Palm Harbor Homes Incomplete septic fees not refunded over 1 year and they lied about the status

We closed on the house 8/30/2021. It included a home, attach to the old septic system then design and built a tandem septic system which was included in the purchase price of the home along with $50,000 in other home upgrades (porch and siding). The craftsmanship on the porch is terrible. They sent a felon to do the work and he disappeared and left his tools for 2 weeks. The front porch is not stable since they did not cement the posts and did poor work.

They also did not install the new tandem septic system and said they would refund $8000+ for the incomplete work. We were told by the general manager in Round Rock that the check was received by our mortgage company and he lied because they have no records of a check from Palm Harbor nor any phone calls in the records. It is now almost 22 months since I closed, I have no new septic (cancelled the request 6 months ago) and still have not received my money back. Only lies and delays.

I am now beginning to take legal action for deceptive trade practices and breach of contract.

Desired outcome: Please refund of all my money, plus interest since inception of my mortgage on 8/30/2021. I initially let them slide on the interest, but now I want everything due to me by the standards of the law.

Palm Harbor Homes My home

We started the process of purchasing our home (model home floor plan:Evolution) from the lot in San Antonio Texas in December 2020. We closed on the home in March 2021, at that time they started site prep and such. When our home was delivered it was delivered in 3 pieces as expected but one of the drivers contracted for palm harbor damaged the house driving through our field like a bat out of hell. the exterior of the house cracked, inside was falling apart, window broken. anyways... they did fix that. The worst is after. Only half of my master closet has padding under the carpet, the seam in my kitchen is busted and falling in. I have repaired cracks at least half a dozen times throughout the house. You can see the ply wood between all of the laminate tiles throughout all 3 bathrooms, kitchen and dining area. within a couple months the faucet in master tub went haywire and wouldn't turn off, we had to replace the faucet. From the beginning the master toilet hasn't set flush, resulting in a bathroom rodeo. the electrical outlet behind my refrigerator is busted and has no cover. there are roof leaks in several places that has resulted in cracks to the ceiling, the threshold of the front door is broken and has never been able to hold a piece of trim like it should (finishing trim). we have contacted them a number of times, sent emails, left voicemails... all for nothing. Empty promises all the way. once they had their money... they were done helping us.

Desired outcome: I would like the company to make this right

Palm Harbor Homes Purchased home

THIS IS NO WHERE NEAR ALL INCOMPLETE WORK WE HAVE BEEN PROVIDED! I AM DEMANDING A RESOLUTION DATE ! This is unacceptable unsafe and the fact we have been forced to contact hud is BS. We paid a lot of money for our home can’t even have baths the same night! I’m also sending this along with a letter of how EVERYONE FROM THE FACTORY TO YOUR LOCATION HAS BOTHERED TO GET THIS SETTLED!

Pics of the flooding are in video form. No ac blows through half of the house! Shingles all over my yard from the SO-CALLED ROOF! Transition looks like a toddler did it and is soft in the center and BY NO MEANS CONSTITUTES A TRANSITION ON A 200,000 home!

Never agreed that my washer could drain outside of my sliding glass door that was additional! No vent for dryer . Complete lazy and would NEVER RECOMMEND THEM! Ohhh yeah if you get a big bathtub you won’t have enough hot water to fill it! THATS ADDITIONAL! None of my family can bathe the same night this has been a nightmare

Sent from my iPhone

Desired outcome: Want my money back and will find a reputable manufacturer

Palm Harbor Homes Very bad experience. Delay delivery and wont refund deposit

On 10/9/21, I went to Palm Harbor at 13030 Gulf Freeway, Houston, TX 77034 & talked to a sale rep, Michael Sanderson [protected]). I picked the model listed for $69, 900. Michael said to secure the home, I need to put down 5% & it's guaranteed to be delivered by early November. I asked him several times if it'll be delivered in time and he said it is already built but located at different place. He said with a down payment, it won't be a problem getting it delivered. I even asked him several times about the refund policy and he assured that I'll get a refund anytime before closing date. I left the office with a very good impression of him and the business because this is the 1st time I purchased a mobile home and he & the company made it so much easier for me. Later, he said the house won't be delivered until the beginning of December. I have my application approved for a lot which will be ready by November. Now I have a lot but no houses so I asked Michael for a refund on 10/15/21 which is less than a week after signing. He said he has to talk to the manager & get back to me but he never has. I called, texted & left messages but no response. I finally talked to the manager Jamie Baker [protected]) on 10/21/21 & he refuses to give me back my deposit even though they broke their promise. He claimed it doesn't mention the due date in the contract. Basically he doesn't care about what Michael had said to me. He only looks at the paperwork. I trusted the company with their words since the corporation has been around for years. The refund policy states I can get my deposit back within 15 days if the house is in stock (as stated in the contract). Jamie said he'll talk to the corporation & get back to me on 10/23/21. However, 23rd will be the 14 days after I signed the contract. I think he tries to drag this out so the company doesn't pay me back. It is very unprofessional of how they operate.

