Lennar Poor quality

Don't buy mold in the house. I walked in a unfinished home form Ryland here in Conroe. the home is located in the Graystone Hills community. It is the last house they are selling in that community . It looks very nice form the outside, so I thought I'd walk in and check out the layout of the home.
Once I walked in I noticed greenish black colored stains on the floor molding. I thought It was odd to see that, so I took a closer look and it was mold growing on it and it was all over the house. every room that had a the molding was covered in mold and mildew. I found it was very strange cause the home was almost complete, thought maybe water got into the house but the floor was dry. Its kind of disappointing

Lennar Home builder rep

Was looking for some type of review about the amount of earnest money that was asked of the potential homebuyer from Ryland Homes Representative. I knew after the Realtor representing me told me the amount of earnest money asked from me, which was 3 times more than the earnest money ordinarily asked or in my case 3 times more than my previous home purchase or what Ive known others to provide. I have lost my money now. I wanted to change lenders in the middle of the loan process as I began to feel some type of way about how they were behaving after voicing my concern to change lenders. However, the Ryland Homes rep told the Realtor agent that was representing me that I couldn't. Needless to say I saw the trainwreck as I continued to work with them using the Realtor agent and it was a disaster on my dime. I have left a review for the Lender which was AspireLending, the lender. I also filed a VA form complaint and mailed it a week ago. Now Im contemplating how can I at least find out if the actions by the Ryland Homes Rep was unethical. i was using my VA Loan Benefit. If the Ryland Homes would not have told the Realtor Rep that I couldnt have changed I would have been able to use another lend and had time remaining. That was my hard earned money and I shouldnt have lost my money2 . Though I shouldve followed my tuition and changed lenders even after being told I could not. which I eventually did after more nefarious and unprofessionalism by AspireLending but time had elasped.

Lennar Misked

We were convinced by a sales consultant to purchase a new home (she called us to stop by and look at one). We knew our credit was shaky and wanted to wait a while longer. During the visit, their mortgage consultant told us we were good buyers and it would go trhough. We left a deposit and went under contract. We had the walk through, the additions were done, closing was scheduled, and we were told things were progressing.
Two months later, we received a call that because we hadn't closed on the house, it would revert back to inventory the next day. This occurred at the end of November and to date, we have not received our deposit back (I was assured we would get it back). I followed up a couple of times with the same response. It is now mid-March and we still haven't received it. We will never step foot in a Lennart community again.

Lennar workmanship

After careful inspection of the kitchen area, the following concerns exist and have been acknowledged by all parties above.
1. The kitchen tile in the foyer, main powder room, hallway and kitchen is not laid correctly and on an angle.
2. The kitchen upper cabinets have been installed incorrectly and the back skin is bowed, leaving a space in the front of the cabinet and making it impossible to move the shelving. There is a screw under each shelf that should not be there. This also has been confirmed by the above parties as of today December 4th, 2014.
3. The kitchen area that was painted was painted in two shades of color that needs to be repainted.
4. The kitchen pantry closet door has markings inside the door that has been acknowledged by Marvin Yancy and pictures were taken.
5. The upstairs master closet shelving unit fell off the wall on Thanksgiving Day. See attached letter that was written the day of incident.
6. Third bedroom closet door is broken on the upper left hand corner which was missed during QA of the house. (Quality Assurance).
7. The HVAV vents are full of debris, dust, sheetrock that has also been confirmed by the parties above.

Lennar Faulty Window Seals and Front Door Installation

I am the original owner of a Ryland Home built about 9 years ago. I have a South Hill model with a B Elevation. We have had problems with the front door / front entry frame since moving into the home. The frame on the front door is falling apart. Ryland attempted to fix the issue within year one but did not do a very good job as the problem has persisted and only getting worse. The problem is poor construction and poor quality of products used.
The other main problem with our home is the Windows. All of the windows are cloudy...it seems that the seal in the windows is not working. The issue is occurring with the majority of the homes in our community. The windows are still under warranty but in order to replace them we have to pay the window manufacturer to ship them to us and install them Is there anything that can be done? Why should I have to pay a penny to fix this issue. It's obvious that it is poor quality and/or defective products. Either Ryland or the window manufacturer should bear the cost...especially when it is clear that it is a consistent problem in our community.

