YES! Communities Mobile home title

I acquired a mobile home in Robin Glenn mobile home park in Saginaw Michigan in approximately April of 2021, I have never been provided the title as promised, I have been told several different things about the title and I am still waiting months later to get the title. I have tried speaking to management here and have never received the title I continue to get told different things I have reached out to [protected]@yescommunities.com email and have never received a response, the only thing that email address does is send an email to the community Management that does absolutely nothing, I have requested several times for corporate to call me to come to a resolution and they have yet to do that as well. I have called the 844 number and left a message, still have received no response I just want the title to this mobile home and if there is not one I need resolution to this ASAP. I am done getting the runaround on the title to this mobile home.

YES! Communities My landlord is asking for more rent money

I am currently living in Shiloh Pines communities in Tyler, , TX. I received and inviction notice in November and paid the 1110 the judge ordered plus my December rent 1158 because they wouldn't take November's rent without me paying December's also all of this was paid on the 5th of December. The manager said he would wave all the late fees because I told him I would not pay the 2621 amount. Well, in all I had to pay him 2421 because he wouldn't accept any less to be current. Now on December 17th the manager has text me from his personal number to ask me am I going to be able to pay the 537.36 I owe. I don't owe him anything else he's trying to con me out of money at this point I've called the corporate office and the regional office plus I've spoken to an attorney someone in that office needs to start investigating this community because I'm not the only one they are doing this mess to.

Rental photos show the rentals to be in extraordinary condition and hint at regular maintenance or repairs which isn't the case. Once you move in, you discover all sorts of problems like the HVAC not working, faucets dripping, etc. Initially, everything is hunky dory as they schmooze you and make it sound like the greatest place on earth. That soon changes when you don't fall for their sales tactics to purchase the home. Management kept tapping into my credit reports so I kept getting alerts from the credit reporting agencies of multiple inquiries from the same source, Yes! Communities. Management then keeps calling me about purchasing the home because I have an excellent credit rating (cheaper than rent and you can own your home in no time). Discovered 1 neighbor had the right length extension cord to reach my external electric outlet so he could do his yardwork with the electric trimmer/ blower. Other neighbor did their annual tamale production out on the porch and dumped their nasty red grease against my home; I happened to look out to see the woman rushing with her frypan to discard the contents so no one would see her. Naturally the lie was that the contents were only water, which it wasn't ( why discard water against someone else's home?). Since there are multiple stray animals from people carelessly discarding their pets when no longer wanted, I had animals scratching at the siding all night in an attempt to find food because of the odor. Properties are extremely close and neighbors tether their animals on tiny porches or in the small yards, adversely impacting their neighbors with noise or feces. During fall leaf clean- up, neighbors wait for weather reports of high wind. You can hear several people using yard blowers under the cover of darkness to blow leaves out of their area onto the street or their neighbors area. Since my home was in an incline, the stuff would get trapped to knee high levels. Aside from the noise from pets, there are the blaring vehicle stereos and home systems. Some neighbors monopolize every vacant space for their multiple visitors including parking areas on speed bumps, over curbs, and directly under your windows, even though they are not designated parking areas. One freak who was notorious for accumulating pets, abusing them, then letting them free, was never reported or prosecuted even though I could identify the animals coming from his home. One kitten came begging to me for food which I fed only to discover later it went into distress from an injury. It was later discovered the small animal had been thrown against something. As it attempted to regain health and started playing, she developed respiratory distress and had to be put down for fractured bones in her chest region, $400 to help and then euthanize a small helpless animal. Management knew because they saw the animal in my home and I later reported on it's demise. That pathological freak continued to live in the park and was never kept from getting more animals. Although there are pet clean-up policies, these are also ignored with many folks walking pets under cover of darkness, or allowing them to run free and soil wherever they went. The house meter malfunctioned with the sewage bill 10 times more than usual, I had no parties or unusual dumping down the drains. I complained, no refund, but they quietly snuck out to replace the meter, hoping I wouldn't notice. I was always verbally placated or demeaned about any maintenance or repair issues or I was put at doubt about my observation skills especially with roof leaks ( "it's not a bad leak"). My clothes kept getting wet in the closet with no apparent source until the ceiling lamp fell because the globe was laden with rain water. They did a half [censored] attempt to do roof patches before I see wetness in the hallway and got doubted again. Then I'm told I can't be right because they already patched the roof for any suspicious areas. The ceiling became soft and mushy, dropping the ceiling light. 3 leaks before they installed a cheap metal roof over the mess. Then Im harassed about buying the home again since they did repairs. The bathtub was cracked the whole time I was there with attempts to patch it with epoxy, emitting toxic fumes. The idiot repairman left the bathroom door open so volatile fumes enveloped the home when he should have closed the bathroom door after turning on the exhaust fan to push the odor outdoors. Floor is unlevel from the home re-settling after heavy rains to where the fire alarm door opens causing it to screech like there's a fire, most often during the middle of the night. Faucets were so worn they started leaking to where they couldn't be shut off. Their answer was for me to replace the faucet knob because they're cheap at Walmart. HVAC did not receive maintenance for 3 years, I was having to use portable units to control the indoor temperature. I could say more but I'm already exhausted. I was approached when the Covid moratoriums we're expiring to read and sign a 13 page amendment along with a new lease that basically outlined more fees plus disclaimers protecting management and the corporation against any liability for damages or health issues. Along with that, mandatory e-funds transfer directly from my bank account to pay rent. In another disaster or pandemic, I may not eat or get medical care but they'd get their rent. With this new ultimatum, I was literally forced out because it also gave the exterminator unlimited access with disclaimers of any liability of damage to property or health issues to myself or my pets. Oh, speaking of pets, a small hamster that never got free because it had an large secure cage and exercise toys cost me $25 a month. Yes, I left for my health and sanity and I was tired of paying $6 to take my own trash to a dumpster. I can't forget the new up front mandatory $675 cleaning fee to accompany the new lease. Now I screen every property for any affiliation with Yes! and I avoid it like the plague.

