YES! Communities Our water valve is connect to neighbors water shut off

We lived here since 2015 at summit oaks mobile home communities and whenever the neighbors in mobile home that we live behind theres has water plumbing issues a lot. They turn off there water valve shutting off our water to. We have our own water vale but somehow they able to shut off our water with there water valve to in their yard, our water is somehow connected to there's, I told the office before but I keep having to explain what's going on we don't want our water shut off all the time the neighbors want to turn off there water day or night. We want this fixed were the neighbors can't shut off our water when turning off there's. Today is 02/18/21 and our water is off again because the neighbors had a leak, and turning off our water again. Causing us to go without water and our pipes to freeze. We had our water running and working but the neighbors turned off our water again and causing our pipes to freeze. Now we have no water. We want our neighbors not to be able to cut off our water at all. I called the office and still waiting for this mess to be fixed.

Desired outcome: For summit oaks to fix this problem of the neighbors being able to cut off our water .

**Update- the property manager told me on 2/11/2021 that the policies for maintenance work has changed. She was not able to provide me the date of the changed policies and the company has not informed me of any policy changes. The regional manager has not contacted me since I spoke with resident relations. The property manager also altered my original lease agreement and used my signature on it.** I put in a work order a few weeks ago on the resident portal. It was closed out immediately and someone put a letter on my door that is not legible to read, it is not addressed to anyone and contains copy and paste notes. The only thing on the letter that I was able to read said something about the the company not being liable to fix any maintenance request. I am leasing to own and my ownership will be in May 2021. Since the original work order was requested, I now have a water leak in the guest bathroom that has spilled into one of the bedrooms and is creating mold. This issue was worked on a few months ago but apparently was not truly resolved. The maintenance men that have been working on my request the last few months have informed me that new parts were not approved to be used in my home because my ownership is about to be obtained. The contract that I signed on 5/2011 states that I am not liable for maintenance up keep until I gain full ownership, which had not taken place.

YES! Communities Deliberately misleading threats of eviction notices

Beginning Feb 2, 2021 Yes! Communities is delivering a demand for possession non-payment of rent to the door of any resident who has not paid their rent on the 1st. There is no late charge until after the 5th. I called because I have auto-pay that the Landlord has chosen to take out on the 5th and was told by an employee Debra that the date was my choice, which it is not, the resident portal states the yes! community chooses the date of the payment. My main concern is that the notice includes the statement that the park owner may have just cause to evict if payments have been late 3 or more times during a 12-mo period. I was told that the notice "wasn't worded right" and they meant if I was taken to court 3 or more times for payment. I don't like being told one thing verbally and another in a hand-delivered legal-looking written notice. I feel as if it is harassment for no reason.

Desired outcome: Stop the demand for possession notices until after the grace period on the 5th of each month.

I was contacted this morning by my local park manager and evidently someone with an LA area code got my number from this site and pretended to be replying to my complaint. I am satisfied that Yes! Communities is not responsible for the call. And the manager also responded to my initial concerns regarding the Demand for Possession notices to my satisfaction.

UPDATE: Just received a call at 12:10am from 213.833.9200 from a man complaining that I had posted this on social media. He also said it was my choice to pay it on the 5th through their auto-pay although I never picked the date, their portal states "AutoPay will automatically debit your account every month on the day your community specifies until you turn it off", that late charges before the 5th were at their discretion, that I could be evicted after receiving 3 of these notices for not paying on the 1st. So basically threatening me and great! now they can call me in the middle of the night. So no more auto-pay for me. I'm 70-yrs old and it's not worth the battle. But I am going to figure out how to record them if they call again. When I hung up (after he said "this is [censored]) he called again but I didn't answer. I have lived in this park for 15 years with never a late charge.

