we should receive it within the next 'day or two.' This is the 25th of January 2008 and we have yet to receive the check.

Additionally, during our negotiations with Schmacher Homes, we were told that we were entitled to a $15K discount if we purchased prior to the end of November 2007. When we asked about the discount with Ms. Olson, she denied ever having said that, although the $15K discount was advertised on the Schumacher web site during October 2007. By the way, Schumacher is now offering a new BMW automobile to anyone purchasing one of their homes.

Between Schumacher and Triad Mortgage, there were more lies told than the law allows and their purchase contract, of which we kept a copy clearly states that 'if owner acceptable financing cannot be arranged through Triad Mortgage, all funds deposited will be refunded'... yet another Schumacher lie.

My wife and I were extremely fortunate to have concluded this purchase prior to going any further. Schumacher's ability to live up to their advertisements is seriously in question and I would recommend NOT doing business with them. In a 'buyer's market' such as we have today, we are confident that we will find a reputable builder, however, it most certainly WILL NOT be Schumacher and we urge others not to go down this road.

I am a severely disabled Veteran and was inquiring about building a Specially Adapted House that is wheelchair accessible with Schumacher Homes. I was given 3 single sheets to initial that stated what great things they would do in building the house and then a document that stated at he top, "Receipt". It was for a deposit they required to draw up plans for $1500.00. Later at home I found a contract hidden inside one of their magazines I was given. but I digress. After a 20 min talk I left to find a lender and land with the understanding any failure of the two and I was to get my Plan deposit back. No plans were drafted and the land deal fell through. All this happened during Thanksgiving and Christmas and the person with Schumacher I was to work with was on vacation and I had no contact with them for more than 3 weeks. After the land purchase going south Schumacher agreed to return my deposit and terminate the agreement of which there was not a contract to purchase to start with. In the signed Release of Purchase Agreement Schumacher agreed to return my deposit and not pursue any other legal action it has available. I sent all materials plus the original release form as I had emailed the form to Mary Schumacher Becker to her by registered mail. I was surprised to receive a check for $750.00 from Mrs. Becker when I was due $1500.00. Where is the other half of my $1500.00 Mrs. Becker? When you go ripping off a severely disabled Veteran that has nothing to do but warn all Veterans to beware of your company you have something worry about. I would bet we area large part of your business. I will call tomorrow and request the rest of my money and the outcome of that will dictate what I will do next but I know a negative outcome will consist of a through multimedia blitz, a continued soap box speeches at the VA clinics, hospitals and events I attend. I understand you are on Facebook or at least have sites there and I swear I will not stop until I am dead! I bet ya the general public with all the sentiment and appreciation for Veterans will be discouraged to deal with a company that would cheat and steal a disabled Veterans money. Is my $750 so important to you that you have to steal IT. I hope you know what is good for business!

I praise anyone whom did not build with Schumacher Homes and suffer the problems I had and the prblems I am stuck with. They show you their 6 steps in owning a home. Sit back, relax, and then enjoy. Even though you have a signed contract, they do not have to follow their own wording because of special clauses in the contract. Good example is the Limitation of Damages. It took Schumacher Homes 6 months to begin the construction and an additional 12 months to complete (with many defects) and I was stuck with paying my construction loan penalties forcing me to accept the home "AS IS." Schumacher Homes is a total joke. We talked to them on several occasions a couple of years ago and there were three different sales people in a short period of time. The straw that broke the camels back for us was this new sales guy with these HUGE eyebrows that kept trying to push us into buying a house. He scared us away, he kept saying "what do you think about going forward with this today" about ten times. They must be desparate to be using tactics like that.

I ran into someone that built a schumacher home and their basement leaked for over three years without resolve. stay away from these guys, they are not reputable. We chose Wayne Homes as our builder, the process was flawless except for the drywall which they fixed after we complained about it.

Today we concluded any chance of having Schumacher build a home for us. Their mortgage company TRIAD put us through unbelievable loops and hurdles to obtain a mortgage. They earlier agreed to wave the PMI on our mortgage for a mere $500.00
a month as our project appraised for the amount
they said would qualify us for a waver of PMI.
In the final analysis when the loan was accepted
the condition of paying PMI was insisted upon by their underwriter--they would not back down.
We refuse to close they welched on their deal.
Now they want to find us a new lender--No tyhanks guys--it's over

Another great move by Schumacher is that the require a builders risk policy purchased at the time
of loan application--the policy is non refundable.
We paid $2300.00 for this policy and we've lost
that amount even though we decided not to accept the loan. Why not insist that the policy be bought
after closing and before construction begins--would that make too much sense?

There are so many things wrong with this complaint that it is comical.. First of all, who would need to deal with a mortagage broker that is 2% higher than anyone else.. Uh could it be that they have TERRIBLE credit? Second, they needed $65, 000 to put down on the house? at 10% that is a $650, 000 house and at 20% that is a $325, 000 house.. Schumacher's deal was for $15, 000 in upgrades to the house NOT a $15, 000 discount and they would LEASE you a BMW for a year NOT BUY YOU ONE! Our Schumacher house if wonderful and we love it! Take this for what it's worth!
