Ocwen mortgage / forclosure

In 1999 Ocwen forclosed on our house. In 2000 Ocwen gave us $500 to clean up and get out before they evicated us. It was a Deed In Leuw of. The has has major settlement damage and Owcen boarded it up after they found out it would cost $35, 000 to repair and bring up to housing codes. About 4 years ago, Ocwen want to give us the house back. We would not take it back. Then Owen had the deed changed back into our name and stuck us with 10 years of tazes. The city cant or wont take action against Ocwen, but city inspectors wrote up the property as unsafe. Ocwen who is running Freddy-Mac after they ruined contactes with HUD and VA are now forclosing at a alarming rate! As for the house squatters trashed the house and stripped it down. If you take Ocwen to court they are no shows or relist and relist. They moved most of their business to India!

The City refuses to collect over $10, 000 in property tax from Ocwen. Please check your credit reports. Ocwen is know for sliding in and using another mortage co name. They also look at your credit report waiting to collect on anything you own in the future.

Ocwen fraud, fraud, fraud

sold my home (by default) yet not in foreclosure. They placed my loan in foreclosure status on 3 occasions demanding an exceedingly amount of money to stop the sale. On Jan.15, 2009 they finally did it without my knowledge. I did not find out until I rcvd a notice from new owner to move out. I contacted the new owner, Ocwen and the trustee who handled the sale and they all agreed that the sale was in error but noone would rescind or do anything about it. I actually had over 200K in equity in my home unlike most americans who suffer from foreclosure. So why would the new owner want to give it back? I am out of options as my attorney doesn't seem to be heading me in the right direction. help deanna [protected]

FYI- those who have ended up with Ocwen as your loan servicer should look further into their "pooling & servicing agreement" where their loan ended up after being sold over and over. Wells Fargo is the "Master Servicer" and Ocwen is the sub-servicer in most cases. You wouldn't know this unless you uncover the trust your loan was pooled into. You can find this in the recorded documents at your county recorders office. Then do a search at SECINFO.com on the trust itself and all the info you need is there. I’m shocked a companies like Ocwen can still exists in this day and age. Their unscrupulous business practices know no bounds. From outright lying to making up fees. Worse still the US movement aka Freddie Mac chooses to do business with them! We had a modification with them and were told there would be no additional fees and subsequently charged 12k multiple in erroneous fees. They will not win my attorney is a bulldog and a close friend. My Dad.

we also had TBW and Bank of America took it over and now wants to tack on 30K in arrears, late fees and lawyers fees because TBW has not posted any mortgage payments we've made this last year. Thus they have stolen our money for the last year and did not communicate the forbearance agreement we had thus causing the unnecessary foreclosure and the lawyer fees. Incredible. I think TBW knew the homeowner would be left holding the bag with this illegal activity as BAC has done a loan modification but has given only 48 hrs to accept these terms which are false or the house will be on the chopping block again. I have contacted my local senator and banking commission and suggest people do the same. We just got Ocwen as our Mortgage Co. Taylor Bean & Whitaker was shut down due to fraud as well. and it just seems like it got worse! We paid our mortgage for July 2009 & Ocwen said we didnt pay for july now they are charging us late fees, and we have to pay for july again! they are a fraud i think!

We have filed a federal complaint against Ocwen and Wells Fargo. We got behind in some payments and they offered us a new contract, we accepted it and gave them more money. To make a long story short we had 5 new contracts with them in 2 months. They sold our home to Wells Fargo and they gave us a vacate notice. We didn't know where Wells Fargo came into this, because we had no knowledge of the sale. Ocwen had us sign a new contract after they already sold the home. When we tried to contact them we spent hours on the phone waiting to speak to people that we couldn't understand. Ocwen is part of Wells Fargo we found out. They need to be stopped!

Ocwen fraud, breach of contract, you name it, they are it

I am writing to agree with all ocwen customers that have had horrid experiences with them. Got my mortgage in 2005, which it was a refinance and everything was okay, until job was lost and had to go into forebearance agreement. Payment was increased from 1152.00 per month to 1340.00 per month. Then I went back to work and there was a layoff and had to do another forebearance agreement for a year, where it increased my payment to 1504.00 per month and to let you know the loan adjusted after 2 years in 2007 and this is when everything started bottoming out. Originally started out with loan that was 170, 000. Now they are saying that I owe 185, 000. Which includes they say 15, 000.00 which is said to be unpaid principal balance. I had recently lost my job and I applied for a modification. My balance is still the same, but I had to make 2 payments for april and may on the 1st or before and then they would modify it to 1243.00, but again the amount owed will go up again. I am looking to join the class action suit and have been notified by a person who is doing it, but I need to join in, at least to try to recoup some of the money they have taken. If you notice on your statements, which I have kept all of mine, they move the money around and you don't know where it goes. I will not let them escrow my insurance, because they didn't pay it for a year and I didn't even get a notice. They are nothing, but fraudulent and liars and have a deceptive practice.

First let me apologize on behalf of Ocwen Loan Servicing as their unfair and abusive servicing of your mortgage loan violates your consumer rights with their continued refusal to provide information; Ocwen is required to provide to you with requested mortgage loan information, especially regarding escrow, per the FTC, CFPB, RESPA and Dodd-Frank Act (at a minimum) as a mortgage servicer.

It is not too late to fight for your rights but you will have to first get familiar with your consumer rights. You can learn more about your consumer rights and the responsibilities of Ocwen as a mortgage servicer by visiting the CFPB's website and becoming educated about the rights afforded you under the FDCPA, Dodd-Frank and RESPA via the CFPB. We routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like Bayview, SPS, SLS, Green Tree, Selene, ASC, Ocwen and Nationstar are simply just piranhas but they can be beat at their own game too just like the big banks can be defeated.

Thank you as I commend you for taking the first step in asserting your consumer and constitutional rights by complaining about the situation in an effort to shed light on the abuse and encourage change. With that said, you have overlooked the key aspect to your fight, which is putting the violations and abuse in writing in the form of a proper QWR and attaching proof of your consumer and constitutional rights that have been violated; they have certainly been violated in this case per your posted complaints.

A QWR is an integral tool in getting what you desire and all of the aforementioned mortgage lending and debt collection companies MUST answer your Qualified Written Requests (QWR); if they refuse then you take your fight to all the regulatory agencies outside of Ocwen that assist in fighting for your rights like the CFPB; it’s a shame that these more than profitable and previously bailed-out companies engage in this type of consumer abuse.

I have been having trouble with ocwen, first not giving me any information when requested about payments mailed in, second regarding insurance I covered my home with after the forced insurance put on me by IndyMac/One West Bank and now after much research I find that they are cohorts with Deutsche Bank National Trust. A company that is big on for losing and reselling for money. How does anyone fight them when our own government allows it. I have searched and searched for a lawyer to take them on. Have yet to find one. Do not trust the law firm of Mackie, Wolf, Zientz and Mann as they have sent me papers representing ocwen.

After becoming unemployed I sought out a loan modification to my mortgage of which Ocwen is the loan processor. I applied for HAMP and HARP which I didn't qualify for because when I got married my underwater property became a secondary residence. I applied for an internal modification which they first told me that I qualified for but then said that I didn't because the owner of the loan said I didn't meet their financial guidelines even though I've never missed a payment and have excellent credit. After six months of lost paperwork, requests for forms that don't exist, telling me that they will send information that they don't, etc. they said that the rules have changed and wanted me to start all over again. Rather than spending another six months wasting my time with countless phone interviews and paperwork I checked it out for myself. I still don't qualify for HAMP for the same reasons as before and I don't qualify for HARP 2.0 because my loan is not owned by Fannie Mae or Freddie Mac. Ocwen refused to divulge the owner of my loan (although they did pretend to send me the information twice). I had to find out the owner of the loan (the investor) myself through the MERS system at http://www.mersinc.org/ Whether Fannie Mae or Freddie Mac backs the loan can also be researched online at http://harp-mortgage.com/who-owns-my-loan/ - I also called them both to make sure. If you're in the same boat, research the information yourself because Ocwen will take six months of pretending to help before telling you they can't help you. It makes me sick to think that Ocwen has pocketed almost 700 million dollars of our taxpayer money only to pretend to help people. They should be sued on behalf of the American people.

I have had an account with Ocwen since approximately 2005. The loan has come down very little in that time despite the size of payment we have. The interest would seem low, but the balance rarely has moved unless we have made an extra payment.

Along the way, we have gotten many offers seeking other business or attempting to help us pay this one down, but everything always comes with a fee. Not a small one either. They seem to be seeking ways to get free money all the time.

This brings me to my latest issue. I am trying to refinance my existing first mortgage and as usual, the loan Ocwen holds needs to be subordinated. There is a fee for this and it is not small. There is a fee for everything they do. I am not in a position where I will pay one more fee on a loan that has already cost me way too much. So, I had to cancel my refinance, as I am not paying this fee and no one will budge on this. I see that Ocwen has already made a ton of money off of me in the years I have had this loan. Free money I send them every month while my balance comes down by a few dollars. This all appears like a legal form of loan sharking with an actual interest rate much higher than what is printed on my bill.

