Mr. Cooper the whole company

I applied for a refine in August 2015, they checked my credit 4 times all of which showed up as hard credit checks. After making me jump through hoops for four months I was turned down because not enough income for loan. Now the original loan was 420 000 with monthlies of $2, 484.46. The original loan was not with them, they had our loan sold to them. Now since the original loan my income went up $32, 000 a year. We got turned down by Nationstar due to not enough income even though the new loan amount was $335, 000 and new payments would have been $1.500 month. I just don't get them. Whenever I asked to many in depth questions my loan officer was switched until finally they told me it was declined. Worst company ever.

Mr. Cooper refused to honor loan modifications made by bank of america

After nationstar acquired my mortgage they refused to honor a modification bank of america had made.

I sent documentation but they didn't care. They had very little invested in the mortgage and wanted to sell house for they cash they would receive.

John Ott you argumentative little weasel! How dare you taunt this homeowner when in fact there is fraud that is committed on the majority of the loans your bank owns! You are cruel and it does not surprise me if you are one that throws people out.

Mr. Cooper non-payment of promised "move out money".

I was given an opportunity to turn my house over to Nations with help from the State of Nevada Mediation Program. I made a written agreement to have the house "Broom ready" within 60 days and for that I would receive $2000. It has now been over a year and half and still no check from Nations. Their attorneys that represented them at the medication, are just passing the buck.

Mr. Cooper loan amendment process

Nationstar failed to notify me that they extended my trial amendment process by one payment. They failed to tell me the payments couldn't be even one penny over the amount due. They failed to notify me that they had extended the trial period. They failed to notify me that they had cancelled the trial period in writing. They did notify me in writing that I could voluntarily turn over my mortgage to them. Before I started the trial amendment mortgage process my mortgage was current and I had never missed a payment. Now I am over $2000.00 behind. I am elderly and disabled. They told me they would resubmit the process twice and it shouldn't be a problem. It wasn't approved. Now I was told I have to reapply. They are blaming the government saying it's their fault. This company called me every month and said "don't forget to make your payments for the trial period. " every payment was on time. Never mentioning until the last payment that it needed to be precisely the correct amount. So I made it the correct amount. Then I received a form letter saying my payments are behind. They didn't apply my trial payments correctly so they overcharged my interest also. Thieves!

Mr. Cooper false claim

We were having problems with our mortgage, Bank Of America was our lender, they were not willing to help with our situation, had a buyer for a short sale, they sold our mortgage to Nationstar, and this bank was no help either, all customer service was worthless, I mean worthless! Trying to get answers for relief, what A BIG run around! In the process had to go through a whole bunch of paperwork again! And same thing, had a good offer for a short sale and Nationstar sold our mortgage to another bank. What a crock of crap! These banks pull! So we had enough dealing with Banks, and let our home go into foreclosure which we tried to avoid, no THANKS TO THE CROOKED BANKS! NO HELP FROM THEM! GREED! This was in 2012, done with final forclosure dec.2012. and Nationstar has the gull to file a false claim with our home insurance stating we stold the appliances, in 2013 not contacting us at all. Nationstar is as crooked as Bank Of America

Mr. Cooper escrow check not applied to escrow

Nationstar notified me that I had an escrow shortage of $166.87 several months ago. They told me I could either pay that shortage or span it out for 12 months, I did not want a higher payment so I sent Nationstar a check for the $166.87. I had written on the check "For escrow shortage". Somehow Nationstar did not Apply that check to cover the shortage, I still don't know what they did with it, they told me Nationstar did cash the check, three different customer service people said we are sorry it was our mistake and that it would be fixed. I find out it was never fixed, my new statement for September shows the higher payment plus an under payment from last month. I am furious with Nationstar, if they are not willing to make this right then send me back my check of $166.87, if not then I will take them to small claims court and file a complaint with the BBB.

