RHP Properties Rude management

Since we moved in to this park over a year ago the management rubbed us the wrong way. We moved into a brand new home that had a large mound of dirt in the yard. At the time of viewing we were told the dirt would be removed very soon and was just leftover from recent construction. After several weeks of the dirt remaining we began to ask about it met with excuses and promises for the removal. Nearly 6 months went by before this automobile sized mound was removed. It wasn't long after we started receiving regular harassment in the form of notices on our door. It seemed they were looking for any reason to put these notices on our door. Always with an unreasonable time frame to complete whatever maintenance they were trying to enforce with the threat of doing it themselves and charging unreasonable fee's for their work. Several times we received notices that "our grass wasn't at the hight limit yet but soon would be and we needed to mow" although we always mowed and took care of it before it was a problem.. It seemed like they were singling us out as many of our neighbors had higher grass and weren't recieving these same notices. When confronted about these notices we were met with snotty rude treatment from Katherine and Kayla with no desire to hear us out or have any sort of communication with us. As time went on and we showed them that we took care of our home and lawn the notices reduced until it was inspection time. We informed them we would need to schedule a time for them to come when were home as we have minor children in the home alone sometimes and having strangers in our home with our daughters while we weren't present wasn't something we were comfortable with. With no consideration of our concers or reguard for our privacy they told us they could come in our home anytime they want and thats exactly what they did. With our 12 year old daughter home alone they knocked on the door. She didn't answer as she is instructed to do when home alone.. seconds later they opened the door with the manager and a couple of maintenance men. My daughter now terrified that someone just came in the home called my wife. Once we realized who it was my wife asked her to take her phone to the manager so we could speak to them. At that time we told them to leave and reminded them that we wish to be home when they enter our home and that they would need to schedule a time we all agree on. The next day they enter our home again! Unannounced and with out our permission.. they did their inspection which was followed by several unreasonable demands and that they would be coming back to tighten a door nob and replace a blind ar the cost of $75. This entire experience at this park has been unpleasant and we would never recommend this community or consider living here again.

RHP Properties Lot Rent increase

First of all, I am a senior citizen and handicapped from a recent stroke. In good faith & trust, I took money from my 401 k to purchase one of your homes. On October 3, 2022 I signed papers for my closing at which time my lot Rent was $461.00. On Dec 1st, 2022 went online to pay and had a huge increase over $100! I cannot afford this & wouldn't have signed papers at closing. I walked in with cash & believed what I was purchasing and the people I was doing business with. My resident manager reached out to her District manager In order to help me but was told it may take a while.

Desired outcome: I am giving you the opportunity to correct this situation. I want you to honor the price that we agreed to. $461.00. Please do right. There are many organizations available to me that protect Seniors and handicapped.

I’m Md since they took over the increases went from $10 to $20 now $28. Every year the park gets worse and RHP just keeps raising the rent. :(

Yes they DO. They have law suits against them all over the country for being SHISTERS! If you're thinking of leasing with RHP even because there may be few if any other options? Don't do it! They will extort every DIME they can get from you before they repo that trailer you thought you were purchasing that you can no longer afford because their lot rent increases make it unsustainable. I like my park. I like our manager. But the creatures at the top of RHP aren't human. They're sickeningly wealthy off of ill-gotten gain. Sit back and watch what becomes of these. I believe God. These creatures may believe there IS a God, if they have any sense at all. I'm betting they're the type who do 👌👌👌. They've chosen a to serve a different god. Wrong choice, boys. At the end of the day? YOU LOSE. We all leave with the same thing we came in with. It's all about how we help or hurt those around us. Im not here to judge your souls but your fruit is stinking rotten. I can absolutely judge your fruit and warn my brother. Reader beware.

RHP Properties Southwinds Village 201 Garfield St. Naples, Florida (offRadio Road)

Day after day there is loud music played through speaker systems coming from a home within Southwinds. We live in a community across a major road and three roads within our community and cannot even properly hear our tv’s within the confines of our homes due to this continuous loud noise. We have tried to contact the manager at [protected] who was uncooperative with us. We cannot sit outdoors and visit with friends in our own homes because we cannot talk over the loud music. It is totally ridiculous and we would like someone to get this stopped or we will need to take this to a legal matter.

