PulteGroup Roof/workmanship

I had to point out the paint spilled on our roof in one of our final walkthroughs.

The next walkthrough they'd sort of wiped it up, but were definitely planning on leaving it that way. If I hadn't pointed it out several times they were obviously going to ignore it. There were paint splatters all over the carpet. Lots of little issues like that, but that's to be expected with a company churning out houses as fast as they can for as much money as they can.

We've been in our home for six years and have had a few issues with leaks. The 'soft venting' in the AC system Pulte installed had condensation 'pool' into it and damage a ceiling in our upstairs bedroom. Since that was three years after construction we discovered that Pulte had somehow found the shortest AC warranty I've ever heard of. I had to find a repairman myself to take care of that.

We're now six years into home ownership and an AC vent to the outside has COME OFF of our roof. I filed a claim with Pulte, but they blamed it on the AC company and are claiming it's an AC issue. Of course they hired the AC company to begin with, and didn't bother to check the shoddy work. The 10-year workmanship warranty they offer is useless. They won't take ownership of their work, and won't lift a finger to help. I've been in a construction adjacent industry for 25 years and have never seen a vent come off a roof before from the underside. Just incredibly poor workmanship and oversight. It's caused a major leak and more damage to another ceiling.

Desired outcome: Repairs to the roof, and to the ceiling that's been damaged as a result of the leak.

PulteGroup Warranty

Pulte refuses to fix a bathroom door that was incorrectly placed prior to closing. I just noticed the door was too low when we adopted my nephew and he started to use the upstairs bathroom. I put a bath mat, but was unable to close the door over the bath math as the door is too low. The same bath mat can be used in other restrooms without any issues because the doors are placed correctly. Pulte says they won't fix the door because the 11 month warranty has lapsed even though the problem was there prior to closing.

PulteGroup no follow up with warranty issues once they have your money

I moved into Del Webb at Trinity falls in McKinney TX in late September of 2021. In October of 2021 I had my walkthrough to identify the issues that still needed to be fixed. There were numerous issues: hole in wall behind door from garage, toilets' backing up - 3 times before they dug a hole under my house to replace the poor plumbing - now I have exposed sprinkler pipes and pile of dirt next to my house since they could not get all the dirt back in, major flooding of the side of my yard when it rains. 3 different tones of paint on my walls because they could not get the correct shade or finish when they did repair the hole in the wall, kitchen cabinet still needs to be replaced, exterior areas need to be touched up, dead and bare areas in my yard, wiring for ceiling fans done backwards. the list goes on. the only things they have repaired are the plumbing and the electrical. I have called, emailed and texted my warranty person so many times i cannot remember - nothing. I work from home so they can come anytime. And now the weather stripping on my front door is off and one of my outside lights is loose. I am not alone there are at least 10 other people on my street with similar or even worse issues and no response - what do we have to do to get the houses in the shape they should be for the money we spent

Desired outcome: All issues resolved by the end of April or we will all go to one of the TV stations and share out unresolved issues - and for me it has been 5 1/2 months of this.

PulteGroup Warranty service is very bad

The warranty service center wants to get rid of customers as many as possible. I have my cooktop installation problems, they told me to call whirlpool, it is not the cooktop not working, it is the people who installed it not right, for sure whirlpool say no, finally pulte warranty service center sent someone come over in a month later, the job only took two minutes, they made me waste my time to call and email everyday.

PulteGroup Master bathroom shower pan

I had my 2nd walk through and noticed that the master bathroom shower pan edge broken off a big chunk of it. I showed the field manager (Kevin Pearson) and he told me that it will get repair. I purchased a brand-new home and I pay a lot of money for this house and I expect everything to be new, not damaged. If it damaged, I expect it to be replaced to new shower pan, not repair. I hope someone in your company to take care of this matter.

Desired outcome: I expect this shower pan to be replace with a new shower pan.

We had the same issue, with a cracked bathtub. Their "fix" was to paint a layer of gloss paint over it and call it done.

The tub manufacturer would certainly NOT consider this tub as new and a manufacturer defect - it was damaged during installation (the other 3 tubs - same model - are fine). But per Pulte's area construction manager, that's "normal" and their approach is to "repair not replace".

Same with cabinets, countertops, and more. So it's not a new house - it's a house full of poorly fixed broken parts, with paint slapped on to hide the issue.