Desired outcome: Refund

We purchased our double wide from Palm Harbor Homes in November of 2014. Set up and move in was in April of 2015. We have had some minor problems such as kitchen drawers breaking of the tracks which we repaired. We also had a leak in a fitting at the washing machine which we repaired. Then on April 15, 2021, we noticed that the carpeting in one of the spare...

Palm Harbor Homes Poor customer service

Spoke with Mark the manager at the Albany location regarding a crack in the ceiling at the marriage line between the living room and kitchen after having the house less than a year. I understand now that it is no longer their responsibility after our walkthrough to have that fixed by them. However, less than a year of having the house we had many issues that needed to be fixed that were within our warranty from wiring issues to cuts in the flooring, Nails sticking out from the flooring, divits, leaks from the outside faucet, outlets in the kitchen had no power so when the inspector came through that we had to pay, he did not allow us to move in and we had to repay him to come back on a different day until it was corrected. Each time Palm Harbor send out a contractor to have these issues taken care of which it took months my husband and I had to work out which one of us would take a vacation days off, and the contractor did not show up that day. We lost a day of work. When they did show up the parts were ordered incorrectly so they had to reschedule. Again, another missed work day. Working with this company was an absolute nightmare! When I ask Mark did he know about all of this that our family had to go through. His response was no, and that's why they got rid of the person who was in charge of that department. Instead of saying because of everything we put you guys through, we will fix that crack, or at least offer to pay for half. The person that they got rid of was still a representative  of Palm Harbor  so they should stand by their company regardless. I hope you're reading this Floyd... Stand by your company. I would think twice before purchasing a home from them! Think of it as a car salesman. Once you purchase that car and take it off the lot, if you have any problems once you get it too your place you're out of luck.

Desired outcome: Offer to help fix crack due to missing work days, and inconvenience

Palm Harbor Homes improper installation of a/c

I have a 2006 Palm Harbor home and have had problems with the tile flooring popping up all over the house. I even had it replaced in the kitchen and laundry room a few years ago. A few months ago I dropped a bag of dog food in the laundry room and the floor buckled. When the repairman went underneath the house, he said that the a/c had been leaking and rotted the entire floor under the laundry room and under the wall to the kitchen. I have not had the money to do anything with it because the floor repair man said he would have the a/c reinstalled properly before any repairs to the floor or it will do it again. He said just the a/c repairs would be over $500. Right now I cannot walk in my laundry room without fear of falling through the floor. I want my house fixed.

Palm Harbor Homes Will not refund $500 deposit for services not rendered, stealing.

I made multiple attempts to get my $500.00 deposit refunded for services not rendered by this company at the local and corporate level. They lie and avoid the refund of my money. In my case, state statute dictates the deposit should have been refunded no later than 5 days of seller not meeting his obligation, its been over 3 months. I reached out for help from NM AG office, BBB, and New Mexico State Licensing and Regulation' who is doing an investigation which may or may not lead to disciplinary action for Palm Harbor.

Clearly none of the assistance from these agencies was motivation to return my deposit. All agencies told me to take them to court, which, I now will do.
What I have learned from this experience is there really is no punishment for taking advantage of the consumer In New Mexico.

Palm Harbor does it because they get away with it!

Crooks! This is stealing!

Consumers need to be aware of Palm Harbor/ Cavco practices and also need to be aware that at the end of the day, your only option is court as these state agencies are evidently limited in assisting the consumer.

