Various complaints about this corp. have been made to Florida DBPR, and some are still under investigation. This is not a reputable company based upon the complaints.

For additional info on this corp. please run a "search" at the website of the Brevard County Clerk of Courts for documentation of the IRA tax liens filed against it and a case for "conversion" of employee insurance funds, and non-payment of wages and overtime filed against it, which is in the process of being moved to Federal Court.

Space Coast Property Management is HORRIBLE...the above statement about the lawsuits may not be true but their property management service is horrible. it takes well over 30 days and several trips to their office to get a response. My neighbor is going on day 50 of his request to paint his home. Many have painted their homes without HOA approval, the grass at 85% of the homes is overgrown and weeds, people park on the grass, most driveways are covered in oil stains, rust stains on houses and even on the entry fence to the property. A homeowner had to use his sprayer and rust remover to remove the stains on the white fence at the entry to our community. the total HOA fees for our community is $75, 000.00, we get maybe $50.00 worth of service from SCPM. Our property values are steadily declining meanwhile no one is being held responsible.

I live in Woodfield at Heritage Oaks. I provided my information in a written letter requesting that my data be added to the data base so that I can get I nto my subdivision without using the contractor code. I also requested a second remote so that I could have one for my use. My wife keeps the one we received at closing in her car. Nothing was ever done. I followed up once and was told 'someone would be contacting me'. No one ever did.
They also do not check the email at mainspcm@cfl.rr.com. I send my responses with copies of their nuisance letters to that address but continue to get nuisance letters pertaining to completed items.

HI Mr Marrs, I am writing you my comments because Believe you are the right person to explain my frustration with the Ligthhouse office, I live in the Preserve at the Lakes of Windermere, twelve years here! Love it! But now that we had the issues with the front gates we had been having problems, since the beginning my choice to open the doors for me was to buy the remote, been so old now, they weren't able to reprogram in the new system so this lady, Amanda, in the office told me she will send it to me, I actually told her send me two, I will pay for a second one so my son can have one, this was done on May 2 2017, to this day, I haven't received it, I called so many times that Amanda said, give it time! Is Melbourne, no China from where the remotes are coming! LAST monday, the 8, I decided to call again, she said I saw the two remotes going out myself so you should get them in a couple of days, by the way the two first ones she said she sent, never came, so now the ones she saw leaving the office on the 8, haven't arrived either, yesterday I call and she saids the same give it time, then I ask for a Manager, the manager saids they were pick by post office day before, that was the 14 happened to be a SUNDAY, I think they are really playing with me and I don't appreciate it! I am 71 years old, I don't reach the box to put the code on, so I have to get out of my car to do it, I have knee problems so if I fall I am going to be in big trouble and someone else too! Please Mr Marrs help me to get my remotes! I call you today and left a message with my name and phone number! Thank you for your attention!

They always answer the phone, and are very polite when I call. As a matter of fact, the owner has made it his mission to ensure all calls are answered live as much as volume allows...and they do very good at that when the phones are answered between 9-430 I believe, not counting lunch time.

The only property management company I have ever seen that lets you walk in without an appointment, like one of the family to review records or make requests at any time. Do they get busy and some calls go to voice mail, of course. Much better than all the other companies we have experienced though! They manage over 70 associations or so approx, many very large from what I understand, so they are top notch! They wouldn't be in business for 16 years if they weren't doing something right!

I walk in and feel like one of the family, and my concerns are always addressed as swiftly and as accurately as possible.

One of the other things I love about this company is that EVERY SINGLE PERSON THEY HIRE OR EMPLOY IN THE OFFICE IS REQUIRED TO BE A LICENSED CAM, EVEN THE RECEPTIONIST! That blew me away once I realized this was the case, and am shocked they don't advertise that! Talk about commitment! This way even when your specific property manager is not in, which mine is rarely in the office, I can of course call him direct, or the office and they all jump into action like a true professional should, and because of their training, are able to hand pretty much any situation the assigned CAM can.

Kevin Marrs the owner, Todd Foley the sub owner, are top notch, very responsive, and really do care about their communities!

Also the only firm to come out once a year, invite the whole community to a cookout, and provide most of the stuff for it! Really helps get us together to meet our neighbors.

They treat their boards like royalty, and hell make me feel like I have to look for stuff to do they are so on top of it all. I couldn't ask for better!

We are just a mid sized condo group, but never have we had the experience like we have had with this group. A friend of mine on the board at The Arbors HOA says he has great experience with them too! He told me they also have this new guy Eddie that he really likes a lot too, he met when they recently did his cookout!

