I had bought into Swindon land with the above company 3yrs ago, in Oct 09 I found that they stopped the
the payout on my Grand Max program.
I immediately called the agent who sold the plots to me. After his investigations, he informed me that the UK
directors came to Singapore and withdrew all the funds, thus the company is unable to payout.
I was shocked and asked him then how? He said he'll get in touch with Simon Beh, the third director from LI also CEO for LWC.
To-date no response...

I also done some research and found that UK landbanking is actually a scam and lots of companies including LI were already closed down by UK FSA.

I would like to know if there are any investors out here in my similar situation.
And what are the actions to take against this company now to recover back my funds.

I am a local Singaporean interning at KPMG Singapore, having dedicated 2 years of my life serving the nation before entering university.

I am here to share how job snatchers enter Singapore on the pretext of doing their internships here, but are actually here on a trial, and the companies like KPMG Singapore hire them.

A group of Australian students from the University of Canberra were interning here at KPMG Singapore, while they were given care by traitors at Ngee Ann Polytechnic! These Australian students are on some scholarship which the people at Ngee Ann Polytechnic recognise and take specially good care of them.

The students even boasted that all they need to do was make some noise, and there would be Ngee Ann Polytechnic staff coming down to KPMG to help them with the internships - typical white colonial masters mentality!

I am very confused on why Ngee Ann Polytechnic is not focusing on helping local students and their graduates find jobs. According to ChannelNewsAsia, MOM’s statistics for unemployment rate inched up to 3.3% in the second quarter of 2019. So why is the statutory board like Ngee Ann Polytechnic bringing in such foreign talent to compete in the job market for jobs with the locals?

Wonder if the other Polytechnic are doing the same thing as well - a group of 10-15 students multiplied by 5 polytechnics in Singapore multiplied by 12, assuming the polytechnics take in a batch each month, would mean that 600- 900 foreign students are snatching the jobs of locals per year!

Why is Ngee Ann Polytechnic doing this to snatch jobs from local students? Are tax payers paying money to have their jobs snatched from themselves? Why is MOM and ICA allowing this to happen?

This issue needs to be looked into and addressed by the ministers to stop foreigners from simply coming to Singapore and snatching our jobs without contributing!

I hope that the Ngee Ann Polytechnic staff as pictured in the photos are sterile, their wrong doings would only harm their own future generation!

Eric Tan Yong Jie now CEO of Space Factor Pte Ltd - Interior Design
This Eric Tan Yong Jie, is one of the director and shareholder of Land Wealth Centre that I managed to track down that run away with our investment money. I am one of the frustrated Swindon Land investor. He said he left the company, but I don't think so according to my friends who invested in the other land company operated by him when he was the COO, director and shareholder.

He is now CEO of interior design and renovation contractor, "Space Factor Pte Ltd" and "IKC Pte Ltd"with office in 122 Eunos Ave 7, #03-19, Singapore 409575.

Just discovered this site. I bought Swindon land too. Can somebody explain what are we to do or intend to do about getting our investment back? My friend in UK checked my plot number, name etc and found that the land registry do acknowledge that I am the owner of this plot. Is this a lie too?

The MAS Monetary Authority of Singapore has issued a warning on Land Banking which can be seen here

Key Points
----------------
Often the land sold to Singaporeans is in the UK or Canada
It may be a scam
You may not be able to sell the land
You may have no idea of the real value of the land
The sales people may be very optimistic in their promises
Land Banking investments are not regulated in Singapore so you have no protection from the MAS
The company you are buying from may not be regulated or even allowed to operate in the country where the land is
Often the land sold is protected or greenbelt land

Channel News Asia seem to love adverts promoting land banking. These guys also got a management award in Singapore.
Which is a shame as Land Wealth Centre had a strong relationship with UKLI which folded in 2009 leaving UK and Asian investors out of pocket to the tune of 60m pounds. Does anyone ever check thse things ?

Now LWC despite denying connections with UKLI has also failed. Whenever these companies fail they always blame a "Rogue Investor" or "Rogue Manager". The reality is the business model of offering huge returns for investing in plots of UK Green Belt land ranges from hugely overstated to a complete scam.

Goodbye LWC, LI, UKLI, Profitable PLots UK Ltd and many other companies offering UK Land plots

I would think they just got to the money first. When these companies fail they always blame this or that individual. The reality is the business model was designed to sell cheap useless plots of land to investors at huge markups and pass the profits to the sales people and the owners. The investors were always going to lose in the end.

This company was selling land offered by UKLI which failed in the UK losing investors up to £50M and with zero land plots being converted. Somehow LI/LWC managed to keep trading in Singapore after UKLI failed but it was the same land and they same crap business model so it had to fail in the end.

Your money is gone and every single person involved in taking will say its not their fault. Thes people should never have been allowed to trade.

I have spoken to one of the UK directors and can confirm that yes, money was taken out by the UK directors totalling less than S$8000 to protect this money as this is all that Beh and Tan had left in the companies accounts. Beh and Tan had in fact personally removed large cash sums in excess of hundreds of thousands of S$ the day before they knew that the UK directors were coming over to Singapore to question them about the companies affairs.

Here is a letter that I was sent by the uk company.

Dear Sir/Madam

Please be informed that Land International PTE Ltd has suspended all
activity whilst civil and criminal investigations and prosecutions are
being undertaken in regard to alleged fraudulent and criminal
activities perpetrated by the Managing Director Simon Beh (Beh Chong
Hwee) and CFO Eric Tan (Tan Yong Jie). These alleged actions were to
the detriment of Land International PTE Ltd, it’s shareholders and
more importantly it’s existing investors.

For your information the main lawyers working on the prosecution case
against Beh and Tan are Lee and Lee from Singapore and Gillanders from
the United Kingdom. Other professionals have also been retained to
carry out related investigations both in Singapore and other
countries. KPMG are the official auditors.

Whilst we are doing everything we can to speedily resume business as
normal to the above-mentioned company we have to rely on the Singapore
legal situation and procedures.

Unfortunately Simon Beh (Beh Chong Hwee) and Eric Tan (Tan Yong Jie),
are trying to manipulate the situation by controlling the companies website www.landintfe.com, this is unauthorized and illegal action and they continue
posting incorrect information regarding the running of the
company and the contact details.

Please note they have ignored all requests from lawyers to hand over
control over the website or at the very least change the contact
details for customers to have a legitimate contact point instead they
are issuing personal details of its share holders to try and cause as
much confusion as possible.

All correspondence should be made in writing and sent to the following
Singapore address whilst the investigations are carried out:

Now we have your name on file we will be able to update you on the
criminal and civil actions and we assure you that we will not rest in
this matter until the guilty parties have been prosecuted to the full
force of the Law, and that all investors monies have been recovered
and returned to the investors.

We assure you we are working towards resolving this sad and difficult
situation as soon as possible.