After 2 years of OCWEN repeatedly losing our payment, posting our payment late and generally messing-up our payment records, my wife and I were adviced to take a simplier, safer method of posting payments, we started using Western Union's Bill Payment services. There are pros and cons to this method, but we found the pros to vastly out weight the cons.

Cons - you will need to take the cash in hand to a Western Union station. (most larger retail stores are available, locate
one that has a computerized system and stay with them)
You will have to complete the CORRECT form.
You will have to stand inline and wait to complete the transaction.
It will cost you approximately $10.00 per transaction.
And, as a safety measure, you will need to e-mail the tracking number, amount and account information to the (No)customer
service department, don't forget to CC yourself as a record.

PROs - the money transfer is VERY secure.
The money is automatically downloaded into OCWEN's computer system daily.
There is very little delay in the posting of your payment to your account (you should have already set-up your account to be
to be accessed from the internet and review it weekly!)
Most importantly, you now have excellent documentation on when your payment was made, how much and by what
method. (Western Union is also able to trace the activities by the individual transaction numbers. Couple this with the
department store's records and your copy of the e-mails notifying of your payments, and you have VERY solid facts.
Your Lawyer will love this when they confront OCWEN and thier Lawyers)

The Real benefit comes when you are able to refinance away from OCWEN. One of OCWEN's tactics is to watch for any signs of inquires about your account information by outside Banking Institutions. If they suspect that you are attempting to refinance with another mortgage company; your account "mysteriously" becomes past due, behind in payments or something designed to "scare-off" the mortgage company. If you have kept good records this becomes a non-issue. Theortically, it can become the basis for actions in civil court.

Give it a try, David can slay Goliath, he just needs to find the right stone.

I need a number or contact to any lawyers who are going after OCWEN Loan Servicing LLC of West Palm

Beach, Florida. We sent a payment to them in a large amount and they are saying that they sent it back to

our bank. Bank didnt recieve it and the company who does the electronic funds has no confirmation from

OCWEN. So we ask OCWEN where is our money and they say we snt it back but there is nothing in the bank

or the electronic fund company..

i agree with yours and everyone else complaint against ocwen, they are evil . i was approve for the making home afforable plan . i finish my 3 month trial period payed ahead. they have not sent me a final modification plan . i think they are waiting to see if i'll get behind. they don't want to save your home. obama's adm. needs to step up to the plate and look into ocwen's practices. his making home afforable plan is a joke to them they do what ever they want to people. and the government is looking the other way. why implement government programs for the benifit of the people and don't monitor them. this is terrible. ocwen's people are told to lie deceive and cheat. i told downey savings 3 yrs ago that they were going down, not that i predict the future, but the bible states that in a little while longer the wicked will be no more ( psm 37: 9-10)

OCWEN IS NEXT rest assure that they are going down, you can't keep doing wrong to people. downey saving was investigated and close down by fdic shelia blair, they are gone. the loan agents was so nasty to people. ocwen employees your jobs are not secure in these hard time. just as you are helping a dying ship sink remember you are sinking also. you will lose your jobs. i hope that the government turn an ear to what's going one with these loan servicers, who are ripping people off from under there homes

We found this in our search to get these ###, as there are trying to forclose on our condo and gave us a trial payment for three month of $764 down from our $948 payment, no interest rate or terms (very illegal)

Ocwen bank has retaliated by a series of dirty tricks which include, but are not limited to, filing bogus Rip-off by attorneys or Ocwen employees pretending to be gathering names for a class action suit, when really they were trying to find out who the victims were on the [redacted]. (no information was ever revealed) They also filed several false claims by individuals posing as victims, who said they had a lawyer in order to collect names off the Rip-off.

Rip-off has finally located the attorneys pursuing a class action lawsuit against Ocwen, and Rip-off carefully verified their credentials.

At Rip-off, it is our opinion and the opinion of other victims that, Ocwen has no intention of resolving these matters. I agree Ocwen is diceptive. I was on their forebarence plan for nothing! After it's done I get a letter saying I'm late on a payment! what the heck! There was no reason to even be on the plan. Now I have to come up with two payments plus over the normal amount of late charge of 119.00. I'm confused. They made me pay the late fees every month I was on the plan. This is fraudulent in my eyes. I would love to get in on the class action suit if someone can give me details of how to do it.

Ocwen foreclosure

The entire customer support structure is inadequate and inefficient. One customer support center is outsourced to india so that they can promote a 24/7 customer service center. However their internal business processes are so inept that it jeapordizes the loan servicing, foreclosure and short sales for their customers. I'm in the final stages of a short sale.. The buyer is holding on and ocwen, the junior lien holder first agrees then refuses the buy out amount offered from the first lender. This entire process takes ocwen 2 months to get through. Now that the buyer wants to offer the difference for ocwen's buy out amount, we have to go through the same process all over again yet every customer service rep and manager spoken to regarding the account gives a different set of information which has delayed the closing processes. We are now at the stage where we are still awaiting for a settlement letter from ocwen now for 2 weeks and the buyer has signed all the loan docs and needs to closer by end of business tomorrow. Ocwen management has promised me a settlement letter within 30 minutes and I have not yet received it. The sad part is that ocwen prides itself on "helping" their customers with loan modifications to eliminate foreclosure however that is not true.In my situation, the buyer will lose out on purchasing their dream home and I will be faced with a foreclosure on my credit all at the hands of ocwen.

Ocwen is nothing but a big scam company. My daughter has been trying to work with them on her loan since her and her husband both lost their jobs last year. In October she tried to get Ocwen to work with her on her payments, they kept asking for information that she had already given them, she had her fax confirmation sheet to prove what she had sent them. She sent payments only to have them refused due to it not being the full amount due. It is now August, 10 months later, hours on hold, trying to talk to people who don't fully understand english, or getting one of their loan "SPECIALIST" (what a joke they are, and two even agreed that they could not believe the way Ocwen does their customers). Today my daughter is filing for bankruptcy in order to save them from selling her home. How can a company, in these times continue to perform such stupid, ignorant, and such lowdown practices. The government should shut them down and send all of them from the top to the bottom to prison. I am appauld that Americans have to go thru pure hell because our government is sooooooooooooooooooo crooked, that they do not see what these companies do in illegal practices, lying to customers and outsourcing to other countries that have not clue as to what the hell they are doing. Screw them all and may they burn in hell...

I was supposed to be going through a loan remodification with ocwen since end of march this year. Only to find out today may 5 that my house was foreclosed on by them. I faxed all the documents asked for not once for four times because they either did not get it or it's sitting on someones desk who knows because they sure don't. And to make matters worst when I call I was told you should have called us for what when your systems tells you that your package has been recieved and under review don't worry about late payments or foreclosure biggest lied ever told. They are the worst people I have ever dealt with no one speaks english you have to hold on 45 minutes to an hour to speak with someone you can't understand. So I asked what do I do now since I was under the understanding that if you house is in remodification process the foreclosure process is put on hold until a decision is reach but this is not the case with ocwen well the attorney will send you a letter as to when you have to vacate the property. How's that for an answer to your remodification process. So then I am told to call some lady in the mornign to find out where the house is and see what she can do for me. Now mind you my second mortgage company knew I was in the process so when I called them to let them know what had happen the rep was like what we were waiting on them to communicate with us so we could finish our modification on our end. The rep was apologizing for there actions because it was not right and was like its not over until its over so don't give up. What can you do when you feel like you were ripped off by a no good non caring company.

Ocwen foreclosure

I want my life back

O. K. So since my last post I have had three lawyers call me I was told I have a good case. I was told it's a slam dunk win. I was told my illegal foreclosure could be revoked. Only if "here it comes" I need to give them money down of the tune of 3, 200.00, the next lawyer wanted 10, 000.00, and the next one said he could get my house back for sure for 3, 800.00 down. Now I would like to no who's getting rich here? Who has that kind of money just laying around? Here's what I do not understand fraud is fraud and it is against the law, so we are victim's right why is it we have to pay anything up front. If I went out and killed someone I would get free lawyer paid for by the state. How can I file anything in court if I do not no what to file? Now I live in the state of maryland and I have been everywhere and I can't find help. Since I have a good case like so many others. Why can't I have a lawyer to go to court and get my life back.

My Opinion on Bank Bailouts

As a victim of a illegal foreclosure I would like to know. Who is going to bail us out? And give use our civil rights back and punish the people responsible for crimes they were a part of. The illegal acts of these company's has made people homeless, pennyless and without hope of ever having a part of the American Dream. I for one want my life back. It is my opinion once you bailout the banks and eyes turn away because it's no longer news. They will start doing what they do best stealing from Americans and Violating our Civil rights once again. These people need to go to jail and be fired not rewarded with Government cash from the very taxpayer they stool from.