RHP Properties Black mold in my bathroom

My home has had a leak for about a year,because that leak has not been treated it has grown into a bigger problem I have black mold in my bathroom cabinet my floor is sinking and cracking open,around my base boards are molding and rotting as well and the office refuses to fix this problem. Had the problem been fixed a year ago it wouldn’t have gotten this bad…I have health issues already and I don’t need to be in this inhumane environment. I keep my home tiday and clean I also pay my rent in a timely fashion..I’ve been here almost 7 yrs and the fact that I’m having this much trouble getting this problem fixed is disturbing to say the least..Shame on The Villages!

Desired outcome: I would like for my bathroom to be fixed,I should have a liveable space and growing black mold isn’t liveable

RHP Properties Trees maintenance

So many homes, cars and people have been hurt by this company’s negligence.

December 2021: A dead, uncared for tree falls and totals a vehicle and does significant damage to a home in Cimmaron Village.

In early 2022, a new family buys a trailer, moves in, and shortly thereafter, a tree smashes their new home to uninhabitable condition.

11/5/22: I’m visiting family in this park and driving up one of the main roads. A huge tree limb from the sane area of the park falls from a dead, diseased tree and smashes my brand new car to nearly total loss condition.

The owners are resisting communication or to provide me with their insurance information. These matters are not simply acts of nature or God, but of devastating negligence.

RHP Properties Damage from lawn service

Back in August the lawn service damaged the side of my house and damaged the siding. I contacted Susan our property manager immediately and sent her the picture. I was told back in August that she will contact the lawn service company and will take care of getting my siding fixed. Well it is NOW the end of October and all I get is excuses, excuses, excuses. For example she will talk to corporate, she will talk to the owner of the lawn service, oh I will have a meeting with them, oh they said they would take care of this, Oh they contacted a local contractor to take care of this. WELL I talked to the contractor they said they told to fix it and GUESS WHAT? He was NEVER contacted!.

RHP Properties Management company - Shannon Quinn - Navajo Lakes Park City, KS

We put a deposit on a home and needed some questions answered about the home as they said the A/C was broken and they may have a warranty on it.

She told me she got a call back and it did not have a warranty. That was a week later.

The next day, she told me she never received a call and couldn’t get that information and we’d have to make The decision to buy the home without the information.

We also asked how long we had to keep the home on the property and if we could take over the contract from the previous owners. She said she would look into it and then refused.

We asked for our deposit back September 7th 2022 and it’s been 29 days now and have heard nothing.

They will be taken to small claims court if they do not get it back with it post marked by October 7th, 2022.

I will never look into housing there ever again and do not recommend it to anyone else.

Desired outcome: To get our money back to us. NOW.

People from north valley home in San Antonio stole my deposit of $433 and stole rent money from me as well over $100 which I have prove the deposit had to be within 30 days after my lease was up which was july 31st 2022 here we are almost in October and nothing has been done by this company I have everything documented properly regional said she will call me back 3 days after our conversation bk in July and she is nowhere to be found,a tree damaged my home and after I filed the claim they lied so I wouldn’t get paid for damages being cause by their negligence operator at the corporate office hangs up on me everytime and is rude and unprofessional lady if I don’t get contacted before the week is out I will hire an attorney and file a law suite against this thief’s

RHP Properties Backed up pipes

Good afternoon to whom it may concern. I have been trying to get a hold of Ortega Village located in Jacksonville Florida since yesterday starting at 1:26pm, in regards to my pipes being back up due to the roots from the tree, and no has reach back out to me. I left several documented attempts as well as calls to the corporate line in which the lady hung up on me twice. My family only has one bathroom in our home and has been forced to live in an inhumane environment due to the toilet not being about to flush. I pay my bills on time every month with hundreds over to be treated this poorly. The lack of respect and concern is horrific. I need help in regards to getting in contact with someone or a hotline I can reach out to regarding my complaint about how they treat us like animals.

RHP Properties Management of park

Numerous complaints have been sent to the on-site office regarding homeless/ Vagrants living within the park at wayson woods. One particular case in point is a male who parked directly in front of my house in the grass that I pay to have cut. He slept in his vehicle, dresses in vehicle and spends many hours a day posted right in front of my deck. Listens to music that I can hear in my home. Empties his cigarette butts on my lawn and is a general nuisance. This has been going on for at least 2 months. Again, nothing done when reported to park management. There have been other residents who have reported vagrants in the boat/vehicle storage area. Residents pay hefty lot rent fees and deserve a safe and comfortable environment.