I have the same problem with 'Yes! Communities' Autopay system. I told the lady who called me. I threatened to end Autopay and go back to paper checks. She says, the notice is not hurting you. Nonsense, I agree with the above poster. That they could use this against you anyway they please. (3-times in a year late, even though its their fault their autopay system doesn't take it out sooner).. The next thing: If the lease-agreement has a 'Grace-Period'. Are they legally allowed to send the 'Demand for possession' prior to its expiration? I'm still waiting to hear a legal answer on that one.

Who is responsible of trimming the tree branches on top of mobile home roof. Me or yes communities. Was told it was my responsibility - . In the past 24 years the park took always care of this tree trimming. What changed?

YES! Communities Parkwood Estate FL insurance claim

We got our insurance claim check on December 14th my husband went down to find out if Yes community had to sign it he told us no so I signed it my husband signed it we went to the bank told us that the park had to sign it because it said and yes communities so we both signed it my husband gave the check to management on December 14th possibly the 15th of December we have not to this day heard anything and this is January 20th the only thing that we did here is that we had to submit an estimate on what was going to be done, so my husband submitted it an estimate and now we have not heard anything. We really appreciate if someone would let us know where or when we can get this money so we can get our repair made. When myself or my husband has called or even if he has gone down there the management has been very rude and not giving us any information. Sincerely Kimberly Dionne

Desired outcome: For us to get our insurance check so we can get our repairs done

YES! Communities Unprofessional

They do noting for the home owner and as little as possible for ppl. leasing. They have been spending money moving in new homes for several years to generate as much income as possible. (The rent goes up annually, the largest increase in yrs. Jan 1st. Pandemic increase) lol... They don' care.
If your ice maker doesn't work when you move in, chances are it's not going to be working when you move out. The ppl. that work here pass the buck every chance they get. They say if I could I would it's not me it's Yes! communities. (unprofessional)
They fired the last manager for stealing the rent money. lol... It`s not really funny because she seemed like she was going to make changes to better the community as a whole. SO, after she's out they put the pad lock back on the deposit slot so no one can drop the rent after hours and they installed lights on the building at the office. I`m assuming they did that so the cameras can actually see at night. lol.
It's a farce... Oh, and I don't believe she was stealing money. The leasing and sale agent was gone? IDK.? Then not less then a week the manager is gone.
If you have an issue that is unresolved because of personality conflicts with personnel and try to contact upper management it gets refereed back to the manager, just like this complaint will.
Street lights are out, (years) the crew that do the yards don't pick up the trash before or after... They blow the grass (trash) from street into the yards. No one comes behind them to see if they do a good job (if they do then they are the problem) lol...
It's like the painter says "can`t see it from my house."
Let me say this in closing, It's not that they (employees) don`t care. They just don't know any better, they do what they're told no more no less.
I think that's enough, you get the idea.
There's more. The whole place is unsightly, In my opinion...

This place continues to be a farce.
They continue to rent single family homes with a two car drive ways to more then a two car family. Now we're back to residents filling up the visitors parking area, as long as the employees have a place to park all is good. The office puts notes on the cars in front of the office not to park there. That's as far as their concern goes. They're are creating the problem because they love to say YES... before you move in then it`s no no no...
The last manager stickered every car in the parking lot for a week until everyone got the message, new office personnel and the cycle begins again...

I called my manager at Prescott Mobile Home Park in Grand Rapids, Michigan on Division and 76th and she had so much attitude when I questioned about an violation on my door. The violation was for a cardboard box and 4 pallets that are by my shed and front door tucked away. I asked here what causes this to be a violation? A lot of people have things in their yard worst then mine she told me to worry about my place and never answered the question. She was very aggressive over a simple question so I'm confused?

YES! Communities Raising lot rent during pandemic

Yes has raised rent 4 times in the 3 years they have owned, 2 times during this pandemic we are living in, people out of work and all they care about is $. They have closed the facilities because of covid and still raise rent. Shame on yes communities please do not even think about moving to any of their properties, they let everything run down, trashed homes no one in management does anything except collect $. Lawndale Estates is turning into a trailer park (dump).

