Safeguard Properties Late and loud workers

The house at 1220 South 7th Street in Clinton Indiana is foreclosed and a couple have been cleaning it out. They said they are with Safe-guard. No markings, shirts, buttons, nothing that identifies them as such. On 8-19-2023 to 8-20-2023, they worked all night long, well into the morning hours, mind you they didn't arrive until around 7pm. There is a noise ordinance in Clinton and they were clearly not abiding by it. They also attempted to steal cinder blocks from my property, which adjoins this property, that same evening. The first day that they were present, I had to confront the woman because she was in our carport, clearly not a part of the property she was to be at. This couple appears to be on drugs, and clearly is not afraid to steal.

Desired outcome: I would either like $10,000 for the use of my property, the nuisance they have caused, and the mental strain they caused.

Safeguard Properties Safeguard inspection of my home for amerisave mortgage after hurricane repairs

I have been trying to contact this company for schedule an inspection of my home in Florida.

Amerisave Mortgage holds the small loan for my home.

Amerisave ONLY works with SafeGuard BUT SafeGuard works with many inspectors.

Safeguard's inspector CLT Inspection Services, Daniel never returned my text (he texted not called) I followed up several time via phone and text. NO response at all.

Called Safeguard again, this time he gave me another inspector. I called and texted THAT inspector.

NOTHING.

The reviews online indicate SafeGuard is a scam. My emails to Amerisave Mortgage again is non responsive. if you email you wait 2 days then you get a reply that says thanks or something stupid like that. NO one from Amerisave Morgage has ever called me regarding this, I'm the one constantly calling and emailing. i email for the documentation so they cant say I never reached out.

Amerisave Mortgage company and SafeGuard is non responsive. my insurance money is being held hostage by Amerisave who says they can't help but to keep calling Safeguard. They are both working together to make customer lives a complete Hell. I am paying high interests rates on repairs done by me out of pocket while I wait for this money to be released.

Still waiting for an inspection, they have had my funds from my attorney for almost 4 weeks now. My next step is to hire an attorney to get an inspection scheduled. This is absolutely insane.

Desired outcome: call me asap with date and time of inspection to my home.

Safeguard Properties overall concept is a sham

After reading some of the consumer complaints regarding Safeguard, let me offer a vendor complaint. Since there has been so much talk of how crappy of an organization this is, I will offer my insight.

You are all correct. As a vendor, I was asked to break rules, look the other way on ethics, as well as break the law for the sake of money.

As a vendor, my support staff was non-existent. The lack of competency was astounding considering the model of the organization. Dealing with Bank owned properties might seem pretty cut and dry with detailed rules to follow, but let me assure you, that is not the case. We, as vendors, are often asked to complete tasks that are not proper to the work orders generated. You have to fight for the little money that is allocated, no matter what you had to do to get it. They arbitrarily have rules that are not on paper to benefit them, not the vendor with no recompense. Vendors are often put out of business for completing work that they are never paid on. The actual homeowner/ mortgagee has their belongings often times sold out from under them with no penalties even though they were removed in appropriately.

This organization needs to be investigated from the very top. Bottom line. They operate on the fringe of moral terpitude. They have zero ethics. Ultimately though nothing will be done.

Safeguard Properties theft

Back in 2014 after my friend's house was foreclosed, the tenant with lease was allowed to stay. I had permission from both former owner and tenant to continue storage of my 5 boats trailers and a Goldwing motorcycle plus other property on the 26 acres and 20x30 storage
Sometime after the tenant vacated the property (April 2014) I went to recover one of my boats...everything I had in storage was gone!
I have been in court over 5 years in an attempt to recover my property!
Safeguard and their counsel have spent hundreds of hours and thousands of dollars defending my $40k.
Should anyone wish to testify kindly contact me at [protected]
Thank you
Alan Gordon

