Dec 2015 I signed on with Josh Cantwell's Strategic Real Estate Coaching. He said in his webinar that his company would lend money on real estate deals with no money from me up front. Everything is rolled into the loan including the purchase price & rehab costs. He said they didn't need W2's, bank statements, tax returns, 2 yrs on job or good credit from me to fund a deal, that it all depended on the deal. Also, I could close 5 days after appraisal. Total $995 + $97 mo + $388 yr = $1480 to start!
I was ill for several yrs, couldn't work & on disability & as a result I have nothing left except my house. Josh tells hos story about going through cancer so I thought he would certainly understand my situation. I got my LLC formed & everything in order to start my real estate business with Josh. I then find out that I have to pay for the appraisal & inspection, 1st repairs on property, etc, etc, etc up front! So it took me until July 2016 to save up enough money to get started. I have a great deal pending & now Josh has changed everything! I now have to show proof of income, have 20% of rehab costs in the bank, have good credit, everything that banks require. The whole ideal of Freedom Funding/Freeland Lending is it's not like a bank! They are making 30% plus all of their fees on my deal! So I feel like I have wasted almost a year just trying to get to this point! All I have ever wanted was a chance to get back on my feet, feel secure & settled. I only have myself to rely on so this is my future & my life!
I am so fed up with people that basically lie! They tell people "anything" to get them to shell out their hard earned money! Why can't people just be honest? When did it become OK to change the requirements on your clients after the fact? This behavior is unethical & unprofessional. I have had several businesses & worked for years dealing with customers & clients. I would never expect a current client to pay for mistakes I made when I accepted them as a client! I do want & except a refund but the only way I will be satisfied is if Josh & his people give me the loan that I signed on with them for back in Dec!