Currently living here and I now I can't wait to leave, the set up is only designed to take money, not taking care of the property or the tenants/ homeowners on the property, before the 2nd they have eviction notice already posted leaving for kids to see which bothered me alot, and putting each situation on someone else, the place is ran by a corporation not people, and they go up in land fee every year, 600 + for land fee, ridiculous

YES! Communities security deposit

i moved out of my mobile home on october 1, 2021. i recieved a letter from westbridge manor within a week or so stating that i would be recieving appromimately $914 of my security deposit back within 30 days. it has been 8 weeks. i hane contacted the office many times, speaking with michelle. i was told that i needed to speak with glenda. i left several messages for her but NEVER recieved a return call. i kept calling and finally she answered the phone. she, of course, blamed it on the post office. standard excuse that everyone uses these days. today november 22, 2021, she said i would have the check within 7 days. this money is christmas for my family. after reading the complaints on your website regarding security deposits not being sent or recieved i must say that i have serious doubts that i will get my deposit within 7 days. i lived on your property for 4 years without paying rent late even once. i obviously left the property in excellent condition. would someone please confirm that the info. glenda gave me is true? my name is toni ramsey. my address was 46541 chamund dr macomb mi 48316. my email is [protected]@gmail.com. phone [protected]. looking forward to a prompt response

