YES! Communities I got summons to court for doing what I was supposed to do

Living in yes communities is like living in hell I pray to have a load of money drop from the sky to get out of this place. Been stuck here for 6 years the first 3 was ok had notes every month for yard even thou we mow it every weekend that was a lil annoying but we was renting never been late on one payment. 3 years back sense things been ok besides the notes my family of 5 and I decided we was going to buy one cut the payments down a lil and after that is when everything turned to [censored] it’s been 3 years of harassment about stuff at the house that was left from the people before that the office agreed to get but never did then we was told we had $2000 to improve house get refrigerator etc. and gave them a list to fix things 4 times kept saying they never got it or lost it and still today has never been over to fix them. Now end of last year we had a couple bad hail storms one in April made a claim check came in my name got it all fixed office said we didn’t get ur checks or sign them for April storm told them it was all in my name and harassed me about that and they the ones that set the insurance up and was through them then they called the insurance and Griped YES name wasn’t on the checks then another storm in October hit had to fight with insurance cause they tried to low ball everything and while trying to deal with them the office was non stop at me to get it all fixed told them waiting on the insurance company to send check for October 3x then they got a Eviction notice said I had less then 30 days to get it fixed or we was getting kicked out for waiting for the insurance to send check. so I spent over 15k to get house fixed only thing I couldnt get was a few pieces of glass didn’t have anymore money but got what I could cause we didn’t have anywhere else to go. Then just 3 or 4 months ago got the checks in had both mine and yes names on it they told me they had to send it off then the bank will send a check to me in 3 days said ok waited never got it back so then they said I had to email receipts so I emailed them the invoice my contractor gave me. then they once again said they never got it so sent 3x times then they finally got it then told me that it wasn’t good enough a copy of the invoice I had to show receipts I said that’s it that the only thing I got after everything was done but the few pieces of glass on the inside the house I payed it out of pocket so we didn’t get evicted then the lady over Insurance in the office said I was lying and fraud cause of the invoice. Told them feel free to call contractors that did the work numbers on the invoice and told her go look at the house it’s all fixed but the inside glass. they didn’t release check tell the end of last month then when I pick up check they tell me I have 2 weeks to get the glass I told them right then that I already called every glass shop around and the soonest I could get anything was going to b 3 to 6 weeks they told me ok then send me paper after u order then we good said ok had to wait 5 days for check to clear bank then went and ordered glass had to pay upfront to get papers to show so payed and email receipt to office still glass is on back order and waiting but now I have a summons to court on the 29th this month no notice to get kicked out of house for having to wait on glass that’s on back order that I have no control over office didnt call no voice mail, didn’t ask me, didn’t leave note on door I’ve been trying to call them no answer left voice mail no call back over this and yet the houses that they rent out still have damages, and glass missing so done with this place it’s like being in prison and or being told ur a slave telling people how they can and can’t live what they can and can’t do. every person I’ve talked to in here that’s been here a few months is ready to move, and will say the same thing I’ve said worst place I’ve ever lived and worse decision I’ve made was to move in here. And the summons to court I’m not the only one here that got it lot of others in here got it and it either because the office have held the checks and refused to give check to fix or cause it’s being worked on just waiting cause everything’s on back order. Even talked to a neighbor that the office refused estimates and to give check to this whole time and then the office told them that they going to hire who they want to fix it and do it and Neighbor will have to pay anything over the check amount. Then the beginning of the year Yes communities comes out with new policies and rules that we supposed say ok yea that’s great more things for y’all to try and find more things to fine/ ticket us over dumbest stuff I got a fine/ticket for part of one of my kids bike handle was stuck out passed the back of the porch about 2in. all we get to do in Yes communities now is do what they say or u lose ur house or u get to pay double the rent in fines and ticket tell they get u for a 3rd fine and ticket and u lose ur house. I have to call office 20x every 3 to 4 months to get a Plummer out to unclog sewer, Kids can’t play ball, basketball, can’t have a window unit if ac goes out, cant have a kid size pool, can’t do [censored] even was told when we moved in that there was going to b a pool built still no pool, then they said they built a park for the kids to play and built toddler climbing wall that’s it o wow what a big play ground didn’t even have a person drive around as security tell kids where getting kidnapped from the park happen at least 3 times I know this cause cops came asking for cam footage all 3 times. Took them 2 years to finally tell my back door neighbors to stop playing music from 9pm to 3am in the morning Rattling and shaking the house when we have to work and kids go to school after only like a over 100 tickets put in on that. starting to think that the insurance lady is trying to get us kicked out on purpose now that I got the summons to court. Not to mention since all this been going on ive been talking to a lot of people in the park and we plan on getting together with other park residence and making a group we all tired of it all. all they do is try their hardest to get u to buy a place or don’t renew ur rent lease then after they harass you tell u move and mess ur Credit up or evict you so they can make money off the next person there’s so much more I want to say and so much I’ve left out also have so many pics of things and cam footage. All I have to say is if u don’t want to b told how to live and feel like u live n a prison and want to feel like u live in the USA and be free like we supposed be don’t live in a YES Communities cause they run it like they their own Prison country They not the nice joyful community they say they are.