And let's not forget the fact that management there will not do a darn thing with any complaints. They want it on paper and want you to call the cops. They say they are not babysitters. Our local police have verbally told residents that they have came to our community more in the past 2 years since YES purchased than in the past 10 years. That's should tell this company something. There was security that kept things in check and a locked gat at night. We didn't have theft, pets running loose, drag racing down the streets and loud music and purposely revving up Harley's in the park, and flipping off anyone who looks at him in a way he doesn't like. It's his bike...deal with it is his motto.. didn't have nasty people in the park who scream ay neighbors with threats. Police scanners give the name of the park so Lawndale Estates once good name is no longer. It has turned into a dump.

Feel your pain. Theynonly care about the money. They don't do as they say.. nothing gets fixed. If you call cooperate they just find reason the cause yoy grief ir make you move. Renters has more say then the homeowners.. been at mine over 7 years at one time was jam up place to live and call home. Now just gets worse and worse...Rent goes up every year. Ridiculous..

YES! Communities Demand for possession non-payment of rent paper

This is Jennifer Devries From 1176 East Bernie Ct. Lot 173 Yankee Spring Meadows Mobile Home Park and I`m very upset for receiving these letters every month and I have never been late on my rent since I have lived here for 7 and a half years. The manager, Dawn, knows that I get paid on the 3rd of every month because I`m on disability yet she still sends this non-payment of rent to me dated on the 2nd of every month. this needs to stop! Dawn should send these notices out when rent is late, after the 5th of every month. Please put a stop to this.

I live at 6232 Southeast 51st Oklahoma City Oklahoma 73135 I moved in here August 15th I was scheduled to move in August 1st but I refused because there was roaches in the trailer they assured me that they were roaches from the previous tenants and that they could get rid of them and would I know you can get rid of roaches I have witnessed it personally but I so I trusted them I had faith in them and I'm not going to lie I was also desperate because I had a certain amount of time to move out of the house I was living in cuz they were selling it anyways I move in I'm paying $750 a month that includes my dog and my water and sewer my first rent payment of September 1st was 825 including all those things not that's not bad right for a full month well every month since then it went up at least $10 well it is now October 2020 in my rent is up to $950 a month with no reasonable explanation the manager Adrian tells me it's because in their logs and they're and their files in their office we moved they can't give me the address of the trailer we lived in before this but we lived in another trailer in this park before this one and this one was three bedrooms and that one must have been smaller so that must be why my rent went up but there is no document I have one lease and I have 16 rent money order pay stubs receipts showing the month I paid rent at the address I lived in in this park I am scheduled to move October 30th October 15th they put a note on my door saying I still owe them $40 and when I call and ask 30 minutes into the conversation she says it's for my dog I mean I'm literally just mind blown I don't know if this is a scam or what but I just reassure anyone don't be it no matter how desperate you are don't move in here I've had to throw away my grandma's 1950s coffee table my husband's had to throw away his uncle Stetson hat his uncle's mini fridge both of whom have passed away while we've lived in this home we are throwing away our dead relatives possessions because they're infested and a house that we pay $1, 000 a month to live in if I leave a shovel in my yard I have a 4-year-old son finally leave a shovel in the yard there's a note on my door the next day but if I call and say I have roaches I don't hear from him until 5 days before I'm moving out and then they want to spray three times which doesn't surprise me cuz I'm positive they're going to try to rent this home to someone else I'm trying to prevent that this house is not livable that I have proof there's mice coming in through the vents from the hole on the outside of the trailer I have showed them that Adrian can remember my brother's name but she can't remember any conversation the hundreds of conversations we've had about roaches and mics we've been having them since August 1st of 2019 I have messages videos pictures proof nothing gets done

The management they got just sucks at best professionalism is not good at all.. giving 5 days notice even b4 the time alloted is not a good way to start a new position.. no drop box also for after hours is just another way to squeeze extra money from residents..the dog park is not taken care of the pool is not available to use for those with disabilities either n they don't care about the racing cars n the loose pitties running around