Mr. Cooper predatory lending

Nationstar is by far the most lawless company servicing loans out there today! They have me in foreclosure with US Bank, whom they illegally placed in my county documents file and removed any trace of Bank of New York mellon, they don't realize that i have a certified copy from the county as proof of their once existence in my file, any letters from them stating Bank of New York mellon was the "owner" of my loan, yet i also have a letter from them stating they DO NOT OWN my loan and as a trustee have no legal right to modify or dispose of my home! Yet Nationstar blamed my loan modification denial on Bank of New York, stating that "they did not wish to participate in doing loan modifications" So they lied, , in writing, and they have no right to modify anyone's loan as they have no ownership of your loan. If your loan is securitized (look at county docs for a certificate number to be sure) then Nationstar lost possession of your note, or never had it in the first place and since they are debt collectors, they must be collecting your payments on behalf of an owner of which there is no longer one that exists. So if you have a loan serviced by Nationstar and your county documents show that it is a securitized loan, i would never pay them another cent and you need to sue them for RICO, FDCPA and a slew of other violations for collecting on unsecured debt. The fact that your loan was securitized means the note and mortgage have been separated and lost forever.
If you have a Nationstar serviced loan or a Bank of America/countrywide loan and are interested in starting a class action lawsuit against these ### suckers. Please contact me at once and i will get the ball rolling. Have you seen the pages and pages of complaints against this company, they are lawless and need to be taken to task for their abuses. The courts are actually allowing them, a debt collector, to foreclose on innocent homeowners, this HAS TO STOP and i intend to fight them tooth and nail anyone want to join me? Enough is enough, you don't need to pay this servicer as the loan and trust were paid in full and the Pooling and Servicing agreement were more likely than not, timely submitted, which means that any assignments after the date of placing into the agreement had expired anything that follows that date is null and void, I can almost guarantee you that if your loan is a part of a securitized trust, it was paid in full and null and void. I had a Bloomberg audit of my loan done and so can you, if you're interested in either above referenced answer to your present mortgage problems please email me at d.[protected]@yahoo.com and i will provide you information.

Mr. Cooper mortgage servicing

Nationstar lied to me after applying for a loan medication ten times, they ultimately denied my loan mod. application stating that the "owner" bank of new York mellon did not wish to participate in doing loan mods and we have to abide by their wishes.
I wrote to the "owner" bank of new York mellon and asked the why not, to which they replied, we do not own your loan and are trustees for a CWMBS and as such have no right as to how your loan is modified or disposed of.

I sent a copy of this letter to Nationstar and they answered me by stating that the Bank of New York Mellon was and is the owner of my loan. I sent a debt validation letter asking for the name of the true owner, whose behalf they are collecting payments on and they again, stated bank of new York, mellon. Now they informed me that my loan had been sold to us bank who wrote to me stating that they too have no ownership in my loan and are only trustee for a trust. I keep asking everyone who the trust is, but no one will provide me with an answer.

I intend to sue Nationstar for every dime they ever collected from me on unsecured, unowned debt, RICO violations, mail and wire fraud and personal injury for not lowering my loan payments.

Mr. Cooper mortgage servicing

Nationstar is the most abusive inept company I have ever had the displeasure of dealing with! They had me submit over ten loan modification applications only to be told I was denied because the owner did not wish to participate in doing loan modification and we have to abide by their wishes. I wrote to the proported owner and asked them why they wouldn't modify my loan to which they wrote back, we do not own your loan and therefore have no say in the modification or disposal of your property! I am still dumbfounded as to how they ###--oles think they are going to expect me to just take this lying down? They are misrepresenting a debt that is unsecured, no owner, no loan!