Also will be attaching a photo of the receipt from buying the glass with in the 2 weeks I was told to get it ordered.

Desired outcome: not go to court ,if I have to pay court cost want reimbursed, at this point my family and I are just done and want to move out and fine another place cut ties and be done our lives are so stressful and depressing living here cause office

Your text is a huge hard to read block. But gist is: 'Yes! + your Park-Manager is expecting immediate results, when contractors are all backed up'. Changes take time. Your being harassed for sure.

You also mentioned rules that residents hate. 'No Window-ACs' and 'No Kiddy Pools'...

Or we don't understand. Or really cannot comply with, or must find ways around. Because there are usually no good alternatives. That of 'No Window-ACs'. They don't understand the struggles of daily life of the poor communities.

I'm not sure why they put in a rule like 'No Kiddy Pools'. I suppose they are concerned for your kids safety. It is actually a leading cause for death in children. However like you said: This is 'Yes!' trying to be your Prison warden. They feel you can't supervise your child. Really, another reason is more-likely, they don't want to see a bunch of kids playing in between trailers. Because like you said, care of resident doesn't seem to be on their minds.

Another bit here is: They also don't care about how many empty 'Blight' spaces are around the Mobile Home Parks. With the harassment, people don't recommend any one live here. People are evicted, and the rest consider moving out.

YES! Communities No 'Window-AC Rule' suddenly being enforced, or not being grandfathered.

I've lived in CoachVille since 1998. We were a Franklin community, then after it was sold, we changed hands many times. Management became unstable. Now we have stable management. However, it is being run out of state, and they are trying to enforce rules that do not apply the same in a upscale 'Manufactured Home' community to the 60s Home of Iggy Pop.

Most homes here were built in the 60s, and are made out of metal. The population is 70% Spanish. All management communications must be translated.

Now let's get down to business: 'Window-ACs' is listed under the 'Fences' section of the Guidelines. Your asking these poor people that live here to change how they cool their homes, or to remove the ACs. Well then 1st. Remove the Window-AC in the 'Coachville Office'. I've included a photo.

I also ask why? The Manager says some sort of 'Blight'. Well the hole trailer-park is 'Blight'. I've included some photos. In place of a missing trailer in the very front, there is a spot that just looks like a dump. Also I've complained about the drainage issue for years. (even Before Yes took over...) They tried to solve the problem with a few things, but the problem has gotten worse. They need to do something more expensive. But anyway, what I'm getting at is, complaining about what a few 'Window-AC's on peoples houses? Really?

I can see that in a Manufactured housing community in California, but not in this 60s Iggy Pop Community. BTW... if you don't know who that is.. Google him

Also: If you think we can all upgrade to Central Air: I've also included a photo of a Electrical Pedestal. The Manager says that 'Yes' will do some sorta payment plan with folks. But think about it: They will also have to upgrade these panels. I had to get mine upgraded. And that might be cost-prohibitive.

Lastly: She mentioned something about 'Safety'. Ok. In New York city, Air-units fall on people from 5-story apartments. But from 6-feet in the air? I want to see the records of trailer-park injuries.

Desired outcome: The 'Window-AC-Rule' would not apply to this ancient trailer-park.

I'll raise another point. If you've never lived in a Metal mobile home with the sun-bearing down on it in the summer. You may not understand. It will generally be a few degrees hotter and have more humidity on the inside of the house than outside (without Air-Conditioning...) So this becomes a health concern. Every year new temperature records are broken, yes even up here in Michigan.

At Coachville, in the summer: Those who cannot afford, or do not have good AC. You'll see hanging out in their cars. Kids playing in the street. Because inside the homes are unbearable.

I am fortunate enough to have done a lot of work to my home. I have a reflective metal roof. I have wall-side windows. But I remember the days where I did not, and no matter how many BTUs my Window-Air put out, it seemed it could not pump out all the humid-air. And you ask them to dump their AC?

