RHP Properties Final notices

Received a final notice today - 08 APRIL 2021 - told me to stop working on my vehicle ?

I was at work all day and came home to find notice on my property ?

Does this make sense ? When management of Valley Vista is targeting property owners and threating them - they need to be fired...

Period !

This is not the first time I've been harassed and several other property owners also are tired of management...

RHP Properties Parking, fencing, potholes, pool heater

I am in Canterbury Mobile Home Park. We have been here for over 13 years now and make sure we pay our lot rent on time and take care of our property. We recently got new management and we had stickers on our cars for parking and it made parking for the residents so much nicer. Now the park has taken away the stickers and expects residents to park in the overflow parking by the office which will only hold approximately 20 to 25 cars or 4 blocks away and walk to their homes. I have 3 autos registered on my lease and have had and now I'm being told if I park that car across the street it will be towed and I can't even get a visitor pass to put on the car so it won't be towed. All 3 autos are used on a daily basis and do not just sit in the same spot. I feel whoever changed this has no idea of how much the stickers on the cars were working.

The cars that are parking on the streets do not even belong in the park and if they are visitors, there is plenty of parking for them in the visitor parking and overflow areas. Why are the residents being inconvenienced? We are the ones paying to live and park here. I was told per my lease we are only allowed 2 autos. Well per my lease of over 13 years ago, it was approved for 3 autos. I did not sign a lease with the new company that took over, so why are they allowed to change this on us?

The fencing in the park is terrible. There are several fences that the park is responsible for that have not been fixed. Work orders are put in by residents and we are told there is no money to fix them.

Potholes are terrible as well. There are potholes at the entrance of the park and throughout the park along with near the mailboxes are so deep they could almost swallow a little car. Why are these not being fixed?

Also, the pool is a really nice pool. The heater has been out of it since I moved in. Why is this not fixed where residents are able to go to the pool and enjoy the water without jumping into a deep freeze of water.

I feel with the amount that we pay for lot rent, that the park would be able to keep up with the property and not let it go. This use to be the nicest park in town. Now it is looking shabby and the riff-raff is being allowed to take over and call the shots on parking and being able to have 10 and 20 people living in their homes with all those cars.

Without the stickers on the cars for residents, we will have all kinds of parking issues again along with the police coming in and finding stolen cars in the overflow, visitor, and storage areas again.

We are very dishearted and considering moving our home out of the park or selling and moving elsewhere. I really loved this place and we have had some really good management in here that were really on top of fixing the issues and they left, because of politics from Corporate.

It's sad when a company cares more about Money than the people that work for them or the people that are paying their rents and trying to keep the park nice.

We are not the only ones that feel this way in the park. I hope this will be resolved and we will not be threatened to move our home out or sell and or be removed.

Desired outcome: Would like the parking stickers back, fencing fixed, potholes fixed & pool heater fixed and care more about your residents

RHP Properties Uninhabitable unit

I am writing concerning a matter with the Rolling Hills Apartment, located in Lancaster, Texas. I tried to resolve this matter but no response from management. I am attaching pictures and letters. I have submitted a 60 days notice and the apartment is still saying i have to pay the rent. after reading all my letter and pictures, paint every where, two tone cabinets, rusty sinks, etc. I'm hoping you will consider this to be unfair treamtent. Thank you.

RHP Properties Property managements inability to advise residents of coming outages.

We have lived here for almost 3 years and have been in email contact with our local office since moving in. We are on our 3rd manager and although they contact us whenever there is going to be a utility increase or some planned social function; they can't seem to contact us ever when they are shutting the water off. They have been installing (I think 9) new homes and we have had several water outages with no advanced warning. There has been 2 instances where there was line break emergency caused by what they were doing but there has been several issues where the water was shutoff for there connection with no advanced warning.

RHP Properties Guest parking for community and the pool

I live at Boulevard I in Clearwater, Florida 33765! I am so upset right now that I am on the verge of tears. First of all I Have to say that I love where I live. I do like the Manager she is very nice, but she is not understanding a few things that we as residents deserve. We have a right to have company at our homes without the fear of their cars being towed. We also have guests that stay later than 9pm. If I can't have visitors I just as soon see my trailer. Tonight my friends car was towed from a designated parking area that I was only told don't stay overnight. At 11pm when she went to leave the car was gone. 120 dollars later. Earlier in the week it cost 60 dollars to take the car off the hook. This is to too much. Also who ever heard of a pool not open on weekends or after 4pm? IN FLORIDA! The pool is your own risk anyway why can't we get a coded gate where all residents have the code to get in like the other places? It seems as though we do not have anyone we can go to except the manager of a community. I have called corporate before and they have never answered me. Desired outcome: I would like to see the designated parking area for people to have their guests til at least 11pm weekdays and at least 12 am on weekends