as an update to my first few complaints i have uncovered some more criminal activity with Nationstar mortgage, in which they use a POA which is not legal from a servicer position and they then use it to assign "loan' to another entity so they can begin foreclosure proceedings against a homeowner who only sough to modify their loan and was LIED to repeatedly by this criminal entity, who, in the end, will be punished for what they've done and continue to do to their fellow man in the name of greed, they will all have to answer to their maker and will be directed straight to hell in the end and that gives me some peace of mind, as i tried and spent all my money trying to save my home and make the inept judge aware of all the illegal activities that took place to have entities i have no idea who they are or where they came from but there they stood in court, or rather their attorney stood there and alleged that I owed them a debt when someone had illegally removed all traces of the first assignment to BNY who may very well have a future claim against me as well, the county clerk is aiding and abetting these criminals as I looked at her own mortgage history and what do u know? all were either discharged or satisfied, which begs the question, can u provide proof, Ms. Grossi that it was actually you that paid all those many mortgages off in record time? Somehow I doubt it, disgusting evil, sociopath that she is, she may send her goons after me, again, as I hammered her on her own facebook page only to have the Morris County Prosecutor show up at my front door warning me to back off from leaving messages for this criminal, Ann Grossi, Morris County NJ county recorder, in charge of our sacred land records which she is aiding and abetting the manipulation of on her elected official watch and I do nothing else, I will expose her for what she has done and continues to do, when the fact is she works for the citizens of my county and refused to investigate, how it was that someone was able to access my land records and remove a pertinent assignment of mortgage, with OUT the required court order to do so, she knows exactly how it happened, she is a criminal who was recently reelected and that makes me sick to my stomach, so for anyone reading this message, my advise to u -get certified copies of everything in your county files, every last document as u never known when some lender criminal entity will take it upon themselves to confiscate a pertinent part of the chain of title transaction history, rendering it clouded, as mine is, or was, as the judge is a [censored] who recently came up from family court and is now hearing foreclosure cases rampant with fraud and he has no damned clue what he is hearing and always, yes always, rules in favor of the pretender lender, I have learned a hard lesson and the little guy just can't beat the "too big to fail" criminal lending cartel and we must try to work as one against them and take them all down, for the sake of future generations, if we do nothing else. The Federal Reserve is behind this entire enterprise of criminals and the fact that they're not even a government entity and run in secret should effectively chill everyone of us to the bone. thanks for reading this to its end, as it is lengthy and your time is precious, Dawn

I agree that Nationstar is the most abusive servicer, of unowned, unsecured loans. I urge anyone with a serviced Nationstar mortgage to write the a qualified written requests, find templates on google or CFPB and when they answer, not completely then follow up with a validate the debt letter in which they must name the owner on whose behalf they are working to collect the mortgage, when they have given the name of the "owner" write to the owner and ask them what their standing in your loan is, I guarantee you, they DO NOT OWN your loan, so I ask you, if NO OWNER, is the a loan at all?

We all need to keep after these low life and make sure they are aware that we know they have no standing to foreclose or collect a mortgage payment from us in the first place. If you are being serviced by Nationstar, there is a ninety nine percent chance that they were given or bought your loan for pennies on the dollar and you really don't owe them anything. If anyone needs any help in going after these creeps, please email me at d.casey17@yahoo.com.. Good luck and due diligence, we must all stick together if we are going to eat this elephant one bite at a time.

I could not agree more with each and everyone of you who have a complaint against nationstar mortgage, i would like to know how many of your loans were sold to nationstar from bank of america, as i would like to go after both servicers, i also have huge complaints against bank of america and will post under their complaint page. Anyone interested in sharing their story with me regarding one or both, please email me at d.Casey17@yahoo.Com. I look forward to reaching a satisfactory result to all of our complaints, as i will not allow anyone to steal my home and equity without proper standing. I have even found foreclosures where nationstar, a debt collector was allowed to foreclose on homeowners, without the obviously necessary paperwork or owner on whose behalf they foreclosed. I intend to sue both servicers, that originated with countrywide and we all know how well countrywide followed mortgage regulations. They have all got to be stopped or our children will be left with no way of obtaining the american dream (read nightmare) please contact me, thanks

Nation Star is full of foreign people who don't know what they're talking about, neither had formal training, or have the common sense to utilize. It scares me knowing that people from abroad are going to be the ones dealing with our situation with no knowledge of how to do things. They are "Monkey Button Pushers" going by a script they either can't read correctly, or don't understand. These mortgage places need to give jobs back to Americans who know how to speak english, with the knowledge of what to do, and competent enough to know the difference.

