Hidden fees no communications
This is a terrible company. Every month there is some kind of charge and they don't tell you about it until you just don't get your check. Read the contract there are a lot of charges other companies don't charge. Marketing fee is double that of other companies. They actually moved a tenant out and another one in without telling us. The new tenant has a pet we did not approve. Rachael talks a big game but she is a salesman so none of it was true. All of their vendors charge about double the rate it normally costs and with the way they are I am betting on an illegal kick back. I wouldn't recommend them to manage a gold fish bowl!
Dishonest Rental Agency
I have had the privilege of living all over the world, and while renting has it's moments, I've NEVER been treated so poorly as by this company! This particular rental agency used misleading tactics in order to solicit cash upfront for services they had no intention of providing. We contacted the rental agency, 1 Sterling Place (formerly known as P&L Property Management, and Perdue & Lindsay Property Management before that), about renting a home they had listed. We were informed that one other person had looked at the house, but no one had put in an application, so we proceeded to set up an appointment to look at the house later that week. After looking at the house, we were immediately asked to put in our $100 application fee to start the process of renting. We were told that a personal check was not acceptable and that we could only give cash or a money order for the transaction. Not having cash on hand, we were informed that in order to ensure we would be the first in line in the application process, we would have to pay them on the spot. With our 3 month old baby in tow, we were then rushed to the nearest Wal-Mart to an ATM. Over the next few days, multiple emails were exchanged verifying employment, income, and credit standing, all of which were judgmentally questioned, yet FAR exceeded the requirements to rent this property. We were informed via email that they were "almost done with the application." The next day, we sent an email asking about the status of the application with no response for two days. Finally we called back again to follow up. We were then politely told that another applicant had been selected and that we were there next call that day. After questioning their assurance that our application would be first in line, we were told that the other applicant had come in at the same time, despite the pretense that we were first in line after the collection of our $100 application fee. When it was pointed out to them of their obviously unethical business practice to collect multiple applicants' fees for the sole purpose of increasing revenue, and that this information would be posted in review on multiple sites, they threatened to put my name on a "bad tenants list" and that "no one would rent to me." There are multiple reviews for this business under this and previous business names with much worse results with individuals taking the CEO, Rachel Lindsay, to court over thousands of dollars owed to them.