YES! Communities Working for yes communities

I was terminated from the maintenance department at 5 seasons trailer park 10/16/2021 by the regional manager in charge of 5 seasons trailer park in Davenport, is. The reasoning, which is bogus, was that I wasn't a good match. I was told that I couldn't do work without a certain maintenance member being around. The fact of the matter is that certain jobs couldn't be completed because of a lack of materials or residents were not home or available to allow maintenance work to be completed. The real reason for my termination, I feel, is that I made a proposal that would save yes communities some money. I proposed to clean out units that were abandoned or evicted at no cost, as anything that maybe salvaged would offset any fees the company would incur. Which I was told costs 200 dollars a pop for 1800yougotjunk to come in and do the same job. This would be done on my own time, after working hours and weekends. I was told this is a conflict of interest. It clearly would not be as I would be operating my own business. Anyone with half a brain knows that when someone leaves a domicile, after a week, sometimes less, anything left behind they are not coming back for. I started out enjoying working for yes communities but after 2 months in I should have stayed with Gorman and company.

YES! Communities The tree up over my home

To whom it may concern, we moved here in 2001 and we always had that big old tree problem I put it in writing in our file when we moved in here we needed the tree cut no one ever cut it the neighbors next door was complaining about the tree too when they lived here they moved out then we went and told the office again and they said they were going to come look at it someone came out and looked at it and then said okay about the tree and that was it well a few months went by and we had problems with our AC unit we had American home shield then when American home shield came out and looked at our AC unit they told us that they could not fix it because the tree damaged our AC unit they could not fix the AC unit then after we got that looked at and resolved then we had a storm when we had that storm the big old tree fell on our house and it put a few holes in our home then we had to get that fixed where the the rain and stuff would not come in our home then they were cutting all the trees down around us and they just passed our tree bye I guess because I didn't want to cut it and here are some pictures what the big tree done to our home Thanks sincerely Trena Holloway

YES! Communities Management breaking the law

The managers change like the weather here and NONE of them answer their phones, respond, and half the time you can't even get into the office. The two "maintenance" men here taunt and curse the tenants as well as the the manager. I have to record everything that happens here as well as every conversation. As soon as you move into this community, the tenants are treated like criminals and liars because the management and the lazy "maintenance" men want to lie and break the law. My neighbor owns his home as do I and has had plumbing issues UNDERGROUND for weeks now. The manager laughed in his face and sent his maintenance men to harass him. They told him it doesn't matter if the issue is underground and that they refuse to call their plumbing service. My neighbor called plumbers and had to pay over $600 out of pocket and they all confirmed it was underground legally making it the communities responsibility by law. The manager told me to "shut the fu* up" when I asked if the neighbors would be getting reimbursed for the plumbers coming out due to the fact that the new manager refused to call his plumber. I have it on video loud and clear. I also heard him standing in the driveway talking and laughing on the phone saying the consolation prize for my neighbors would be no reimbursement. He was making fun of them. This is not the way Management should be talking to your tenants. This is inexcusable! The manager laughed and said "welcome to home owning" and laughing in our faces saying that even after the plumbing is fixed, the tenant would have to pay for it. Absolutely NOT! This is against the law. A lawyer has been contacted and is very familiar with yes communities and agrees this is an easy case to take on because your management simply wants to break the law. If that's what your company wants, then it's going to get very expensive on your part. I'm not sure what the requirements are for management here, but this company always seems to be scraping the bottom of the barrel. The manager later shows up and asks the tenant "Are you having fun yet?" Knowing he refused them a plumber. All they're doing is taunting and harassing at this point. They're doing what they want to do and breaking the law at the same time. There is another incidence recorded of them towing cars illegally two weeks ago and the company they used has confirmed that it is in fact against Texas state law. They finally called their plumber, but the threatening to tack it onto their lot rent is still lingering and they refuse to reimburse. The problem is still persisting and the whole neighborhood smells of raw sewage. It's nauseating and it's unsanitary. The house across the street is constantly pouring urine, water, and raw feces from other houses. It doesn't stop. This is a health hazard. Eventually this will be resolved, but what are you going to do about your new management and maintenance men cursing and threatening your tenants? At this point it would be easier to drop this house and move. There are several tenants who agree. Something needs to change here and it needs to start at the top because breaking the law and being unprofessional is disgusting and it's not the way you run business. These people are trying to purchase homes. They do not have to be cursed and abused by your staff. The sheriffs department told us to contact HR and states that if they come out here and find the situation to be dangerous or toxic, the company will not only be responsible for the underground plumbing, they would also be responsible for hotel stays until the plumbing is resolved as well as house sanitation. Your manager won't hear it. He won't obey laws and it's going to cost the company. I guess he's waiting on a full blown lawsuit.