If you go to have brakes put on a car and get a lifetime warranty on the pads you still pay the labor for the work after the first year in most cases...
If the windows and door are under warranty then the cost of the install would still fall on you...

The delivery of the item is another story because it is not up to you to go get the product.

Lennar air condition to small for unit

WE brought out home in 2008 and my husband who is a HVAC tech noticed the air was not circulating thru out the house correctly and after some reserarch he also foung that our home should have a had two untis. He took his complaint to Lennar and 2 different companies came out but issue never fixed Lennar said thats the house the air flows . The 2 room over the garage are the hottest in the house ... not happy

Lennar Mold

I am purchasing a new home with Lennar Homes and on my pre-dry wall inspection meeting with the foreman, the home inspector found gaps in the foundation, mold on trustling in the Master Bed Room. I requested that the builder replaced the area where the mold was found; however, the builder ignored me and brought out a contractor company to spray mold remover to remove the mold. My concern is that mold will return down the road causing medical issue. However, I have not close on this house and would like to know if anyone has advice for me before closing on this new Townhome. The Townhome is still under warranty. Lennar Poor service and product

I wanted to share my recent experience with Ryland Homes. This is my personal experience and thought of sharing in case it helps you.

1. Ryland is very inflexible to accommodate any of your change request as per your need.

2. There are very few upgrade options available in the design center. So the choices are limited.

3. Design center is utmost inefficient and ineffective. They don't have any simple software to show you how your options would look like.

4. Options from design center are very highly priced than the market price. For example, you pay 3 times higher price for the garage door opener from Ryland compare to Home Depot.

5. Ryland will hurry of to meet the closing date compromising the quality of the end product. There is no Quality Control or Quality Assurance team from Ryland who will do the final inspection before the pre-settlement or closing inspection.

6. There are several items will be in incomplete state even after closing. Ryland will promise to complete it as soon as possible after the closing but they will forget you after the closing is done. I am making several follow up calls and sending emails but response is very poor.

7. Visible lack of coordination between their own teams. Looks like left hand does not know what right hand is doing.

8. When I said that I would not close the house if some items were not complete, Ryland's sales agent told me that in that case Ryland will keep the earnest money and house will be open in the market.

8. After the series of poor experience, I moved in 10 days ago and now there is huge water leakage from the hard wood floor near the kitchen area. Their sense of urgency is very poor. One plumbing guy showed up after 24 hours from the issue was reported and he had no clue what to do. We are still waiting to see some actions are taken to get this repaired. Looks like the water pipe is leaking within the concrete slab under the hard wood floor. Don't know yet when this will be fixed.

We all have heard many good stories about Ryland but thought of sharing this live experience so you know other side of Ryland.

We had the exact same experience with Ryland's design center and building process. We
built a home in Twin Creeks, Cedar Park TX. I totally agree with your assessment of the design center. Ryland could not even
calculate the correct square footage of the front porch!
They also outsource the design center. It is not part of the Ryland company. That company is then responsible for
the contractors who put in the flooring, tile, cabinets, etc. The quality of workmanship was so poor that
we terminated the contract and lost our $15, 000 of earnest money.The home had improperly installed windows, seriously bad brickwork, foundation cracks, abused hardwood floors, roof buckles, and more. Since you now own the home you could
hire a lawyer and go into arbitration. It might be too costly though. That is why decided to just let it go. If
you check Pissedconsumer.com, there are 52 complaints against Ryland. Check

