RHP Properties Remodeling my porch

The Village of Six managers have neglected my orders to repair any of the work orders. I just got a new porch two weeks ago from where in 2020 I fell off my porch and damaged my left kidney where I had a hematoma on my left kidney & then I had to have surgery, I had been complaining about these repairs to be done. The only reason my porch was fixed is because my steps collapsed and other neighbors where helping to put things to hold up my steps from my family I falling through. Matt from corporate knew about my porch and didn't care that I injured myself on this property. I've been having electrical problems with my plugs in this home it's never been fixed. I have plumbing problems that they refuse to fix. I'm a resident that pays on time never late nothing is ever done when you put in work orders they go undone and never fixed. My back porch needs to be redone. I have floods in my yard that is going to damage to the porches.

Desired outcome: Only the front porch has been fixed.

Matt Bauers has a reputation of NOT answering phone calls, emails or messages of any kind yet he holds the title of a Regional Vice President and is responsible for the State of Georgia which includes your property. Therefore, you are definitely correct and tried to go through the appropriate chain of command to no avail. For example, His Management Staff at South Hampton Mobile Park, Hampton, GA. specifically the Property Manager, several serious illegal activities and violations that were brought to his attention to no avail. She hasn't been working out there for the 7 months ago after being employed there for over 10 years. The [censored]'t Manager keeps saying that her boss is returning but she's been on Medical LOA. Then the other lie was that she had a lot of vacation time built up that she was taking. Obviously, they have all misjudged the intelligence of the residents who know the real reason why she is no longer working in that capacity. Additionally, the [censored]'t Manager is no better, as she was employed during the last 5 years of the alleged crime and other violations that were perpetrated against the residents from her boss (both renters and owners) for several years. A few of the residents in that park have had similar experiences, as yourself, both are renters. Recently, one resident fell due to a faulty patio/porch which South Hampton still has not repaired. The other one was seriously injured due to a fall while on the steps in an attempt to enter the property. Unfortunately, that party had to have major surgery because the Property Manager refused to allow this person, who is disabled, to get a wheelchair ramp built (violation of Federal Law). The fall came after the denial from management. The sad part is that they were having it built at their own cost even though South Hampton is legally responsible, as the owner of the Mobile Home, by law to allow and have it built. The Property Manager just flat out denied it. The resident has suffered for several months, as a result. My suggestion to you, as was to the family at South Hampton, is to hire an Attorney and sue them for your medical bills, pain and suffering, gross negligence and anything else your Lawyer can find. They have Property Insurance so it won't be a loss to them. RHP Properties, by law, is supposed to provide you with their Insurance Providers Information so that you can file a claim. If they refuse, then take it to the next level. Of course, maintain good records and be able to provide evidence and supportive documentation of the request that you made and the response(s) to it todate. You've gone as far as you can do so with your scenario. Regardless, the only way to make any company pay is to hit them in their bank account. As well, you have the right contact the appropriate State and Federal Agencies to file complaints simultaneously in addition to any lawsuits. Georgia and other States have to be forced to have better protective laws for Mobile Home Park residents. That the bottom line and that's the way you get their undivided attention. Best wishes!

RHP Properties Gross Neglect of Maintenance and Overbilling Water Utility at an Illegal Profit

Since 2016 tree maintenance, lot grade issues and drainage all required by State Law that the community maintain have been ignored, avoided, and denied. When I paid to have things done myself, to mitigate damage to the home, reimbursement denied. State Oversight Office, those poor people try so hard to help but are overwhelmed with the number of complaints and RHP Properties is a large number of the complaints. I can say that the city and state are standing up for MHP residents in Colorado but were stopped at rent control by the Governor unfortunately. While waiting for my complaints to be resolved my home has sustained between an estimated by contractors $20,000-$30,000 in damage due to lot grade and zero drainage . Funny I pay for Stormwater conveyance every month above the city rates at an illegal profit but I do not have stormwater conveyance. I am placed on expansive soil that shifts and sinks not a permanent foundation. They do not reveal this when selling you the property. I obtained an inspection at a high price from a professional engineer because RHP provides inspections that are deceptive and only in thier favor. RHP Corporate will not even respond which is also against state law. I have yet to find a law they comply with. RHP Properties is a predatory company that has the sole intent of economic destruction of al residents but the single out the residents on fixed and low income force through criminal extortion to payment of monies that are not valid to force the resident into an economic corner, If you do not pay what they say they begin eviction costing more money to file answers. Lawyers do not take these cases. You have to do it pro se' which can be done but as in my case it is not a small claim. RHP then drags it out with thier influence and money for a decade which a homeowner can not endure. They gain possession of the home and then re-sell to the next victim. Managment is deceptive, they falisfy documents and lie in writing knowing that the state backlog is so great that they will get away with it. We recently had lead in our water, it killed my dog, yet no one is doing anything about monitoring the reports RHP Provides knowing they falisyified the boil notice date and time of finding the leak , location of the leak and repairing the leak. RHP Properties owes me a new home but I would not take it. I want economic and liquidated damages, intentional intent to cause harm damages and the price of a new home. I am reporting to the FTC next. This private equity monster destorying lives has to be stopped.