PulteGroup Warranty repair on exterior door

We noticed there was no weather stripping on our expensive upgraded exterior 3 panel glass sliding door, so we added it to our 1 year warranty list. The door contractors told us it was an installment issue (meaning when the door was installed the rubber pieces used for installation on the top and bottom tracks were not installed) and they just needed to order the parts and install them. They said it was no bid deal. Now, 4 months in, our customer care manager informs us that it will not be fixed because there was damage to the insulation. What? That doesn't even make sense since it was never installed. And the manager never even reached out to inform us. He replied to our email when we reached out for an update. Someone is not being honest here and this matter needs to be looked into and corrected. I have had to deal with cold air constantly blowing in my house all winter through the door tracks due to the missing parts in which I am paying extra money on my electric bill for having to turn up the heat so we are not freezing. I can't believe anyone would provide this horrible of a service, but here we are. We have been working with Jason Kremkau, and he does not seem capable nor professional in the matters of taking care of this issue in a timely manor. I have no other contacts through Pulte to try and remedy the issue.

Desired outcome: I just want the issue fixed as soon as possible, it is personally costing me money the longer it takes.

PulteGroup Pulte home in Sun City Festival

My front yard developed a sink hole in 2020 I called "Sondra" @ Pulte customer care & she had some random Latinos that were working in my neighborhood come over and fill the hole in 2021. It looked ok like it was going to be fine, however the sinkhole has returned & it is larger. I was assured that I would have a worry free well-built home, that to me would include what ever grading & drainage that should have been stable before the slab was poured & a house was built on it. My next door neighbor had also experienced a larger sinkhole at the same time, which to me is indicative of there being a more serious underlying cause of the sinkholes.

Desired outcome: I would like the source of this issue determined and the hole repaired so that I do not sustain any more damage to my yard, my house or possible personal injury.

PulteGroup Front porch falling in

Purchased a Pulte house in 2015. It's in Peninsula, Ohio, Hidden Lakes development. Had many things go wrong over the first 5 years. Several windows won't open, floor planks slide, etc. Currently, front porch falling in. Killed 9 mice due to crack by front door. Porch fell 4 inches since we purchased the house. Pulte refused to fix saying it wasn't a "foundation problem". Cement leveling co. is here now. $2200 to fix it! I'll let you know if Pulte gets a hold of me to help resolve this problem. The cement leveling guy said he's never seen such a large dead space under a front porch. I'm so upset. We have a son with disabilities and that money could be better spent on him, besides something that should have been done properly from the beginning.

Desired outcome: Pay for the sunken front porch!! I’m out $2200!!

PulteGroup New Home Construction | Prioritization

I struggle with which path of disappointment to start with in this email. We've been more than patient and understanding to the building process, and the possible delays that comes with it. However, the lack of concern, prioritization, and fairness that we've experienced is ridiculous.

As realtor and homer buyer, building with Pulte Homes, I feel completely disrespected, lied to, and unheard with every communication throughout this process. Excuse after excuse given to blame the availability of materials, sub-contractors, and weather, all seemingly overcome by every other builder except Pulte Homes.

Materials - Our building materials have been on-site since July 2, 2021. Lots that received building materials after us have been prioritized and framed. Even after my registered concern 7/29/2021 about this, yet another lot has been prioritized and started today. This particular lot, (at the community entrance), was not even excavated, until after my under-slab plumbing and basement pouring was long completed.

Contractor Resources - I was told that Wood Hollow only had one framing crew available. The nearby Westmoor community has as many (6) framing crews working on 12+ homes in the framing phase at once; supposedly, those resources are not quality to build the models in Wood Hollow. I wonder if that translates to Westmoor having unqualified skillmen building their homes.

Equipment has been parked and removed from our lot, continually telling us "maybe next week", indicating we are next to start. Well today proves different yet again.

Weather - I currently live one mile away from the building site, so I drive by twice a day, everyday. I can attest that multiple clear weather days will go past, with no workers on site, then the one day of rain claims the whole week as a weather impediment. Let's not forget that the last two Mondays specific no workers to be found.

At the start, we labored on the decision between a rival builder in a nearby community. They seem to have come through the pandemic, materials shortage, crew shortages, and weather victorious. The lot we opted not to buy/build, (choosing Pulte instead), has a complete constructed home on it.

All I've been asking for is to follow a First-In/First-Out priority based on purchase/deposit commitment. When I presented my case to the Project Manager, the response was "I'm not sure what all was discussed by the guy previous to me, but we have a framing and foundation manager that updates the schedules on the front end, so there must have been some miscommunication somewhere with the framers there and causing order to shift."