Safeguard Properties employee

It doesn't surprise me to see so many negative reviews on this company. Years ago, one of their current employees (along with her current husband) locked me in a house and - by blindsiding me - repeatedly punched me in the head, pulled me by the hair, and tried to pull my nose off (total WHACK JOBS). They continually threw eggs all over my car and continually harassed me at my job. The worker even put her newborn son on the phone - right after she gave birth at the hospital - while at my job. My coworker told me that I had a phone call, and when I answered the phone, there was a newborn baby crying! So, back then (about 31 years ago), you could call and get information on any patient. Well, when I asked to see if she was there, they told me she had JUST given birth! Amazes me that I was on her mind while she was delivering. Anyway, she and her husband were charged with felonious assault and kidnapping for the attack. Then, about 10 years ago, she continually harassed her neighbor - who had a baby with Down Syndrome. When she saw the neighbor in the store, she repeatedly yelled out loud, in front of everyone, "Where's your retarded baby? Huh? Where's your retarded baby?!" And she did this in front of her own young child! She was even on the news for harassing her neighbor. Now, 31 years later, as I returned to Ohio to visit family, she sees me at Walmart and runs up to me, screaming her head off in front of her grandson and my 13 year old son. She sparked outrage from onlookers and was told to leave by security. She is now stopping by my ex-husband's family members' houses, trying to get my personal information. She and her husband stopped by my ex's elderly uncle's house saying that they needed my address because they felt bad for me because I was trying to [censored] and they wanted to help so they needed my personal info. I found out when my ex called to tell me that two people who identified themselves as 'Lori and Rich' were bothering his uncle with that nonsense. I will never deal with a company that employs such troublemakers.

Safeguard Properties Strange statements by safeguard

Hi everyone

I am a newbie trying to decide if working for Safeguard Properties is worth it.

I was contacted by Safeguard recruiter today and she asked me if I will be willing to conduct home inspections in my area.

The pay was kind of low ($4 to $6 per inspection), but she re-assured me that Safeguard will keep me busy and I will make great money on the volume (1, 000+ inspections per month, according to her).

I was still not convinced, and then she stated that there is more to the inspectors job than just pay per inspection.

Safeguard recruiter stated that inspectors are allowed to have any property from the abandoned/vacant homes. Furniture, electronics, appliances - anything is a fair game as long as the property is abandoned or vacant.

This statement did not sit well with me.

Is this common?

Is anyone here heard of this rule about inspectors taking things from vacant/abandoned homes?

I really need the money, but at the same time I do not want to be in any kind of trouble.

Any input is greatly appreciated.

Thanks.

Illegally removing personals from a property is not an acceptable practice for Safeguard Vendors. If someone truly stated this in the course of a recruiting call they are grossly misinformed. Please contact Tim Rath @ Safeguard Properties (tim.rath@safeguardproperties.com) with additional details.

Safeguard Properties Contractors illegally breaking into homes in 2016

In Illinois, if your behind on your Mortgage you can still occupy the Home until foreclosure is final.
Unfortunately, someone didn't tell Safeguard Properties inspector that. My elderly Mother is behind on her Mortgage, but she hasn't been served with anything including no court filing discovered in Cook County courts.
On 2/13/16, a contractor from Safeguard Properties came to my mothers home. The house isn't Vacant, she still resides there until we can find her into a more suitable environment that would fit her needs.
The contractor came up to my mothers door, the outside light came on (motion sensor) so he knew the electricity was on, came up to the door and forcedly tried to turn the doorknobs on the front door while pushing it in.
Fortunately my Brother was there watching her and immediately opened up the door, the contractor almost fell inside the home.
The contractor just stated who he was and that he works for Safeguard Properties and was there to see if the Home was empty.
After that, he ran back into his truck and abruptly drove off while my Brother called the police (and have the Police Report ).
Monday morning came and he called Safeguard Properties, the Inspector NEVER GAVE HIM A WORK ORDER NUMBER OR AN ID required by Law and the Million dollar settlement last year from the states attorney office.
The inspectors don't follow policy and procedures as they are supposed to along with having people forcing they way into someone's home (Breaking In) as they are continue doing in 2016.
A complaint was also filled out for the states attorney office along with BBB/BBC, this has to be stopped.
There should be a court order for any entry into someone's home like the sheriff have, but safeguard take it upon themselves to enter while people are there.
One day, they are going to run into the wrong Home and things may get Bloody.

Safeguard Properties They changed the locks without my notice

I decided to sell my property and the company Safeguard Properties offered their services. I moved out from my property and moved to another city and left the house for this company. But they have changed the locks and when I arrived and wanted to open the house, I simply couldn’t do it. I was shocked and started to call to this company, but they started to tell some diddle-daddle. The rep tried to assure that they have called me and wanted to say about the locks. But they haven’t even tried to contact me.