I live in lot 5 asked the two gentlemen doing the curbs if they could move the curbs over so I could get a little more room for two cars in the spot they said I had to talk to management so one of the men got hold of the maintenance guy well waiting out side for him to arrive he get out of the truck saying what seams to be the problem I Mr lemery asked if I could have the curbs moved over a little dit more he keep saying I got 18 feet that's enough for two cars I tried to see if it was ok with that he had to call Heather first witch he did then accuse me of cussing of the two contractor witch never happened my girlfriend was sitting on my porch witch I know he did not see her sitting there she herd the whole conversation I have already put out of my pocket 138 dollars for repair for a friend that damaged her rim on her car well hitting the old curbs back several months ago the maintenance man is very disrespectfull never did I cus any one out at any time please I don't know why he is like this me back when I had toilet sinks tub filled up with number 2 I called him on a Saturday told him I had a sewage problem he got up set because and told me to call Jeremy and hung up on me he has a attatuide I don't cause problems with know one here it's a great park but when there is a problem he is very unprofessional does not know how to talk to people he seams like he likes to start trouble he said why did I cuss out his maintenance men I said I did not his reply was I calling his his maintenance men liers I told him it never happened and yes as I was saying he is very unprofessional please address this problem with him he has attatuide at me and others I can't correct the problems he has with others but I here it all the times from other tenants thank you for addressing the problem I have with him thank yo so much Mr lemery phone number [protected] if you need to talk to me about this and thank you for your time

Well another day in here. Was asleep after having dental surgery. Woken up by a dog sounds wping choking. Get up 3 houses down a neighbor has dog on chain. A big dog too. The owner comes out all i said you can't leave a dog chain. She starts cussing me out, screaming at me. I go office, they dont care and I had picture to prove. Everyone does what thry want around here. Cats everywhere. I was told some guy dont knkw what his title is, we don't like it move. Well 3 years being here 4 managers.

YES! Communities Stopping at stop signs

First, I fully comprehend that the community can not control when people do not stop at stop signs
I am upset that we complain that people are just running through the stop signs that nothing gets done IF we can get anyone to talk to us. How about putting a bigger sign and making sure that the 3 way stop signage is also on the post? I am tired of people just running through the little stop sign and almost hitting my vehicle with children in it.

My next complaint is that I referred someone to live here March of 2019 (big mistake on my part) and still haven't heard anything about the referral bonus.
What kind of crappy customer service does this place have?
But, then again, we have gone through 4 park managers in 5 years.

YES! Communities Safety

Safety has been a blatant disregard for multiple people on my street getting their tires slashed, multiple people have gone to the office about what they saw and they were told to mind their business, my neighbor saw someone peaking in my windows at 2am and told the new manager and was told to mind his business which I have a stalker and could've used that in my police report but they don't care about my safety or that of my sons, i'm about ready to contact a lawyer over them not informing me about my neighbor telling them what he saw it's ridiculous

YES! Communities Management and maintenance

Initial problem was lawn trimmer destroying skirting and the mower guy running into my steps and causing damage to stairs and punching a hole in the skirting in the process. Must have happened on the last cutting last year. Thought I could smell animal inside the trailer and a cat fight underneath one night. That is how I discovered the damages.

Since the complaint was made, Yes has stopped mowing my lawn altogether. Now it has been skipped for at least 8 cuttings. I notify them each time, management feeds me lies about actions they will take and never perform. Now I have a notice to cut my lawn or face them mowing it and charging me a fine. Bethany at Belle Villa Lake and Meadows was planted at the purchase of the park by Yes. All previous managers have been forced out. She blames them for all the problems. I think SHE is a Communist pawn, not an American Property Manager full of pride for doing a good job. If she were she would find a better job and quit rather than being an underling to a foreign nation.

