Bought a land, the deal was a nightmare and document was torn and total harassment for months
I booked the first plot in their Golden Acre much hyped plot near Chennai.
They booked , took the money in full . Never bother to give me a receipt of any transaction. Their sales people were active in closing the deal and taking money. the moment it went to customer care , the whole harrasment started. Sales people will not lift phone , neither the customer care. Even calling their help line from site , every time different nos will be given and they will finally say , not my area would advise the other person to check.
One Mr Chandru who was customer care man , arranged for registarion , after that we never got the document . One madam in customer care , who only send s mail for sales , misbehaved ( If I remeber Ms Kala) when i contacted.
Then after months , they said , regn money was less , you have to pay more by mail. I paid that also ( Surprised how regn done without rate being fixed by Govt)
Then also I went on calling various people and there will not be a call back . Then few months after one gentle man said , we find you have not paid full money and thus document is withheld by us .
First they did not get receipt and now did dadagiri to not give document.
I had to serach bank transfer and gave them proof . Then also after several followups they send the document which was torn ( yes my original document was torn from all sides ) . The boy said , went to various offices and was not kep properly and hence torn.
I have done purchase of property many times in my life . But This company , its people are real rogues and I wpould recommend to avoid SHRIAM PROPERTEIS for life . Otherwise I gurattanttee that will be sure nighmare on ones life

I hope this email finds you well. I am writing to bring a serious matter to your attention regarding a recent property purchase that I made with your company. Regrettably, it appears that I have fallen victim to deceptive sales practices, resulting in the purchase of a unit different from what was presented to me.
On 12/3/2023, I engaged with your sales team and expressed interest in purchasing an apartment unit within Shriram properties Guduvanchery. During the sales process, I specifically inquired about the availability of units on the 4th floor and was assured that there were units available for purchase on that floor. Relying on this information, I proceeded with the purchase, only to discover later that the unit I acquired is located on the 7th floor instead.
The circumstances surrounding this incident are deeply concerning to me, as I believe I have been deliberately misled and that important information regarding the available units was intentionally concealed. This misrepresentation has resulted in a significant discrepancy and a breach of trust between your company and me as a customer.
I would like to highlight the following points of discrepancy:
Floor Location: I was unequivocally informed by your sales representative that there were available units on the 4th floor, which I specifically requested. However, upon further investigation, it became evident that the unit I purchased is situated on the 7th floor, which is not what I intended or agreed upon.
Sales Representation: The sales representative I dealt with deliberately withheld information about the unavailability of units on the 4th floor, providing false assurance that such units were indeed accessible for purchase. This deceptive practice has resulted in a significant inconvenience and disappointment.
Buyer's Expectations: The choice of the floor for my prospective apartment unit was of utmost importance to me due to personal preferences and considerations. The unit on the 7th floor fails to meet my expectations and requirements, which were explicitly expressed during the sales process.
What was the assurance given by the salesman (Robin) was that the apartment will be handed over by june.
I clearly stated my health issue and my elder son's education was based on the statment. Now I got the update as the apartment will be handed over only by October.
I demand an explanation or else I want any higher person to speak to me I have been trying to reach since a month
There is a new block available getting handed over. If possible, can I get the apartment unit there?
I insist that you take immediate action to rectify this situation. My preferred resolution would involve transferring the purchase to a unit on the 4th floor, which was originally promised and to which I agreed. I trust that your company will take the necessary steps to honor its commitments and ensure that the actual unit I purchased aligns with the representations made during the sales process.
I cannot stay on the 7th floor with a born baby. There are units available but they do sell it now.
I am asking for a change of unit

Stopping basic needs like Water and other services
I am a resident of Shriram Shankari Apartments in Guduvancherry. SSPL has stopped the basic needs like Water, security, housekeeping and other services stating various reasons. This is disgusting. People here are suffering.
We are been suffering since the time we purchased the flat here. Very Very poor management and not customer centric. No value for money.