I need to know who the framing manager is, and who communicates with him if not the project manager; the last I know from the previous project manager is that framing managers are Clint and Chad, but don't know last names. To disregard my concern, not communicate and right ship, was completely unacceptable. Our timelime is just as important as anyone else's to reach completion. I feel it is a reasonable expectation to see corrective action to divert resources to our deserving priority.

I cannot imagine that accepting such random development of a community meets the standard of Pulte. I would appreciate immediate escalation, and response to our expressed concern. We realize that the contract states leniency of up to 2-years to complete. I would have expected that was cushion for unavoidable impediments, not shear lack of concern, or reasonable customer service. We would be happy to accept return of our deposit, as the home has not been framed. Completely appalled, and my initial inquiry in the realtor community is not helping to establish any kind of comfort.

Desired outcome: Expedite Prioritization, or Contract Release/Refund

PulteGroup HVAC design

We built a Pulte home in Minneapolis late 2018. It was the same as the model home in the area as we liked that lay-out with a basement, main level and a loft. In general the home is nice after several minor adjustments and repairs.
The main problem has been the HVAC system, which from day 1 was incorrectly wired by the installer. We selected the option to add a 3 zone system for an additional $6, 000+ to get a more even control of the 3 levels of the home. After the miss-wiring was corrected the heating worked adequately. This summer we had a very hot period and the air-conditioning system did not keep up if it was above 90 degrees outside. The compressor kept running constantly until late night.
I discovered that our home - for the extra money - only has a 2.5 ton A/C system, while several identical and smaller homes have a 3 ton system. Speaking to those homeowners, their A/C system works fine. When asking Pulte for an explanation when they advertise an "appropriately sized to deliver outstanding efficiency" for their HVAC systems they showed us a basement only calculation to try to justify the 2.5 ton A/C system. Two independent contractors have been here both telling me that our system is wrongly designed in several ways. One of them did a professional analysis for each room of the home resulting in a 20 page report telling us the home needs a 3.5 ton A/C system. Pulte's last comment to us stated "It sounds like the equipment is performing in accordance with our warranty and industry standards". So it is more than obvious to us that Pulte do not stand behind their advertised information and have no intentions in correcting the problem we are faced with. Several emails and non-returned phone calls to Pulte people is where we stand with no solution in sight. I would never purchase another Pulte home based on how we have been treated by them.

Desired outcome: Can I get some of the extra monies paid returned to help pay for the fixes defined by 2 other contractors?

PulteGroup Defective roof

I live in a beautiful home, poorly built. My roof, less than 10 years old has deteriorated and needs major repairs, maybe replacement. The roof over my front porch has rotten wood under the shingles. The back of the house has water stains along the ceiling and around the windows. The 5 year roof warranty is joke. It is utterly worthless as a warranty against the expected lifespan of a properly installed roof. Every source I checked indicated roof shingles should easily last 15 to 20 years on a sloped roof. I am looking at less than 10 years.

The common theme among the reviews I've read is Pulte's poor customer service after sale. Look at the BBB reviews, they are embarrassing.

