Breckenridge Grand Vacations DO NOT BUY FROM THESE PEOPLE!

DO NOT BUY FROM THESE PEOPLE! If I could give a negative score I would. I have attempted to GIVE my property back that is 100% paid for to grand lodge with the explanation that I have TRIED to sell AND give away this property via the 3rd party processes that they suggested with no luck. No one else wants to get sucked into this scam! So year after year I am stuck paying for the annual fees that just go higher and higher every year and now that I am unable to pay, I asked what would happen if I didn't pay the annual fees. They said that the property would go into foreclosure and that my credit would suffer. They make it sound like this property is in high demand when they suck you into the sales... don't buy it. They will not buy it back from you.

Just a warning to all. At my sales meeting they never told me that: a) I would have maintenance fees to pay forever and that... b) those fees increase yearly, way more then most people's incomes go up yearly so the rate of increase you can not keep up with over the years which means... c) by the time my children can supposedly inherit this great investment they can not afford it because the maintenance fees would be so high. Higher then just traveling on their own d) which also leads to us now, this is not worth it. With the rising cost, it is cheaper to go on vacation on our own than to use our ownership e) they act like this is such a great investment for our future and that the value will increase with time but we can not even sell this. No one wants to even rent it from us for 1 year. So this had depreciated. They, of course, would lie about that. This leads to ... f) they told me my only option out is resale, but if you can not resale and no one will rent it and you can not afford the payments any more with the increases THAT'S IT, YOU ARE STUCK. Which does not seem fair or legal really? I want to know why the government has not stepped in to stop this madness. Now that we are unhappy timeshare owners we have talked to so many other owners that too are unhappy and stuck and hopeless in this black hole. It just does not seem right.

While this is a negative review, it varies from the others as our experience with GTL as owners overall has been positive... yet let this serve as a warning to those who felt they really new what they were getting into when they purchased a time share. We purchased our 3 bedroom/lock out around 17 yrs ago and paid the note off in full shortly there after. The annual maintenance fees were around $900 back then. It was relatively easy to book a week during high ski season which is what we had purchased. Accommodations at the main lodge and convenience to peak 9 were hard to beat. Well, annual maintenance fees are now around $2000... of yes. Be aware of creep... on this one. While I am sure their scheduling system is intended to manage a great number of additional owners than they had at the beginning of our run, we have had a number of years recently where due to random chance (you need to offer 10 weekly preferences) or technical glitches (including user errors granted) we have had late season weeks where the snow is pretty much unusable. We learned in March our week in mid-April was cancelled due to COVID 19. Multiple calls to GTL have yielded no accommodation except the option of joining Interval International (yes $300 fee). No rebooking option of our lost week for future years, no $ credit... NADA. So for 2020? We spent $2000 on our annual fees and lost our week which has a value of $3000. Their routine customer service is generally strong... but the real test of any organization's commitment to customer service is when a crisis... or pandemic... occurs. For their COVID 19 response, they get an "F" from us.

We sent in a letter and have not had any response. We see there is an option that states BGV Gives and offers donations, we wanted to ask if we could give our timeshare as a charitable donation so it will be of some value!? We have spoken to someone about a release but no longer have the contact information and we cannot recall who. We would really love to give this away as a charitable donation, but in any case, we want to end our ownership. We look forward to your options for us to do so. One of the issues we have as owners of this company is the point of purchase. This purchase was family-driven and tradition-driven. As a family, we often gathered to celebrate, have reunions, and spend time together, but we sold the place we owned in Colorado for this purpose in 2007. We purchased the timeshare (in 2006) because we were told that this would provide us with the place to have these traditional get together with family. See, we purchased it and sold the Colorado property and this has cost us far more than just money. Also, they insisted that this was a great idea as we could go to many other places, but none are available usually. Ultimately they insisted that this entire ordeal was "risk-free" because we were able to decide to return the timeshare to them if desired and therefore, it either worked out as a new family tradition OR we could walk away from the ownership if it did not. Risk-free and an adventure with our grandkids? Yes, we thought, but it is untrue, we find ourselves in a use it or lose it situation instead. Contract No. *** and Owner Number