Ocwen terrible company

Right now as I am typing I am waiting on Ocwen to modify my loan. I just received my second notice which is my foreclosure date. The date is May 1st 2009. I called Ocwen concerning the notice, but they told me they did not have a foreclosure date. So now I am in limbo I do not know what to do! I will be contacting a lawyer to file bankruptcy to see if that can save my home. I went through the whole process of them not receiving my paperwork and resubmitted it 3 times. Then I had to resubmit my paperwork under the Obama housing plan. Has anyone done this yet. Please if anyone have any suggesting on how to save my home. Please let me know I am at the end of my rope.

I am in complete agreement with you Every time I call in my motgage i speak with some Indian in India. I don't have anything against Indians but when their records don't match mine and my mortgage is 4, 000 a month that really gets to me I'm at the end of my rope and don't know who to call to complain. Just stay in your house. Ocwen is terrible.

Ocwen misleading direct mail

If you are one of the millions of Ocwen Financial customers you may have recently received a "Election Form" giving you the opportunity to opt-out of having your information shared with third parties. Here's the gimmick: The instructions read: "Please indicate your choice and mail this form.." Note the use of the singular "choice, " rather than "choices." Now, read on. After providing your loan or account information, there are two check-boxes with the following verbiage: ( ) Choice#1: I DO NOT want my personal information shared among parties that are not affiliated with Ocwen, except as required or permitted by law. ( ) Choice #2: I DO NOT want my personal information shared with parties affiliated with Ocwen, except as otherwise required or permitted by law. Which CHOICE would you make? The RIGHT answer is BOTH. But wait, it clearly says in the instructions "Please indicate your choice..." It does not read, "choices?" You must assume from the instructions that you have to choose just one. WRONG. On page 2 or the 3 page letter, near the bottom, the choices are repeated, expect in this case in the area where 99% of customers would not read to, there is an additional line that reads, "You may select any or all of the above options on the attached Election Form." Unless you read every word of this small-type set letter and form you would never guess that you have the right to choose to restrict BOTH "affiliated" AND "not affiliated" parties. Ocwen billing errors

If your mortgage has been recently sold to ocwen loan servicing, llc, I suggest you take a close look at your billing statement. My first billing statement indicated nothing was applied to the mortgage principal and that my interest rate had increased by 1.89%. During my first phone call I was told their data base was incorrect at the time of billing; the correct information was given to me verbally; and their web site showed all the correct data.

I checked the web site, and the information was still wrong! During the second phone call I was told that the billing information was incorrect because they are still imputing updated information into their systems; the correct information was given to me verbally; and I was told that the web site would not show the correct information for up to two weeks. I'll check back in two weeks, but I have a strange feeling that the information will still be incorrect.

I'll wager that there are thousands of people that never check their billing statements, and accept all information as being correct. This could be a huge scam by a company that appears to have a very poor reputation.

What government agency has jurisdiction over this type of mortgage company?

Ocwen awful everything

My nightmare started on July 28, 2008. I first contacted Ocwen and informed them I was slowly depleting all my savings and was about to fall behind with my mortgage. I was always current with Ocwen for over two years. I sent via e-mail, fax, and mail, a complete loan modification package with all the docs requested (about 38 pgs) After not hearing for a month, I called. It is next to impossible to contact Ocwen as all calls are routed to India. Comforting to know where my financial and personal data is going. A rep (Indian) at Ocwen told me they did not have my w-2's so they filed it in the circular file. I tried to explain numerous times over a period of several months that I was self employed and there is no w-2 or 1099 for me. Since they had my bank stmts and my 2006 & 2007 income taxes, all they had to do was look on Schedule C. After 3 months of trying this, sending my paperwork three more times, and talking to several more 'employees' at Ocwen, STILL NO REPLY.

On one call to Ocwen, I was on hold for 67 minutes and another time 45 minutes, and still was unable to speak to anyone. On occasions when I did contact them, I had to start over and explain the same things to every one of them. Still no help. One told me I made too much money. The next one told me I did not make enough money and could not afford the loan. One told me they had all my documents, another told me they did not have any documents. Now, they either have them or they don't, right? Well, then why didn't they offer me any options? Another 'employee' told me they could not help me because I was still current. How stupid is that? That is PRECISELY the right time to act.

I finally fell behind in October, after depleting all my savings trying to keep up. Now, they start to call me DAILY! They only want money. They refuse to talk about alternatives, and direct me to the Loan Mod Dept. Same phone number, no names. I fax them my cell phone # so I can't miss the call. No calls. I call back dozens of times and can't talk to a real person.

In Dec, 2008, I hire a lawyer backed loan mod company They try to help me for three months. Finally I get an offer that is the same amount as what I was paying, except now I am five months in arrears so they add that to the end of the loan and make the mortgage upside down now and end up with the same payment. What kind of loan mod is that? All I ever asked for was a lower interst rate and payment. What do I get for my good payment record with them----9.65% They are 'helping me out', and I should be grateful. Well, I suppose looking at the legality of it, they definitely were MODIFYING the loan. No problem, my credit score went from 650 to 500 in two months! I'm sure it will take TWO YEARS for it to go the other way. So, there goes any chance I may have had for a refinance. They have me coming and going and control my life.

Jan 15, 2009, I get a certified letter from Shapiro & Weisman LC attorneys, saying they represent HSBC NA, who actually owns the loan. (first I ever knew HSBC owned the loan I took out with Sebring Capital and they transferred to Ocwen--big mistake for me), and that I am in default and they MAY foreclose. My first question to my atty is why can't we try to deal with HSBC since Ocwen is Impossible? No, this can't be done. Ocwen has a service contract, so I must go through them. Fat chance!

Feb 26, 2009, I call Ocwen for one, last attempt. You guessed it, going in circles for ten minutes trying to get to a real person. I requested short sale info to be faxed to me in three days as the recording states. Four days later, no fax. I call again Feb 29th. Still no real person, and request a short sale agreement and a 'leaseback agreement' from the automated menu. Days later, no fax, no call, no nothing.

I have to state that having my loan involuntarily transferred to Ocwen 2 1/2 years ago is the single, most nightmarish thing that has ever happened to me in my life and I am 62 yrs old. I am a 4 yr US Marine, Viet-Nam combat Veteran and nothing in Viet-Nam was this bad!

Today, as I am sitting at my computer, after calling Ocwen 3 more times last night (no response, but I recorded the three calls), I am typing an e-mail to my attorney to tell him to go ahead and try a short sale since I have exhausted all my avenues with Ocwen, including two attempts with HOPE NOW (which is a complete and utter JOKE!), I get a phone call from a friend of mine who says, 'Hey, I'm really sorry about the house, anything I can do to help?' He tells me that my house is in the legal notice section of the local newspaper, and is scheduled for a Sheriff's sale on April 6, 2009, at the County Courthouse. Talk about being 'Blindsided'. This is the way Ocwen works. They are totally untouchable by anyone, including President Obama! They have ALL MY CONTACT NUMBERS, and did not even notify me of this action yesterday. Sound familiar? I read this same thing happening to others several times on complaintsboard.com

So, I am inviting whoever reads this to please, take a few moments (or hours if you have the time) to go to /link removed/ and read through the 1580+ and growing, list of similar complaints. Everything I have related here is totally true and is being practiced by Ocwen every day. It will turn your stomach and make you sick, and you will wonder how a business like Ocwen can remain in business and do these things to thousands of homeowners who, like me, are just trying to stay in their homes. They are consumed by the dollar, their greed, and are simply just too STUPID to try an easier solution or even look for solutions to these problems. We are all just a number to them and THEY DON'T CARE! Also I have enclosed a phone number([protected]) and e-mail address(William.[protected]@ocwen.com) for William Erbey, the CEO (Chief Egocentric Officer) of Ocwen. Call him and tell him what YOU think. I'm going to.

I have made it my mission in life to pursue this all the way to the top of our government, including the media, and I will join in any class action lawsuit attempt, and will tell my story over and over as many times as it takes. William Erbey, look out, you have started a movement! I don't have any money and I don't know where I will go, at this point, but I will try to help others in this same situation in any way I can.

I have a LOT more information, that I will share with any interested persons, attorneys, parties, or whomever. Let's work to stop this kind of ABUSE, because that is exactly what it is.

I have everyone on this page beat. I paid my house off in 200-200 I say that because that's when Deautche decided to put it on my credit report, since then Ocwen, has tried and failed for 6 years to forclose on my house, well this past Augest 4, 2015, they won, I have given all documts to the research dept, escolations dept, and every other dept Ocwen can come up with. I'm filing motions left and right going broke in the process, they don't care. They want my house because of the location, on top of all of this Ocwen, was not the ones I had the mortgage with, they sold my mortgage to Deautche, and they have Ocwen, servicing it, on top of that Goldman Sacks, invested in my property not only in 2006, but, also 2007, I called them and confermed yes they are the invester, so now there's 3 morgages on my home and I only know about the original, The kicker is no lawyer will go up against these s***bags and it caused me in attorney's who said they had this 250, 000.00 plus are the money in the last 6 years to fax Ocwen and also their s***bag attorney's it's all about the almighty buck, all this is so stressful and I'm sick to top it all off, If there is anyone who would like to get a class action suit together let me know please. Ocwe loan services is an very incompetent co. Ever i applied for an loan modification in january 2016, i have fax all the documents the relationship manager ask for. iam disable now i have fax confermation and copies of everything ocwen has recieve all what was ask of me. i been given all kinds of stall tactics verry unfair i also been lied to so many time this is so upseting and stressful which forces me to obtain an lawyer to handle this matter how many bad reviews do u need before u are out of business. My mortgage is with Ocwen. I agree with the frustration with the outsourced call center staff. They really are quite useless. Now you have to remember, this is a Native American owned company and they are out to do nothing but make money. Because of their Native American status, they are not subject to a lot of the rules other companies would be.