I hope this can be resolved quickly and effectively as its seems it can not be handled within this park office. I suppose they are just here to collect money.

Thank you for your attention to this issue.

RHP Properties Dead trees in yard since 09/17/2020 after Hurricane Sally

On 09/17/2020 Hurricane Sally came through Pensacola Florida. At approximately 2am, three bolts of lightening hit the tree in the front yard. The manager then came out and took photos and said it would be removed. It is now 2 years later and nothing has been done. We now have a new manager who is never available nor can you make an appointment to meet with him. Daily I have to pick up the falling dead branches from out of the yard. I am attaching photos in hopes to get this resolved before the next hurricane hits and it falls on my home.

RHP Properties Mona Biehl

They removed hot tub

Locked the clubhouse door all the time

Took chairs out of the laundry room

No longer have movies and other socials at the clubhouse

Turned the pool room into a "training room"

About half the time when they advertise an activity at the clubhouse, there is none.

They raise the rent substantially every year so we are paying more for rent

RHP Properties Broken pavement, dead trees that were supposed to be removed after 🤕 SALLY

Two years after Hurricane Sally hit Pensacola Florida, I still have dead trees in my yard and it is beginning to lean towards my home I own. Every month I go to office and I am told they are working on it. I have broken pavement and I have fallen because of lack of management of this park to follow up on concerns. This manager needs to be fired. August 1,2022 I fell due to broken pavement in the driveway. July 3, 2022, I spoke with Barbara, the secretary of the office, and she stated they are working on getting the tree removed. August 15, 2022, I spoke with Barbara again about the tree leaning towards my home. I was again told they are working on it. It is now Hurricane season again and the dead trees has not been cut down yet. Who is responsible for it when it falls on my home?

Desired outcome: Fix pavement and cut down the dead trees.

RHP Properties Not giving notice and following rules

My car was tagged at 630pm to be towed ar 12pm the next day I have had no notice and tags just due there is no 24 hr notice for it or for other things like yards mowed from rain they just do it and charge and no one is ever in office people waiting wks months to get answers or stuff fixed. They are not very nice and very short with people when in office

RHP Properties Holiday village Mesa Arizona 701 South Dobson

I bought a mobile home in 2021 at Holiday village unit 464 I've been living there for almost 2 years and because of covid I got laid off my job because my crew caught covid but I continue to take care of all the obligations for as long as I could and new manager comes on and also in complains about my storage shed which is made out of canvas which I bought from harbor freight and tells me I can't have it although it already been in place for over a year the other managers had already approved it when I told her I was not going to take it down then I would take her to court first she decides she is not going to accept my lot rent when I tried to pay the lot rent at RHP properties resident portal it refused to accept it not more than a month later I get noticed to go to court for non-payment of rent which you would not accept the rent when I went to court I explained to the judge when he asked me why I didn't pay the rent that they would not accept the rent I had a agency called Mesa can that was going to help me get caught up on my rent and pay everything up for the three months in advance not only the rent but utilities and everything included they refuse to accept it then she finds out files a rick to have me removed off the property that I had bought and paid for this is immoral and it's just a euphemism for racism I want my property back and I want all of the property that was in it while I was removed from my property I was told I had two weeks to contact the managers and asked to come back on to put the rest of my property well I came back on the property to pick up my mail and notice that's the back of my property had been broken into it was supposed to have been secured I go to the back of my property and the back screen door being torn off the office hinges someone have been inside my property and stole most of my property I contacted the office and explain to them that I came to check my mail which I have a right to do I wasn't getting into the house I came to check my mailbox and told them that somebody had broken into my property cheesy did the manager Heather said yes I know someone was there yesterday but she did nothing to secure the property and told me I couldn't come back on the property I asked you I tried to contact her again to to make arrangements to come and pick up my property and she refused to answer the phone I made several several attempts and only got the the answering service which is all documented my sister as well called and tried to make a raise for me to come get my property finally after about 4 weeks I get an email from Heather telling me when are you going to come get your property Mr Thomas I said I'll come get it Friday this is on a Wednesday she said sorry too late haha I sent someone over there because I had a bicycle that was still there that was locked up on the pole in my carport he goes there and says the bike is gone there is nothing in the house there's nothing on the porch I have tools all types of tools I have friends here I have five televisionsp pictures of my daughters that cannot be replaced my father was a vice president of marketing division of American greetings corporation he started Holly I have one of a kind demos that were made for Holly hobby these things are priceless and everything is gone because I was not allowed to get back in my property and you tell me this is legal well we're going to see how legal it is if you do not do something about this property about this situation why was you in court my name is Michael Thomas you can reach me at [protected] you can mail me a letter to me at 2007 South Las Palmas Mesa Arizona 85202 I look forward to hearing from you