Do the girls in the office sometime have a rough day, and sound a little strained, definitely! Who doesn't have that issue, but I can say I have seen a lot of effort to improve that problem, and a lot of recent staff changes seem to have happened, again proof they care about feedback!

Yesterday I asked for a basic report anyone in the office could pull up for me, and within a few minutes it was buzzing over email to me!

Space Coast has a rare approach especially to letting you come in and just roll through the office, treating you like family. They definitely have a nice office, wherein they own the building, so I know they aren't working off the kitchen table lol. So those of you saying such things are the ones being ridiculous, and have never stopped by their office. Alot of these comments sound like exaggerated BS to me!

Sounds like some folks who probably got some compliance letters, or collection actions against them (against SC doing a kick butt job) and you decided to flame them, well flame on because they aren't going anywhere on my block!

The Melbourne branch of SCPM is horrible. I live in a community that they "manage" and there isn't any managing going on. overgrown lawns, unmaintained homes, even the entry fence is covered in rust.
Complaints have to be escalated to the mayor of West Melbourne in order to get a reply from SCPM. SCPM needs to be "kicked in the butt". I will be at the next HOA meeting to fight for voting them out.

This is maybe partly a rant but a mylotter friend of mine who is beloved by many here, her and her little dog, was hurt and insulted by someone. this is so hard for me to believe as she is one very sweet kind person. So am asking other mylotters. are not nasty words and insulting words the things kindergartners and first graders may do? Are they appropriate for we
mylotters to use in our discussions? Why do any of us do these kind of things? Surely we are all adults to some extent here? What gives? I just do not understand. This person has a lot on her plate right now and the last thing she needed was for a mylotter to say something to her that hurt her. your take please.

step 1What you'll need

step 2Make the sponge
This recipe uses what I call a "sponge." The sponge will activate the yeast and get things started; getting the yeast warm, happy, and ready to go Start by mixing the hot water and the flour. Then, add 2 Tbsp. sugar, 2 Tbsp. oil, 2 Tbsp. yeast, and 2 tsp. salt. Let this sit for about 8 or 10 minutes. Assuming your water was hot enough, it should be nice and bubbly.

step 3add some flour and knead it
Now you need to add about 3 more cups of flour. I added a little less this time, it really depends on the humidity and how exact your measurements were in the sponge step. Once it gets too tough to stir, flip it onto a clean floured surface. Now, knead away, adding flour as you do so. Knead the dough for 8 or 9 minutes. As my Mother says, it should be the texture of …

step 4let it rise...
let the dough rise in a warm place for about 45 minutes to an hour. the dough should be about doubled in size by the time it's finished.

step 5Into the pans
Punch the dough down (Yes, punch it. Beat the heck out of it. Just don't make a mess), then divide it into 3 parts. Spray the pans and put the dough in. Let it rise again in the pans (covered) until it looks like the second picture.

step 6Into the oven
Preheat your oven to 375 F and put the loaves in. Bake them for about 25 minutes. Your quick read thermometer should read between 180 and 190 degrees. Pull the loaves out and place them on their sides on a rack, after a few seconds slide them out of the pans and onto the rack. Let them cool.

step 7Eat!
Eat it! Share it! etc.! You can do a lot with this recipe... ...You can add nuts, roll it out and add cinnamon and raisins for cinnamon-swirl bread, add your favorite spices, etc. Add sweet potatoes, chunks of cheese, pieces of ham, or whatever suites you. Be creative! It's your recipe to experiment with and make your own, have fun with it!

Your comments are not fair, balanced, or even otherwise honest. SCPM has not only been around for 16 years, it serves over 20, 000 residents, and the complaints are in simple form, "ridiculous". Anyone can enter a complaint for anyone licensed in florida. However, this firm has never "witheld" or refused to provide information to any of it's homeowners. In fact, this firm has a "walk in" policy where any homeowner can walk in and just "ask for anything" pertaining to their particular community! Nobody offers that service...

On the filing of a suit by an ex employee, if you research again, it was dropped, however the firm is now considering pursuing the party themselves to recoup legal fees that should have never been required as this suit was frivolous..

On the IRS filing, it was simply a debt caused by the Hurricanes of 2005/2006. The company fell behind in payroll taxes, is current and stays current, and is just paying off a balance of old. There is no "issue" with the IRS, and again, more is being made of it than is "fair and balanced" but...

Regardless, the Firm's attorney's are now working to eliminate this type of unfair opinion from causing damage to the firm's "16 years".