Safeguard Properties Awful company

My personal home in waterford, mi was in the redemption period and safeguard properties inc. Was contracted by national city mortgage, mi to inspect, winterize and secure my residence. I was never evicted from my home nor never received letter from the mortgage company. My personal belongings were still in home and garage, and when i went to check my residence there was a lock box on the front door. Two days after, i called the mortgage company and they gave me the code to the lock box to get in. Upon entry i noticed my brand new leather furniture was stolen. So i called and made a police report w / the local police dept. And notified both safeguard properties, and national city mortgage about the theft. Safeguard inc. States they will refer it to their legal dept. And national city states i have been evicted! Well, they said they will try to get my furniture back. Four days later i returned to the property and noticed power tools, hand tools and lawn equipment were now missing from the garage. So i called the police again and they added it to the initial report. Called safeguard and they were still in process of notifying their legal dept. Spoke w / "larry" from pioneer corp. (Sub - contracted by safeguard) and he stated "take a number, it could be me or 50 others, because the lock boxes all have the same codes and keys in michigan!" i removed the keys from the lock - box after the first theft incident, and there was no evidence of b&e on the first or second theft. So i take it that they have additional keys since they are all the same. I want it to be known that this is happening to more people than just me and it is bad enough that people are losing homes in this economy let alone to become a victim of larceny. Hope other victims will see this article and they too will come fwd w / their own complaints to blow this scam wide open.

So my friend is taking care of her sick mother and since her and her mother have not been in the residence on a daily basis and a couple months after being able to return to the home she noticed a lock box on her mom's front door and the very same thing just happened she is not evicted or even been notified of the safeguard entering her residence because of her being I'll and away from the home they came into her house and took all the doors to the room and the house was ransacked and so much personal family antique were taken and jewelry and anything that was worth value was gone so when she called it in and made a police report she was told she couldn't get anyone to tell her who was here or why but again they had returned and this time but left food containers in the riddle of there floor and also nothing has been done about it no one has contacted her back or any arrest have even been made .she feel violated and discussed by the lack of respec they have for someone's belongings without any info confirming that the house was vacant or no occupants in the home .so if you have this company please contact them asap and cancel any ties with them they are criminals who are stealing from there Custer's I give a 0% rating and they need to be held accountable for the recent thefts to my mother's home in Salem,Oregon

I purchased a foreclosure home in Canadian lakes that was stickered WINTERIZED and when we turned the power on and heated the place up the pipes began to leak previously frozen water... I called them about this issue and of course the runaround ensued and in the end she Rhonda the Resolution specialist said it was not under any guarantee and it was an as is sale, to me as is would be as is with proper winterization as the tags all said...they are a scam don't purchase anything with their Tags on it "Safeguard properties". I only wish I had read all the bad reviews first!

I had Safeguard break into my home AFTER Fifth Third Bank had accepted payment 2 weeks earlier, I was Not in foreclosure . they removed over $45, 000 in personal property. I contacted Bank and Safeguard and was allowed back into MY home. Two weeks later Fifth Third Bank accepted another payment and within days Safeguard was back in my home. This time caught them there
They fled when I called police. Although Safeguard told me to file claim for missing property and provide receipts from the first break in, they allowed their contractors back into my home (breaking in each time)!
I hired an attorney and filed suit almost 2 years ago. Have received low ball settlement offers for my stolen property. I am trying to short sale but Safeguard keeps coming back and changing the locks. My attorney advised me to remove the lock myself as I am lawful owner of property. Even after conversation with my attorney and myself the locks keep getting changed thus interfering with the short sale. Safeguard has left documents claiming work that was never performed.. I advised Safeguard of this and the apparent theft of service. It only made the contractor angry and now my home is a Safeguard circus.
They have come into my home without notice 5 times. No work was ever performed. Each time they enter they ransack what's left.
They are interfering with the sale of my home. I am now afraid of what else they may do to the home as they have done damage to my property.
Police investigation revealed contractors in my home were convicted felons.
Police told me these people needed a court order to come into my home.
No court order has ever been granted.
Who makes payment and pays HOA dues on an abandoned property?
After the second break in I refuse to make payment on this home .
Safeguard forced me into foreclosure after these repeated break ins. Safeguard not only stole my personal effects, but my reputation as well. No one believes this house was not in foreclosure. We live in a small town and have been subjected to ridicule.