I too have tried a loan modification 3-4 times. Each time I'm denied because of some loan to income ratio not being exactly 30%. I'm sure if I could get the paperwork to show that, then there would be another excuse.

Please keep in mind that the mortgage company doesn't lose money if you default on your loan. That's what the PMI is for. They get whatever difference from that insurance, plus they factor in all the interest they have already made off of you in the years before. They will always make out ahead. It's not their job to care whether you have a house or not.

With a loan modification off the table, the next option is to short sale. Beware here too, because OCWEN will stick you with a bill for the difference, plus you will have to pay 1099 rate taxes on that as well. Still, you will have no house & some lucky person will have had the opportunity to buy it for what it was really worth, while your still paying the difference. This is a really bad & twisted idea. Who thought this gem up?

I saw online that there is this lawyer named steve beed who says that Ocwen has introduced a new program called the "SHARED APPRECIATION LOAN MODIFICATION". Ocwen will receive 25% of Property future appreciation in return for reducing the principal balance to 95% of Fair Market Value, reduce the interest rate to 2% & forgive any deficiencies in 1/3 increments if the borrower stays current on their payments for the next 3 years. Sounds good, but I'm skeptical. I'm sure they've rolled this out for the PR Sound Bite alone, and in reality it will be next to impossible to qualify for... but I'm sure that will all reveal it'self shortly.

In the meantime, I am considering bankruptcy. Think of it this way... continuing to pour interest into a mortgage, while not even touching the principal on a house that during it's life time will never see that return investment just does not make sense. period. First secure a place to live that you can stay put for a few years while your credit is still somewhat good. Second, secure all your assets in trusts, etc... Third, file bankruptcy. What this does is wipes all of the loans you report in the filing. You will then be debt free and after a few years you can start over from scratch. What I have found from people (including security cleared government workers) is that a person with no debt is more favorable to someone who is loaded with debt and paying on time. You truly do get penalized big time for doing the right thing.

After a few years you will be surprised to see that lenders will fall over themselves to have you start "reloading" your debt. seriously, this sounds crazy but it's true. A friend of mine that did this is now (5 yrs later) buying a 1/2 million dollar house at the low 3% interest rates in Northern Virginia this very month. If I had just dumped my house as he recommended at the same time he did, I would be in the great shape he is in now. Live & learn.

Of course, if you can qualify for HARP & be refinanced in the 3's%... worst case is that you can rent the place out, pay any difference out of your own pocket & pray that in 30yrs property values on a really old house will go back up and you'll break even.

Another thing you may be able to do (if the house is only in 1 spouses name or you have a family member that can help you out) is to let it go into foreclosure, then have that other person buy it back at current market prices and the great interest rates we have now. You can be guaranteed that even if you get into a bidding war with someone, since you are emotionally involved (tho I advise you not to be), you will be willing to go higher than someone who is sheerly looking at the house as an investment vehicle and whatever you buy it for will be far, far less than you owe now. It's only short sale that has rules relatives cant buy and that you can't live in the house again. Just a thought...

Emotions and financial decisions are never a good mix. It is only a house & you will find another one. It's better to think ahead and do this intelligently than to be unprepared and put yourself into an even worse situation that you will not be able to lift yourself out of. Break the ties when you see there is no place to go but down, buckle in, wait for the ride to end and then rebuild. I wish I had, although I am extremely lucky to have not been in a situation yet that forced my hand. I can still prepare. Better late than never.

oh, & btw... the only reason I bought the house at the price it was in the first place is because my fiance at the time was a real estate appraiser. He swore to me up and down that the house was worth the price and the values would only go up. I didn't buy the house to make money or flip it... Now that my loan to value ratio is so extremely high, this affects my credit & it slaps me with PMI payments & other negative aspects. Additionally, what could have been a reasonable retirement safety net (thanks to welfare class eating my SS payments) or something in the event of a catastrophic illness like cancer that could provide a little emergency money... is now nothing but a black hole. Yeah, I could have sued him for his crappy appraisal skills, but so many other people sued him first that he lost his license and disappeared. Like I said - never let emotions and finance mix.

What I learned after living w/my real estate appraiser fiance (who set up his business in the office located in the house) is that the appraisal process was a partnership with the real estate agents. They would call him and say "Ed, I have a house that is for sale at x$'s. I need you to make that happen." He would say "sure, I can finesse that for you." As long as he found a way to make the #'s work... he kept the work rolling in. Once the banks dried up the mortgages and everyone was underwater, then he got sued left right and center by poor elderly people who had lost their entire life's savings. I felt bad for everyone. So... this isn't just the fault of predatory lenders or greedy people buying more house than they could afford thinking they could flip it or people sucking the equity out of their homes to finance stuff (although that did exist too)... I think a large part of this false inflation was mostly enabled by the appraiser/real estate agent relationship. I saw it with my own eyes & I fell for it too.

The problem with Ocwen is they outsource calls to India, talking to unqualified operators that do nothing outside the manuel they must have for these consumer complaints. I am having the same problem. Except mine started 2 months ago, right when my loan was transferred to Ocwen from another servicing company. At first I was happy to be able to talk to someone about my account but after I got my modification papers and faxed them back to Ocwen, it was impossible to contact them for ANYTHING.I did not hear anything for a month so, out of curiosity, I just pulled up my account on the computer, and lo and behold, there was a note at the top of the account that they needed more information from me. Now I had not had a phone call, email or anything else asking for this and if I had not gone into my online account, I would never have known. I faxed the info. (for the 2nd time) and tried to call the man who was assigned to my account to see if he received everything he needed, but I could NEVER get him to respond. I am now 2 months behind and today, I again tried to call, with no results... so I pulled up my account again and there was a note that I did not qualify for the loan because I make too much money? I make less than $1300 a month and THAT IS TOO MUCH? I was furious so I called back in and kept pushing buttons until I got a woman on the phone who transferred me to the Modification Department and GUESS WHAT? The man I need to speak with only had his voice mail on so I left a detailed message for him to call me back because I think they have my information mixed up. Actually when I first called in for the modification, I was told that I did not make enough and now, I make too much? I am so glad I saw all these complaints about Ocwen because I am going to do all I can to get to the bottom of this.

I live in Tampa FL, my loan was originally with Taylor, Bean & Whittaker, who were seiged by the FBI or IRS...one or the other. Since that time, my loan was transferred to Cenlar, I was in the process of trying to remodify my loan with Cenlar, when I received a notice in the mail advising that my loan was now placed with OCWEN. I called OCWEN to try to see if the loan remodification paperwork had been recd and they told me I had to complete and submit all of the paperwork to them again! The person I spoke to promised to send me a remodification-package (forms). Two weeks later I had not recd it, I tried calling OCWEN and after holding for 30 minutes waiting for someone to respond, I gave up. I called at a later time and I was informed they had no record of my conversation with anyone. Needless to say that was January 2010 and I have still not received anything from OCWEN other than a certified letter tellimg me I was in default. How can this be legal?

What a joke this has been! I am so dissapointed in the system we have. Since that time, I have gotten divorced, I cannot afford my payments, I am so far behind on payments I don't think I could pay it off even if I wond the lotto! I have had to resort to placing my home up for short sale in an effort to salvage what's left of my credit. Where are the heroes when you need them? What ever happened to my 'piece of the American dream?'

are story is word for word same thing.are home is 19 day's away from being sold on the court steps in Sacramento county.we have a good friend who flips houses, and knows how to deal with theses thing far better then us, he is giving my father a truck off his car lot, to short sale the house so he at least gets something out of the the 10 years and 100k he just wrote off, and also let my parents live here rent free for 5 or 6 months.that way they can save and plan so they can start there lives over at 68 and 72 years of age, all this has taken servral years off my fathers life just worrying ware my mother will live after he dies, this is how we treat a 20 Air force vet.

and this all hinges on this short sale happening, so there are 2 more hard working elderly persons who busted there ### there hole life just to be sitting 19 days away from homeless