We purchased a vacation plan from Grand Vacations, LLC (Grand Timber Lodge, Breckenridge, CO) after repeatedly informing their sales department we could not afford their product, had no interest and yet the barrage and coercion continued. We were newlyweds and finally agreed after being demoralized and condemned to some degree by their insistent associate who told us we had thus far mismanaged our travel dollars. This was in 2008 or thereabouts. Since that time, we have spent a total of $22,000 plus annual fees that just this year doubled (!) for less than a full two weeks of any time used with their product. We have paid our unit price in full at time of sale using a credit card, and have remained solvent on fees. We have tried to sell, give and donate our units. To no avail for over 13 years. We no longer live anywhere near the property and the responses to simply give back our units to GTL/GV,LLC have been met with derision. We need help. They can HAVE our property. We will happily quit claim the deed. We just want out and will wave the flag of being naive and gullible consumers. We could happily provide the Complaintsboard.com with long detailed accounts of our experiences, should that be necessary. Can you help, please? Other than a class action lawsuit, we do not know our next step. We just want out. $22,000 overall for 2 weeks of time used in the past 13 yrs. We have been reaching out to Breckenridge for quite some time now with no luck in getting this matter resolved. We have never been able to use this timeshare so we do not feel as if we should have to pay for this. We thought this would be a good investment until we found out the maintenance fees go up every year. Please assist us in getting the timeshare to respond with something that is helpful to get this matter resolved.

This company sells time shares they call "ownerships" at their local condo buildings right on the ski resort at Breckenridge. About 2.5 years ago, we toured the facility and after 2-hours of a very strong-arm sales pitch, we still did not agree to buy a share of any of the units. However, we did pay about $1500 for a week of vacation at a resort property within their affiliated network of properties around the world. They said we would get a catalog, a personal coordinator, and the ability to book time for a 7-day stay at anywhere in their network. Fast-forward 2 years later and now that we're finally trying to plan a trip and use this service we bought, we cannot get anyone from BGV to return our calls or emails to help us plan and book. We are left feeling like they just took our money and ran away with it.

We are reaching out to the complaintsboard.com regarding our timeshare ownership at Breckenridge Grand Resort. We have done everything the company has suggested and we still cannot come to a conclusion. We were told to supply a letter to the resort with our experience and why we are seeking termination of the contract, which we have. We were then told by Cameron K that the resort is not accepting "deed backs" right now. We questioned him about when they would become available and he stated there would be no future options granting this request and he suggested we try and sell it. We have had it listed for many months and no one has contacted us about buying it. We became very frustrated after doing some research on the internet. We found owners at Breckenridge Grand who were very recently offered "Quit Claim Deeds" for their timeshare contracts. We reached out to the resort again and received a response from Jonathan M repeating that we needed to sell it and that it was our only option. We are at a loss. We have done what they have suggested and have been unsuccessful. It is very insulting for a customer who has been faithful to a company for many, many years to be offered no options. It's even more insulting to see other customers offered a way out. Again, that is all that we are asking. We have paid off this ownership and have ALWAYS been current with any fees required. We pay this because we are not ones to shy away from our responsibilities. All we are asking is for this to be terminated because we are afraid that with the ever-increasing maintenance fees we won't be able to continue to pay for something we are not using.

My wife and I went for a "preview tour" at the Grand Colorado on Peak 8 in January. We quickly found out that this was actually a sales pitch for a timeshare. Early on in our conversation with our salesman Ryan we told him that we were not interested in purchasing a timeshare because of all of the bad things we had heard about them. He quickly assured us that this was not a timeshare at all. This was the first of many misleading statements made by Ryan. I could list several more but have limited space. After listening to all the lies and buying into them we put down a downpayment of almost 6,000. After realizing our mistake we have tried to ask for ways to get out. The only solution from them is to pay your loan and then you can sell. These people will lie and say anything to get you to sign up knowing once you do there's no way out. They claim this to be deeded real estate but in order to sell it you must have it fully paid off. Extremely misleading with no ethics.