Non attending complaint despite several reminders and personal visits
I have booked a flat on behalf of my daughter who stays in pune in shriram suhana in bangalore. At the time of booking flat they said that the flat will be facing swimming pool. However, after sale deed was executed when we went to take over possession of flat it was noticed that they have erected a huge wall before the balconies of drawng hall and bedroom blocking air and any view. This was promptly brought to the notice of sales team and also the customer care incharge of the company. They assured for redressal of complaint soon and correct the position. Despite reminders in person and by emails there is no change in the position and they even did not reply tour emails. A period of over 4 months is elapsed to this facts. Will the company take trouble to inform the correct position.

Non issuance of katha for shriram signiia flat
Shriram Properties have sold me a flat in Shriram Signia Project in Electronic City, Bangalore.
They forced me to complete the registration formalities for the flat by paying complete amount in March 2016 even when the Building did not have an electric connection.
Now they are asking me to occupy the flat but they do not have an occupancy certificate .
Construction is still going on and they are not bothered about the safety of the occupants when the construction is still on.
They have also threatened me to impose handling charges in case I do not take possession of the flat and are stating that warranty has commenced for the flat.
All this is happening when they completed the project one year beyond schedule and they have not yet paid any compensation for the delayed period as promised earlier.
This shows the unethical practices followed by them.
Non responsive customer service
I have taken a property in Shriram Surabhi and have been following up with Shriram Properties for Khatha for two years now.
No. of emails sent to them has not elicited response from them.
Because of the Khatha the bank issues are getting prolonged, even after sensitising them on the same.
Their customer Serivce executive Pinky is absolutely careless and insensitive. I do not understand how the company can appoint such insensitive person to be a customer care executive.
Non issuance of Khatha after 3 years and several follow ups
I have purchased an apartment in Shriram Surabhi, Bengaluru and have been following up with customer care and other management officials of Shriram Properties for issuance of Khatha for last 3 years.
These people are a bunch of unprofessional guys who appears to be lowly paid and hence do not respond to the customer complaints and mails.
They keep chaning often and are least bothered about the customer issues.
Pl stay away from Shriram properties and do not fall prey to their calls and advertisements for apartments.

They started this pre-launch offer in 2012 at that time they told they would be starting the construction by Aug 2013 itself and they would finish it by 2016. Bloody buggers now its almost 2014 end still FOUNDATION IS NOT READY. If you check the reviews of shriram properties every where they have mentioned project will be delayed by minimum 1 to 2 years. As of now they are telling they will complete it by 2016 end . 2016 end ! ahahaha Its impossible, they may finish this by 2017 end .After that they will start landscaping and other amenities like gym, swimming pool, club house etc this is even after paying the maintenance charges and amenities charges in full. At last everything will be ready by 2019 . Who gonna invest so much and wait for f--king 4years . I have booked the flat for 3300 with car parking, if any one interested please let me know . The current price is 4400 . Though you have paid the full amount you cant use the amenities for a year or two.

Shriramram Properties are not fraud, but they actually delay their project for atlest 1 o 2 years, even now in bangalore
Atibele road, shriram smirthi, the verbal commitment given was Mar-12, then they processed agreement slowly, and they committed for Jun-13, still now, no much progress, its almost heading Dec-13, but as per agreement, if customer's are delaying in payment they will accumulate interest, but if builders "shriram properties" they are smart enough to put blame in govt bodies it will mention in their agreement as { Refer to the same clause no:2 which says about “ Time for completion and Delivery of possession “ wherein it is clearly mentioned that we are not liable to pay compensation for the delay if there is a change in the process of law/ order by a competent authority/ statutory body granting basic amenities like electricity, water, sewerage connections etc.}. So its very clear that while whey make agreement itself, they will be knowing delay in their projects, and they will put blame on govt authorities. Its a common agreement of Shriram Properties. So in future if you want to book under construction property, from Shriram, better project approx 2 years delay, in their projection time