Ocwen foreclosure

My story, why, how and what happened

I had a home, in the late 80's about 1989 I was going throw some old mail as many people do weeding out what you don't need and I found a statement that just did not seem right it was my mortgage statement so I called the mortgage company that I had at that time. Simple enough that's when life throws you a curve. So I continued to try to fix the problem with my account calling all the time copying papers and mailing them in to the company you would think if you have cancelled checks that would be enough but it's not. Each time I would get to a point where I thought my account would be fix, and my loan was sold and I would have to start over with a new loan company. Again with first calling than mailing or faxing. And the calling was bad enough because you could be on the phone for hours. One time I was so determinate I stayed on the phone on hold for three hours and then transferred and still got know where. As the years moved on and life went forward it continued to take up more and more of my time and my life. I did everything I could to fix what was wrong with my mortgage but the more I dug the more I found wrong and the mortgage company and / or serving company was not going to fix it. Know one cared how many cancelled checks I had and/or any other papers I had they where not going to fix my account. Of course as the years go by your account gets worse and worse. And the letters from the mortgage company that they will be taking your home become more and more and you become scared that you will lose your home. So you continue to fight even harder and you start looking for help. Well let me tell you there is no! Help. If you can't get it done on your own it will not happen. The people in government will not help you they will just pass you along until there is know where else to go for help. You can for get a lawyer because you do not have a right to one the criminals do, but you don't. If you do not have money, a lot of money you will not get help that's how things worked for me. I filed complaints everywhere you could think of and no! Help. The facts of my case are as long and as twisted as a fictional story you read about in a book but its a true story. And there are many things that could have been done to

My story is one of fraud, thief, crimes against the state laws and the county laws where I once lived, crimes against the laws of the land, as well as the constitution of the united states, the bill of rights, personal property laws, tax fraud, falsifying records, defrauding the courts, legal abuse of the worse kind and I could go on but lets get to the rest of the story and the facts of my story. After many years and many mortgage company's and/or servicing company's I ended up with owen bank I had know control over who serviced my loan. If given a choose I never would have chose owen bank. You call they hang up on, they will put you on hold if you do get someone to talk to they transfer you around until you are disconnected. And you than start over getting know where this will go on for days weeks and months. The more you try the worse it gets I copied all documents and sent them in and months later I got one sheet of paper back so than I had questions so you start calling again and it takes weeks to get a phone call back if you get one at all. Just to found out you need to send more papers to them. At the same time you are getting foreclosed on and you get scared and start doing everything they ask.In my case I kept trying to work out the problem and I gave owen bank large amounts of money until I had no more money one payment was for 21, 409.00 to caught up my illegal default that I know I did not owe but I was scared and I wanted to keep my home. That did not help owen took my money and still took my home. At the time I had a refinance done and the trustee's office refused to take the money to pay off my home. When a mortgage company or servicer hires lawyer called a trustee it's like a pit bull with a bone that lawyer makes a lot of money and they will do what it takes to help steal your home that's my opinion.In my case the trustee wrong doing very illegal, refusing to take money to refinance my to pay off my debt, no certified return receipt notice not once but twice, holding surplus proceeds for the last 15 months, no notice of sale after auction and possible collusion conspiracy with the bidders I guess some people are above the law. After my home was auctioned the first notice I got was a writ of possession I was not notified by the bidders, the trustee, the court, the servicer or the mortgage company that my home was auctioned. The writ gave me 30 days to move out of my home or go to court. So I went to court when the court decided against me in this matter I appealed to the court special of appeals the matter was stayed, while still on appeal I was evicted from my home along with my family that lived with me at the time, if that was not enough the bidders, david and sharon wuest that bought my home at the illegal auction took 3/4ths of everything that was in my home while the sheriff watched. On june 10, 2008 midday the sheriff came and severed an eviction notice for june 17, 2008 at 10:00 am. He was early and did not look to see if the job could be completed in one to two hours as noted on the sheriff's anne arundel county web page as the sheriff's functions on evictions. David and sharon wuest did not hire to enough movers to do the job and complete it, in the time frame it should have been done in as out lined on the sheriff's web site and know care was taken to remove personal property china was thrown in bags and broken on purpose things where kicked down the front steps, by some of the movers or just never came out of the house, dumpsters where brought in and what the bidders or the movers did not want was put in the trash, one dumpster was placed in the driveway on private property where I was not aloud to go. Six days was not enough time for me to move my property by myself as my son was gone the weekends, I am a disabled widow my mother was 80 years old at time and I have a minor child in the home. With a 26 foot truck in front of the house that was being loaded when the sheriff came I would think I would have the right to get my personally property. I asked david wuest for 24 hours and was told no! There was no good reason why I should not have been allowed to remove my personal property as the legally law allows. We were told the moving truck had to be move so they could bring in another dumpster as well as my pickup truck also had to move giving use no choose but to leave while my property was trashed or stolen. The sheriff did not seem to care who did what and let them violate all my rights which the sheriff should have been there to up hold the law just as a officer of the court and/or county. I am a victim of fraud, thief and the system did not work in my case I had no protection at all, I was violated on a personal and a mental level. If the sheriff can not do his job in the manner of the law he should be removed from his post. The sheriff wrong doing was he just watch as they broke, stole, trashed just about everything I had. The bidders david and sharon wuest should go to jail for there crimes of thief over hundred dollars, malicious destruction of private property, violation of landlord tenant laws, possible collusion and conspiracy with the trustee.
That was the day myself and my family became homeless with no money and three quarters of everything we own gone we will never forget that day as long as we live. To this day still some what homeless living in a campground we have moved up in the world from living out of my truck and sleeping in tents to a camper. And the home that was stolen from me is still empty just sitting there. The trustee still has the surplus money from the illegal auction and myself and my family are still some what homeless living some where in the u. S. A. To this day I still have all documentation, cancelled checks and all files that I had to prove my case I kept everything.

I have heard that ocwen in on the verge of financial disaster. All caused by their portfolio of sub prime loans, foreclosures and inability to rebound from the current economic times. Every seven seconds a home owner will lose their home to foreclosure. The effect will be two children in every class room throughout the united states will be homeless. Government statistics indicate that 1 in every 200 households will be foreclosed upon. How much longer can ocwen continue normal day to day business? It’s all a sham and we’re the ones that will ultimately pay. I believe that we need to see some more banks and financial institution fail. The government can’t protect them all without borrowing more monies from foreign countries, china, japan, or social security. Like all those homes that have been foreclosed one day soon you’ll drive down to west palm beach, fl to see an empty ocwen building. What goes around comes around!

Dear Sir/Madam,
In following up on our multiple written and verbal communications, regarding removing my ex-wife’s name from all loan documents as per the agreement prior to signing the loan modification dated 07/25/2016, I am out of patience and so is my ex-wife regarding the above referenced matter.
At the signing of the modification, I was advised that my ex-wife’s name would be removed from all loan documents however, within the last 2 to 3 months it has come to my attention that you have not removed her name from the liability for repayment of the loan. I have had several conversations with individuals within your department advising me that the matter was being handled and action would be taken to bring about closure. As you are aware my last conversation held on Thursday, August 16, 2018 with a relationship manager, the removal of the reference signature is still pending. What is most confusing is the loan modification documents stipulate that both borrowers’ signatures are required prior to approval. Since my ex-wife refuses to sign a Quick Claim Deed, I was advised by one of your relationship managers that since the property at 1455 Horseshoe Road, Arrington VA 22922 was awarded to me in the Divorce Decree, I was to submit a copy of same, and OCWEN would move forward with the approval of the modification with my signature only. From that day forward all documents from OCWEN coming to me referenced my name only. So I was truly under the impression that her name was no longer associated with the referenced loan.
At this point you are asking me to move forward with a formal assumption which again is confusing, considering the fact that a loan modification has taken place.

Point of Fact:
OCWEN moved forward with the modification without notifying my ex-wife which negated her contesting the modification. Here is the contradiction, as a requirement for a formal assumption you are requiring my ex-wife to submit a Quick Claim Deed as well as her approval to move forward with assumption, which legally makes no sense to me.
What I have gathered from the conversations and the documents that I have received lately, OCWEN is making an assertive effort to cover up this grave error.
This is my last attempt requesting that OCWEN makes this right by removing my ex-wife’s name from the loan document and submit a letter of apology to me on your letter head.
Should I fail to receive the afore-mentioned by the 1st September 2018, I will move forward to bring about a resolution within the Courts.

After a year of waiting to get an approval for a short sale we requested an extension to close escrow last week before it expired and were told they had a 5 day grace period and if title sent the HUD for approval they would still allow it to close. Title sent it over on Friday and then again this morning and this afternoon with no response. Now they are telling us we have to wait 7-10 days for a new approval. We have buyers funds and all required documents to close and the buyer will have to have new docs drawn and additional fees to be able to close and thats if we actually get a new approval. By the way Ocwen is getting a payoff of almost 100 percent. You would think if you wanted your money you would get us a simple extension or approve the HUD that you had before your approval expiration. I have talked to several people today with no help.

