BEWARE OF DMCI, particularly Royal Palm Residences

To those aspiring homeowners, who are currently working hard to pay their monthly amortization so they could move in to their units, beware! Have you checked your unit if you are still the legit owner? Someone else might have bought it without your knowledge.

More than a year ago, I bought a 2BR unit in Royal Palm Residences in Taguig, after paying for the 10% downpayment, I was hoping to start paying up for the remaining 90% balance but only to find out, my unit was already cancelled and so it was suddenly available in their inventory so when another interested buyer saw my unit, most probably that buyer paid for it right away. I was never delinquent with any payments and besides, the contract to sell that DMCI issued is with me, proof that it is my unit, I paid for the reservation and everything and nobody have given them the authority to seel the unit. This is indeed true because a customer care officer have told me the real score when I went to their office in Bangkal. She have indeed told me there were mistakes or shall i call it irregularities on their part. I would personally blame another customer care officer named Joycelle Ligutom for what have happened. Everyone in the DMCI office are not professional enough when it comes to dealing with their customers. To make the story short, because they have admitted it was their mistake, they told me they will give me a full refund of my 10% downpayment including reservation fee of 20, ooophp. I could sue them for it but since i dont want to waste time and money doing so, I have agreed to their condition. My dilemma is, its been a month tooday since they promised me a full refund. They have initially told me it will be processed in one week. I cant imagine accepting their excuses every week. I am really considering filing a case against DMCI, kung tutuusin may habol ako. When I bought the unit, it was priced at 2.4M and just recently tumaas na siya to 2.9M. Sino kumita? di ba sila? I could have asked for more than just my full refund kung gusto ko pero since gusto ko makuha na lang ang pera ko in due time, ganun ang ginawa ko, kaso parang inaabuso na nila ako. Just today when this customer care officer named AIZA told me, its their new policy na i will sign a quit claim first before they will process my cheque. What a lame excuse. I have been working with quit claims for the longest time at ang alam ko, pipirma ko nun pag nakuha mo na ang pera mo. Kaliwaan. Di nila ako maloloko. I told her I wont sign anything pag di ko nahawakan ang cheque ko. I can sign everything on that day that they will release my cheque. That said Aiza have assured me a call back since kahapon ng tanghali, tapos kanina tanghali, yet wala pa din. I cant believe ganito ang nararanasan ko sa DMCI. I dunno kung alam ng may ari to and i really wish alam nya ang mga nangyayaring irregularities sa loob. Investigate on your people, ang daming inside job na nangyayari sa loob. Kaming mga customer ang kawawa in the end. Hindi biro ang pera that we have invested sa company.

I just hope that authorities will also start investigating this developer. Oo, maganda sila, nakaka halina pero one should investigate on the background of the company before investing with them. I just want my money back.. sa inyo na ang unit ko.

its our first time to get a condo unit to dmci, its very terrible experience, they have professioanal liar agent, and their office stafff at bangkal are so unprofessional, a nightmare experience with dmci, this agent, they are just after with their commissions then they will left you hanging, so much problems and no one even have the courage to attend and assist with the problem that their agent did to us.Madeline de los Santos, is an agent, that you should not trust, dis honest person..have the courage cancelling our phone calls with her.she should return back the money we put in at dmci, because its all her fault why we have so many problems now, return back our money and the unit from dmci is all yours, we dont like anymore to invest with dmci, so much problems.people are working just to have a better life here in the Philippines, stop abusing people, bring back our money..

We bought a unit at Cedar crest. As expected, all the model unit is too far from the actual unit. Well, i know that, that is SOP in Realty business. Cedar crest is good, actually DMCI engineering department did a very good job, they meet the date of completion actually subrang advance pa nga, And to compare to Rosewood and Royal Palm, napakaganda ng Cedar Crest... BUT! dealing with the staff in the Bangkal office, thier documentation, customer care department! their employee's TERRIBLE, UNPROFFESSIONAL! And even our agent. Just imagine ako na client nila, ang mismong nag-asikaso, follow up ng aming contract sa DMCI ofc, para lang mapadali at makuha ko agad ang copy ko. I deal with a lot of incompetent unprofessional staff in DMCI. But, thank goodness, that at least among those too many terrible staff, i found 2 people there, who attend and assist me, and i got a feedback, the way they promise. I can recommend you to LOOK FOR MS. RENEE JASMIN (customer care) and RONA JOY EDIVOR (turn-over grp). the rest, SUCK!.