Requested a meeting with the new owners over 4 weeks ago regarding the properties at 94 and 26 mile rd. Was told that an eviction notice would be going out to owners in the home that display political signage-requested the state regulations regarding political advertisement and never received them. YES! Communities Management harassment

Ever since new management took over here 4/5 years ago. At preston on the lake. It's been one constant harassment of tenants. Mainly in the name of petty greed. Led by mgr. Stephanie majefski and her lawn monkeys. Always looking for ways to screw and charge tenants with threats of extra "fees" if certain situations are resolved within their timeframe. An example. Yesterday received notice that my blinds in my windows must be replaced within a couple of days or risk them buying blinds at $50 a pop. I own my home out right! And for them to snoop around and tell me what I can/can't have and threats to take away and charge tenants for it. I've had enough! I've been here since 08' and i've been disabled since 2010. My lot rent is paid on time (automatically) each month. I'm not in good health. I suffer from cardiovascular disease and my heart only functions at 15%. Since stephanie has taken over. It's a constant flow of taking things away from the residents. That the park used to do. Now making it the residents responsibility to take care of. If not, residents are met with threats of fees and such. Examples... Since taking over. Every spring. The park used to do a courtesy leaf rake of everyone's home. To start the mowing season. They stopped that but raised the lot rent. Next... They used to also do a courtesy lawn mow for everyone to start the season. That stopped but lot rent was raised that year. Also there is a lot of unnecessary lawn maintenance going on here use to be the contracted mowers were here twice a month. If you did mow yourself. They mowed and you were charged $20. Now they mow every week. A lot of times, not needed. I've seen them riding around doing donuts. Not mowing a damn thing because their blades don't go low enough. I'm going to start filing them! But now if you don't mow. It's $40 or more a pop or a weed eating fee of $15 is charged. For those like myself on a fixed income. Can add up. But they don't care. All about trying to find ways to increase revenue. Then there are the trees. Used to be if trees were getting out of hand. Contact management and thy made arrangements to trim those trees as needed. That stopped... But lot rent was raised yet again! Now it's the residents responsibility to trim trees that don't belong to us. Since we're only renting the lot. I have one now that is hanging dangerously over my home. And the trees on on the lot next door. What do we pay them for!? I've had all the crap i'm going to take. Stress I don't and won't put up with. I've contacted an attorney and my cardiologist about the goings on here. Plus I am protected by the americans with disabilities act. Yes corporate office needs to take a long hard look at the practices going on in their communities. But from what other complaints i've read. Seems to be the norm in many of their communities. Must be their policy. Either this gets resolved or I will take legal action!

Also forgot to mention, Since this management took a over. Cats had been rounded up and euthanized. The local, which is just right up the street. Had heard about it. The animals never came through their doors. They would have spayed/neutered and re-released them someplace else. I find out for sure they were euthanized. Your going to have a bigger problem with me!

We need to come together and put these guys out of business. Yes is owned by an invest group who is owned by the Singapore Government! A right hand of communist China. We are current and soon to be FORMER residents! We SOLD our home quickly and unexpectedly SOLELY due to the awful management and declining park conditions (with raised rent) along with harassment. Upon calling the Fair Housing Agency, they are TOO FAMILIAR with YES communities. The man on the phone expressed sympathy stating how wrong their actions were. How can these people possibly be okay with the constant unlawful and corrupt activity that makes up this company. They must have no souls? We spoke with lawyers and we were told we definitely have a case against them! From all the complaints I've seen over numerous different boards, it seems a class action would be more appropriate! Who's in? Also, to the clark ID... it sounds like they are cause to exacerbating a preexisting condition. Theres possible damages there 😉

Thank you! Sorry to hear of your bad experience. We definitely need some kind of lawsuit! Just got out annual lot rent increase notice. With their usual tagline "Although we've done everything we could to keep costs down..." Total [censored]! This is still their version of KY jelly. What have they done to keep costs down? Only thing I see them do. Is stop doing thing for the park and it's residents and making it out responsibility to do it at our cost! The park here within the last wo years. Has added over two hundred new lots and all filled. Just going around the other day. Looks like they at at about 97% capacity. Even with the new lots. So there's all that new revenue coming in but in that two years. We've gotten the highest lot increases.

