Hi,

I would like to put a complaint against the builder named Unitech Limited, which is operating in India. They have already started giving the allotment letters to the buyers without getting the required approval from the govt. authorities. The plans have not been approved by HUDA, the governing authority in Haryana state.

Such kind of practice is definitely not in the interest of the buyer of the flat and should be stopped at any cost.

I agree with you Sanjay. We have already communicated with them and it was quite fruitful and the construction has started now. I posted this issue in August 2010 and it is completely resolved now.

Hi,
It is extremely unprofessional at the way Unitech is handling all its projects. Sunbreeze is no exception. Sitting in March'15 I see the last update the company gave was in August'14.

In the last 8 monthes the company has made no progress in the contstruction. They have not moved any brick and the construction site would not see any worker. There are just a couple of guards at the site who are clueless. There office bearers refuse to talk over phone or reply to emails sent to them.

I have found that the company has not even paid wages to the people in its office for the last 3 monthes.

This is a classic case where I feel the company might move towards declaring itself banckrupt.

I believe that Unitech is in deep financial crisis. They have used hard earned money of the Sunbreeze buyers to complete some other old project of their's and hence the pace of construction is still pathetic. Still don't know what is Unitech secret plan to complete these 4 years old project which is no where nearing completion in coming 20-24 months. I have my own doubts when they will start offering possession.

isn't this a general attitute of Unitech? not only for Sunbreeze they are doing this for other projects as well. I bought a commercial unit in Uniworld Gardens. Builder was suppose to pay rent. They have stopped doing that and no construction has started till date. They are out of money as well...Pathetic management eating up public money. Eventually they may run away

I too bought a flat in unitech sunbreeze and paying the hefty EMI's every month.. somebody wrote about the recent activity at the site..
Can someone attach the updated construction pics if there is any progress at all..

I and my brother have an apartment in Sunbreeze. Recently the activities have picked up at site, after numerous problems, like Tulip, water borewells, labour problem, etc. As the project is already delayed, there is nothing to do about... but wait... The approach is really a good question.. do not see it coming in near futures.. Maybe we require helicopters to get in...

I have an apartment in Sunbreeze too :( this was suppose to be our first home, to get away from rent. Unfortunately now i have to bear the burden not only of rent but the EMI as well.

Any word on when this project will finally be ready?

Hey guys, me and brother both have booked flats in Unitech and it does seem like they are having issues iwht this project. We live in US but my parents live in Delhi. Is there any plan to meet to collectively discuss next steps? Any help is appreciated..

My father visited the site recently and even spoke at the Unitech office..but the respone was that the construction will start in December. Looking at the posts, that seems unlikely...

Yes I agree with complaint that Unitech Sunbreeze is in pathetic shape. It is fairly obvious if you go to the site in sector 69 that the project has been delayed by at least 2 years for one or the other reason.

Unitech has shown a total unprofessional and hooligan attitude towards customers. The pictures here tell the story of this project.

Rajeev you are right in saying that now its time to meet in group with the MD to get answers.
Earlier we had a sunbreeze blog but few months before i dont know what happened the blog was removed. Since than there has been no common place to discuss the project status.
I hope people read this thread and decide to act on it.

I have also booked one flat in sunbreeze. What should we do with Unitech. It is true that they are answering the queries.I have written mails to them but there is no answer.
We should meet at one place & then should meet their MD for checking out reality.

To say Unitech Sunbreeze is a few months behind schedule is a slap on the face of all those who to become residents of this "dream" project that Unitech sold to people 2 years ago. Unitech representatives have been uncommunicative, irresponsible and have even gone to the extent of threatening folks who have raised concerned in person and on this blog as well.

Other than send periodic demand letters there is absolutely no communication from Unitech on construction status updates. After 2 years only the GF slab of one A5 block is complete (Sep 15 2011). In the absence of any builder regulatory authority in India, builders like Unitech are out to cheat people and take them for a ride.

How is Unitech launching new projects when existing one's are no where near completion? How can builders get away with minimal fine for unexplained delays when buyers have no such right? Buyers of any new Unitech projects beware - Unitech will take your money to launch new projects and then make you do away with an endless wait. This is an outright Ponzi scheme!

We visited the site about a week ago...the work is in progress ! The basement is dug open. The blocks are definitely going slow...i dont think the possession is possible by next year!

The pace of work is too slow in Unitech Sunbreeze project. I hope the recent spate of activities of unitech in 2G scam does not have any affect on the progress of project.

The project has to be completed by AUGUST 2012..and seeing the pace of the construction its slower than a snail's pace..!(GROUND FLOOR work in progress).Unless we have a regulatory body to check these malpractices followed by builder's the consumer is the ultimate sufferer(I booked a flat in august 2009 in this project).why did UNITECH sell these flats when the necessary approval's were pending?What about the approach road from golf course extn...?the ambedkar statue is right in the middle and last I heard was they are planning to make a round about there..what about the approval for construction of that road..the matter seems to be pending over there too..and about UNITECH being the second largest company..well that's the only comforting thing in all of this..if they can do what they have been doing...then GOD save this country!

I understand your concern about the pace of construction at Sunbreeze. But I also agree with Sanjay that Unitech won’t play around with rules and regulations as they are indeed a very reputed company in the real estate sector. As far the delay and disputes are concerned, I think there must be a technical glitch that is causing them. So I would advice you all to be patient about the matter. I am sure the project would be delivered by Unitech on time.

Why is Unitech then demanding the next payment, when construction has come to a standstill ?

Unitech is not responding - when will they get building plan approvals for Sunbreeze Project - there is no response not even like "Yes" "No" "Not applicable" . they are behaving like theives who dont want to be disclosed.. not even saying there is delay ... Banks are not giving loan, ... can anybody suggest what to do - other than writing letters to Unitech? How can we get to know the truth?

This is not true. The construction is at going a very sluggish pace. The project is running hevily behind schedule - mostly because the necessary floor plan approvals have yet to come through and the dispute with Tulip on the 24m wide road between the two properties. In addition the banks have refused to disburse any fresh loan installments till approvals are submitted by Unitech.
A mail group of Unitech Sunbreeze owners was shut down following pressure after the onwers got together and demanded a response from Unitech Management in the communication that Kapil mentions above.

Hi Kapil,

I could understand your concern. Unitech is a huge company and they wont play around with rules and regulations. They are good in the market they are. Dont worry, you are dealing with India's second biggest real estate companies.