I am following the Deceptive Trade Practices Act related to Timeshare Sales (SB13-182). This company did not disclose everything during and on the process of selling me the timeshare and continue with telling me fake promises. The never disclosed additional fees and that those fees are subject to increase EVERY year. They broke this act big time as far as i experienced for the past two year.

Breckenridge Grand Vacations To whom it may concern

To whom it may concern. I'd like to address an immediate concern I have with Breckenridge Vacations and my timeshare with Peak 8. I have been an owner since 2016. We have very much enjoyed Peak 8 through the years. Fast forward to the present, life has brought some new adventures therefore I am no longer interested in continuing my ownership. This now brings me to the concern that I would like addressed. Over the years of my ownership, I was advised the following option in the event I decided to depart my ownership in the event I am unsuccessful in not selling my timeshare. This option is to forgo the annual membership dues therefore "Giving my Timeshare Back to Peak 8" Fast forward to the present. It's been brought to our attention this is indeed NOT and OPTION nor has it ever been an OPTION. This is a bit perplexing as I as an owner could not fabricate, insinuate nor arbitrarily come up with this OPTION. In fact I tried to sell my timeshare so I could at least walk away with something. Hence why the OPTION of walking away was my second choice, as I wanted to have some return on my investment. Also when this discussion occurred with your account manager, there was never given a list of brokers recommended. I had to source out my own avenues in doing so. Why is there a list now? Things are not lining up. I could see if I were a new owner but I have 5 years with Peak 8. I have seen the games and know something is not right here. I would like some honest clarity or even a timeline of the CURRENT implemented changes. I can handle paying my dues with an honest answer of the changes. I will not accept the "Smoke and Mirrors" games covering up misleading unethical practices.

To Whom It May Concern: We made this purchase in 2012 and since making the purchase the trips in total have cost us $29k and we find that to be awful. We have been preyed on due to us being older and we called the timeshare on 5/19 and during the call we asked about deeding back the timeshare and Jacob Turner told us that it wasn't his nor the timeshares responsibility to sell or take back the timeshare. We ask that anyone thinking about this please don't waste your time with RUDE people like them. Jacob should be fired for the way he spoke with us over the phone.

The timeshare lied to us from the very start, in 1999 we made a trip to Denver and were told that the purchase was going to be an investment but instead it has been a money pit. Also now that we have retired we both are on social security and can't afford to keep paying for something that has about drained us financially as well as mentally. We have demanded to be released from this and don't know what else we can do. STAY AWARE FROM THESE LIARS

Breckenridge Grand Vacations Our ownership with this company has been extremely disappointing

Our ownership with this company has been extremely disappointing. Being an owner you are required to attend a high-pressure sales meeting every time you visit the resort. We have been pressured into upgrades every time because we are presented with more flexibility and opportunities to utilize the ownership. At every meeting, we ask for assistance with how to better utilize this and all they offer is an upgrade. No real answers expect that more money will fix your problem. We fell for the idea of having a fun family place to stay where we could all be together. Trying to book a place for us all to be together is always a lengthy and painful process. With each upgrade, this process is supposed to become simpler. It has not fixed the problem. We cannot use this. The fees continue to climb and have become a financial strain. They leave this part out of the presentation. It's presented as an investment when in reality its a money pit. We are tied to them and cannot getaway. We have reached out to owner services and their solution is for us to sell it ourselves. If they fail to fulfill whats presented, why is it our job to find new owners? I would never want to put this on someone else knowing the fees will increase and booking is impossible. With the requirement to attend a sales presentation each time owners visit, wouldn't it be easy for BGV to take this back and sell to someone else? It begs the question, could I really sell this? If this company is profitable with timeshare sales wouldn't it be in their best interest to sell it themselves and let us move on with our lives? We thought we were buying into something amazing for our family and it has been anything but. Very disappointed!