RHP Properties Manager in Las Vegas nevada Jocelyn sandoval

I'll make this short, Jocelyn Sandoval tried evicting my family for an a/c unit in my window, too many visitors, parking on street and me walking outside with no shoes on. long story short I complied and she still went ahead with eviction. She had every neighbor to testify on me and their attorney I beat her in court and now she is harassing us with write ups and pics of my house not rolled up a weed sticking up just a bunch of crap. So I went to pay the rent today saw her and told her I want to show her something. I took pics of the surrounding area of the club house it's a mess I told her I was sending to corporate clean your own M place Sandoval leave us alone I will be filling a harassment suit on them this Sandoval is not mentally sound to run a senior community here are pics of how management keeps this place.

Desired outcome: I want Jocelyn Sandoval removed

RHP Properties Snow / ice removal for safety

This specific incident (there's much more) I'm writing a complaint because it is a safety issue. Monday Feb 15th 2021, Obviously it was very bad weather. 4-5 inches of snow and tons of ice. So It wasn't a surprise that I would have to leave home early to get to work on time. Monday, myself and 4 other residents (that I could see) got stuck in the deep ice and snow. I was stuck for almost an hour until finally maintenance showed up and offered to help! Which was great, although I sat in my car calling the office to get an estimate on when snow removal trucks would be by to possibly clear some of the ice/snow. No answer (I never get through to them) I left a voicemail. I did not get a call back. So Tuesday comes around, got stuck AGAIN. Had to call a family member to come pull me out. Wednesday, I come home to super icy roads (inside the community) barely made it to my drive way when I notice only MY mobile home has big boulders of ice/snow packed into my drive way. all areas to get out are blocked off with tape/traffic cones. It is now Friday February 19th, 2021 and I Once AGAIN got stuck! They have done NO TYPE of snow removal/ice melt NOTHINNG at this community. I have since, reached out to corporate to get this issue resolved. I'm not sure why it hasn't been handled. Had to google and calla bunch of different numbers. Apparently NOONE likes to give out higher up information! It's okay, I found it on my own :)

All of the main roads and highways are completely cleared. It is not safe what so ever. Everyone slides through the whole mobile home park. I can't even park in my drive way at this point and I'm not "allowed" to park on the grass so what is that I'm suppose to do? No-one in the office seems to care because they don't live here. Also they have the worst communication and customer service I've dealt with in my entire life. I've only lived here a little over a year and I'm ready to leave this place! So much more has happened during my stay.

RHP Properties Renting from them

They keep raising the rent while we no longer have security. People speed through the street, bump their music so loud that it shakes my walls. People drive through the my yard to avoid a speed bump knowing my children are playing there. Called the office numerous times but they tell me nothing can be done because I don't have no proof. When asking how to get out of my lease he laughs at me and says there is nothing I can do because I signed a 4 yr lease that I have to stay here

RHP Properties Property priority maintenance

I have lived here for the past 7 to 8 years I have worked for this company at this properties how's a maintenance guy I have to be honest the got me fire because manager said I have make a threat against her I have to be honest I was asking for to much to make my work easy like a washer pressure machine and some others tool but a seemingly like she did not want a guy like me wish probably asking for to much to make this properties look much better but no one from hrp properties want to listen but I like for hrp properties to looks at this picture and tell me who was wrong when is come forward with the proof seem like no one is here at this properties but the company truck be saturday and sunday night at the street of kissimmee a seem like the work 7 days at week but for what I see not here on carriage court central orlando fl 32809 main office don't look like here next to international drive I have make a lot of complaints bit no one seem to do nothing about it I thinking health department orange county or code enforcement could do something about thia propertie management because I think we how at resident are be forgiven but bow resident this properties is one of the one wish never pay late even the amount of rent go up every year but for the past 2 years a looks like no one is at this properties only rent day I will like for someone to give us a a clean place how normal people could breathe clean air this properties is full with mildew fungus from the bottom to the top the speed bump terrible street signs full with mildew fungus basketball court the badly so bad people can't be at the pool because the smell same thing with the mail box everything is around the filthy basketball court hope some see this picture and see who is wrong resident the pay rent on time or management