YES! Communities Methane gas odor in my home

I purchased my home form Yes communities in 2018. Immediately there was a foul odor coming from the house when I turned on the air conditioner/heat. It was so foul I had to turn off the heat and go outside until the odor left. I went to the office and spoke with management about it and was told at first that I had one month to find any problems wrong with the house and they would make the repairs. I was told this when there was only one week left because I had not been told this when I purchased the house. I spoke with Carmen the manager and advised her of the foul smell but she did not send anyone over to investigate where the odor was coming from. I had plumbers and heating professionals come out to check out the house but they were unable to find the source. One of the professionals told me the smell was Methane Gas coming from the sewer into my home. I had just purchased my home and wanted to find a resolution and did not want to move out. I had no where to go. I spent a lot of money hiring people to do what should have been done by the management office to no avail. This problem existed before I moved into this home so it was the responsibility of the Yes Communities to resolve it. I left the heat off as much as I could in the winter and used portable heaters and brought fans to use in the summer. I had to stay in one part of my house in order to keep warm. The stench was so awful whenever I ran the heat/air conditioner it gave me headaches and made my nose run from the smell. I told Carmen the office manager several times and she did nothing. I even sent an email to the corporate office hoping to get some type of assistance but received none. Now after having been in my home going on the third year, I have developed respiratory problems and have been put on two inhalers due to breathing issues and am having my heart monitored because of dizziness. I have no where to go which is why I stayed in my home but now I find I have no choice but to leave and find somewhere else to live. I find this totally unacceptable. I am 70 years and purchased my first home here with Yes Communities and have not been able to enjoy it because of the horrible odor of Methane Gas. I spoke with Carmen from the office last week regarding moving due to this awful problem. She said se would have someone from her office contact me about selling my home back to the facility. No one called me. I had no problems with my health when I moved into this house, now I can barely breathe when I go out and I am so dizzy. I have already passed out in the store. It is not fair that I have to lose my home and the money I put into it simply because this woman refused to address the problem when I moved in.

Desired outcome: I want someone from the Yes Communities to address this problem and send someone out to help me find out just where this odor is coming from then find a solution to resolve it so I can stay in my home.

I lived in the yes community for 2 years now never a phone call complaint anything. I get paid the 3rd of each month even with a little cushioning to back myself when able. I own my trailer so obviously I rent the land! I never had problems or phone calls from the office not once. We have went through 2-3 set of management and staff! I have 3 children under the age of 5. I understand that they have theres job. I understand there's a lot of people in the park and multiple files. In all honesty they don't have time look to see when people pay but god forbid they sure have time to look up my number call me know how much I owe. Adjust totals when rent goes up ect…come on really. People get paid different times yes maybe there are some scandals people in the world but there are the people are living paying pay check to pay check! Technically by law yes it's supposed to be the 1st to pay but it states by law regardless of a lease you do have a grace period if need up till the 5th no later. Actually an old set of management told me that plus on top of it I do my research I am pretty intelligent and try to educate myself on what's what and I won't blow smoke! I am frustrated. I know it takes time ect. I do understand that some of the management before current wasn't doing what they where supposed to be or whatever. Just frustrating. I appreciate her saying to call in. Which I admit I should have. Yes point blank people get paid differently.