RHP Properties Harassment/ bullying

I never had any problems until I chose to cut a bush in my front yard. I cut the bush because people were walking right up next to my home to get to the neighbors back porch. The bush was over grown so I decided to cut it. Just in that min. I get a notice from the property manager to not cut it because it doesn't belong to me it's private property and I'm not aloud to cut something that is in my yard. It's only because the old people that refuse to maintain the BUSH want to hide all of their junk on their back porch. So I came home and cut it anyway because there are multiple bushes and trees cut around the neighborhood. She came to my house screaming at me that it's private property. Now she won't leave me alone with all these violation notices that make no sense.

Desired outcome: Stop the stupidity and stop harassing me

RHP Properties Office people, trash, residents, among other

My kids and I moved into Portside East in November of 2021. We bought the mobile home and moved in. The second week when trash came the workers broke our trash can. I called city of Jacksonville (COJ) but they don't handle it, the office here does. Called them and was told it would be taken care of. 3 or 4 days later half the community had new trash cans except us. I had to go buy one of my own and when I called the office I was told they were out and some had been ordered. Three weeks later I get a new trash can, that's old and smells like urine and had trash in it. Today the trash collector came and only emptied part of the trash and left my other trash can full. I called the office at 4:45 and was told they were gone for the day, when they close at 6pm.

The office workers here have lied to me and other residents about me and my kids, they don't put the rent paper on our property, they have said very mean things to and about my kids, accused my kids of things they've never done. We get blamed for alot of nonsense and they lie about me to people in here that I don't even know. My kids are NOT angels, I know who my kids are as people and the things they do. I will not stand here and let some woman lie to my face about my kids. She's also told people I tried to hit her, which I never did. I cussed at her and slammed my door, never once raised my hand or fist to her. This mostly happened within 2 months of me living here. I also have people who are witnesses and know the truth. I can prove everything they are lying about, they can not. I would really appreciate for someone to get back to me in this situation. I am worried and scared for my children. No kids should have to live like this.

Also, my 8 year old son got swiped by a car on a new scooter, he wasn't injured, but I caught hell for him not being on a sidewalk...there are NO SIDEWALKS here and he was all the way by the grass.

I really would like some help in this issue and know what to do or who to talk to. This is unacceptable for anyone, let alone kids.

RHP Properties About a felon

I live in Algoma Estates in Rockford Mi. My neighbor has a daughter who stays the night at least 3 days every week. She is a convicted felon three times for theft. This past week she’s been there 7 days. Now, we had to get background checked and so did my 20 year old daughter for felonies because we were told we couldn’t live here if we have felonies. So I don’t appreciate being forced to live next door to a felon. She needs to be background checked also. She’s also a heroin addict. Please do something about this problem. It’s not fair to the people who are following your rules.

I live in holiday estates and I’m going threw the same BS. I have to give all my info of who lives with me yet 2 drug felons live in the house next to me and taking advantage of an elderly lady. Yet nothing will be done all I ever here is it’s a process. Drug deals all the time get woke up early in the am of them yelling in windows cuz they need a fin fix. I was told call the cops all the time and it will look better for us and then we can probably do something. This park is a joke. I’m staying till my lease is up and I’m gone. I’ve contacted my own lawyer as to wats going on as well and u might have to to. But wen I tell them they say o we got 6 lawyers who are excellent. It’s not even about that it’s about showing prof and I got a lot. It’s a pick and choose at these parks.

