Ryan Homes Horrible communication/ closing

I have a horrible project manager that gives me updates when he feels like it and then apologizes for not doing his job.

My estimated closing date was Nov. 15 and I have been getting the run around as to when it actually will be.

I was told by my project manager that he was instructed not to give his managers contact info. to me? I should be able to talk to him if I’m having a problem! I need some answers about my closing!

Ryan Homes Ryan Home didn't provide the service for repairs within warranty period

I submitted the written request to repair the drywall which was damaged at the time of construction. We found the defects and raise the issue to the Ryan Homes. They never showed up to fix these defects, delayed for several days and warranty expired after a while. The Ryan Homes ignored the warranty request. customer service seems very poor. We tried to be nice and flexible, but they mistook our kindness for weakness.

Ryan Homes Floor, dry wall, paint, kitchen countertop, stairs, toilet, cracks in the foundation and parking lot.

I live in 13812 Marsham Road, Chester VA 23836 for a year. We have found so many defects in the house that we cannot imagine. The floor in the house has gaps, the carpet is not up to standard and has started fading away and losing its color and thread.

The Dry wall is a big mess, nails pooping out everywhere in the building, the paint is peeling off, the dry wall is not smooth and out of touch. The plastering on the drywall is a mess. The quality of the paint is very poor and not up to what was agreed on. The paint on the outside pillars is an embarrassment.

The kitchen countertop stone has a whole section fading away and losing its color. I reported the defect to the warranty manager who brought in a repair team. The team took the measurement and replaced the countertop stone with a different color. Quite different from the original countertop.

The stairs in the house are detaching from the building, they are giving way. There are cracks from the base to the top to include the carpet which is giving way.

The toilets are omitting a weird smell and according to the inspector, there is problem in the plumbing underneath the house and the warranty manager has been informed about it. No action has been taken. There are cracks in the foundation from the garage to the front pouch. The cracks are deepening and visible as the day goes by. The closet is falling apart, the door handles are falling off and can't close. The mirrors in the toilet are not well fixed as they keep moving every now and then.

To conclude, Ryan Homes did a substandard piece of work, the air-conditioner and heating is a disaster awaiting to occur. The lawn is a disgrace and an apology to one. I had to hire the services of a landscaper to fix the mess because no topsoil was used to plant the grass, and this led to the grass dying. Finally, Ryan Homes has planted two trees outside the home three times, and they keep dying each and every time they are planted. From a soil analyst point of view, the soil is nothing but hard clay. There are other defects in the house, but these are the paramount ones. It is a shame to purchase a retirement home with so many defects detected in a year. I am not the only victim in this process.

Ryan Homes Poorly Built Home

I am writing to provide a complaint of a poorly constructed home by Ryan Homes, NVR inc. resulting in improper and negligent roofing installation causing loose and missing shingles. My family purchased a new construction home from Ryan Homes/NVR in December 2016. Since then, we have experience substantial construction nightmares from poorly installed cabinets to electrical and plumbing issues to the most recent issue loose and/or missing shingles from our roof. On August 15, 2002, I contacted my home warranty to request their assistance with water coming from the ceiling of one of my bedrooms during a storm. When my home was inspected by my insurance company, they identified various loose and missing shingles from the roof due to poor installation during the home construction. Furthermore, they confirmed that a six-year-old home should not have loose or missing shingles unless there was a natural disaster of 100 miles per hour winds which we have not experienced in Maryland during the six years my family has lived in our home. After conducting research, my situation is not unique. In fact, according to the Maryland Office of the Attorney General, “Ryan Homes had the highest number of homebuilder complaints of any single builder in the three years since 2016.” My home construction was at the time of this identified findings report and clearly supports Ryan Homes negligence in building safe and quality built homes. The poorly constructed home has caused financial hardship and stress for my family who recently located from Baltimore County to Carroll County. We are mortified and stressed that a home that cost well over $500,000 has experienced this level of construction nightmares over the last six years.