Lennar New home hoa's

Lennar Homes has developed three new communities in the Myrtle Beach area. In each development they have established a HOA/POA, which is mandatory for new residents to be a member. The Board of Directors are Lennar personnel. The issue is the Lennar Board has imposed Transfer Fee to any resident that sells their home. The fee is $200.00. In addition the management company (Benchmark Management) has imposed a $125.00 fee to residents that are selling their property for a "Certificate of Assessment", which is nothing more than a document that states the resident is current with their monthly assessments.
These fees are NOT brought to buyers attention when they purchase the property from Lennar, but only surface when the resident sells their property and is discovered by the closing attorney.

Lennar DO NOT TRUST NEW HOME SALES CONSULTANTS

BEWARE of Lennar new home consultants. Husband and I had an AWFUL experience when trying to purchase a new home in Waterford Enclave. New home sales consultant was caught in several lies and acted as if he was selling used cars. Lennar homes appeared as if they were solid well made homes and we would have purchased had it not been for the sales consultant. BUYER BEWARE. We went from being ready to sign purchase agreement to walking out in 5mins after being lied to.

Lennar Poor quality and customer service

Since we signed our contract in May, 2013, we have had major concerns and issues throughout the entire design and build process. Frankly, it's been by far the worst experience we have ever had in building a new house, and this is our fourth time in this process.

While we have had many concerns throughout the process, the absolute final straw was the fact that the appliances delivered do not match what we ordered. We paid $1790 in upgrade fees. There were substitutions in the oven and dishwasher that were outside of the GE Profile line. Low-end substitutions from the standard line were installed without any discussions with us on alternatives.

Our dissatisfaction in Ryland is not just about downgraded appliances. It's the culmination of every interaction we have had with Ryland Homes since our first design session. Lack of product knowledge, pricing discrepancies, wrong interior paint, wrong exterior paint, not following the blueprints, downgraded appliances, mortar not meeting spectrum white as ordered, disregard for both manufacturer's and industry association requirements for engineered hardwood installation, and countless other issues have pushed us past our saturation point. We are at the point where we have lost complete faith in Ryland Homes's ability and intent to deliver a quality home. While we were once very excited, we now hate everything about the new house and all of the issues that exist. We simply cannot and will not discuss or argue with Ryland anymore. We are done. We will not be purchasing the house.

Since the house that Ryland Homes has built does not meet the features that we have specified in our contract, and Ryland Homes has totally disregarded manufacturer's installation requirements for very high price upgrades such as the flooring and the mortar, Ryland should deliver a compete refund of our deposits but we know that getting any refund will be an uphill battle. RYLAND ABSOLUTELY SUCKS! We signed a contract in Nov. 2013 in Cedar Park and moved in July 2014 despite a LONG list of things that were not done/completed/correct. I have been calling and emailing for ten months—the phone number on warranty stuff rings a "funny" busy 24/7, and emails go unanswered—NOT bounced—UNANSWERED. Hey Ryland, it's 2016 and you can FWD phone calls and emails to your current manager, CalAtlantic Homes! COMPLETELY unacceptable to just walk away from customers with NO email, letter, phone call telling owners **WHO** to call to fix my leaky roof, broken pipe in the attic, leaky sink, unpainted baseboards, rocking toilets, etc. HORRIBLE! DO NOT BUILD WITH RYLAND! YOU'LL E SORRRRRRRY!

We just completed 7 months of sheer hell dealing with Ryland/CalAtlantic. This would have been our 5th home to build. It is the worst homebuilding experience I have ever had. They have the worst customer service/satisfaction that I have ever experienced with a builder. The only two consistencies we have experienced is "I don't know' and "NO!" We finally met with upper management and gave enough documentation of mis-information, errors in construction, etc. that we are getting our full refund back. But we dealt with this for 7 months. And not once has anyone said, "I'm sorry." I will NEVER purchase with CalAtlantic and I will spread my dissatisfaction everywhere I can as often as I can!