YES! Communities Poor management out $1000 of dollars

We rented our trailer a year ago tomorrow 9/1/2019. In february we decided to buy the trailer. What a huge mistaken on our part. Since the first month we had given the office a list of problems with the trailer to be fixed. We were assure they would be plus they would be addressed even if we bought the trailer. To this du they till haven't been fixed. Biggest problem is a leaking roof.. Today a roofer came out and basically told us that whomever did the last roofing job did it so poorly that the sheet wood was cut to short and doesn't meet the walls. Then was shingles over. So we roof replaced at about $4000. Then we have to get the floors fixed especially the front door we're my son fell through the rotti floor and broke his ankle. We can't get them to do the outside spigot some can us the hose. Do not live at yes communities! I horrible. We are just going to try and sell ou trailer and leave. Horrible experience.

YES! Communities Non renewal of lease

I have lived in the Yes community in Las Cruces NM since 2012 before Yes purchased it. It was a senior community at the time. I have been given a 30 day notice to move my home. The notice has no documentation as to why and also has a date of 4/30/20 that is scratched out and a new date of 8/30/20 is written on the side. Is that even a legal document. Why do i have to leave after all this time. Im on a fixed income and don't have means to move my home at the moment and mobile home movers I have contacted say they are backed up 2 months due to Covid so what am I suppose to do. This is a retaliatory eviction because I called customer relations and complained about Lorena the property manager not getting someone to cut tree branches in a empty lot that's scratching up my a/c unit. Yes we exchanged words cause I was very upset but is that really grounds for termination of lease. I even apologized for being upset. The branches have yet to be cut they are still damaging my a/c unit but im being kicked out how is that fair. I have recorded all conversations and when talking to customer relations the lady stated nothing had been documented on my account besides me asking to get someone to take care of branches only. Nothing else is reported of me violating any park rules. She said she didn't know why this was happening cause there was no documentation. I talk to Lorena and on recording she said I had called her racist and I had to go and that warning would not be given and that was final. I called Tina her regional manger I told her what was going on and how I had even got neighbors to sign a petition stating I wasn't a nuisance and they wanted me to stay she said it didn't matter how many signatures I got that it did not matter. She also stated I was excited and needed to calm down if I wanted to stay that was also recorded. She said she would call me back in two days and still haven't heard nothing. I have not violated anything in the mobile home act. I pay my rent on time. She is making this personal and Lorena is causing deliberate hardship. I would like to stay I want to stay in my home. Why can't I stay? Why do I have to leave for making a complaint when I have the right to. Why was I not offered a new lease? Why after 8 years am I not good enough for this community. Is this discrimination? Why was the original date on the notice scratched out? How is this fair?

YES! Communities Everything

I rent a home in Oakwood forest in Greensboro, NC . I've lived in this community for several years and have seen more community managers come and go . I currently have electrical problems in more than one room of my residence. I have standing water under and around my trailer which has subsequently led to mold in the home . I've consistently called and placed work orders for the issues in my residence with a severe lack of correspondence from the maintenance staff as well as office management . On one occasion specifically, February 15th 2019 a leak was noticed in my master bathroom, it was a Saturday so I waited until Monday morning the 16th of 2019 to report the leak . They sent out a member of maintenance he said the shower head and faucet was old and bad and needed replacing and that he would order the part. I called for an update of course with no response. June 2020 I arrived home to find 4 maintenance employees in my master bathroom without any warning or notifications that they would be in my residence for any reason prior to me arriving. When I told one member specifically that per the lease agreement that had to give notification before coming into the home and that the lease also states they have to address all maintenance issues within a set time frame. I let her know she was illegally in my residence for an issue I reported a year and 4months ago . She stated "she can do whatever she wants" and I removed her from my residence. Once again I've called and notified the community manager who promises to get someone over to my residence to assess all the complaints, that have previously been assessed multiple times in the past without follow through on actually fixing the problems . I have wires hanging from fixtures that they've started working on years ago and just never completed. Everything that could've went wrong with my residence has went wrong . Sewage aromas come through the vents and are extremely hard to get rid of . The lack of professionalism, concern for safety of residents, lack of communication and accountability with the Oakwood staff has been very disheartening. If I had the resources to sue I would .