I have never seen a mortgage company so desperate for a home! you and your employees that play your game so well adding this fee, that fee and before you know it, the past due amount went from $1, 000.00 to $6, 000.00! i'll give you this, you play the game well and always come out on top and families are thrown out on the street so you and whoever can put some money in your pocket! the remodification loan is a bunch of bull and that is how it all starts. I don't see how any of you sleep at night! i advise anyone who is thinking of going with this company, you better think twice. I've seen so many people that had perfect credit and not much owed on their home, the principal ended up tripiling and those poor people lost their home and again nationstar came out on top with thousands if not millions made off of people. They go home, sleep well, wakeup next morning ready to screw another innocent family out of their home. They need to be shut down, investigated, and taken to the cleaners to retrieve alot of the money that was wrongfully taken from people. There's more people thats profiting off of this system that no one knows about, i'm sure. Nationstar you make me sick! one more thing, at least now i don't have to hear how you didn't rec my mortgage payment while i'm on the other end holding the cancelled check that nationstar cashed!

Mr. Cooper poor/untimely handling of overpayment refund

In early March 2016 I received a refund check for late charges that were collected on a loan (#[protected]) while a bankruptcy was pending and finally discharged. The discharge order was entered in 2006, ten years before the refund was issued. In addition the balance on the loan was paid off in 2013.

The check was issued in the name of myself and my ex-husband, we divorced in 2005. When I called to request that the check be reissued in my name only they requested that I fax documentation of the divorce order that awarded me the property in question. Which I did. The document clearly states that interest in the property should be awarded to me, who should pay all encumbrances and debts and hold the other party harmless therefrom. It seems reasonable to me that this legal document would be sufficient evidence that I have sole interest in the property and that I alone would have made all the payments.

It has now been two weeks since my initial contact concerning this matter. Initially I was asked to allow 7 to 10 business days to allow the research team to investigate the matter and to call back. When I called back I was informed that the research team was still working on the case and please allow them more time and to call back, specifically 4/6/16. Today I called back only to be informed that unless I can provide bank records proving that I was indeed the one who made the payments they would be unable to process my request. This raises a couple of questions: who keeps ordinary bank records that long and who else would have made the payments? After 40 minutes on the phone I was finally connected with a supervisor who's only response was to allow her three more days to research with the accounts department if there are alternatives to handling my request.

This seems like a simple matter. I overpaid and should be issued a refund. Indeed, this should have been resolved YEARS ago. If the roles were reversed you can be sure that in addition to what was owed I would also be responsible for late fees and interest. Perhaps Nationstar should be held to the same standard. In fact if in three days this is not resolved I believe I'll contact my attorney, I am apparently not the only one whose account has been handled so poorly.

Mr. Cooper mortgage

My parent wanted to do a deed in lieu. So we talked to the Nationstar and the deed-in-lieu department told us to leave everything along and they would proceed from there. Well it came out there was a lien on the property. As I continued to deal with them regarding clearing the liens, come to find out they had the wrong person's named as my father's spouse, which was not the same people. Well, then they cleared that and sent the paperwork, my parents signed and had notarized all. The next thing we know there is a problem still, but they were still working on the issues. Well I called trying to get clarification on what was going on, again they told us they were working on the issue. In short the issue never got resolved. They told me that there was a lien out, through Bank of America and if I could obtain the release of mortgage they could deal with the rest. Well, the customer representative was surprised when he told me it would take 30 days to receive the Mortgage Release and I got it in 30 minutes. Next thing I know the house has been sold on a short sale, and my parents credit show foreclosure, my parents never signed any documentation for a short sale nor was notified of same. Come to find out the person that they dealt with was Bank of America as to same wrongful transaction. My parents are elderly, and they need immediate relief as to their credit showing foreclosure and the house was a short sale through this mortgage company. There are several cases with same and similar issues as my parents have had. This has gone on now going on almost 2 years.

Mr. Cooper mortgage

Our mortgage was moved from Ocwen (let's not even go there) to Nationstar. All started fairly well. Then about 4 months ago, the letters, emails and phone calls started about: do you need help paying your mortgage? your payment is late!
Mind you, they provide a grace period till the 16th. I pay electronically to arrive on the 16th. The calls/emails/letters start on the 2nd of the month.
I called to request if I had ever paid late and was advised that "there had never been any late charges posted"
This truly borders now on harassment. I did talk to one American in customer service who advised me to let them know EVERY month that I will make my payments on the 16th. Do I have time for this...NO
I only have 8 payments left to complete this mortgage.
I would never do business with them if I were to need a mortgage.