RHP Properties Harassment and over charging 200 a month for items taken care of within 2 days

I am having harassment at my mhp nortwood lewisville. New management and gave me 3 days to clean yard, I did so they charged me 100 then 50 for not letting me sign the lease and 50 for late payment although the bill said 792 then 6 days latter come back tell me I owed 00 for items already fixed and I have proof. I have a lot of messages communicating. Then proceed to charge me 50 late fee for something I wasn't aware of. 935 just to get some land in a mobile home is crazy. They are rude when coming in my yard asking to do things and I always do then to sign my lease I need to fix everything asked but when I fix the things asked they come and add more things to do, so then I so read read they come around again telling me to fix more stuff and it's never ending with the lease fee and then still charging me extra for stuff I complete before completion i've lived here 5 years and every year they get worse management harassing everyone and not allowed to have bikes, toys, or anything in our yard that we pay so much for... Not sure the mangers name but assistant is laura. Both are very rude! I am unhappy where I live because everything I turn around i'm being charged or harassed even for just one trash in the yard or one bent blind... Not even broken. I try to keep everything perfect but I also have children children animals!

Desired outcome: Stop being harassed and charged a ridiculous amount . Not sure the mangers name but assistant is Laura. Both are very rude! I am unhappy where I live now.

Keep track of it all with pics and good notes. They can't just tack on fees unless it's specifically stated in the rental agreement. Driving by people's houses and writing them up whenever they feel like is a breach of quiet enjoyment. These people are harassing residents like this all across the country. We all need to start reporting them to HUD, Federal trade commission and all appropriate state agencies for this constant harassment. They ignore laws, codes and state statutes, thinking they're immune because they're a big corporation. Lolololol! I saw a complaint that they're taking money from a man's card any time they feel like it. Wow.

It only costs 100.00 here in Wisconsin to sue in civil court so I'm suing the manager here who has harassed me for an entire year, and is now trying to steal my home. She's broken several state statutes, which leaves her open to charges from the state. From the way it looks, this is all standard procedure for this predatory company and their managers. We all just need to stand up to them and report their ILLEGAL ACTIVITIES.

Keep record of it all and sue them in court for harassment. Report them to HUD and every agency available. They will keep pulling this until people take action. It's all across the United States, same EXACT complaints about the managers. They can't just tack on fees whenever they feel like it. That is ILLEGAL if they are not all included in your lease/rental contract.

Sue them in civil court for harassment. I am suing manager Michele Hoffman of Dutch Harbor Estates in Little chute Wisconsin for this and many broken LAWS. Google landlord harassment in your state. Are those charges written into your rental agreement? If not, it's Extortion. I'm suing for that, too, as she just "tacked on" some fee because she felt like it. This sure seems to be a pattern with these managers... write people up constantly for nothing then refuse to re-bew their lease because they have been a "problem." Then they can steal the houses when the people get evicted.

RHP Properties Landlord Harassment

Nonstop harassment by management. There are 10 pages of rules and regulations. They do not follow their own rules. Example : If you don't put your trash cans back within two days there is a $10 fine yet they fine within a few hours. The rules state there is a $50 fine if there is a dog tied up in the yard or tied up on the porch ... yet they charged multitudes of people $50 for their dog just standing on the porch getting fresh air.

They tow cars like crazy! They verbally state if 'any' part of the tire is on the grass. In the rules and regulations it states if a 'full tire' is on the grass. People that just come into the mobile home park community have had their cars towed as many as 6 times.

These people are a bunch of crooks / thieves out to not only fine you nonstop, but steal your home, if possible. It has happened many, many times.

RHP Properties Connie Jean residence

I been a resident of Connie Jean over a year now been having issues since I moved in my place. nothing has been resolved like not having blinds installed in my brand new place for a sense of some privacy and security. I spoken with the community manager and they said nothing they can do about it but I say different because the same exact property has blinds and I dont. I also have other issues Ive been having with the property and they're taking there time to work on that sent them a to do list and everything and some has been done but not all. I need to take this up with corporate sad to say.

RHP Properties No water

I live at Chesapeake Mobile Ct in Hanover. We have been without running water since 11 a.m. yesterday ( Thursday ). I have called the emergency # 3 times. The guys working on the pipe left around 6 p.m. without fixing the problem. The lot manager told me they would be back Friday morning to finish fixing it. This happens all the time. We always seem to have a broken pipe somewhere and they never give anyone any notice before they turn off the water. This is unacceptable. We can't cook, wash our hands, flush our toilets, brush our teeth or shower to go to work and school. You would think as much as we pay for lot rent that they could try to fix stuff like this sooner or at least give us some notice before they turn the water off so we could be prepared. And when this happens our water bill seems to be higher. Why should we pay more when we go so long without having water. I would tell anyone who is interested in moving over here to save their money and go somewhere else.

Desired outcome: Fix the water and at least let people know what is going on and when they can expect the problem to be fixed.