BEWARE! SCAMMER ALERT! Coming from Florida we were in a pinch as we had sold our home and wanted to come back to NC. We decided to take a rental until we found what we wanted purchase. My son came and took a tour and filled out the application and was approved. During the application process the leasing office advised there was a $23.66 "administrative fee" that would be charged every month for the water. At the particular moment he advised of this "fee", I really wasn't thinking being in the middle of a massive move states away. Guaranteed I thought about the first bill we received! I wondered just why the lease was so huge and thick and then I decided to read through it. This place is an HOA and they control the water, garbage and sewer. They do NOT tell you it's an HOA up front, either. The rent "sounded" reasonable which is $391 per month for the "home rent" and $471 per month for the "base" rent or lot rent which totals $871. Sounds decent, right? WRONG! The first bill we received was $1, 029.57! The additional $158 were charges as follows: Sewer $52.91, water $69.57 which includes the "administrative fee" of $23.66 and garbage pick up of $15.71. I was LIVID as I have never had such exorbitant utility bills and there is NO way we use that much water and sewer but they have a chokehold on the tenants with their HOA and charge whatever they choose. I immediately stopped using their non energy efficient dishwasher and their VERY antiquated oven as much as possible. Also, the HVAC in this unit is rusted out and looked as though it had NEVER been cleaned out of dust, dirt, etc. and there was NO new filter in it. That hadn't been changed in God knows how long. You would think that maintenance would have checked that out while it was being cleaned in-between occupants. (Maintenance is a whole other problematic issue.) And, no, the water department cannot help you since it's an HOA. I never had such outrageous utility in my adult life and I am 61 years old. I've never had a mortgage this expensive for this late 1990s single-wide disaster. When my son had taken a tour of this unit he pointed out that there was a window missing in one of the bedrooms. Remember now, he looked at this place in October of 2020. The maintenance tech, a female, told him that we get that replaced ASAP. It took until mid-February to get the window replaced! I had to call multiple times just about that issue alone. Well, I was REALLY enraged when we got our first Duke Energy bill and it was $247! Once again, I have NEVER, EVER paid such a ridiculously high electric bill. We noticed that the front door had a huge gap between the door itself and the jamb with the heat having loads of fun going through that gap. I called and called and called to have someone look at it. Once the tech was here to look at the door in late December, early January, I mentioned to him about the window AGAIN. He was now the third tech to say they would get on it. I also brought up the fact that several window screens were missing and we wanted those in place. Seriously, with the electric bill I just knew we would be opening windows quite a bit come Spring/Summer. The outside electrical outlet was not working and I had to tell them about that several times as well. The tech came back the next day and put some extra thick weather stripping in the door. Great, except that we now cannot lock the door because it will not go flush! After witnessing several police cars running at a high speed through this "community" as well as the fact of beer cans and models laying in many yards I wanted to be able to lock the door where I'm paying this crazy amount of money given the circumstances. We made a judgement call and removed the stripping. I called maintenance and left a message advising that we needed this fixed ASAP. I left two or three MORE messages over the course of several days with NO response. I could the manager is just as unresponsive and uncommunicative as the joke of a maintenance department. I had no recourse but to call headquarters in Colorado and tell them I wanted this situation fixed and fixed NOW! The manager, Yvette, can get a really nasty attitude. When I told her about the door and window that needing repairing/replaced she said to me "Well, we had somebody out there and you didn't like the work done." WHAT?
