We purchased a condominium thru FEDERAL LAND INC. One Lilac Place Makati at Chino Roces. We came home to Philippines july 2014 for 10 days to do the loan signing with Unionbank, Everything is ready to go with the bank part and we paid off misc fees, taxes and whatever we need to pay for the Federal Land amounting 300, 000Php+++ July 7, 2014 . They encashed the checks right away, but their service for us sucks. UnionBank send Federal land the Letter of Guarantee / Undertaking last week of August and it takes 6 weeks on Federal Land side to send paperworks to UnionBank. Union bank is still awaiting Original master deed from Federal land and it is one big circus. Federal land takes so long to produce requested documents, which should take not more then One week. Until Master Deed is submitted to union bank, our loan is on hold and turnover can't be accomplished. Problem with Federal land is they don't answer phone calls, emails, text which makes it hard to follow up on anything. Basically once you purchase a condo unit through federal land, the rest of the dealings with them is one big head ache, especially if you are living abroad and the time difference. Recommend that you think before purchasing any condo units through federal land, or even vista residence because it is hard dealing with them.

NEVER BUY CONDO THATS always my mantra