YES! Communities renewal of lease/ security deposit

received a letter saying my trailer is deemed necessary to sell instead of rent. i have tried calling the cooperate office to find out what this is about but never a answer. i think due to no fault of my own i should get my deposit back at the end of my lease not have to wait the usual 30 days since this is not my fault i have to move or buy the trailer . i also asked to have issues fixed in my trailer with no call back from management. i just want to finish out my lease and get my deposit back with no issues or hassles.

YES! Communities dealing with unfair treatment

My first complaint started when we purchased our mobile home. It was during covid-19 so their were a lot of things that needed to be repaired but maintenance wasn't doing on site at the time. So when we signed it was put in our contract to have these repairs done. Unfortunately these repairs were half done & some weren't done at all. I was reassured that these matters would be resolved due to them being backed up with work orders because they weren't originally doing work orders as I stated before. Now I was told its they cant do it because I purchased the home as is.
My second complaint would be dealing with another problem with my checking account the was supposed to be resolved 2yrs ago but as time went on it never got received until I called in for a second time.
The list could goes on because ever time I look up it something new I'm beginning to wish we never purchase a home over here I'm feeling like I'm being discriminated on daily.

Desired outcome: Probably fix repairs & to be talk to as if im not being put off I still cant get in contact with corporate even when ask by the main office nobody seems to have it.

YES! Communities Won't return my security deposit

The manager at the Saddle rest community in San Antonio Texas has ripped me off at my 750.00 security deposit. I was a faithful resident for 4 years and was texting back and forth with her on my departure. I moved out on August 14th and even cleaned up the house. She charged me for September rent, forfeiting my security deposit. Stay away from yes communities.

YES! Communities Lawn mowing

Why is it so hard to get Yes Communities to mow my lawn when they said they were going to do it for the rest of the year? I have tried 3 times in the last week to get it done. I have lived here for almost 18 years and always paid rent on time and tried to make the lawn look nice. Is this delay a retaliation because I have complained? The neighbors across the street got theirs mowed, but looked like an overgrown field before they finally mowed it.

YES! Communities manager, billing

on the 29 of sept. i got my monthly bill 640.59 the on the oct. 1st I got a note for $100 more and the rent is before the 5th before it is late, on the 2nd i got a late fee of $100 more total $840.59 and yesterday they working on the side of my house and they pushed the can back into my yard so it is still full.

YES! Communities Everything

Before I begin, please understand that I was never late on rent, and followed all the rules of my lease.

I signed my lease w/ a different company about 5 months before Yes! took over. WHAT A DISASTER! I lived in a 3 bed, two bath with my four children- alone. When I moved into my home, I was told that someone will be out to do an estimate on the doors because they needed to be replaced. This never happened. I reached out repeatedly and nobody ever contacted me back. I had minimal issues, outside of that for about 6 months when my pipes froze in the winter. I get it! IT HAPPENS- but come to find out my pipes were only 1/4in, when legally they are supposed to be 3/4inch pipes. They got that fixed, thankfully. Fast fwd to June 2021, my water heater caught fire and the electrical was so messed up in my home that the breaker didn't trip causing the water heater to spit sparks. I was placed in a two bed hotel room for four days with my four children while they replaced the water heater. I was told not to renew my lease by the manager(it was up in June) because they would move me and my children to another, safer home. This never happened and the manager at the time told me that the corporate manager wasn't budging and id still be responsible for the $50 month to month fee, or id have to suck it up and sign another lease. There were many issues with the foundation and the walls in my home. In my bedroom there was a good 1/4 in space between the wall and floor where you could see outside (In the long run this created a mold and mildew problem in the home). I was told again, that this would take me moving to another location to get fixed. No options were given and the hole in my floor remained. Fast fwd to Sept 21, the manager quit ( I WOULD TOO) and corporate came in. I had a plumbing issue in my kitchen sink. It wouldn't drain and was leaking really bad under my sink. The maintenance man (who was AWESOME) came and did a temporary fix to the plumbing over labor day weekend, and he had to use his own credit card to fix the problem (not the community credit card). The fix was definitely temporary and within a few days, it wasnt draining again and started leaking under the sink. I called and spoke with Richard- who stated he was my former managers manager and told me there wasn't a maintenance man currently, but he would get a plumber over to fix the issue. This never happened. Me and my daughter were doing dishes in plastic totes for WEEKS and having to dump the dirty water outside in our yard. Mind you, i called repeatedly for two weeks to no avail- left message after message. NO ONE GOT BACK TO ME. So, i called the city codes department to inform them of their issues.
I even offered to pay another deposit for a different home, but that idea was too far fetched for them to comprehend.
Also, I was on a month to month lease and decided to leave without notice. My children and myself were suffering in that home and they didn't care a single bit. $900/mo to live like pilgrims and wash our dishes OUTSIDE- UNACCEPTABLE! I have everything documented including conversations via messenger with the previous office manager, my written requests to have things fixed, phone records of my calling daily to get things fixed and its all ready to go in case there is a court hearing for me leaving without notice. Yes! Communities- you should be ashamed of yourself.