Unethical builder!
They (www.shriprop.com) sold me a flat on 8th floor of Shristi Apartment in Blore, without the approvals the state authorities. They coolly collected all the payments till hand over date & then informed me about the problems in approval for 7 & 8 floors. Offered to refund my money & obviously I refused & asked for compensation. After prolonged negotiations, they agreed to return my payments with interest & first refusal of right to the same flat at original price, after the approvals are obtained and confirmed it in writing. But did not honor the written commitment when the approval was finally obtained, becoz the flat rate had gone up . I had raised the issue to the Shriram Group Director in Chennai & CEO in Bangalore but no use. .Currently the case is going on in Consumer Forum. They are taking childish stand that the letter from General Manager (Marketing) on company letterhead was a casual offer & not binding on company! I hope to get the justice in courts & show them the power of consumer rights!

poor construction

This is not just out of shear frustrations or anything of that nature or nothing against the giant shriram founders. The guys sitting in the middle selling the properties and the 'so-called' contractors shriram is hiring and the kind of issues they leave to you to live with. The #s selling you the property are rude when you report or ask them to fix issues you noted and given in writing before moving in. They hesitate or don't fix the issues even after 3 months of you moving in. List of issues could start from.. Leaking kitchen sink, broken tiles, no-cable connection, missing power holders, worst backup power in the whole industry, damaged doors, cheap and not working window frames etc.. Don't get fooled by the sayings on the pamplet about lofts in each bedrooms, curtain rod in bathrooms.. When you actually move in, to your surprize, you wont see many or just sample in one bed room and bathroom. On top of it, to hide their goof-up or cost-cutting, they tell, customers did not want all these. If so, why in the world would you guys put it in the advertisement and fool others? I have plenty of photos to support what I wrote and also, trust me, i've recorderd some phone calls of the seller/no-support person's (name: raghavendra, bangalore) as well.. I will release all these in the world wide web soon.

I bought a flat in "Shriram Smrithi-North Block", It was promised that the falt should be deliverd in March 2016. Time is already passing by & there is no confirmation id the work will be completed in next 5-6 months also. Other owners in the same apartment Shriram Smrithi North Block" have even worst story. So many of them are waiting for their flat delivery from last 1 year. There is no water connection yet. BESCOM has also not provided the electricity connection. Few months back building work was completely stopped . It was on hold for 2 months straight. Now when the work started the no. of labourers are so less that it can easily take a year to get all the building work done. Also few days ack when it rained heavily in Bangalore 40-50 feet of the apartment boundary wall fell which can easily show their quility work.
Let me warn the other probable buyers, please refrain from buying an apartment in the SHriram properties. Their name can be famous but their work practices can be easily compared with any small builder. There is no professionalism from their part. After paying the money you are totally on their mercy for the flat delivery.
I bought in Shriram Signiaa. I have been told that it'll get finished by Dec 2014. But now it is March 2016 and at least 2 yrs it'll take to complete the project at current pace. Along with this, they took 100% money from us before registration. But while asking for possession, they are giving dates after dates after dates. There is no electricity connection though we paid BESCOM fees almost an year back. About the quality of materials, I can only comment once I'll start staying there. Overall, I am not at all a happy customer of Shriram.

The land owner and sriram has some issues between then and because of that they didnt do the registration of my flat till now even after taking the advance almost an year before. Yes, the cc people are very worst.They even don't know how to speak with the customers.I recommend not to buy in Sriram panorama hills.They will say something before giving advance and after that you will be scrud..The project has lot of land issues ...you never know when the govt will take over this project...they are charging too much on service tax, maintenance, corpus fund etc.. With out any facilities

Iam Eswar, a resident of Vizag and have taken a flat in Shrirama properties, Vizag .We started the installment payment one and half year back for the flat in Panorama hills.The apartment project work is going very very slow but still they insist for apartment installment payment.They are charging huge service tax and truly speaking we are not aware of how much portion of it is actually going to the government.Can you please give your details so that we can discuss in detail.

Agreed that the construction is not matching the price they charge. But the top-slot goes to the arrogant attitude of the Customer care people; mainly the engineer of Shriram. Some time you are forced to wonder whether "they are builders-you are paying a hefty sum to them" or you are dealing with a government employee in a Govt office like PWD, EB, Corporation! They do not care a hoot once you have paid about 25% of the amount; they know, you will not withdraw ( a big loss it would be to do so in view of the 'contract agreement" drawn very cleverly!) and you are at their mercy.
