Yo, so I was checkin' out Black's Home Sales website (blackshomesales.com) and I gotta say, I ain't too impressed. They talkin' 'bout a 1 year warranty on their homes, but most modular homes come with a 10 year warranty. That's kinda sketchy if you ask me.

And get this, I did some diggin' and found out that they been accused of consumer fraud. Like, what the heck? That ain't cool. I found a court case (Emp'rs Mut. Cas. Co. v. Black's Home Sales) that talks about it. Seems like they been doin' shady stuff for a while now.

I wouldn't trust these guys with my money or my home. There's plenty of other places out there that offer better warranties and don't have a sketchy reputation. Do yourself a favor and steer clear of Black's Home Sales.

I gotta say, I had a pretty rough experience with Blacks Home Sales in Duncansville. There were cracks all over the drywall, and even after they came back to fix it, the problem persisted. The french doors were a nightmare - they leaked like crazy, and whenever it rained, water would just run across the floor. And don't even get me started on the shingles and siding - they were blowing off every year!

But that's not all. The windows had some kind of defect between the panes, and the trim throughout the whole house was made of pressed cardboard, even though we were promised real wood. The shower leaked, and the floors squeaked like crazy. And to top it all off, we found out that defective bathroom tubs and showers had been used, which explained why they needed repairs after just a few years.

Honestly, I wouldn't recommend Blacks Home Sales to anyone. It was just one problem after another, and it was a real headache trying to get everything fixed. Save yourself the trouble and look elsewhere.

We bought our new home from Blacks and it was a nightmare. We had to pay $10,000 out of pocket for hidden costs that we didn't know about. After we moved in, the furnace broke down twice in a couple of days. Black's sent someone out to 'fix' it, but it broke down again a month later. We called Black's again, but no one came out even though it was under contract. We had to pay out of pocket to have a repairman come out. Three months later, it broke down again, and Blacks didn't help us. We also had a leaky roof, and when we contacted Blacks, no one returned our calls. We are disgusted and very upset with Blacks. They are helpful and available when they are trying to sell you a home, but after that, you're pretty much on your own. We wouldn't recommend them to anyone. Go somewhere else.

Black's Home Sales is a company that you should be wary of. They have a tendency to lie to your face without even batting an eye. They will keep changing the order so that in the end, they keep your buffer plus add on a few costs just to make sure they don't have to redund. What you sign doesn't mean crap because they will redo your order and put someone else's initials on the order. They will redo prices and add on items all without you even knowing about it.

When you confront them with emails of what they say you are getting, they will say that's not how it works and that's not what they said. It's in black and white that you are asking what items are in the home you are supposed to get and them replying with what they are, none of which you will ever see. And credits for items you didn't get? Forget that idea because you will never see them. There will always be another hidden cost that shows up to reclaim anything you were due refunded.

In the end, you end up paying them thousands more than your contract says. And that final price changes like the wind. You better have a bank on hand ready to give you a loan so you can get into your home. And their staff? Well, they are young and don't care about doing sloppy work. They never fix things right, and it's always on back order.

Overall, I would not recommend Black's Home Sales to anyone. They are not trustworthy, and their business practices are shady at best. If you want to avoid headaches and financial losses, stay far away from this company.

This is my review of Black's Home Sales, where my family and I purchased our first new home. Overall, we are very pleased with our home and enjoy living in it. However, we have had a few issues that we want to share with others so that they can learn from our mistakes.

First, I want to share a terrible experience we had with a Hogan sectional sofa from Ashley furniture. It was a real lemon, poorly and cheaply made, and not made in the USA as their ads led us to believe. We had to deal with a rude service rep lady and a scary repair guy, and we had to have five in-home service calls in less than a year to repair it. We will never buy furniture from Ashley again, no matter how good the deal seems. But let's move on to the house itself.

One annoying issue we have had is that some carpet in the big great room was laid going in the wrong direction, and a large seam is now obvious. It's impossible to hide, and it started to pull away from the flooring. We tried to fix it with carpet tape and glue, but the results were not great. We suggest that you check your carpet seams well and report any issues within the 30-day period for cosmetic issues.

Another ongoing annoyance is with sink stoppers/drains. The master bathroom sink and the garden bathtub often don't hold water until you mess with the drain stoppers. It's not a major issue, but it's annoying.

We have also discovered several areas under the kitchen cabinets where sharp nails protrude clean through the wood, not visible unless you get down and look underneath. We discovered some the hard way when we ran our fingers under there while cleaning.

Finally, my personal favorite gripe is with the vertical blinds at the sliding glass doors. They are super flimsy, and it doesn't take much for that little plastic top piece to snap off and down comes the blind. We hope to replace them this summer with something more sturdy. FYI, Lowe's and others sell inexpensive little bags of small plastic tabs made specifically to slide onto the top of each separate blind and reinforce it.

Overall, we are happy with our home from Black's Home Sales. We hope that our review is helpful to others who are considering purchasing a home from them. We also want to remind everyone to enjoy the privilege of having a home and to count their blessings. God bless our new year!