My loan servicing rights have been sold to many a companies in a 20 year period, but now this service truly is the single worst. I tend to think and have found online proof of their deceptive practices and ways of lying to you! And i am no racist but they mosrly speak hardly any english and not broken english. The right hand of this company does not even know what the left hand is doing either! My problem began when i said for the 1st time ever had to call and tell them my wife had been laid off, and that i could not make the payment for the single 1st time in that 20 years and though all of the comonaies i have dealt with they are the worst. I unerstand companies wanting to save money but why not us people of the phillipine nation? They have spoken better engliah than most os usa folks. Simply true! Most all of the att personnel are just that! Well to furhter things along i learned about the "hamp" and my so called "relationship" manager which i think shoud keep in contact with me but he only calls every 4 to 6 weeks! He himself speaks very bad english and does not evenr truly comprehend. Now i may be a texan but i tell you i speak better and more proper english than counter parts here in texas. I was raised this way, to be very propper! So ino the "hamo" process i am told on april 16th, 14 all i needed were some typed up ltters of hardship for me and my siuation. Since my wife did not wok we could not use her info. Was told the 6th that i needed that i needed a copy os my ssa direct express card as the ssa hardly sends checks anymore. Well, in the most recent conversion in the month of may he told me that i neded 3 more vaious lettiers from the ssa office and a list of monthly payouts forms and 2 other that they had to custimoze just for me. It was suppposed to take 20 days or less to get them as the local ssa offices are to stop doing this type of letter effective oct. 2104 now. Most all have stopped already! So i had to call the national occie of the ssa. He now demanding thes letters he knew that i would not have them by 17 - june - 2014 which was my deadline according to him, and the final last time i could ever do the hamp. Well i have still not gotten my ssa documents that they promised. He admitted to me that he knew they more than likely would not be there by then! Is that not bad info or deceptiveness? Now i can either way till my wife goes back to work and do another hamp! Which i was told by my hud counseor that this man had been flat out lying to me now. That just is not true! You can fill a hamp put 1000 tmes if you wish too! Now because of that i am up for possible foreclosre if i cannot make a payment on 23 - june - 2014. I have been disabled since 28 - june - 2009 now. I am failing about what to do! I cannot do bankruptcy as for myself without the wife cannot afford to make th payments muchless filing monies, or even get a lawyer. I have no other living family and no where else to go! This is my prblem with them and it goes much deeper but an company that rgows at the rate they are and have, 500 percent in 4 years"? They need truly competent workers and customer service agennts. You can never speak to anyone but those of hindu / indian nationalities! Have any of you ran or had this same tpe of problem?> if he would have not change or demended things after the first time i spoke with him which was 16 - april then i could turned my app into them. Since he did what he knew and admitted to it, rather blatantly too~ i could of had my hamo in then by 20 - april - 2014. So are house is with Ocwen they have us in a foreclosure are sell date is Aug 19 2010 My husband called to see what we do with are keys and they told him that we are not in foreclosure and she said we were only 4 mo behind and there is no way that the house would be in foreclosure we told them we have the paperwork from the courts and all they would say is we are not in foreclosure they sent us a loan modification we are going to fill it out but I don't know if we should move like we had planed or stay and see what happens and the crazy thing is when they started all of this we were only 2 mo behind please help we don't know what to do.

This message board has helped me tremendously in the past but unfortunately I did get scammed last year. The company is called Owen Financial Services and they "offer" to help with credit card debt reduction. After you pay their one time fee of $595 (DUH) they will call all your credit cards and negotiate to reduce their interest for you. Ours was to be down to 6% for the life of the card. Throughout the process I was to receive a monthly written report with the status of each card including a monthly phone call from a rep. Well, long story short that of course didn't happen. NOTHING happened besides them taking my money. After numerous phone calls to find out what the heck is going on I filed a complained with the NY BBB and here is what they found out:

Ocwen Loan Servicing is foreclosing on my home due to the 22 payments that I am late. I am also $15, 000. behind in interest. I have requested verification, but I have received nothing that explains how the account is late.

After the original $84, 000.00 plus the late fees, interest arrearage, valuation and inspection fees, sheriff, mailing, sale, publication, collection/legal, filing, hourly court appearances, and many other fees. Including an additional $36, 272.20 interest arrearage, I have a $151, 000.00 balance that Ocwen wants to refinance into a new forbearance program to help me out.

If the $1067.00 was too much then the new $1200. payment amount is.

My loan was given to ocwen from saxon. our rates had gone from 4.25 to 8.25 500.00more month on our home. since my husband is in construction hard time paying. saxon was working on a home modification they sold to ocwen. for the last 5 months or so i have sent them all they asked me too... They kept telling me they would send me paperwork for a lower house note never did.. i kept calling them they would never return a call. i called them last night they told me i was disqualified..no reason? They are based in India and as far as i can tell by all the other complaints they are trying to take American homes from us...

How to beat Ocwen and get that loan modification you deserve!
In all the years that I’ve worked on mortgage and debt resolution matters, I have never encountered a firm that is as challenged as Ocwen. Ocwen uses a mixture of “old school” collection tactics & modern technology to harass homeowners and drive them crazy. Ocwen is notorious for padding the mortgage debt, inflating escrow accounts, misapplying payments and illegally forcing foreclosure action. Embarking on a solo mission against Ocwen is definitely a very daunting task. Unless you have an affirmative defense that will stop Ocwen from collecting on the mortgage debt, they will steam roll right through you and the foreclosure process. During my loan modification Ocwen failed to pay my insurance and it was cancelled! I had that insurance for twelve years and Ocwen put a forced insurance on my account I got my own insurance which was higher then the original. Ocwen admitted their mistake but did not keep their promise to pay it for a year and they went up on my mortgage! They are scandalist crooks and they know nothing can be done about it!

Ocwen fraud, lies, deceit...

Ocwen is one of the most frustrating companies I have ever dealt with. They purchased our home loan from the original company a few years ago and we have had nothing but major headaches since then. We have dealt with them for over two years trying to get a loan modification agreement straightened out because they actively try to create problems with it... "losing" documents, changing terms after-the-fact, ignoring dates when it is advantageous for them, feigning ignorance of documented telephone conversations, taking months to "research" questions/requests for information.

Any time that I have called ocwen, several problems are always faced. First, the call will be routed to an incorrect department - - i. E. , if I call the number for the home retention department, I will be routed to the customer service department. Second, the phone reps will typically either not want to transfer me, not know how to transfer me, or will disconnect me in the process of trying to transfer me. The phone reps are typically extremely rude, do not accurately listen to the customer, will consistently repeat the same script no matter how inaccurate or inappropriate it is to the given situation, are poorly trained, and are usually incomprehensible. I have had reps laugh at me (Not with me, but at me) , ridicule me, refuse to transfer me to a supervisor, lie to me, try to keep me from speaking, promise to "document" something on our account and never actually do it, and commit any number of other egregious offenses. Most calls are routed overseas to an indian call center and they have no clue what goes on here in the states. The call center reps are typically even more clueless than their us counterparts. I don't think I have ever spoken to the same person twice - - if you ask to speak to a certain rep, forget it - - either you will be refused your request right off the bat, or you will be placed into phone queue never-neverland, or you will be disconnected. Speaking to a supervisor is also a no-no - - most of the phone reps will actually argue with you when faced with that request, or will put you through to some voicemail prompt from which you will never receive a callback. Some of them will simply say ok and then place you into interminable hold... Just for fun, I actually stayed on the line one day when I was told I would be transferred to a supervisor. I clicked on my speakerphone and went about my business. Two hours later I was still holding for that supervisor.

The computer system at ocwen is archaic and pretty much useless. Worse than useless, it actually creates many of the problems we face with them. There is not just one comprehensive system in use at ocwen - - there are at least two systems in use by different departments, and likely more given the kafka-esque conversations I have had with ocwen reps. None of these systems communicate with the others in any meaningful way, and data is guaranteed to be either mangled or lost. One department does not know what another department has done, and there is no way that they will believe what you tell them has been done. Often, I am told by the customer service people that I need to speak to the home retention folks... And the home retention folks then tell me that I need to speak to the customer service people. And it can take hours just to be transferred from one department to the other, if that actually even occurs successfully.

One of ocwen's favorite tactics is to just shuttle paperwork, calls, correspondence, whatever, back and forth between departments until the clock runs out. Then they will act as though they never received anything, never spoke with you, never knew anything.

If you have any choice in the matter, stay away from ocwen... Far, far away

I have not had the displeasure of being a customer of this bank, but I have been trying to purchase a foreclosed property handled by them. It appears that during their foreclosure process no one bothered to research owners or lien holders on the title. So when my closing date of 10/23/09 came along, we could not close because there was a second mortgage discovered. On 12/30/2009 the foreclosure for the second mortgage was filed, and as of today 2/8/2010, the 20 day summons has not been surved. After five months of being told by the listing realtor that it would only be one or two more months, and finding out from the attorney handling the foreclosure that it will be more like six months before this process will be complete, I have moved on. I have requested to reimbursed by OCWEN my home inspection, appraisal and survey costs, due to the fact that they fraudulently listed this property that they did not own. Waiting for a response from them. But from all of the comments I have read, I will probably never hear back from them, but I will obtain an attorney of my own and sue them for every thing I can possibly get.