RHP Properties Elderly/disabled discrimination and wrongful eviction and Mail fraud

I am a elderly woman who has been affected by covid during the pandemic and left me disabled due to my leg being amputated because of covid. When I was able to return home after a long hospital stay/rehabilitation center stay I started to focus on the struggle of maintaining and getting my bills under control. I got a. Hold of my leasing office and worked out a payment arrangement I managed to hey my account down all the way to 4600 when I made my monthly payment I was confused as to why it was not accepted when I asked the office informed me that the whole 4600 balance will need to be paid in whole because my payment was late. I told them I didn't have the whole 4600 dollars and explained why my payment was late told them that my payment had been late because of the ongoing issues of the mailbox being broken into or with them changing out the old mail boxes for new ones and not knowing which box was mine because there were no numbers to let me know which one it was and then with them keeping the mailbox keys and not letting me have them it's been hard to get my checks so i can make my payments but I included the late fees I always have and extra to pay off the previous balance like agreed upon. The lady informed me that the mailbox are continuously get broken into and it's an ongoing problem every where even at rhe other properties they own and that if I need my mailbox keys and number to where rhe box is located I needed to be down at there office. I explained it's hard for me to get around and with limited mobility to do so if I could get my daughter to pick it up or do what needs to be done. She wouldn't unless I had them put on my lease so even though my daughter didn't live with me just came to help take care of me I added her thinking it would help and resolve the problem but it didn't my mail was still not able to get through ane they filed papers for eviction I contacted the law office representative for there side worked out a deal to where if I paid for the attorney fee out of my pocket and filed for assistance to pay off the balance owed I could stay and I did just that's I paid the attorney fees and applied for assistance I assumed it was over two weeks ago I was faced with that they rejected the payment from my assistance help and still pushing for eviction I filed wirh the court my response and the office got a hold of me to tell that if I reapplied for assistance because the last assistance I applied for was wrong because the balance went up a bit so I did so thinking that the eviction was stopped being we reached an agreement and assuming the court was notified but this Monday the 17th of Aug the sheriff was there to throw me out and also informed that the property management who owns the park is keeping my house even though my mortgage is owned by another cooperation an unrelated company I was shocked and dumb founded. How can this happen I been working to safe my home and willing to anything I need and believed what I thought was gonna happen just to find out the opposite. Please help it's not like I was not paying or not proactively trying to resolve the issue because I was.

This country is suffering from the whole rental and mortgage payments but I been paying yes late at times but I was still paying my payment and late fees plus extra

Desired outcome: I would like to be able to move back home and move forward. I am willing to work out a plan or something so I can pay what's owed and move on

RHP Properties swimming pool

I live here in Virginia Hills PA and there is a problem with people climbing the fence when the pool is closed. Last night I watched the people from 28 Alexandria climb the fence to go swimming. Someone is going to get seriously hurt by doing this. I watched a young girl who was having trouble climbing the fence and who could of fallen and got hurt. This is not the first time this has happened. These people should be banned from using the pool. The management team does not address this issue and it needs to be addressed.

RHP Properties NRS118B.077&090&153&080&045&050&070&071&210 Nevada Laws Ignored at 3 Crown mhp in Vegas

3 Crowns, Las Vegas.

There are 266 homes here. There will be 266 in line to receive refunds for the following.

Security gates intentionally left open from may to July (statement from prior manager stating corp office gave instructions to leave gates open)

Pool closed by health dept from April thru July

Water Quality Report not posted and hidden from residents by office. (Attempts to see or have a copy of water report always gets ignored and we are told the manager is the only one who has it. NRS118B.077 tells us we are allowed to see this report.)

Reduction of Rent NRS118B.153 clearly states that rent must be reduced when a service or amenity is not available for use or discontinued.

3 attempts have been made to have these things taken care of. Two complaints were given to office in writing, one with several signatures of residents. Office simply said our request was “DENIED”

When office was told these are law and they must the answer was, “take us to court, the corporate attorneys will contact you with why you are getting no relief and why these laws do not apply here at 3 Crowns.” No contact as of this date.