Mr. Cooper repeated calls with incorrect information about balances due

[protected]
Again today I have gotten (also yesterday) an automated call telling me I've missed months of payments. Not true. I underpaid this month because I thought my payment amount already adjusted. when I FINALLY got to talk to a real person for whom English was not her third or fourth language, I was able to rectify the situation with an online bank payment of $130. Yet the calls keep coming. Nationstar is a harasser of its mortgage clients and provides horrible service and inaccurate information. Avoid Nationstar at all costs.

Once again I received a notice from Nationstar Mortgage stating that our mortgage payment was past due for March 2016(letter dated 3/15/16). Since Nationstar Mortgage took over our payments from Cenlar Mortgage, I have received the same type of notification. On Jan 14, 2016 a fax was sent to Nationstar Mortgage showing the next payment due date was May 1, 2015 per Cenlar Mortgage as of Feb 19, 2015. Also included in the fax was payment verification since March, 2015. Our request of confirmation of receipt of the fax was not acknowledged as well confirmation of the correct next payment due date.

Payments continued on the 15th of each month as had been done for 10 years. Since we have a manufactured home our options to change to another mortgage company is very slim.

Mr. Cooper bounced check

On February23, I received a letter from nationstar mortgage, it was a check for 677. And some change for overpaying in escrow and I went to my bank and deposited the check into my checking account and then on February 26, 2016 I called my bank, to get a balance and they told my I was in overdraft and I was furious, because they said that the check had bounced, we are in bankruptcy and they send us a check and now we are in overdraft because they gave us a bad check. We are going to let our lawyer know about this and action will be taken...

That is not right.

This seems to be a practice of theirs. I received a check for just over 4500.00 yesterday, called them to see what it was for and got a run around they told me because my case was in litigation (it is not) they could not discuss it with me. This debt was part of a bankruptcy in 2009 and I have not lived in the property since 2010.
I am a very tenacious person and refused to be put off like that, insisted on talking with someone that could discuss it with me and was told I would get a call from one of their attorneys shortly. Call did not come - I waited about an hour and called back. I asked them what kind of a game they were playing, what they thought they could gain by doing this? This time I was able to talk to the supervisors manager and he told me it was just an "error" and that I should not cash the check, that I would receive a letter in a day or two explaining fully what had happened. I am not holding my breath waiting for that letter. '
Now I see this is some kind of a pattern with them.. Now I just need to figure out what their reason for it is. At least I did not deposit it and by doing so give them access to my banking information.

Mr. Cooper refinance

Twice within a year or 2 I tried to refinance my 8&5/8% . Each time it was because they sent letters saying they wanted to refinance # [protected] (20918 westgreen ct. Tex. 77450), but both times decided, though lease was prove in place, rejected because I didn't satisfy their criteria of money in the bank. For over 15 years I had paid early or on time, but disrespected my loyalty. My real complaint is the enormous amount of time (@ least 3 months each) & all the documentation I paid to have faxed each time, just to be told they looked over & only could comply if I'd deposit a home equity in the amount of $6000., Knowing I have a home equity good for $28, 200. I wasted time & money on an excellent pay history . And each time I had to contact them to find they were rejecting a refinance to lower the existing . Never did they make acceptable contact. Then I get another offer to refinance!?!?