RHP Properties Have doubts this is a real company

I have lived in Springdale Lake estates trailor park for 6 years and this place has changed the amount of rent for people that they can't live. They loose everything they own to live here. And when hard times hit my family we got behind in rent this year and this supposed company will NOT except payments to us people I have called and called along with many other people the corporate office and can't talk to anyone in charge of this park, you mention why your calling they hang up or send you to park manager. I do not believe that this company really truly is a honest corporate office. RHP needs to start being owners and actually speak to the people that spend everything they earn on rent or payments. I want this company to be responsible for their properties. Stop being chicken and just collecting rent for their own good.

Desired outcome: For corporate of RHP to call me and let me know they care about us people. And why they won't do payment arrangements with us instead of evicting people. If the drug dealers can stay in the park. And let us buy our trailer

RHP Properties rh properties lima oh country estate

Raised our rent 17.00 a month? A lot people out here are seniors on a fixed income. our ins went up gas went up utitilies food. Were struggling. We always hear about rent went up for the water bill? Well a lot of the elderly out here are asking not to raise the lot rent if 2 or more people live in the home? u got people out here with 7 people living in a home thats 7 showers 7 more dishes to wash 7 more clothes to wash? yet a 1 or 2 person pays the same amount rent? is that fair? u raise the rent but nothing being done roads sidewalks? Maybe put in our own water meters?

I live in Belton Mo in cass county and I am in Springdale Lake estates trailor park and they raise our rent 25.00 on the first of every year. And I can't even get the owner to call me to get payment arrangement set up or to buy our trailer. I feel your pain. Its a company that I believe is fake

RHP Properties Park Managers stalled my application for nearly a month.

I applied for residency. Was told the application was complete. Was asked for other documentation. Sent it both text and email. Didn't hear back. Texted for update and was told it was never sent in because a request for additional information wasn't sent. Told girl to scroll up and check email. She found what I sent a week earlier. Then she made up something to make it look like her not reading email or text wasn't the only thing - now she needs something that was already attached to the application. I just send it to let her save face. Next few days I text to find out about application. She tells me she didn't send it. And the place I was applying for is now going through a sale. The same day I find a private owner who is selling in the park. They won't let a viewing until application is filed and you are approved. I call to find out about the application and tell them about the mobile home and the need to get approved to even look at it. - still not sent! I ask to talk to someone else because this little girl is LAZY non-worker. New person wants "an hour" to look it over and will call me back. She doesn't call back in an hour. I wait for next day and call her. She sent email asking for NEW pay stubs because girl took over 2 weeks not sending in my application. I send new ones and wait for another week. Then I am told I am accepted and I mention that "I can make appointment now with the private owner" - she tells me THEY bought it.

TWO places lost because these women didn't communicate, didn't do their jobs and committed real estate fraud by keeping me from obtaining while THEY did - that is ILLEGAL.

Desired outcome: The fraudster management needs fired, and I should get the Mobile Home I told them I was trying to purchase that they bought while I waited for the "stalling fraud" to end.

RHP Properties Manager on duty holiday estates

The manager on duty at holiday estates is racist and very disrespectful. The years that I have been with them I have never had any issues with management and we have always paid are rent. This year has been the worst today I came home with a notice saying that I had four pitbulls living at my home and basically I have people also living at my home. Which is completely a lie and u probably have the wrong house. Then I find out the new manager is also taking videos of our kids and other peoples kids In the morning while they wait for the bus I also heard from my kids and other kids she is taking pictures of our kids and yelling at all the kids at the bus stop which is completely illegal she don’t have no right to yell at my kids or anyone’s kids and not allowed to take pictures and threaten the kids that she is going to have the bus stopped moved. She is rude and doesn’t let no one talk she even called the cops on me which was in called for. All I wanted to say was she has the wrong house and it’s not correct because me and my kids stay to our selves and never bother anyone.

Desired outcome: I would like this situated and she needs to find the right house and talked to the people who are causing the problem

I live here as well since April. All I ever hear anymore is everythings a process. They need to worry about felons child molestors and wat this park looks like. Honestly wen heather worked here the front looked nice wen pulling in. But since RHP took over it’s like wow. Next year I’ll be gone. 1 year is enough for me.

RHP Properties They don't return calls and never in office.