I agree customer service of DMCI really sucks! I bought a property before at Cityland and I could really compare how worse the services of DMCI are. DMCI has an inefficient and poor system of handling clients' financial and other records. I asked for my remaining balance in a property in Rosewood, and I was told it would take two weeks, which they weren't even able to deliver on time (the same request from Cityland would not even take 5 days, and so I wonder how such a big company as DMCI could be that inefficient). Anyway, when finally I was able to get the computation of my balance, I was being charged penaly for late payment of downpayment which should have been paid 2 months after my reservation (and this was way back in 2007). I was only aware of such schedule of payment when finally I got the computation sheet and copy of contract to sell 3 months after my reservation. The assumption was that downpayment should be made before release of unit, and the unit was not even released on time (but 2 months after expected date!), and yet I have to pay the penalty. DMCI does not give its client the right information and even penalizes its client, even for someone who has never been negligent on payments. It's stressful dealing with DMCI, and their top management should seriously consider upgrading their system and honing the ability of their staff.

same people, who had not been reprimanded for their stupidity in handling their clients. aiza, joyselle & even abi their boss. i have long time requrested an updated statement but have not been receiving anything. one time erroneous information given on the phone cost me expensive bank fees. when inquired as to why such info was given, the answer by the manager was the person who got my call was unaware of the policies. then why the hell they let untrained staff to take care of their hotline. the projects of dmci are ok, even the building admin and sg's are polite. however, customer service & marketing sucks. issues on the unit i am paying for cannot both be answered by cs & and the person who sold it to me is unreachable. if i leave the property unsettled i will take both of these departments definitely liable. thinking i intend to deal with them for 30 years, wag na lang noh!

I had a different case with my 2BR unit in Samui building, Royal Palm Residences, and it was more devastating! I think I will have to lodge a separate complaint on this being me as an OFW whom they were trying to victimize too.

I took the unit last May 2009, paid up the 10% DP last June 2010, then continued the next 10% DP stretched to 40 months from June 2010 up-to-date, which shows non-delinquency on my part. When I took my 30-day vacation last March 2011, I started to process with DMCI my bank financing so I could move-in. But the same customer care representative (Joyselle) told me that DMCI will charge me 3% of remaining balance (about 3.3M) per month (about 9 months) due to my failure to process it on time last June 2010 RFO. In short, I failed to move-in, and after 2 months of haggling with them (this time with SPA for my wife coz I'm back here in Saudi), Joyselle presented my wife our final statement of account with the total penalty amounting to 800, 000+! Just imagine my hardship here as an OFW...with my hard-earned money investments of 600, 000+ will just vanish as simple as that, leaving me in-debted by about 200, 000+?! Ridiculous isn't it! And you know what happened while I was away paying religiously? They did not bother updating me on the status of RFO, no communication of any form to notify me of the alleged 3%, not even on my email, phone, or air mail here in Jeddah, Saudi Arabia. DMCI did not do its part to render international assistance to an OFW like me. I even read the contract only last March 2011, when I tried to search everything in my other mailing address (my wife doesn't know about the unit, but only recently this year), only to find out that the contract was not even signed by me! They forged my signature...so how would you believe with this transaction if the contract document itself is tampered and rubbish?!

This should be an eye opener for all OFW's. A lot of transactions were being done in a rush mode, just like me. I issued all the cheques for the two (2) 10% DPs, and both for the unit and a parking slot, then went off to Saudi on May 2009 with a copy of receipts/invoices and a summary of itemized unit costs only, as they just promised me that the contract will follow. Only to find out that the contract (with forged signature) was sent to my mailing address instead of sending it to me directly in Saudi where I live & work! I plan to file a case against DMCI and will tell every OFWs and the whole world by means of media, if DMCI will not settle amicably or will continue their unwarranted claims. Fairness and fair play to buyers shall prevail.

i don't know if this true but i heard regarding bout your concerns.. just heard it with one of my bro friend anyway he were one of the managers at the dmci... actually what they were doing were this, their agents were the one who were buying their units and then re selling it to their client afterwards in a higher price so i think they cancelled your reservation intentionally because they were not goin to earn that much..they've done it on purpose!

buyers should be protected by law. we should have a law to protect the interest of the buyer if the developer represented by their agents and people have done very unprofessional actions towards teh buyer who invested their money and pay on time.

This is very TRUE.

I bought a condo in Royal Palm because of its beautiful project...but had a VERY BAD experience with their Bangkal office employees. Most of them are very unprofessional and don't know how to take accountabilities. They always give you promises but will never deliver. I will not go into the details of our NIGHTMARE with them but what we had experienced is the POOREST of a service.

I also don't know if the owners and shareholders are aware of their employee's TERRIBLE service.

So SAD...we were victimized...

Hi M2K. I'm planning to invest in a unit at royal palm but now i'm having second thoughts after reading your post. Which building did you initially make a 10% DP? Did they explain how the mistake happened?

I would appreciate if you can give me a background on how it all happened like when what date you made your DP and when were you notified that it was sold to another buyer.