Thank you. I have. They contacted them in my behalf. No refund! They are limited in helping the consumer and they told me to take them to court, which I am. I even filed complaint with N.M. licensing and Regulations. They are investigating and will fine them for breaking the law, but they too had no luck getting my refund back. Its been an unbelievable experience! I want people to know that there really no help from those organizations when the business is corrupt. Your only recourse is court. I wasted a lot of time trying to get help.

Palm Harbor Homes Structure Issues

My home ($87, 000) with a $35, 000 downpayment in Dec. 2006 was damaged when it was sent. I fought for 6 years. Now in chapter 13 with them. Home generously appraised at $10, 000. Falling apart. I am seeking others with this issue. Developing a FB page and will post that soon. This co. filed CH. 11 in August 2011; now sold to another manufactured home conglomorate 7/8/2013; I believe this is a shell game to avoid bankruptcy and creditors. We all need to become their creditor to force their hand. 1 voice is great; many voices topple empires. Call me if you want to join the fight.

My house is falling apart, I have crack's in the ceilings of most of the rooms, they replaced one wall on the outside and even it is literally coming apart at the seams! They used the cheapest parts they could find for my house! I will keep trying to get ahold of someone that can help me with this piece of garbage! If anyone has information on what I can do, PLEASE let me know before I go off the deep end and come unglued!

Palm Harbor Homes Scam

After getting approval from counrtyplace mortgage homes;palm harbor homes was eager to collect ~12, 000 $ to start permits and land clearing and building our so called 'promised dream home'; after some land clearing and permits; using our money in escrow; we get a call from countryplace mortgage that the appraisal was lower than the amount approved for; either we come with over 40, 000 cash or no home; palm harbor homes in plant city is to return our escrow money; after deducting their so claimed costs; i feel frauded and lied to; and ripped of all of our savings. I would most def. Not recomend dealing with them to purchase a home;ever.

Palm Harbor Homes Bad installation

This company does not stand behind its product. We bought a home from them in 2007. After installation, the floor was not level. We complained multiple times and had so much smoke blown up (you know where), that we finally gave up. The house is not level today. We put in new countertops and had to level them just to make the counters right. After having another company come in and take a look, it was discovered that while installation happened palm harbor tweaked the one section so bad that the floor separated from the beams and the beams were bent. If my house were level it would be perfect.

Wow! This sounds terrible. This is very interesting and insightful, because currently, my family and I are in the process of going into homeownership. So, a few months ago when we were looking around at different houses, one of the places we called was "Palm Harbor Homes." Eventually, we chose another house from another real estate company, but even after we told them, "no thank you, " they were quite relentless with their calls; nice, but relentless, and wouldn't take no for an answer. I hope every Palm Harbor buyer does not have the same terrible experience as you, but after reading this (and other bad reviews), I am glad that I decided against purchasing from them.

Palm Harbor Homes Takes deposit and lies about refunds

On 6/5/11 my husband and I wrote a $1000 check as earnest money for Palm Harbor, told by Steve Roberts in Tomball that if financing wasnt approved we would be Fedex'd our deposit back within 3 days.

On 6/6/11 check cleared, we called Palm harbor, to check financing and it fell thru. So we asked to verify when our dep would be returned. Scott (GM tomball) says email me a copy of the cancelled check from your bank and we can get it back this week. We did. Scott then says "well not really this week, it will be 10 days" We verified "10 days? not 10 business days?" "Nope 10 days, should be refunded on 6/16, you can come pick it up."

6/16, Scott is out of the office, not returning our calls. Call the corporate 800 # and they says "Scott meant 10 business days, and by texas law we technically have up to 21 days" A huge difference from Steve's 3 day fedex your deposit back to you, and Scott's pick it up on 6/16.

Never ever deal with Palm Harbor!

It plainly states, in writing, on the receipt that it could take up to ten business days to receive your refund. This customer got their refund check back in two days. :)

Palm Harbor Homes House falling apart

Since my wife and I bought our palm harbor home, the carpet has rolled in big areas, the cabinets fell of the wall and could have killed my wife; the roof has been repaired twice; the fan on the HVAC has been replaced; the tile had to be replaced and reinstalled 3 times;the fire place leaks after repaired the first time; the Dallas office has not followed through with repairs as well; I have walls that are not square which was put together in a few weeks in Dallas; and these are just a fell of the minor problems. We bought our trap in San Antonio on Austin Highway 5 years ago.