The other numbers of the laws that are being ignored will be in our complaint to the courts. We have waited our 12 days for a response and will be filing a complaint to the Attorney General, another to State of Nevada Department of Business and Industry. We have had responses from the Water Department and the local TV News station both giving us numbers of their legal department with recommendations to follow thru with them to see results.

We have overflowing dumpsters in the streets with no covers on them as required by the health department and stray cats are plentiful and running free.

Manager sent a tow truck to have a residents truck towed for parking in a parking spot 2 feet from his house and when the tow drivers lifted the truck to tow it the owner was in the truck. The resident was left in his truck for 4 hours before the driver lowered the truck down for the man to get out.

Our last complaint on this page was in 2016 i believe and after our complaint here the manager was terminated. We thank you for that result.

This time to follow the steps to be able to say we tried everything before filing a legal action which will no doubt turn into a class action we thought we would let you know our process and progress at this time. Any informationmation you I may have to resolve these issues would be helpful buit we see no results in the future other than the office causing more intentional infliction of stress on elderly residents by using outrageous tactics ranging from threats of eviction and forcing owners to forfeit the homes they own to having cars towed. With all of these infractions we feel the NRS118B.210 that is supposed to protect residents from retaliation will also be ignored. We come to this conclusion due to the fact that the elderly, disabled man that was in his truck terrified for 4 hours had just won a court action against the park just a few weeks ago.

You will find more details and photos on the facebook page Three Crown Mobile Home Park Residents Page. We have talked to the office, a senator, former managers who were wrongfully terminated, and now you nice folks. We expect to see no results from this post, there is just too much to sort thru. A court action will no doubt be in order to have residents recover the money they already paid. And we haven’t even mentioned the fact that the rent did not go down as required by law when the car wash was placed behind a locked gate over 6 years ago making it unuseable to all residents.

We shal seek justice for the 266 who have been paying for services and being shoved aside out of the way so they can cash our rent checks.

When the next rent increase comes, and it will be soon, what if all 266 of us say, “we looked your proposal over and we are sorry to say it has been,,,,,DENIED…” hey thanks for taking the time to read this, if nothing else, hopefully you got a chuckle out of it. Us here at 3 crowns, well, we are not laughing.

Desired outcome: $5 per day for the security gates being left open so potential renters can come and see the park.$15 per day that the pool was unuseable

RHP Properties Company and management

The manager joe Caldwell likes to falsely other people signature, he stole money from me I gave him 2 money orders on October 5 2021 for my deposit and lot rent and he stole some of the money by putting that I paid October 18 2021 $322 of lot rent and the copies of the money orders I gave him October 5th he signed them but he decided to steal some of my money I told Kenny from corporate and he block me, my l ase is up July 31. 2022 which I am moving because of the disrespect and discrimination from this community I hope they don’t keep creating lies and steal my $433 deposit too I am l acing my lot clean I need to urgently speak to a professional people regarding this matter because this clown cannot keep on managing this place everyone here hates him from the people I have talked to is a true nightmare being in this place and I am disabled I cannot believe this company takes advantage of the people luckily my son is a professional and a manager of an awesome community in a different city but I feel sorry for the one who have no clue about this business, if you need pictures please ask me

RHP Properties The black lady who works for corporate whose initials are KM.

I was sitting out front smoking a cigarette and who ever this K.M. Is stayed in her car and was going to have my mom's car towed even though I told her my mom was leaving soon and she kept giving me attitude. And I told her not to stick anything onto the car and she did it anyways. It was very hard to get off and now the window is all scratched up from trying to get that sticker off. She said she had to put the sticker on because the car was parked on the grass when the lease doesn't say thing about parking on the grass. We have been living here for 2 years now, we are not on a lease anymore, we pay month to month, and this was just very un-called for. She was very rude and I think we deserve some sort of compensation for her rudeness. I just woke up and had to go deal with this. Yall allow smoking inside the trailers, expect everyone to pay about $1,000 in lot rent alone, not provide any sort of help with grass cuttings or anything like that and then if the grass isnt to your standard you give us a warning or if we have anything outside, we get a warning to take it in the house? What if its too big to go into the trailer? Are we allowed to have anything outside? Want us to find a way to put the 2 cars we have inside the house too? We cant have anything here.