Breckenridge Grand Vacations We entered into a contract with Breckenridge on July 14 in Breckenridge CO

We entered into a contract with Breckenridge on July 14 in Breckenridge CO. We responded to a drawing at a *** baseball game and were given 2 free nights in Breckenridge. The only catch is it was mandatory to attend a meeting. We had no idea at the time what we were getting ourselves into. The meeting itself lasted over two hours. It involved at least two salesmen who switched off giving us intense sales pitches trying to convince us to buy that day. The whole thing was extremely high pressure, with salesmen saying whatever they could to push us to sign on the line. We were given incentives including $1,000 in rewards and money to go into our resort account, plus a ski pass for the 2018-19 ski season, a bonus week we have not been able to use, and a one-year membership in Membership II. The salesman also said we would get points, but we have never received them. The salesman said this was a great investment and that it would grow in value over time. Nothing we were told during our sales pitch has turned out to be accurate. Since 2018 we have only been able to use our timeshare for FOUR NIGHTS TOTAL. We have to date invested almost $8000 into this contract. This comes out to $2000 per night. Nothing has ever been available when we have been able to travel. On top of all of this, we have had life changes since we signed in 2018 that is making all of this unbearable. We have tried to communicate with Breckenridge and no one has ever addressed our concerns. They are not interested in our experience with their company only receiving payments. We were completely misled into this agreement. We deserve to have our timeshare contract terminated as it is based on the lies and misconceptions we were told.

On November 7 , I posted a the following review about Breckenridge Grand Vacations on this website. "BGV uses pushy agents, promise you ownership perks that never materialize, rental incomes on your unused unit that are inflated and the promise of resale values that are outlandish. We are owners of a 3 bedroom, biannual unit. We never get out requested week unless I leave a bad review on the owners survey or call to complain. The dues are ridiculously high and ever increasing. You can't give the deed back to them and you can't sell the timeshare. Not even charities want them as donations anymore. Basically, they are worthless and costly. You pay lots of money to "own" a week and just keep paying and paying. Don't buy from them." BGV posted a response saying they appreciated my concerns and would be contacting me. I received a phone call from someone from Accounts Receivable who offered to take back our deed if we were to pay the 2022 dues, estimated around $1,100 from the yet to be approved budget. I informed him that we would be traveling out there for our assigned week immediately after Thanksgiving and would like the opportunity to sit down with some and discuss things. He told me that was impossible and all transactions would have to be conducted over the phone, but we could wait until we arrived to give them a call. Once we arrived, we got appointment with their sales office. The lady we spoke to could not help. Her solution was to offer us a smaller unit with lower maintenance fees, at their newest resort. It would only cost us another $15,000. Really, that's their solution; pay us more money and we'll lower your maintenance fees? She did give us a number to call for possible assistance. Unfortunately, they cited safety and security issues and would not meet us in person. We are frustrated beyond belief. We can't sell or give this thing away. We don't know what to do without shelling out even more money.

We have been Grand Timber Lodge timeshare owners since 2007, and upgraded our 2 bedroom annual ski week ownership to a 3 bedroom in 2019. Due to the Coronavirus, our ski week this year has been cancelled without a chance for rebooking. Breckenridge Grand Vacations (BGV) also own Grand Colorado on Peak 8 and Grand Lodge on Peak 7 and are actively and aggressively selling timeshares (before the Coronavirus shutdown), but yet they do not have another ski week for us to rebook? That does not sound right. We, as owners, understand the unprecedented situation currently with the Coronavirus. Everybody is making accommodations, and BGV should honor their owner's ownership by allowing them to rebook a week at any of their resorts! We have contacted customer service many times, and their solution is a week deposited into Inteval International Timeshare Exchange Program. We have a ski week at a very popular resort, a rare THREE-BEDROOM unit. Those are hard to find with Interval International as ski weeks are high in demand and very hard to come by with exchanges, not to mention the fees/taxes we would have to pay with the Interval International exchange. We are losing great value with our timeshare week. When we asked if they will be responsible for any taxes, exchange fees, etc with Interval International, the answer was a hard NO. We asked to have our concerns escalated, and were told that we have been offered the BEST (and ONLY) options that they have. Also, that "(they) have offered all flexibility available during extraordinary times. (They) will not be offering any further compensation." We upgraded to a 3 bedroom in 2019 and are paying a much higher HOA. It's disappointing that we are not able to use the property at a later red ski week. This is a difficult time for everyone, and yet they want us to pay more money out of our pocket to exchange our ski week for a less valued timeshare. Yet, BGV was still trying to make sales with ski weeks that they apparently don't have (to rebook current owners) and make more money themselves. Their business practice is unethical and socially irresponsible during this difficult time.