Update by Robert Koernke
Apr 22, 2022 10:39 am EDT

I should add that my personal Central-Air unit costs about $3500, and I might be able to sell my trailer for $5000ish... What I'm getting at is: It is questionable whether a Centrail-Air is worth the effort. So then the next idea is 'Floor-Models'. 1) My neighbor has 4-Window-ACs. What will he do with all of them? Since the Dump-charges a lot of money for disposal. If this is truly enforced with 'yellow-slips'. I'm guessing AC-Units will magically show-up in that (dump-site-Space) between Coachville and Central-Avenue. 2) Floor Models are they a much better arrangement? The ones with duct hoses are not cheap.

Yes! has recently taken over Robin Glen and they're trying to enforce the no window ac rule here. Most folks in this park live week-to-week and cannot afford any other form of ac. Not having the window ac is putting most of the people in this park at risk for health issues. It was 85 in my home last week. I'm putting my window ac in and that is that! I don't rent my home from the Yes! corporation. They don't pay my electric bill. My ac is new, is not shabby, and is only in my window during hot months. They're willing to risk the health of the people in this park for aesthetic reasons. They've also banned fire pits. This is NOT Ferndale! Up here, we sit around the fire pit, wear flannels, and care about our neighbors' health and not how pristine their flower garden is. I've started looking into what can be done about the ac issue. I already loathe this corporation.

YES! Communities People parking in front of my home and dogs allowed to run up and down and crap in my yard

[protected] of 2022. It appears that the complaint about Camejo was a temporary resolve. Now this same fellow washes a couple of cars next store to me then takes and parks one right in front of my place making my daughter having to park in the office parking lot and she had to carry my 10-month-old Great grandson and all his stuff over to my place. This is nothing but retaliatory. And out of the same home 302 River Bay drive a woman that lives there, i have caught her on 3 separate occasions letting the dogs out and allowing them to run up and down my yard defecate in my yard. When i went out there one of the dogs started to charge me. She does not care, i guess the rules apply to some but not to others. I have also found out that Camejo, Mike the next door neighbor and the manager of River Bay are friends. I will admit it could be possible i am wrong, But it makes one wounder what is really going on. I am James Downey 318 River Bay Drive Lot 265, my phone # [protected]. Date [protected].

Desired outcome: Someone to get control and stop this non-sense. If rules are to be ad heard to, all must abide not a chosen few to do as they please. I just wish to live in peace the way it has been for close to 28 years here.

YES! Communities Unable to get a hold of maintenance or community staff.

I have a backed up sewer line past where the line from my house connects to the line in the ground. I am unable to use my toilet shower washing machine or even do dishes. I am unable to contact any representative of my community. I am unable to call the plumber and have them come because the lease stated you won't pay for it unless you call them. I live in Terrace heights in Dubuque Iowa.

Desired outcome: Someone needs to get a hold of a plumber and get this issue fixed. It is not my responsibility as it is an issue below ground.

YES! Communities Note sent out by management of marysville villa marysville mi 48040

Hello as this is a over 55 park we senior citizen moved here so that we could have a place of security for the rest of our years on earth. This community park has been here well over 50 years. Things here had been going great. Your corporation took over our little place of security and now have started to upset 45 percent of this tight net community with new demands. These fence have been here for years and been updated to enhance the look of our homes. Many of us take pride of our homes and try to keep this place a Safe, Beautiful and secure. Please help us continue to feel safe and secure. Many here are in there 70,80,90s s

YES! Communities Vehicle blocking my drive not once but twice

My name is James Downey. I live at 318- River Bay Drive Tampa Florida 33619.

I have lived here in this park going on 28 years and complained about very little.

However once again today for the second time a truck, trailer, and compressor for washing vehicles with the name Camejo [protected] parked across my drive and my neighbors drive in the lane going out plus part of the lane coming in. Cars having to stop and single file to allow each other to get by. I asked the guy why did he find it necessary to wash vehicles in the road way when he could do it in the parking lot and his response was that he had a permit to park in the road. Now I might could snake out of my drive but would not be able to pull back in and my neighbor could do neither. I will say our conversation got heated. But I decided to call the office and write this complaint to you. Should emergency vehicles need to get through it would be impossible. I have called the Sheriffs office and was told that it was a road way and should I get no results that I was to call them and they would fix the matter. As they told me that no one can block the in and out of ones drive way nor block the road way. Its like holding one hostage.