I have been checking with Leo, the manager of Valley Vista in Las Vegas, NV about a storage spot for my utility trailer. For the last month, all I get from him is I'll call you, for which he never does.
I had a motor home parked in the storage lot and it got stolen in 2015 so I put my utility trailer over there. I took a trip and hauled my Trike and was gone for three weeks or a month. I get back Leo rented out my spot for which I paid for. I would like to get a spot that I feel should be owed me.
This manager here is never in the office, he never returns calls. My neighbor's smoke detector quit working and she called the office to get it fixed, they never showed up. I went and replaced it because they have kids and it's a safety hazard. She wanted to call the City and report it, but I told her I had one.
There are a lot of dissatisfied people in this park for the way it is being managed.

Desired outcome: I want a storage spot.

RHP Properties Holiday estates

So we were bought last year ok no problem, but our new park manager is doing illegal things, posting a sign in front of the office with every lot number that is behind on rent. She also charges fees that shouldn't be charged like legal fees the same day the late fee posts and charges legal fees when we get state assistance for our rent when they know they agree not to charge it. Then, we resigned a lease in september, but she talks crap on the phone to the agency that is helping with assistance and refused to send the lease because she said it wasn't correct. I updated residents and pets on that lease that is in the folder that she says is not, but I saw it. There is much more that can be said.

RHP Properties Service of staff in our community office

The location of this occurred at Ridgewood Estates 4100 SE Adams, Topeka Kansas, 66609.
On January 5th, 2022 no snow removal in parking lot or on street. My wife almost fell by slipping on snow as she walked to the mailbox across the parking lot. There was also no trash picked up for our entire Cul D Sac which I believe is due to no snow removal of our parking lot. No results or answer (three calls to speak with female in office) with no results. All trash cans in this block are full and we have no place to put trash this week and no answer from the office.

Desired outcome: Snow removal from parking lot on snow days and trash pickup on trash days

RHP Properties Unhealthy living conditions

We have been a resident of RHP Virginia Hills in Imperial PA for over four years now and have complained countless times about the disgusting living conditions that these older mobile residents and pets are allowed to continually live in. There are many residents that have currently over 10+ cats living in and on their lots. This has caused a very unhealthy living condition for us residents that have paid $60, 000+ for their homes with countless complaints with very to little results. Attached are pictures of a mobile home at 137 Williamsburg Rd. Imperial PA 15126 that has been reported countless times of the cats, raccoons and above allowed number of continuously barking (3) dogs living in unhealthy conditions not only for humans but the pets alike. This resident cleans the front of property to disguise what is going on in and around the property. We have submitted several pictures showing proof of this and there needs to be something done about the discuss that lives there. We are asking again for help regarding this situation. Thank you,

Desired outcome: This tenant doesn’t listen and need to be written up and evicted from the property.

RHP Properties Home

I purchased my home in May 2020. At the time it was written into my purchase agreement that the siding and roof would be completed. Fast forward to today 11/04/21 and despite my near weekly calls to corporate to find out when these things would be done, nothing has happened. I in fact have plastic billowing in the wind on one side of my house, and windows without protection around them causing on and off leaking, hanging on by a prayer that the damage won't keep coming up and the caulk will hold out over winter. I have also been waiting for them to replace the flooring in my kitchen as it was tore up by maintenance workers after I purchased the home, nothing happening with that either. I do have other concerns about promised skirting to keep critters out for winter months, and a metal door without proper safety features and framing issues. I would just like my concerns and legal agreements met with solutions and communication. I asked about discounts on lot rent because of the needed repairs not being managed, and it's been over a month and I have not received a yes or no. I think it would be bare minimal to be compensated until these needed repairs are made to my home.

Desired outcome: Compensation, project completions.

RHP Properties Management

They are now coming to the door to ask about my trash can? The one I own? They also slowly patrol to see if they can tape any more notices on the door. I have been here 12 years how about fixing the contaminated water and don't worry about my trash cans? No one can drink the water. 5 boil orders in one month? That's only the beginning… we have had this for years. Jennifer has been fired twice why is she back? The "maintenance" guy is a "two truck driver for 25 years" so, what does he know about water/ maintenance? Apparently not much. He does threaten a lot which is illegal. You can not sit at an entrance after hours and follow people home and threaten them.
Too bad theresa our normal office manager had to take a "mental health" break because of jennifer. That says a lot. I wonder if rhp ever has taken notice of how many managers we go through because of her? Enough already, get someone normal in her without an attitude that's she's above everyone else.
And leave my trash cans and me alone!

Desired outcome: Some people like Jennifer , Jerry , April need to either have major attitude adjustments and STOP having Jennifer sleeping with the help. Or FIRE some people.