Desired outcome: Deter other folks from renting from these people.

We have been living in the Spring Hill Estates community for 5 years now. We are in our second home here in the community after choosing to downsize to a two BR. After being in this second home for 3 years they have decided that at the end of November our lease would be up due to another buyer who is buying this home —-understandable, but to not even offer another 2 bedroom for us, just left a letter giving us the boot. It really hurts cause this is a fantastic community and we are blessed to be here, but it looks like we may have to go.

YES! Communities Lease

After all the years I have been here at Leonard Gardens my lot rent has been an issue. It went up from 460 to 520 and now its going up at 600 what the heck is going on. I'm not signing a new lease as I was force to sign a new one when yes communities took over. This place is becoming a joke. Management is a bunch of lazy people who drive around and do nothing. I have a charge for administration fee whos that the lazzies in the office. The regional manager Andrew is a joke that loser doesn't do a darn thing either and you have my neighbor who has a whole workshop bigger then his house and not one permit from the city cause Kim and Rex too busy kissing his butt. The managers are so darn unprofessional. They need to get rid of them. Leonard Gardens use to be a wonderful place to live now its trailer trash. Not only will I post here I will post my complaint everywhere else until something is done.

YES! Communities I am complaining about having a charge for a force mow when the company doesn't mow my yard we have always done it our selves.

Have a charge the office does not want to remove unless the lawn company confirms they didn't mow my lawn which I know for a fact wasn't done because I'm here everyday all day with my children I'm on maternity leave and have been for the past month. I've lived here since 2017 and never had an issue until now. Don't think it's right they are trying to charge people 75 dollars to force mow yards for residents who always mow their own it's like someone is just trying to pocket some extra money.

Desired outcome: Would like for this charge to be removed from my rent because it was never done.

YES! Communities Multi problems

I've all ways payed my rent on or before time dating back to the first yes property I was at about 2 years ago I'm at my second property now outta no where this past month they changed the way you pay with no Warning now you have to pay on line and it's been a Disaster y'all took 10 days to try and take the money then charged a Outrageous fee when we did not no you didn't take it yet it showed zero balance the whole time we was Basically harassed liked we never pay when if you had of left it as taking money orders we never would of been in the Situation in the first place we paid rent the morning of the 5.th on line no one said anything about it not being there tell the 13 or after it's your own fault didn't take the money for for ever it was there and ive all most been hit by people driving like it's a race track threw the property since day one here no one Enforces rules but if rent a dollar short trying to Evict you the next day what's the point in rules ya don't fallow or enforce can't wait for my Lease to be up we have had people trying to steal grill chairs lawnmower Van was sprayed with silver paint there's cameras up still no one has been caught and it was not just here Neighbors threw out the park have talked to us about there owe issues the only good thing here they do fix things on time that's it

Desired outcome: That there’s some one from corporate office actually be in okc to look over things you can’t do much from Denver can you?