Desired outcome: Repair roof

PulteGroup Pulte homes support & home quality

Pulte Homes (Arcadia Ridge) San Antonio, TX
If you are thinking about purchasing a Pulte Home DO NOT! Take time to find another builder that provides quality work and customer service. I wish we would have walked away before we even moved in. As one of the first homes built on this block, this has been a horrible experience! To begin with, I specifically told the Pulte Office Sales Manager that I needed a house that has a close to flat driveway. That was my main thing! My husband lost his eyesight 1.5 years prior and we lived in a house with an inclined driveway and it was an issue. Through the process of building the house I kept bringing up that it appears that this driveway is going to be a baby hill, but I kept being reassured that it would not. The driveway is put in and what do we have…a hill of a driveway (and it's the steepest on the block)! At this point, I did not want the house and brought my concerns to the sales office rep, Carla, who chooses to inform me that it does not matter the house is going to close anyways. Now, I'm pissed with the horrible customer service, we have back and forth, and my real estate agent gets her manager involved. Come to find out later, other neighbors had issues with the way she spoke to them or to them, but they consider her a great sales rep with awards!
I explain to the manager about the driveway and the fact that my porch sits at the top of a yard with a hill. Did I mention, my husband is blind! With no railing, if he were to step off the sidewalk, he would roll down the hill. Had I got what I asked for, he could stumble off the sidewalk and maybe trip. I know you're probably thinking maybe I should have chosen a different lot; however, this was the 3rd lot that I had chosen because the sales rep said the other two lots were too small for the house I wanted. Unfortunately, I believe the homes that were built on those lots are just as big as our home and this is her job, she should be familiar with locations. Anyways, the manager offers for us to move into a different home that was being built, but it's not the house that my husband laid out what he wanted for his home, so we settle on a rail for our front porch.
After moving into the house, we realized that they did not smooth out the dirt before laying the grass. How did we find out, my husband stepped in a whole in the grass and fell while trying to take the trash out. I brought this up to the project manager at the time but was told that there wasn't anything they could do about it. We had to come out of our pocket and try to have the yard leveled out some.
They finally built a home next to us, however every time it rained it was like a river of mud. The mud from the vacant lot would travel through the neighbor's backyard and land itself right in our yard. Overtime, the grass died, and we had to request that Pulte lay new grass down. For some reason, they decided to give us dead grass where the mud had settled and tell me to water it everyday so that it would come back to life. I did not understand why they would do that when they were laying grass for new homes on my block and had pallets of green grass.
As homes were being built around us, we experience damage to my son's car. The car is parked on the street with NO DAMAGE, however the next morning when we go out there a dent in his car. That morning around 5am cement trucks came to pour the foundation, as many as five at a time. About 7:30am I noticed that the car had a dent. I talk to the guy in the sales office and he asked, "did my security camera or anyone else's catch it"? Doing my due diligence, I check my camera, talk to neighbors, however it's so dark out (no streetlights) that you can't really see on the camera what's going on. Here goes another expense, car repairs.
About 7 or eight months of being in the home, we notice cracking in the foundation and bricks. They tell us it's due to the weight of the home and settling. Within a couple of weeks, they send someone out to repair which we were grateful for. Mind you, this is all within the FIRST YEAR of living in this house.
Now we are on about month 14 of being in the house when I noticed that the wall at the stairs has separated all the way to the top and starts going across the wall. I also notice that on a part of the wall upstairs the wall is separating. I call the now project manager (different person) who comes out to see what I'm talking about. She looks at the separation of the wall and says that she has never seen anything like this. She schedules for someone to come out and take measurements on the shifting on the home. Once they come to take measurements, you must wait 120 days for them to come back out and take new measurements. New measurements are taken and four months later we get a letter saying that the cracking is not due to the shifting of the house. I notify the project manager who tells me there is nothing they can do about it because we are passed the one-year warranty and it's not due to shifting. If you never had anyone come, look at the wall how do you determine that it's NOT COVERED! Whose home starts falling apart after a year and a half? At this point, I only want to speak with Management; unfortunately, he was on vacation but came to my home as soon as he returned. The manager comes in looks at it, tells us that they did a pour job, the wall has some give to it, so it needs additional reinforcement and the wall that is separating is due to the workers not completing the process of tape and floating as needed. Had I stopped at the project manager, we would have been out of $3, 000.00 (had 2 quotes initiated). The manager scheduled the repairs which at the same time, I noticed that some siding had fallen off the house. He also had that fixed for us and we were very thankful.
Now two years and a couple of months into our home, Pulte has completed a home behind us. Per the sales office and the HOA if the boards of a fence face your yard, it is considered your fence. Well there is a portion of the fence that faces the people behind us which has been taken down and a new fence has been put up. You would think that we would get some type of notification, however everyone I speak with tells me that "they really don't have to notify us because it's not our fence". Only problem with that is that the other 20+ feet of fence belongs to our home and an additional fence has been attached to it! No other home has two back fences. Not only that, now we are responsible to get our fence re-stained for it to match. Another problem with that is Pulte is completing a home to the right of us, which the entire side fence would be considered the neighbors. When they move in do, they get the option to request a new fence and now we must have that fence re-stained as well? How is it that the burden falls on us just because we purchased our home earlier than the surrounding homes?
This buying experience with Pulte has been a nightmare. I was robbed of buying a new home experience that so many speak of. There should not be so many complaints from people purchasing brand-new homes. Once they get your money everything else goes out the window. I cannot say this will be our forever home. Choose a builder that cares about what you want and providing quality.
It has also dawned on me, how is it that every African American resident purchased a home on the same side of the street on the same block (5 families live there & 1 monitoring the progress of their build). Was it suggested that you buy a house on this side or is it a coincidence? I often wonder.

The Unhappy homeowners

PulteGroup Poorly built new home

Arbitration clause Pulte will not fix anything properly.