She has NO managerial skills because no professional manager would say such. I told HER it wasn't a matter of like/dislike but rather it was the fact that the door could NOT be locked! How stupid can she be? We are now paying nearly $1300 per MONTH for this trailer when you add in Duke! And she gets an attitude with me telling me I "didn't like" the work. I also reminded her that the window issue was pointed out in OCTOBER of last year and had gotten different stories on why it hadn't been replaced and the equally rude lead maintenance person, Victoria, had even said the window was in and would be replaced soon. That was back in NOVEMBER! Then we were told it was the wrong window and she had put in a request for another one but it wouldn't be here until March! So it would then be a total of FIVE months of no window. After my call to headquarters, the manager called (she got called on the carpet) and arranged a time for the "door man" to be here with a vague "sometime next week". No actual date or time but "sometime next week". Several days passed into the following week and I called AGAIN telling her nobody had been here during this "sometime"... The "door man" showed up the next day advising he would have to order the door and it would be about a week. He also said he didn't understand why Victoria hadn't called him earlier about this job! That means Victoria is a liar and never called the man like Yvette had stated. Will wonders never cease (insert rolling eye emoji). He also stated that he would also be installing the window. FINALLY! These windows and storm windows are factory installed and very cheap so any kind of insultation, be it a window, helps given the electric bills. Next week comes and no door man. I called the following week after he made no appearance for Yvette to tell me the weather had been bad on such and such a day. I reminded here that was ONE day of bad weather and NOT the day she was referring to. They just keep on and on and on with their excuses attempting to make the tenant feel stupid. Well, she found the WRONG person for that. Who pays these kinds of bills and has to deal with the joke of a maintenance department with that attitude, HER attitude and now lies and the blame-game? Door man finally got here that week and installed the door along with the windows. Back to Duke Power - in cutting back and not running that ancient HVAC nor their awful appliances we had hoped to have the bill cut way down. NOT SO! We received another big bill of $229 so cutting back was useless. We called Duke Energy to ask about the average bill here for this unit. The agent looked it up and told us that our bills were cheaper than the previous tenant who was paying closer to $350 per month! She went further to say that all of the tenants in our cul-de-sac as well as around the entire park which consists of 460 trailers! She further said her guess was the poor insulation with these old homes. We spoke with a few other tenants that are just as outraged at the water/sewer and electric bills as well. I called AGAIN to ask for someone to come over here and check out the insulation. Of course, since there is little to no communication/response from these unprofessional employees, I had to call Colorado AGAIN. Yvette showed up the next day with some other lady asking if I would understand that maintenance was there working should we come home to find the skirting removed. Wow. Who knew what a rocket scientist she is and that I'm not. I replied to her that since we weren't in tornado/hurricane season that I would automatically figure that it was, indeed, maintenance checking out the insulation. Yeah, that was two weeks ago. I won't call again because we know we will be out of here come November. I will say that I wondered why Yvette felt the need to show up here unannounced and with someone else in tow but forgot about it. Until a neighbor filled me in as to probably why she brought a witness. Apparently the tenant before us had real problems with Yvette. We have also been told by a few others that she is not liked here because of everything I pointed out but mostly due to her attitude. At any rate, the story goes that Yvette was caught by the previous tenant skulking around the unit at night taking pictures. The tenant pulls a gun on her. How true this is I have no idea but I wouldn't doubt it the way Yvette behaves. We also learned there was a Do Not Rent sign on this unit after the tenant left due to really bad pipes in the master bathroom. So unless you are willing to pay approximately $1300 in rent for an OLD trailer without energy-efficient appliances and poor insulation with the huge bill of $125-$140 per MONTH and the high electric bills and get poor quality maintenance and management situations this place is shady and awful. Incidentally, the screens have yet to be replaced/installed and this is March. And, yes, this place is a huge scam. Save yourself some headaches and time and stay away.