Lennar Poor quality

Ryland homes has been a huge sadness and after three years in our new home we're ready to sell before the house falls apart. The paint is peeling, cheap upgraded carpet, windows fogging and can't get them fixed. Caulking peeling off and shoddy workmanship all the way around. Wish I would have gone with the other builder and not Ryland. We had to upgrade the kitchen cabinets which cost thousands only to end up with cabinets that are not even wood. Dishwasher install is crooked and everywhere there are pipes coming in the house it looks like they just punched a big hole. Left our upgraded tile uncovered during construction so we've never been able to get the glue marks out of the tiles. What a mistake!

Ryland will send a person around to look at problems and he will offer solutions to the problems but never fix them. Mostly the suggestions are not the solution to the problem. I have had to replace the air conditioning unit. I have a leak in the dining room.
The house is sinking on one side, the hardwood floor is rotting from the water leak, it is leaking in the master closet, the sprinkler system has needed major repairs, the stove top caught on fire when it was not in use. Mostly this experience has been a disaster. I would never recommend Ryland to anyone as you will not get a quality product.

I purchased my Ryland home in June 2001 (the house was built 1998) since then I have had many issues with this house. Poor quality is the least that I can say about this builder. I have been in this house since 2001. Buyer beware. All the window seals are broken and I've had to replace all the windows in the house even the fixed windows in the tune of $8, 000 dollars. The aluminum trim cap on top of the chimney was not long enough so when it rained the water leaked into the attic and on to the drywall ceilings. Ryland warranty mgr disputed my claim until mold appeared on the drywall and then he felt like he would fix the chimney cap only and replaced the drywall!? While digging in the yard many discarded construction material items (trash) was buried in the yard and not thrown away properly. I could go on and on about this builder best ret assure I will never buy or recommened this builder.

We bought a Ryland home in the Austin area in May 2013 and the experience has been nothing but miserable. In fact, there has been so much incompetence during the design center phase and building phase that we are pulling out even though we will most likely lose our deposit. So far, they have installed the wrong cabinets, wrong backsplash, and wrong windows. They installed hardwood floors without following the correct installation procedures. Windows also have been installed incorrectly. We paid extra for white mortar and it turned out beige because they mixed white cement with brown sand. The list goes on and on. We have zero confidence in Ryland to build a quality home. I agree with your opinion of the cabinets. They are horrible! They are made of particle board. We bought a new Ryland home years ago and it was a good experience. Ryland has changed. The only thing they are interested in is slapping houses together to make a profit.

Lennar New Construction

Ryland lures you in with claims of quality construction and then installs damaged, broken materials. Ryland will try to patch mistakes before you notice. They make you sign plenty of forms that you have never even thought of to ward off being sued. When I went in initially requesting desired features I would like, the salesperson lied and said I could have them. They take large non-refundable deposits upfront and lock you in the contracts while they break their agreements they have in place. The Design Center overcharges for upgrades and randomly change your choices or do not complete the upgrade you paid for. Ryland will convienently say "oh, that is not included" even if you have it in your paperwork. I regret building with them and this is my 3rd constructed new home ( used other builders) and by far the most dishonest builder. Even when things are their fault, no one takes ownsership or accountability. They make excuses and delay your home until you give up. You have to be your own construction supervisor because no one instructs or monitors the workers (main reason so many mistakes are made). They make you feel like you are asking for above and beyond to correct known mistakes. Everything is a fight. They only care about taking your money. They don't care about the customer, how much money you have spent, issues they cause you by delaying construction or the fact this will be your home. They made me hate my new home. My neighbors are constantly calling customer service to fix things and are disgusted too. What else can I say...choose another builder because you will regret after the new house feeling wears off and you see the shabby work what you just paid for. They are dishonest and don't care about your home. DO NOT BUY A RYLAND HOME, you will regret it. I wish someone warned me.