Ryan Homes The yard

Ryan homes say they are not responsible for the yard. Hello, they had to contract the company to do the work. I have been in my home for 7 months and talking about a nightmare from the stairs being crooked to the doors with big gaps, floor dipped and so forth. I went to plant flowers around my walkway but I couldn't due to the amount of concrete that I have to dig up. My yard is a mess.

Ryan Homes Garage floor has huge cracks and chunks of concrete breaking off

Huge chunks of concrete and cracks are breaking from our garage floor which is NOT normal house settling.

We have been dealing with some issues since we moved in on May 2nd 2022. One of our major concerns is that the garage floor has some major cracks and chunks of concrete breaking off. The floor rolled and pushed out our garage wall. The warranty team did come out to fix the wall, and an engineer came to look at the floor, but it has been several weeks and no response concerning how they are going to fix the garage floor. We would like this to get taken care of before Winter because it will only get worse and it is very concerning. We also still have blue tape on the window to the master bathroom and on the window in the front room where the formal dining room is. That blue tape was placed there by Ryan Homes before we moved in, indicating that there was a problem that needed to be addressed with them. They are crooked. We still haven't seen any resolution from that either. The sad part is that we want to love our home, but because of some of the major issues, we can't. All we want is for someone to take ownership and take responsibility for these issues and fix them.

Desired outcome: Please come and fix our garage and windows! Thank you.

Ryan Homes Home builder

I moved in June 17th 2022

It rained fairly heavily on June 24th.

I found water entered my garage about 4 feet.

Called Customer Care and when the man came out (a week later) He said I needed to install gutters.

Escalated complaint. I was told that it was an elevation issue.

They sent it to a company whom I was told was correcting the problem.

I called that company, who informed me that they were only giving an estimate.

Forward to August 1st 2022. It rained heavily. Half my garage is full of standing water.

The entry to my house had standing water up to the front door.

I called back to Customer Care and was told that it is now with a landscaping vendor.

I have not finishing unpacking yet and like most people the garage is the last place to unpack - So I have boxes and boxes that are ruined due to water damage.

Desired outcome: Fix the elevation Issue.

Ryan Homes Floor joists, soft floors, cracks in walls, electrical, plumbing not complete, dent garage door, crack in siding, uneven trim, paint everywhere

Where do I start, terrible workmanship, floor joists that were used are bowed causing uneven floors and one large soft spot, I am 8 months into complaining about the floor and it is still not repaired. I took off work again today to stay home and wait for contractor to replace damaged floor section, he cleaned the floor instead of replacing the damaged section! I could not run my washer machine and microwave at same time, breaker would trip. Installed a broken hose bib, crack in side 14 feet in air, I was told landscaper did it mowing. I bought at end of October, there was no landscaping. Paint all of kitchen cabinets and floor, spackle job terrible, trim rough to touch and uneven. Home should be respackled and painted

Desired outcome: I want all repairs completed from start to finish with NO EXCUSES!!!!

Ryan Homes Issues from day 1 of move in…WORST builder ever

I have several issues like uneven floor and windows and hollow underneath lvp at several spots.water leaks from bathrooms… leaks into the great room. Vinyl siding damaged and taken down completely… not sure when they are going to replace & currently left with exposed weather wrap sheet(moved into the home 1 month ago). Tub leaks, poor workmanship and when asked to fix, they say its as per standard.. carpet nails all over and many more issues….these guys are thieves & irresponsible. Hope some one head from ryan homes is reading this before their reputation dies…

Ryan Homes Lawn Grading Issue

Multiple complaints about the swale and grade of the back lawn to Ryan Homes. Have spent large amounts of money to grow grass including a professional lawn care service. `13 months later and still dealing with it. They left a retention pond instead of a swale. Easy to see and easy to fix but they choose to say its not warranty and block emails.