Lights flicker - Sewage backs up. Sinks Gurgle. Cabinets falling off walls - are warped - are cracking - were supposed to be replaced.
I have no idea how it passed inspection the city of Santa Fe/AG should do something about this company.

Desired outcome: Fix my new Home stop hiding behind arbitration.

PulteGroup Second story, non-opening windows

We are in our new Pulte home in Easton, Maryland for about ten years. While we love the interior of the house, neighbors and town. We make sure that everything is up to date and maintained properly. However, that did not stop all the repairs we had to put into a NEW house. We have had the following:
1. The pipe that ran from upstairs to the outside of the house and leaked all over our floors. (7 neighbors just on our block had the exact same problem)
2. We had to put an entire roof on the house after only 10 years because the shingles where cheap and not installed properly. (About 70% of our immediate neighbors had to get a new roof too).
3. 4 non opening, windows fogged up and the I suran e adjuster said it was the quality and installation of the 4 windows! This will cost close to (5, 000j. Which is what we just had to pay 2 months ago for the new roof.
You are a big company with a big client base...why do you have to be so cheap?
You owe us satisfaction! Please have a heart and a conscience.
Thank you,

PulteGroup Terrible quality, terrible response

Moved into Pulte home Plymouth MA Jan 2018. Every week/month something breaks. Initially response to fix was good not now. List of problems some have been addressed. Nail pops, cracks, defective carpet, warped deck, defective floor, siding warps, hardly any mitered corners, roof tiles flew off, fire alarms not wired to panel, walls crumble just looking at them, terrible paint job, vinyl siding seams pulling buckling, vinyl siding warping and buckling, (when first reported related to buckling around garage, they came and just hammered a ton of nails in now there is buckling in several places and my neighbors have buckling everywhere) mold and it makes noise in the wind... just got told the frame of the house is warped which I can believe since the deck was warped. Cabinet Panel in master bath falling off, only glued! some of the last houses built in the neighborhood suffering the most because Pulte decided to not build over 230 homes and only build 73 and wanted out. some on my street have a lower quality heater than the rest of the neighborhood. Energy efficient? joke... takes forever to get hot water. Fireplace booms. Pulte used cheap materials throughout. the floor is falling apart. striations on the ceiling. garage door has broken maybe a dozen or more times and it is too small to be a 2 car garage. placement of heater vents is stupid. inside bathrooms, closets laundry room

PulteGroup Home

They sold me a home and have refused to fix any of the problems. My new home is falling apart. The warranty is a joke. They will ignore or do more damage than good. This is the most painful/stressful situation I have ever been in. There is so much money tied into this home. Matthew schlacter and David Van Doren are in charge of ignoring you if you make the mistake of purchasing a home from this terrible builder. Stay away from! They will force arbitration and cause you to loose faith in your government for allowing this company to continue to do business! And continue to rob and steal from people who don't have the money. Terrible company!

PulteGroup Windows & mold

We purchased a Pulte home in 2002 with issues with the windows soon after. We had fog between the panes in a living room window with Pulte only agreeing to pay for the window, not the installation. We couldn't afford it at the time just having our 1st child, so we let it go to only to find that we started developing mold on the vast majority of the house window sills. It was extreme and very alarming. I took pictures and sent them to Weather Shield, Pulte and the Better Business Bureau to find that their excuse was that there was too much moisture in the house and that basically it wasn't anything that concerns their product. We bought a dehumidifier to only continue to have major mold and fog issues. Also, my son's bedroom sill and wall had yellow stains after it rained from the window leaking from the sides. Now how many years later, most of the locks are broken, you can sit in the living room and you can see your hair move from the breeze coming through, there is major fog between the glass panes and rainbow film on the outside of several windows, the sliding door windows are so bad that you can hardly see out of it, the frames are pulling away from the glass, the weighted rope that holds them up have broken of some so they don't stay up, etc... They have been horrible to say the least. The neighbors have all had the same issues with the gas leak between the panes as well as the rainbow effect on the outside of the windows.

Also, when were building, we had about a 2-3 weeks worth of torrential rain before they could put the wrap on the outside walls. I expressed my concerns with the GC for Pulte about it not being wrapped and the extreme rain we were having and that it will hold in all the moisture since they decided to wrap it the day after it stopped raining, all to be told that it was fine and not to worry about about it it will be fine. Well, I've since had MAJOR mold in my closets and in my daughters and son's bedroom walls! I will never buy a Pulte home again EVER! I am extremely frightened to even think of what is behind the walls we are living in that we paid thousands of dollars for!