So glad we saw this before buying THANKS. We also noticed the small lots of Ryland Homes. A friends Condo has a bigger yard than Rylands single family homes what a joke. Prices are way out of line.

I wish someone warned me as well. Considering that Ryland is one of the largest homebuilders in America, you would think that
they would build a decent home. We signed a contract in May 2013 and were supposed to close in January but after seeing all of the mistakes and poor quality workmanship we just can't go through with it. If you buy a Ryland home, you need to monitor the activity on a daily basis. So far, they have painted the interior and exterior the wrong color, installed windows improperly, covered up outlets with drywall, installed wrong kitchen cabinets, installed broken cabinets, installed wrong backsplash, installed hardwood floors without following manufacturers installation instructions, bricked house with beige mortar instead of white, peformed poor workmanship on tile installation in bathrooms and kitchen, in addition to many more mistakes. There were so many mistakes that we started to be concerned about the things we didn't see.. We have zero confidence in Ryland's ability to build a quality home. . Lennar Mold

First floor Veranda condos being built by Lennar in the River Strand Community in Bradenton are developing mold in their first summer. Lennar is aware of the issue and continues to build Veranda's with the HVAC units and no dehumidifier to correct the problem. The first two buildings built now have at least 5 lower units with mold, two of the units, ours being one is costing us $30, 000 to remediate, restore and refurnish. The other unit cost exceeds ours. It is owned by Louie Podolinsky from Canada. His costs exceed $40, 000. Other units have less extensive issues. We plan to notify the Health Department next week of the dangerous mold that Lennar is turning a deaf ear and building more units that could have mold next summer. Next time the issue could result in serious health issues especially for children. Our mold was classified as Aspergillus a very dangerous mold which could result into a public health issues if left unresolved by Lennar.

Lennar Aweful Construction

7 year old townhouse has major construction defects. Driveway sinking in, bathroom electrical does not work, sub floors squeak more then 80 year old house and have dips and sections coming up that can visually see through layer of pad and carpet. Leaking roofs due to bad insulation in the attick. Contacted Lennar about these issues to give them opportunity to repair they sent out a person to pull back the carpet and review subfloors in areas. He sanded down the peaks, did not replace. The sub floor was glued down without nails and even though failing, still did not replace or use nails. As to all the other items, our 200 unit townhome association has been in a construction defect lawsuit for in excess of a million dollars for 2 years. First clue that they are sued a lot, they are self insured and have large employee staff of in house attorney's. If you want a house with driveway sinking in so have duck bathing pond at end of driveway, concrete that is cracked and heaving, electrical that does not work, roof that leaks, poorly insulated attick and sub floors that are worse then 80 year old house, then I would say buy a Lennar home. There are plenty of other builders in Minneapolis that build with quality and stand behind their homes. While they may cost a few thousand dollars more upfront, a Lennar home will cost you much more than that after two years when it starts to show it's lack of quality.

Lennar 'Smart' fence and backyard

So I bought my house in 2010, and at first I was confused as to why they built my foundation so high...I mean it was almost my height in the back of the house (I'm about 5'9'') but the front was about 1 ft high. I understand that natural slope. They dropped a lot of dirt in the backyard so what was almost flat was now a major slant in the back yard. Well water naturally flows downhill and so it would flow to the back of my backyard, and to the left (I live on a corner lot). Well, the fence started coming apart at one post shortly after the warranty expired, so I had to fix it myself. About 1 1/2 months ago we had some pretty severe wind storms hit, one part of the fence at the corner came off the post and was open. Thankfully my dog did not leave my backyard. So I fixed that again. Not to mention that there were multiple houses down the street who had sections of their fence fall down. We had a thunderstorm come through last night and this morning I left for work while it was still dark, and as I got home, I noticed not one section, but the entire side of my fence was down. The posts had broken off beneath the dirt, where the wood started getting softer and slowly rotting because the water naturally flowed towards because of the small hill that Lennar put in my backyard. I also noticed that in the post in the back corner, thenails were put in at an angle, and not even a 1/2'' of each nail were in the post, including 2 nails that were not in the post at all. Thankfully my dog is trained enough that she did not run away, but I am beyond mad at Lennar for the horrible job that their fencing contractor had done and that they are not using qualified people for the job. Because my house and fence is out of warranty, I am having to pay for their failures, and as a business, that is pretty poor practice and ethics to allow pretty bad failure like that.
Oh, and every other house on my block has a small stairway that leads from the door to the grass, not a hill added to the backyard like they put in mine.