Mr. Cooper unlawful foreclosure

Nationstar has not only reneged on the terms of the acquired mortgage in terms of insurance, they have imposed extensive fees and repeated inspection charges; falsified information about my account; neglected to credit $14, 800 in payments, they claim I am in arrears for $9, 399.00, and are now foreclosing on my house that my daughter lives in. Nationstar Mortgage Company claims to have paid my insurance through the escrow account I have. The insurance company confirmed today that Nationstar never made one payment for my homeowners insurance. Yet Nationstar took almost $3000 of my money for insurance in 2013, 2014, 2015. Nationstar is currently filing for foreclosure on my house because they claim I am in arrears. They have provided no evidence of this. I have documented extensively my payments. I have proof that: 1. Nationstar claims to have paid hazard insurance from the escrow account with 2013, 2014, 2015 1098 forms. 2. correspondence regarding the complete lack of insurance paid with money from the escrow account 3. all mortgage payments were made, and all payments were made by wire transfer directly into their account after April 2014. In 2013 they took $832 for insurance from my escrow account. In 2014 they took $2, 156.00 for insurance from my escrow account. In 2015 they took $1, 113.00 for insurance from my escrow account. Because I live abroad I was not informed of this at all. Nationstar has not only reneged on the terms of the acquired mortgage in terms of insurance, they have imposed extensive fees and repeated inspection charges; falsified information about my account; neglected to credit $14, 800 in payments they claim are in arrears, and are now foreclosing on my house that my daughter lives in. I have tried to correspond with Nationstar since April of 2014. None of my inquiries have ever been acknowledged or responded to. My requests for their legal counsel's contact information were ignored 3 times since May of 2015. I have tried to communicate with the law firm representing Nationstar. I have provided the law firm and Nationstar with documentation of every payment that has been received, proving that I don't owe any money. Nothing has been accomplished. I have no lawyer because they all want a $25, 000 retainer. The foreclosure date is on or around May 3rd, 2016. How is it possible that a company, who has numerous class action suits involving hideous levels of corruption, is allowed to take a person's house away, when they are not in arrears? Time is running out.

Mr. Cooper payoff quote - will not refund overpayment

I requested and rec'd a payoff quote good through the 30th of the month. I paid the quote in full and it was rec'd on the 11th by Nationstar. I was told the per diem of $0.62 would be automatically refunded within 30 days. This did not happen. I made several phone calls the next month. I spoke with "Richard #47279" on the 21st of the next month and was told there would be two separate checks issued and to call back in a couple of days that I could check the status. I called on the 23rd and was told the payoff was short and I was not due a refund. The supervisor I spoke with "Paul #750700" was rude and refused to honor the payoff quote. This company is crooked. Even though this isn't much money, and I am thankful for that, please everyone be aware that this company is crooked!

Mr. Cooper harassing phone calls

My mortgage was recently transferred to Nationstar Mortgage. We have NEVER been late with our payments since purchasing our home 15 years ago. Since Nationstar took over, we receive repeated telephone calls and hang ups from them... if you don't answer, they don't leave a message. When I answer the phone, it is ALL AUTOMATED. thanks for wasting my time! When I call back I'm requested to enter my social security #. When I finally have someone to talk to, and ask for a supervisor, I get put on eternal hold. literally no one eve came back on the line. talk about harassing phone calls and for no reason. My mortgage payments have been made on time, never late, before or since we became Nationstar Mortgage customers. we had not received a bill from them so we continued to pay online to ocwen, who informed us that our payment would be transferred to nation star. not so... apparently. their reps have no idea what we are calling about! it's great that you don't have a say in who buys your mortgage... when you call they identify as a :collection agency" great!

My loan was transferred to Nationstar in October 2014. I was unaware that it had been transferred so I made my payment on time as normal to my preexisting loan company. Finally got the information straight in late November of that year. No late charges assessed at that time. Then I decided to refinance this August 2016. I find that where I was rounding up my payments, the overage was not going to the principal as I requested, but to late fees. When I call and explained I have never been late, they informed me that the fees that they have been collecting since February of this year were for the late fees from October 2014. 1) Why would you NOW assess late fees (18 months later), and 2) when a mortgage is transferred, by law, no late fees can be assessed for an initial period. They refused to refund me my overpayments! DO NOT EVER WORK WITH THEM! And if your loan is transferred to them, REFINANCE through someone else~

I called them at 8:30 this morning told them payment sent. They call me at 9:00 to harass me and ask where the payment is and if it's been sent yet. Obviously no discussion or notes taken to update account. Lamest customer service I've ever encountered. Obviously CS is not of importance to them as they state they are about debt collection.