They are the worst I have every dealt with as far as Mortgages go. Our loan was just sold to this company for some reason because we have never been late or anything on our loan. However, the first notification we received from them was a late notice because they didnt' have the records transferred correctly. Then trying to get someone on the phone to answer your questions is the most frustrating thing I have ever had to do. I spent well over an hour waiting only to get a voice mail.

We want to get the loan out of this company because in my short dealings they scare me. The even funny part is that in the correspondence I received from them it says they are a debt collection company in the footer but in the header they say "Helping Homeowners is what they do! It sure seems like they are trying to help when you can't even get a represenative on the phone.

I will be filing a complaint about them with the AG's office and BBB...but it doesn't seemt o be doing any good.

I have nothing but horrifying experiences too. I just on hold for over an hour only to be badgered by the Indian man (who I could not understand) telling me that he was smart and knew all the laws, rules, blah blah blah. I simply wanted to know why they had said my foreclosure hadn't gone through yet, yet my credit report clearly states a foreclosure on it. I just want all the harassing phone calls (3 times a day all after 8pm) to stop. He transfered me to a supervisor at which I left a message. But from the sound of the other complaints, I will not hear back. They are by far the WORST bank I have ever worked with!

I have been with Ocwen now for a few years, not by choice may I add. They are horrible as everyone claims. They don't care about the customer and play games. Tried to do a loan remodification. Was told what my new payment would be which was to include my taxes and home-owners insurance. Also told me what my new lowered interest rate would be. Was told thay needed to discuss with supervisor and would get back to me which they never did. When I called back a few days later everything changed. Costs and interest was higher. Was told that I was supposed to fax certain forms and info to them in which was never discussed the first time around. Was also told that I needed to send $500 to them to satisfy which was also never mentioned the first time around. Took forever to get things straightened out. Not happy with the interest rate or my monthly payments, but at least I still have my home. Would love to get away from Ocwen.

Ocwen ripped off

Hey Obama! Try and figure this one out! Maybe these "unfair and illegal" practices being administered at ALL unscrupulous mortgage lenders doing business in the Unbited States, need to be looked at first!
This company needs to be stopped! They are not trying to help the American economy by ignoring request for statements and explainations! Only, perpetuating foreclosures!

We spent $20, 000.00 to save our home from the grips of Ocwen. Have made on time payments for over a year with escrow included. Even have proof of all payments made through quicken books. We are trying to refinance through another company to lower our high monthly payment and, surprise, surprise! Our mortgage broker notified us that Ocwen is reporting us late and that we more than what is due!

Fortunately enough, we have the means to hire a real estate attorney. I feel so sad for those who can't afford a lawyer to help them. Unfortunately, i think that it is protocol for this company to push and push, take and take everything they from you, until you hire an attorney. Good luck to all of you being ripped off!

that is happening to us. Only OCWEN will get a suprise with our house it is under constructions right now and they want us out by 1/27/11. A month and a half to move 10 years worth of belongings. hey will never get out of our house what we have.

Ocwen unauthorized charges

Ocwen federal bank was assigned my mortgage after a forbearance program agreement with hud in 1997. They send us a letter stating that we were going to be on the program for one year to continued paying $668.31 a month at fix rate of 6%.In 2000 they went up to $866.00. Since my property is a town house condo I was also paying $146.00 in condo fees and sending ocwen $308.31 for the escrow account also, the entire mortgage payment was $ 1166.44 which it was more than what I was paying before the forbearance program.

In 2001 I was behind on my condo payments because I lost my job and my wife was the only one working and paying all the bills. The condo association send me a letter advising me that they were going to take me to court because I was behind $900.00 in condo fees, they also a letter to ocwen and after the condo association foreclosure on me ocwen used my escrow account to pay the association and charge me the $2, 800.00 which I put back into my escrow accounts and without knowing I continued paying my mortgage.

In february 2008 I run into another problem and I left my job to care for my 26 year son who was dieing, I fell behind 2 payment and I requested a loan modification from ocwen and they agreed to let me pay them $1540.00 to start and $1, 157.44 for one year, I signed the paper and send them the first 4 payments.

On november 2008 I received a letter from lasalle bank asking me to move out that my lease canceled, they also send me a letter to appear in housing court. I did not know that my property was foreclosure by ocwen in 2001, now that I have a lawyer they agreed to sale me the property back for $140, 000.00 which is about $35, 000.00 more that what I pay for the property which was $109, 000.00 what happened with the 14 years of payments that I made.

Ocwen loan services llc are crazy if they think I am going to buy the property for than what I pay for in the first place.

Someone need to have this people investigated because they are taking property away from people without law involvement. They are thief's...

Ocwen fraud and scam

My mortgage servicer is Ocwen Loan Servicing. Like others here, my loan is in redemption period and has just ended. Unlike others, I have had the funds for 3 months to pay off Ocwen/ HSBC NA and have been refused payoff letter and payoff amount. Numerous calls to the companies attorney and to Ocwen have come up empty handed. I am looking for individuals in Michigan that are having the same problem. I am fighting this in court as they are now trying to evict us from the home. We are responding with the grounds that we have been trying to payoff the loan thru the redemption period and Ocwen has refused to give us the requested payoff information. Actually Ocwen stated that the house was a REO when we were still in redemption period and told us that we should not even be in the home.

We even had a real estate agent tell us that Ocwen states the home was a REO and he tried to get it straight with them and ended up telling us to move out for 2 weeks and then buy the house back at a discount.

If anyone is having the same problems, please contact me.

In 2001 I worked for Ocwen as an REO Sales Manager and it was an utter disaster. I was charged with selling non-performing residential properties in a 9 state assigned territory across the country. In the six months I was there I watched as the company berated loyal employees who fought hard to stabilize the assets, get BPOs, hire brokers, list the properties and sell the assets in a timely fashion. Employees were rewarded with ever changing pay policies, unrealistic attainable goals resulting in no performance bonuses being paid out. I took note that a considerable amount of outsourcing was done to people in India and elsewhere and the company apparently managed both domestic as well as overseas employees to handle the sale of real estate assets. In 6 months I was able to move $2 million of properties at prices averaging 90% of appraised value typically within a 90 day timeframe. My reward was no bonus, a call from HR telling me to come to their office at which time I was terminated for vague reasons. This organization has no business in being charged with the disposition of ANY real estate held by bank-owned but now government held assets. My understanding is that it has gotten worse and the communication within and outside of the organization is terrible.

Don't ever get a loan from this Bank...I was sending my payments to them for years and then I get a letter saying that they have not received any payments from me after 3 years...Real nice Bank...I have cancled checks that I sent them...What ###s...I should have never gone to this bank to begin with...

our mortage company has raised our mortage and openened a escrow account to pay our taxes when we pay our own taxes...we always have home insurance but they say we dont and they force insurance anyway...we send proof that all is paid but they do nothing

unlike others? unlike others? who the hell do you think you are? we purchased our home in 1994 through Saxon, we were never late on payments, we didn't know Ocwen took over our mortgage in 2010 as we kept paying Saxon, after 3 months we got a letter from Ocwen saying we were 3 months behind on our mortgage and we owe $6, 000.00, so my first thought was Who The Hell Is Ocwen? I called Saxon, guess what Saxon is out of business, so where did my 3 months mortgage go? it did not come back to me, it did not go to Ocwen so they say, And guess what? You can not speak to an English speaking person unless you are an attorney so my attorney called and they said we were $8, 000.00 behind, now this was all in a matter of 4 days it went from 6 to 8 thousand dollars, we left our attorney's office drove 7 miles home and called Ocwen and was told we were $12, 000.00 behind and they were going to foreclose on us, What The Hell Is Going On Here? Within 30 minutes the price went from 8 to 12 thousand dollars. HOW? I Google Ocwen and found out they are screwing thousands of hard working people like myself so I refused to send any more money to those CROOKS, Bank of America took over our second mortgage from First Franklin and is doing the same thing, guess what? First Franklin OUT OF BUSINESS. WE GOT SCREWED. and our credit is SCREWED too. Just Try To Rent or buy again With Bad Credit Caused by LOWLIFE like ocwen... You get nothing but screwed from Ocwen...

HAMP ISSUES WITH INSTRUCTIONS AT THE BOTTOM: My husband has a mortgage he took out before we were married. He always paid early with an automatic bank draft and for more than what was due. He had never been on government assistance in his life and had perfect credit. After unexpectedly loosing his job in June of 2009, we found out that we qualified for HAMP. We started out with TB&W and sent in “verified” information to qualify for HAMP. 3 trial period payments were sent in to TB&W who shut down during the trial period process.

At the advice of Freddie Mac, my husband put his credit on the line and was told that it would be cleaned up in a few months once the payments were capitalized on and the final was complete. Cenlar took over TB&W’s loans and held our file for 6 months. During this time, they cashed our trial period checks and claimed they never received the money. They would not return phone calls. They threatened foreclosure even when we were paid up on the trial period payments. Cenlar lost all of TB&W’s paperwork. Cenlar asked us to send our copies of the paperwork 5 times (documented). Freddie Mac told us they would escalate the matter and sent paperwork to Cenlar on our behalf.