As of 2013, Lennar Homes (www.lennar.com) is secretly repairing failing roofing and/or landscaping mistakes which create flooding/pooling of water which they left behind in the aftermath of completing new development at POTOMAC MARK PLACE and ROANOKE SPRINGS DRIVE in Ruskin Florida 33570.

The only way to have them repair the roofing tiles and/or correct landscaping to properly flow/channel rain water AWAY from one's home is to have a LAWYER send them a letter requesting it.

Homeowner's in this neighborhood were required to sign a NON-DISCLOSURE AGREEMENT with Lennar Homes, in return to having the rework completed at no charge, despite the fact that Lennar Homes screwed up in the first place.

What's truly sad is that the window of opportunity (warranty) on the majority of these homes is nearing expiration. Homeowners have a right to know and have the shoddy work by Lennar Homes repaired asap.

Lennar Giving misleading info and bad customer service

We purchased a new house to be built in Cinco Ranch Northwest 55" lot, Katy Texas with Ryland homes last November, the house is still under construction now. We thought Ryland homes is a builder with good reputation with 45 years in business when we signed contract. But it turned out that it is a company we can not trust with poor customer service from sales to construction. Since the very beginning, we had been given misleading and false information about the floor plan we chose. The first misleading is their claimed 3 car tandem garage is only big 2 car garage. The second is The coffered ceiling in the family room shown in the floor plan was not able to be made due to the bonus room upstairs, The sales didn't mention anything about the missing ceiling until we found out ourselves, and they insisted those notes are in the blueprints. we home buyers are just the customers not the building expert to read through their blueprints. There was no apology for their negligence and the only thing they did was to threaten us that if we did not accept as is condition, they could cancel the contract without refunding our earnest money, could do nothing about it. We had no choice but agreed continuing the construction.Now we are experiencing another issue with Ryland Homes, we did choose diamond inserts for front entrance area signed on the pattern sheet shown us in design center, but the inserts they installed now is different from the pattern we signed and expected. The patten we signed is in rectangular shape, but our entrance is in round shape, so some inserts in corners were not installed due to the round corners, we were not informed of any missing inserts until they finished. They chose the cheapest way to put only 5 inserts for the whole area at our cost of $200. What a rip-off! We required the construction manager to add back the missing inserts to make the area looks better, he refused and insisted that he installed according to the patten we signed. The pattern we signed at design center is not the same they installed. Then we asked to talk to sales manager, Mr. Nguyen Van, he did not even care about customers at all, he just send us email to put a close on this issue without even tring to solve it, leaving us no room for further discussion and no other choice. We even mentioned to him that we might seek help from BBB. He still doesn't care at all. In our opinion, making profits is the most important thing, customer satisfaction is the least important thing for him and Ryland Homes. We have dealt with other builders before, Ryland Homes offers the worst customer service, they are not to make customers happy, but to make customers suffer. We can not keep silent at all, we will by all mean let other potential buyers aware of the unacceptable customer service of Ryland Homes in Houston.

