08/31/23-Moved to Jackson Mississippi for physical therapy, after being in an accident. Rented home from Sylvan. Upon moving in several things started to become noticeable. The first was lights flickering and power outages at certain wall outlets. The en-suite bathroom had foam literally seeping out of the wall everytime you flushed the toilet. Made multiple work orders and they were all closed, without any work ever being done.

09/04/23- Move in letter sent to Sylvan homes with a list of problems, including stairs that were never finished, making it a hazard for me, since I’m disabled now.

09/13/23- Call to Cory of Jackson housing and code violations.

09/14/23- City of Jackson inspection. They found that the house was on unsteady foundation and steady moving off the pillar. The same day sylvan had a contractor there to inspect and I have a video of him telling Sylvan of the dangers.

09/17/23- Paid an electrician to check and see what the problem is because now the stove is not working nor the hot water heater. They kept telling me at Sylvan it’s under warranty. The warranty will have to fix it. Well guess what sylvan that is in violation of tenants rights in Mississippi. You are the landlord and have to deal with your warranty issues. You cannot put that on the tenant. We have to have access to eat, bathe, urinate and defacate. I paid the electrician and sent in the receipt. No reimbursement til date. After multiple work orders and phone calls with no results, the emotional stress was simply overwhelming now.

10/05/23- Email from Debra Sackowitz, senior resident manager at Sylvan homes. The house has been declared uninhabitable and that I had to be out in three weeks. Now mind you I damn near lost it. During the time after that they offered other homes. I found this one home and decided it was okay. The rent was more per month but I said okay. I had been speaking with Andreamer, my leasing agent and multiple others. Two different copies of lease agreements were sent by Sylvan. Sylvan refused to take any responsibility for renting out a house that had never been inspected and then turns around and charges me for a partial months rent for the new home and the first house the second month was free. Again, I’m disabled and have now been placed in the most outrageous situation.

10/22/23- Paid another 1000 to be moved and furniture placed. And lo and behold Sylvan wanted the full months rent. They absolutely refuse to reimburse for their wrongdoing being that they rented a home that was not even registered with the city.

111/03/23- Placed work order and multiple phone calls about many home issues such as no weather stripping at the doors and bugs and rodents are able to enter. I reported no back stairs before I ever moved in. I can’t get out of my back door because there still are no stairs. There is no ac/ heat. It is a major problem now as I write this because of the cold temperatures. There have been multiple phone calls and work orders again and they continue to close them without having the work done.

11/16/23-Today I have Ben on the phone with housing, Sylvan and the contractor they are finally sending out for the plumbing. I was told they only had $125 to work with and they couldn’t go over that amount. So I guess they won’t be fixing a bathroom for me today either. 11/06-11/08-11/14-11/15-11/16 all phone calls and multiple work orders and no interventions. I am using a bag for the bathroom, while I sit in this house and freeze to death. Now I know how people end up dead by trying to stay warm. Not only that, the floors are getting soft from the sustained bad leak from the bathroom and the other bathroom already had a problem.

Claimed loss: Financial

Desired outcome: Reimbursement for renting a house that vilolated the city of Jackson housing codes.