RHP Properties Fraud water

These guys are criminals the manager is horrible secretary is well they charged me $341 for my water bill two months in a row and said the meter reading was such and such I went out and read my meter and they was way off way off I baited him call it the office not knowing anything and they tried everything in their power to convince me that's what the water will is it may be better water leak maybe this maybe that he said I needed to move out I was being evicted don't ever move to this trailer park there this is the worst experience I've ever had a 56 years old and never have I had a problem where I lived at I've never had a problem paying rent I could not give these guys enough money is always short this or short that every month they had me in eviction court and I overpaid them and then they said they could accept a partial payment and blah blah blah I was just harassment

RHP Properties Poor service

Three months ago John B. a resident gave Mandy his title for the title turn in program because he bought my home. Mandy told him since he was a long term resident that he didn't need to do anything she will take care of it. I got a call from John today from Patricia, firmly disrespecting me stating that I know what he needed to do? I told her I did not know what Mandy told him until yesterday. The office is trying to get John to change his rent check location and wanting me to pay the rent when I sent on the 13th and email to have them move me out and help John. I do not wish to talk to anyone but Pete at this point! I left a message and text this issue to have John helped!

RHP Properties Electricity

Once again the electrical power in the East Hampton Village went out last night (8/11/2020). This is my second complaint. The rent increases every year, yet electrical problems persist. You are providing me and other residents ineffective electrical power. Why am I paying you rent if you can not provide electrical services. Fixit

RHP Properties Electrical power outages

East Hampton Village has been plagued with power outages. I have lived here since 2016 and power outages have occurred. Last 2 months the power goes out almost daily and sometimes last for 3 days. I have address this with Ms. K. Lombard and local manager, responding problem is being worked on. Why is the problem ongoing and not resolved.

RHP Properties One of their properties that is no longer an age restricted community.

You'll find many variations of age-restricted communities such as 55+, 62+, and 65+. The U.S. Department of Housing & Urban Development (HUD) and the Housing for Older Persons Act, which says that housing must include at least one person who is 55 or older in at least 80 percent of the occupied units, regulates these communities. This means one spouse can be under the required age. Also, those under 19 cannot be permanent residents. These communities are usually noted as "age-qualified in their marketing brochures. Then there are those communities that are marketed to a certain age group — "age-targeted" — but are not age-restrictive. This means that younger couples with kids are permitted to live there. And for many seniors, that's just fine.

There are now about 10 children living here that are under 19 years of age. RHP advertises age restricted.

RHP Properties Harassed after one of their workers backed into my car

A situation happened where one of your workers hit a vehicle that was parked outside of the driveway of my house, and from that point we have been getting harassed, first time about parking illegally on the side of the road or you will be towed. Everyone in the neighborhood does this and have been since we moved in August of last year. We've never had a problem until now. And whomever I spoke with said it because of the Covid-19 virus. Pleae explain to me, what does a car parked on the side of the road have to do with the virus? We're the only one who received a letter and this morning we woke up to find a tag that said the truck will be towed if its not moved off the grass. We took a walk around the block and several cars are parked on the side of the road and on the grass, but none of them had a sticker stating it will be towed. From this I'm angry and want to understand what is the problem. There is enough stress dealing with the issues of this virus, being out of work and being confined in the house. I respect the rules, however if its going to be enforce, it should be for everyone.

RHP Properties They advertise homes for rent

I live in Utah and answered an ad for Evergreen Village in Pleasant View Utah, so I called and made an appointment and when I got there they said, no we only sell homes here. I said well, it says on your website sale or rent and even shows the difference in pricing. Sabrina in the office said that must be one of our other properties, slapped an application in front of me expecting me to purchase! Very rude, dishonest, unprofessional, lack of integrity, and overall misrepresentation by their own advertising! This should be illegal and probably is if someone would just call them out on it! The park was pretty dumpy, but I figured I would lease for a year while I finish my degree at Weber State and move on! I can't imagine buying one of those boxes where I have to pay a lot rent for the rest of my life or until I can dump the box on some other unexpected fool!

RHP Properties Unfair practices to employees and residents

There was an issue at hand that involved a manager and assistant manager and unethical behavior we reported it to RVPand told if we didn't turn the other cheek we lose our job then when it got to HR nothing ever got done I end up leaving the company because I do not want to work for a company that's very unethical and has no integrity.they'd rather keep a manager who treats her employees like crap and the residents even worse and keep an employee who has cared about residents and coworkers there's a lot of bad unethical behavior going on a lot of retaliation and I feel like somebody needs to look into this company a little deeper to see the bad greedy ways .Reading these complaints it's sad to see that this is a national issue I really hope that someone sees what's going on and changes the issues at hand this company is very greedy and has lack of care for residents and their employees I can't stress that enough.