It's been a year since we were invited up to BGV to listen to their timeshare pitch, we still haven't stayed at their resort. We sat down with Ryan B, really nice sales guy, and ez to talk to. We were interested in a summer membership, and our conversation revolved around just that...summer activities. Well five hours later (during this time our small dog is in our car) we agreed on what we thought was a summertime membership, Our sales guy even admits to summertime theme conversation. The contract we signed and read when we got home,reads: spring/fall which we thought was inclusive of summer. After arriving on a price for this we sat down with a lady from their contracts group. At this point we were very concerned about our dog, and wanted to get to him. In addition to this, the lady helping us sign was very hard to understand, had a very thick Russian accent. We finalized the signing process and were on our way. We weren't able to use our membership in 2019 as we had time constraints, and then this spring was the pandemic. We called in June to make a reservation, and the reservationist said "you can't do that, you don't have a summer membership". So we're still not happy about this as our repeated calls and emails over the passed 2 months have "too bad here is a copy of your contract you signed right there so deal with it" mentality, even from the so called member advocates (which are sales people in disguise). Finally when I reached out to their Director of sales, instead of understanding my perspective, he wanted to sell me more membership. I told him we didn't get what we paid for in the first place, why would I want to buy more of what I don't want? He responded it was a really good deal, like you would hear from a used car salesman. In fact, we were lied to twice by this guy. In addition to the scenario described above, he also stated we wouldn't be billed for 2019 HOA's (still have the email), and then what happens? We get a bill last November for $319 for you guessed it, HOA dues. So here we are stuck with a spring (mud season)/fall (their fall in late October when it's about to snow season). Spring/Fall. In Colorado, either you ski, or you don't. We used to, now we just wanted this membership for summer. But I'm a principal guy, and what they did was wrong. WE DID NOT SIGN UP FOR THIS.

We want to file a complaint against Breckenridge Grand Vacations based on the lies we endured during our presentation and the high exit fee they asked for when we approached them about our concerns. At the beginning of this year, right before the pandemic hit, we were given a free weekend trip to Breckenridge so long as we attended their presentation. During that presentation, we were told numerous times that "this was not a timeshare and they are not a timeshare company." Which turns out, that was not the truth at all. We were in this meeting for around 6 hours and told them numerous times that we had dinner reservations and my wife had a massage appointment. After telling them this they finally let my wife leave for her appointment but urged myself to stick around with the kids to listen to more of this presentation. Honestly, after dealing with all of that, and the kids, and trying to keep them entertained, we were worn out. I think mentally we were done and just signed to get them to stop trying to convince us. We never fully understood what that meant for our family. This contract implicates us for life, and when we are gone this passed to our children. Had we known this, we never would have agreed. On top of all this, we aren't even allowed to use it at all, for an entire year, but are still required to pay for it. With all of that, we contacted the business and inquired about giving this timeshare ownership back to them. We were put in touch with Jake Turner at the facility and the only thing they told us they could do was to pay them 50% of our loan balance upfront. This amount is $9,103.08, with no negative credit reporting. We have a family, we have two daughters, one we need to purchase a car for soon, the other we need to start saving for college for. We absolutely do not have such a high number just sitting around to pay them at this time in our lives. The money is simply not there. We did contact them and ask them to lower it, and were told no, over and over again. We have NEVER used this timeshare, and do not intend to ever use it. To pay almost $10,000 for something that we get no use out of is gut-wrenching and would make a huge negative impact for our family and our family's future. We just want them to work with us on this offer that they gave us. We cannot pay that much. Thank you