I really disagree with the rudeness of this last comment, the only part I would agree with is the fact that the home owner did lose the property weather it was a lost of income or the primary bill payer took sick. A lot of times when someone is stressed from a change in there life, its very hard to focus and except losing your property, you will try your best to fight until the last to do whatever you can to keep your property. I'm an inspector for safeguard and I must say I'm not please with this company at all, they will sale you a dream then turn around and treat you like dirt. This is the bad attitude they have, they really don't care about any vendor working for there company because they will continue to recruit new business to replace you if you can't deal with there bs anymore after they have drained the life out of you, because you will go in, working so hard to bill your business base on the lies they have sold you, once you start to question them, they will treat you as thought you are not important and replaced you at any moment so loyalty is not with this company they could care less if you doing an outstanding job for them, start complaining about something and you will quickly found out how proud this company is to have you on there team. If you can get out, get out. Now back to the last post be careful what you say about another household when you don't know what could be the reason for the lost of there homes, the same hole you dig to drop a person you call a loser might be the same hole you fall in. While inspecting a property I meant a homeowner who has lived in his home for 19 years very successful career, had a stoke couldn't work had a stay at home wife with no work experience, went through one thing after the other couldn't return to work nor return to a normal life he once had, after paying all bills with there life savings that quickly ran out, now they are faced with nothing can't make payments on there home and have no where to go, wife trying everything in her power to try and get a job and fight to save there home but the mortgage co. don't care that her husband has never been late paying a payment for 19yrs. all they care about, you are now late paying if you don't make a payment we will have to foreclose on your property. This is just one real story I will share, not all people who are losing there homes are losers you don't know a persons pass nor there pain so always be careful before you speak because that could one day be you. have a stoke, found out your have cancer or maybe something else major that causes you to lose your job, your life style can be taken from you at a blink of an eye. This is one of the main reason I never judge a person, I don't care how they express themselves each person deals with PAIN in a different way. Make sure you don't slip and fall then you will understand these people who lives, has changed and left them hopeless. Read about the EX-CFO Adam Smith this will bring you back down to earth the next time you judge a person.

Ok let me Say this you people are losing your home just don't pay your mortgage . we don't go to a house and seal it up unless we are told by the bank to do with that you're over 6 months behind on paying your bills no one stealing your stuff ... you were evicted meaning the house is secured. If you paid your mortgage you wouldn't lose your home or have your stuff taken been doing this for 9 years now as a vendor heard every excuse ... u didnt ppay ur bills u lost your home .. aint nothing u can do about it .. ur a dead beat

Say theirs is a job need to be done. and its a 1000 job. 1000( job worth) for anybody to do who ever it is no matter how it done. safeguard gets 30%(333) passes to a vendor he gets 33% then passes to a contractor and expect him to do the job for the 33% left. the jobs are filled with time deadlines and particulars and brackets and braces that water the job done so its worthless by the time the contractors finish. its really a ripoff. a absolute rip off. a wonder someone from state dept shouldnt investigate and find many injustices to the contractors. many injustices

Safeguard Properties Awful company

In August we looked at a home in Monticello NY. Upon inspecting the home, it needed a lot of work, but the house was in decent shape in the infrastructure. IE water pipes heat pipes, new furnace installed, foundation, and so on. Well we saw the house was winterized in August 2008 by Safegaurd Properties Inc. Its states on every one of their stickers they place on each item worked on that this service was done. After the closing in January, we went into the house to find a lot of the pipes were not drained properly causing freeze damage, costing about $3000.00. Its been known that this company is very evasive and is not performing the work that they are paid to do, again government being loose with taxpayer money. Number one, this is common with this company from its track record, number two, Fannie Mae is paying to protect their assets from damage, and this company is taking money and using the "AS IS" clause as their defense.

Can someone please look into this.. I want them to pay for the work they failed to back up, and failed to do properly.

I to bought a house that had been winterized and had the same problems. However, having winterized a home myself I know that this can be very difficult to do. Since water pipes are not designed to be drains they are rarely sloped to a common drain point. Pockets of water will reside there with no tru way of removing it. In the property I purchased I made sure to turn the were prior to close and when we found the burst pipe (usually near vertical elbows) we forced the seller (mortgage company) to repair.