Desired outcome: I would like a response. My number is [protected] in River Bay Mobil home park. Thank You

YES! Communities Remove fence that is on the lot I leased.

I purchase a house four years ago that the lot had a fence on. The fence is in good shape. Now they are demanding that I remove the fence by APRIL 1st.Or yes will remove it and charge me 500.00. I am in bad health and live in disability. This is absurd! I signed a lease for a year in Jan. The lot has a fence at that time. Yes are breaking the lease with me by taking the right to the lot as it was leased. Before I purchased the house I was assured that the fence was Grandfathered in. I have two senior dogs that I cannot walk. That fence is very important to me as well as a security measure.I have tried for three weeks with the Home office to no avail. Can anything be done? I feel like I live in a dictatorship. Not a community!

Desired outcome: Keep my fence and my life as it is.

YES! Communities Northridge Estates

I signed a lease on 3/7/2022 for a really good friend and paid 6 months rent in advance. My friend works multiple 12, 14 and 16 hours shifts and yesterday, management busted into his home unannounced to do their "Gold Key" check. He was awakened by his dogs going crazy and then accused that he had pitbulls. His dogs are NOT pitbulls and he has since rehoned one of them. The other is a register service dog. He also cares for his dad whom also lives at this property. We communicated on the front end and mentioned multiple times that his mom and dad would be living with him and were never told anyone else had to be on the lease until 2 weeks after he is moved in and settled. The treatment, that my friend especially, and I have received from the management of this property has been complete disrespect and a violation of privacy. We have been nothing but upfront regarding what Heather feels is the result of reasons to evict. This is completely unfair to someone who is trying their best to keep a roof over their head. Also, we have made several attempts to call and nobody answers or returns our calls when we leave messages.

Desired outcome: Reverse eviction notice and show some common courtesy to you residents. This is very unprofessional behavior.

YES! Communities Trash service

They are increasing the trash charges up to $16.65 and it was $10.00 before. They are doing this with no proper explanations. I provided the photo of the paper and it shows no proper explanation of this issue. This has been done in March 15th,2022

Desired outcome: Why are they doing this and the community wouldn’t like this because they are also increasing the property rent and it is frustrating.

YES! Communities Demand notices / towing of vehicles

I have been a resident since December 2016. When Meritus communities were managing the park. They were so much better even the office staff were decent and compassionate then the staff now. My 8 yr old grandson tragically drowned at a pool party June 2017. I had just started working as the pool monitor two weeks before this happened. The office staff truly understood why I couldn't continue to work at the pool after my grandson drowned at a friend's pool. Since yes communities has taken over I feel like this park is a prison reform for low income people when I first moved here my rent was $899 for a new 3 bedroom plus water sewage gas and electric. Now that I'm doing month to month at $100 extra a month increased $50 from last yr then with the water and sewage added to the rent my new rate for April 1st at $1273. Being I'm on SSDI my payment is deposited on the 3rd of every month at $1392 a month and $228 earned income I am struggling and trying to find a more affordable place to live my electric is $297 a month on the budget explain this how it is this high for a mobile home that is insane the gas is 66 a month the rule was rent is do on the first of every month no later than the 5th well not anymore every month I get a demand for rent eviction notice dated on the 2nd like how can they do this I've told them I don't get my SSDI until the 3rd of every month therefore my rent will be paid on the 3rd or 4th of the month. But I still get the same notice every month on the 3rd dated on the 2nd and states that they can count these as late notices and can evict you after a certain amount. I have never been evicted and my rent has always been paid on time meaning the first week of the month. They attempted to charge me $1045 to replace two storm doors that were damaged by high winds but yet have over 20 homes with no storm door or a storm door hanging off the hinges broken they replaced them and 7 months later the front one is damaged again they don't install them correctly to start. Then they tow any vehicles that are parked on the side of the street someone said a door dash or some type of delivery got there vehicle towed the tow company they have contracted make rounds numerous times through the day and night 7 days a week looking for cars that are parked along side of the road even if there not blocking or creating an issue I feel like that is a form of tenant harassment from the landlord now that I know a mobile home is definitely not worth it's price tag I would never recommend anyone to buy a new one unless you have no more than 1 or 2 kids in six yrs mine has failed the test of 4 grandkids that have pretty much put it to the test a big fail from the carpet to the cabinet handles falling off the corners and top of the cupboards are not real wood they are overlayed with some cheap wallpaper stuff. The door handles brake or fall off the doors to enter the home are not installed properly therefore have issues one being you can't lock your door. But I have a 6 yr old boxer/pit that would gladly accommodate a stranger coming in my door. I just feel like I'm struggling to live here financially and feel like I'm in a prison camp .