Ryan Homes Everything

Horrible - 6 months in and the issues never end. Started with the brand new hot water heater that died after a week, lights wire incorrectly. Finish work horrendous. Cabinets not the same shade of colors. Walls are not smooth drywall wavy. Doors and hardware all crooked. Floors not the same. Floors squeaked after a couple of weeks. Incorrect molding used. Tiles crooked. Different colored grout used. Sink not level or centered. Internal and external doors not square. All door handles crooked. Stained steps and railings shoddy. Carpets and padding sub par. Insulation not consistent. Gutters too high and shingles and siding loose. Overall not one thing that was done right in this house. Every house in the development has a multitude of issues. Ryan needs to stop throwing homes up and address the issues that exist before continuing on. What a nightmare. So much for a happy retirement.

Ryan Homes Entire house

My house is only 8 years old, and we have been fighting problems since 4 years ago. My ceilings all have tape coming down them. The walls are popping out of place as well as being uneven. I have a kitchen bump out and the 3 windows in it aren't even. The floor is popping up in places, and when I say floors I mean every single room in the house! The shower pan wasn't installed properly in the master bedroom so now from time to time water pours into my living room, and the floor in my bathroom is now soft. The house is now an actual hazard! We called a notable contractor and was told it's only a matter of time before the floors give out! I called Ryan homes years ago when it all started and they said it's not their problem anymore because it's been more then a year. I'm absolutely disgusted. I have kids and buying a 300,000$ house is a huge deal, and don't expect things to be perfect but it would be nice if things were at least right. Take ownership of what wasn't done properly in the house.

Desired outcome: I would like it if Ryan homes would come back here and fix the wrongs! I can't afford $80,000 to fix the things they did wrong.

The yard had sod installed, the ground is not level, full of rocks and concrete and sod installation was horrible gaps between the sod squares. Throughout the home there are drywall issues along with paint issues. The flooring downstairs is the wood floors. The floors are poorly installed. There are spots in the floor that feels like you are walking downwards.

Ryan Homes HVAC unit

We bought a new build home, 2019. This year, our heating unit was having issues. We called in maintenance to check on it. The pilot switch and the main motor were bad. Wondering how can a motor go bad in not even 2 years of use... we were informed the unit is a 2016. Ryan Homes used a 3 year old unit. We were told it was in a box and not used. Then we were told they contract this service out and to contact them. Pushing the buck off. So 360 dollars later, Ryan Homes has done nothing. They allowed whoever to use a 3 year old HVAC unit in a 2019 built home. The reason we bought ne
w was to not stress about issues such as this. DO NOT BUY RYAN HOMES!

Ryan Homes Landscape not completed

Ryan Homes did not complete the landscape on the property we purchased. Somehow the contractor assumed our property belonged to the neighbor/ next door, from the adjacent property not part of our cul-de-sac. After speaking the Richmond Home office, we assumed the job would be completed, but the Warranty manager, refused to honor what was negotiated during closing. Mr. Cox rudely and mocked the fact the we were taken advantaged of during closing and having the job not completed. They did remove some trees, that were a safety risk, and were cut, as if they were going to remove the trees. Some one or reason stopped them, but we brought it to Ryan Homes attention, and believed the job would be completed.

Amazing. I tried to buy a house, few months back only to be shut down because of my credit history, which is now completely paid off, this only happened because we were struggling to survive. Ryan Homes Exterior garage trim

I closed on my brand newly built house on March 23, [protected] South branch) I met with Jarrett the construction manager and went over the items that still needed to be fixed. The exterior garage trim was on the list he advised that it would be fixed ASAP well 4 months and and 2 construction managers later it still is not been fixed. I have made many request to have this taken care of I get the run around. Houses are being built and completed around me but my house is still not 100% completed.

Ryan Homes Construction manager!

I have gone through a lot of pain with my home at 10266 Quillback Street New Market MD 21774. Whoever the construction manager was missed and forgot a lot of staff that got fixed through work requests like side wall stoning, side yard shrubs and planting and many more. They also forgot to level the yard before putting the grass. It is carved and deep not even leveled. I already put a work request. I hope some one listen and fix his manager failures. The yard completely need to be redone including leveling, grading and grass.

At build we mentioned windows being unlevel and they denied it and said they would look and take care of it and didn't.  The window finally cracked, and we came in with levels to confirm that the windows had been fixed.