Was looking for some type of review about the amount of earnest money that was asked of the potential homebuyer from Ryland Homes Representative. I knew after the Realtor representing me told me the amount of earnest money asked from me, which was 3 times more than the earnest money ordinarily asked or in my case 3 times more than my previous home purchase or what Ive known others to provide. I have lost my money now. I wanted to change lenders in the middle of the loan process as I began to feel some type of way about how they were behaving after voicing my concern to change lenders. However, the Ryland Homes rep told the Realtor agent that was representing me that I couldn't. Needless to say I saw the trainwreck as I continued to work with them using the Realtor agent and it was a disaster on my dime. I have left a review for the Lender which was AspireLending, the lender. I also filed a VA form complaint and mailed it a week ago. Now Im contemplating how can I at least find out if the actions by the Ryland Homes Rep was unethical,

Lennar Garbage Homes

We purchased this brand new home 2 years ago (2010) and paid cash for it. Then we started finding all that was wrong with it. All of the electrical was bad, along with all of the smoke & co2 alarms. Just changing out a light bulb in the ceiling and the whole fixture fell apart. Fifteen (15) doors had to be re-hung & or installed. We went thru 7 customer care rep's, so you didn't know anyone. Guess this is Lennar's way of doing business with even their employees. During the winter (40 deg) the water coming out of the cold side was colder than what you get from the refrigerator. During the summer, the cold water was as hot as the hot water side. The two (2) hot water heaters in the attic was a joke, along with the city inspector giving it the o.k. Lennar works real good with the inspection team, if you know what I mean. I had both ripped out and a tankless installed. I have replaced all the "Susie Homemaker Appliances" with real working ones.
Anyway, DO NOT BUY LENNAR HOMES IN ANY STATE! THEY ARE ALL GARBAGE!

Lennar Poor Construction, Defects, Defects, and more Defects

I was a Lennar employee until I was let go after buying what we call “My Lennar Lemon”. In March 2006 we closed escrow on our new Lennar Home. 5 years of litigation later we are left with $100k in documented construction defects. Lennar’s realtor, Jody Evans did nothing to help. She was just gone, leaving us hanging. Customer Care didn’t help us much either. Often the repairs that they made were even worse than the original defect…
We brought these issues and defects all the way up the Lennar management ladder. From Dale Billy (President) to Stewart Miller (CEO) and all that Lennar gave us was a whole lot of unresolved defects, lip service, huge legal costs, and “Zero” positive results.
But please, don’t take my word for it…
Anyone is welcome to come by our home and see how Lennar has treated us. Before you buy, please come by and see exactly why.
You will not believe your eyes…

I purchased a home from Lennar almost 6 years ago and we still have a boarded up front door. We are stuck with $100k in construction defects. To make my story even worse is the fact that I worked for Lennar. Contact me with your story and I will post it on my website that I am currently putting together. Be careful with "their help". We spent 5 years in litigation and all that happened was more expert costs, and lawyer costs, to the point that we received nothing for our construction defects.

Lennar POOR QUALITY/VALUE

I know people who bought homes in a gated community LENNAR developed. Lennar was approved by the city to build 80 homes, but wanted to squeeze 20 more. And sure enough, the city council voted in favor of Lennar - I wonder how? As a result, the parking is atorcious! In the begining, the residents were jockeying for open spaces to park. The HOA put a stop to that by marking it 'Guest Only'. Now they have to park outside the gated community. In PHASE 1 during construction, LENNAR were charging $135 as an option to install a re-enforced ceiling light. And if you wanted a light switch to turn on the ceiling light, that too was an option. LENNAR was nickel and diming the Phase 1 owners. The bathroom with 2 sinks only had 1 medicine cabinet. They used pex for plumbing instead of copper. One house I know of had a toilet plumbed from the hot water line. The wood they used to build the homes were the highest quality! In fact, Lennar used the minimum requirements approved by code! The doors are not plumb/square. The brand new windows are HARD to open. They left a 4x12 sheath in the attic! And the light in the attic was on long after I closed escrow.I didn't move in for over a year! How many people actually check their attics? I can go on and on..just ask the residents.