Desired outcome: Yes communities needs to understand the fast that people on SSI get paid on the 1st and people on SSDI get paid on the 3rd and should be exempt from getting a notice to quit every month

YES! Communities Howell estates!

👋 hello, I recently moved into the Howell estates community on February 14, 2022,

Every buddy we spoke to was very welcoming when we filled out our application, Unfortunately not even a week after we had moved in we had received a call from Stephanie in the office asking me to not use my back door due to the neighbor having PTSD, And that my back door was for emergency use only! I was never told any of this information when I signed my lease. Our neighbor has six cameras aimed at my rear door, I do not use my side door due to the fact that we use our front door But wanted to use our side door because when we moved in they have not laid cement yet, & it’s full of mud, We are in a brand new double wide modular home & it has a door on both sides of my home, We were told that the side door is only to be used in emergencies only, But we were never told this when we signed our lease! Stephanie from the office called us to tell us to please stop using it because it sets our neighbors cameras off & interrupt him! He does not want me opening my back door at all, We also hung an American flag & 1 camera affixed to a pole that we bought, Then I received a letter on my door for the first time and it says a second notice, That we are disturbing other people, & That improvements are alterations have not been authorized… We were very happy when we moved in until the neighbor had a problem with having neighbors, It is me and my husband & we both work full time jobs and a 2 pound tea cup dog that doesn’t even bark! Can someone please give me some advice on what to do

Desired outcome: Help!!!

YES! Communities Siding damage from community lawn crew

Over two years ago I contacted Jackie at Paradise lakes MHP where we have a home. I told her that the lawn company that mows for everyone has put a hole in my siding on my shed from weed wiping too close. She put a work order in. They never came to fix it. I called and reported that it was not fixed. She said someone closed the work order and she would write another one. Two years have passed and not complete. I have called her and Evelyn about this at office. No response. They do not return my call. What do I have to do to get service around here for damage to my property from your company people? My phone number is [protected]. I would like a return call

YES! Communities Lawn care, poor management,

Management sucks... If you call they don't answer the phone or call you back

They hire the cheapest lawn people so only half the grass gets mowed. Apparently the lawn people don't see the grass knee high... Plus none of them speak a lick of english so it's like talking to yourself...

They put a hole in the kitchen floor last monday they haven't been back to fix it.

Management don't give a crap about their residents all they worried about is if their getting their rent on time

YES! Communities Office lady

I live in Pleasantville in Monroe MI. Yes communities took over our community. Their office lady, if thats what you call her, is never ever in the office. We have to leave messages instead of speaking with her directly that is poor business etiquette! Then this "office lady" tried to rip us off! She was trying to steal money from us when MCOP was paying our rent for the months we were not making enough money due to covid. She had the nerve to call me asking if I was going to pay something after I had already told her that they were paying our back rent & 3 months extra after that. She told me that MCOP does not pay for my water & sewage & that EVERYBODY else was making an effort except for us. WHAT?! I told her that MCOP was paying it all since it comes on one monthly bill. She is a scammer that was trying to steal money from tenants! UNACCEPTABLE! Thank god I am smarter than her because MCOP payed everything! I feel bad for the other tenants that actually gave HER money when they were not supposed to! This place is a bunch of scammers! DO NOT MOVE INTO A YES COMMUNITY! My husband works for a company that does work for Yes & he knows what needs to be done before they sell a trailer to somebody & they sold us a trailer that was not fixed underneath! They are also picking on the tenants with older trailers so they can evict these low income people so they can put new ones in & charge almost $1, 000 a month for a 2 bedroom trailer! Isn't that discrimination? Im so tired of this place! We are moving to a beautiful 3 bedroom double wide in March that's way cheaper! These people are a rip off! Something should be done about Yes Communities trying to steal money from low income tenants! Prosecution I say! This is a terrible company that should pay for what they are doing to their tenants! DISGUSTING!

I agree that the Yes! goal does seem to be push older tenants and older homes out. (Yes! also enforces the smallest rules too that people can't comply with or even makes up some)

Financially, I don't see how they can recoup the cost of moving new-homes in and all the money that costs in 2022. If that actually happens in Monroe. But hey that's not my place to say. In Coachville there are many empty spots. (Looks like 'Blight' with ruts...) I can think of only 1 new home moved in the last 5 years. The used trailer market is 'ok'. Some people like to put money into remodeling them. But I don't know too many who want to buy a new one.