Freddie Mac finally told us to ignore Cenlar and that Cenlar did not handle HAMP files. Why then would Freddie Mac ask us to send our HAMP paperwork to Freddie Mac to escalate the matter for us? Why would Cenlar ask us to overnight, mail and fax the HAMP paperwork to them 5 times if they did not handle HAMP? Why would CENLAR cash clearly marked HAMP checks? We also sent emails, letters, and made phone calls to all parties involved. We tracked down a skeletal crew for TB&W and got the tracking numbers of the information that TB&W had sent to them.

Freddie Mac told us not to pay Cenlar that they had found a servicer named OCWEN to take over our loan. We were told by Freddie Mac that OCWEN agreed to capitalize on the payments and bring us current in January of 2010. There was just the legality of sending over our file from CENLAR. It is May and no one has our file. I again sent copies of our paperwork to an onsite Freddie Mac rep at OCWEN who did not give our paperwork to the correct parties. This new Freddie Mac rep also lied to us stating the our file we sent was being looked at by underwriters in India. Then when we checked back with him the file was being reviewed by the Treasury. Then the file was up the chain at Freddie Mac. He lied and is now working for a bank in California. When we called Ocwen, Ocwen said that this was all up to Freddie Mac to decide. Freddie Mac claims it is all up to Ocwen to decide.

Here is the long and short of it. Any chance of my husband finding a job in the line of work he had performed in the last 26 – 27 years is over due to following the advice of Freddie Mac. In his line of work he had to have great credit. Freddie Mac reps knew this all along. We would have not chose this path had we not been guided this way. My husband has a 401K that does not come into consideration when applying for HAMP because it is his retirement. We could have bought some time and put the house on the market by using this money. We did not want to lose our home, which is what HAMP is made for. We used my small salary which would be enough to pay the modified payments on the home. Remember, I am not on the loan and they all knew this. According to HAMP guidelines, I can contribute part or all of my income.

First Ocwen states that we did not send in the proper documentation. This I proved not to be true. I also showed them that the person making the decision is confused as to who is on the loan and who is not since I, a female, continually am addressed as “he” in their interoffice memos.

They then tried to blame Taylor Bean and Whitaker saying TB&W signed people up illegally only using “stated” income and that was how we got signed up. I then had to prove that TB&W went overboard with me and made me send in “7” pay stubs as opposed to the “2” that is standard and my pay was “verified”. By the way, at the time we qualified, “stated” income was allowed and really should not matter until we do the final mod just to verify my income is still the same. I also told them TB&W used 2 negotiators instead of one to come up with our payments. I then asked where all of the original paperwork was at to clarify the issues since TB&W used Freddie Macs worksheets to come up with our payments and to qualify us. Our paperwork is still lost.

Now all of a sudden, Ocwen is saying that I can not contribute but 50% of my income and that is not enough money to pay the payments they claim. They did not alter the loan to the 2%, they did not stretch the loan out for 40 years, and they did not do the NPV to adjust the principal. These are all listed as steps they are supposed to do. We had to tell Ocwen and Freddie Mac what the guidelines stated because they have no clue or they are playing dumb very well.

From what I have gathered, all of these loan servicers are conveniently losing files. I wished there was a way to file a class action law suit for missing files. I know that there is a protocol that has to be taken for the storage and care of people’s financial information and I have been told there are 100’s of thousands of files missing! People are being disqualified after being qualified for HAMP for trumped up reasons like all of a sudden “not enough income” or “missing paperwork”. Everyday people like us our being lied to by the servicers and Freddie Mac. We are given the run around. We are not allowed to talk to a real person. Ocwen's phone system will recognize your number and dump you in a generic voice messaging system where no one will return your call. They all send out generic automated letters. They honestly do not care because it is a numbers game to them with a group of files they want to quickly get off of their desk and grab the rewards in the process. A lot of people are giving up and walking away. Others are taking stands. The Urban Justice Center in NY [protected] has filed suit against a large bank JP Morgan or Chase I think, for 3 people who were lied to. The National Consumer Law Center in Boston has filed a Class Action Lawsuit also.

If you are going through the same issue, here are some things you can do:

File a complaint with your State Attorney General (states are gathering complaints)

Contact your representatives and congressman

Contact your States Financial Regulations department and file a complaint (states are gathering complaints)

Keep documentation – I have recorded phone calls and emails from Freddie Mac with their guidance

There are a few lawsuits going on across the Country

Go to www.hmpadmin.com and do research to see what fits your criteria.

Read the directives at the HAMP website. Q1222-01 is a great one!

Call Freddie Mac’s corporate number and when it asks for a person’s name, ask for the CEO.
File a complaint.

Send a complaint letter to Freddie’s Mac’s CEO

Address complaints to the loan servicer on your loan’s President of the Company (in some instances these are the only ones that get through)

Ohio’s Attorney General is filing a class action lawsuit against some servicer regarding HAMP (maybe your state will follow soon if enough complaints are made)

Go to YouTube and check out the videos by attorney Englett from Orlando.

Go to the HUD website and look at some of their videos to get help. www.hud.gov

I'm not going to comment on the 'Unlike others ' comment. Great! I'm happy someone has money, unfortunately I don't. Ocwen is a scamming company that was shoved onto us by Cenlar who took over from TBW. I'm trying for a Modification with Ocwen. And as the previous poster stated, their phone system is useless and the foreign employees even more so. Oh their scanning system is outdated! Every single time they ask for YET ANOTHER document and I fax it, it can't be read once they 'scan it into the system'. So I started to send everything USPS and it still couldn't be scanned clearly. My file with them has to be almost 200 pages. I asked if they were deliberately dragging it out to force me into foreclosure and was basically torn a new one...lol! Very defensive they are! My tale of horror is too long to write and too boring for anyone to read. I just wanted to put out there that OCWEN SUCKS!

We have also had bad dealings with Ocwen. Our home went into foreclosue after I lost my job. We tried to deal with this bank with a request to lower our payments through a modification program. The response we got was that our investor does not approve any modification programs. In order to save our home we hd to come up with a large lump sum of money in order to be put on a forebearance program. This program was to provide an "affordable" monthly payment to help us catch up on the arrears. This payment ended up to be double of what we were originally paying. Some help there. With my income being cut in half while collecting unemployment benefits, I called them one month and asked them if we could reduce that payment because of some unexpected car repairs. They refused and immediately put our home back into a foreclosure status. We again requested a loan modification program which would fall into our income catagory and once again, they refused our request. We were offered another forebearance plan which required another large sum of money as a down payment...double from the first plan...and they again raised our payments. It takes everything we have in order to pay each month...cutting back on all expenses to include me having to give up my health insurance. I had sent them several emails questioning Ocwen's claim of helping several hundreds of thousands of home owners' in our same situation though loan modifications and why they are false advertising...and, as you may have guessed...never got a response to this question. There is a class action law suit that has been filed in 2009 and we are going to find out if we qualify to join it. Our situation may differ from yours, but this company is ruthless. First of all, when you call them, you are put on hold forever...coupled by the fact that you are talking to a foreigner who you can't even understand. I was also advised that these people get a bonus for each forebearance plan they set up. Oh, and a good one...for all the money we gave them as down payments for the plans we are on...$10, 500 total...we asked them to show us where this money was applied because it didn't seem like our balance was reduced after paying it...we were told that they were doing us a favor by allowing us to keep our home! They listed about $16, 000 in legal expenses...I asked to show me the bills for their lawyers, etc, since these expenses were tacked on to our balance and they told us that this is private information for their use only and that we don't have the right to see it. Well if I'm paying it I want to see these legal bills they claim to have paid. This company should be stopped.

I am very curious how Ocwen is set up (different independent business people or all employee; independent, but working under the blanket of the business, etc), . I think it was after the time frame you gave but maybe not. Was Dimitry B Ioffe involved with the company at that time? There is a poor public rating that is emerging regarding his name and business(es) such as DBImg and REOticker.com, which if I am remembering correctly were/are somehow connected with Ocwen. I was trying to follow allegations about him, but there was personal mud-slinging between him and an ex girlfriend using multiple aliases that were easy to see through on a couple of threads so I separated myself from those threads. It became too difficult to find the business "complaint" portion mixed in with non related personal issues. Any additional insight regarding Ocwen appreciated.

Ocwen stay away!

I seem to be having the same problem everyone else is here. I have two payments sent to there so called PO box that they haven't posted to my account as of yet and it is going on 2 months now, when I try to contact these foreigners I can not get a answer to what is going on so they report me as late. I have even e-mailed them and they assure me there online statement is correct which is a lie. The other day I was on hold over an hour and still didn't get to talk to someone. I have had nothing but trouble from the people and really getting sick of it.

My daughter is deaf so I handle the mess with Ocwen for her as relay would never put up with their unintelligible language. They are second mortg with 11 plus interest rate

Her first mortgage Indy Mac did a modification after she lost second job and finances changed BUT all Ocwen does is harrass and promise They say they haven't received financials then makes mistake and tell me something they would only know if received then oops sorry I do see where we received. But according to their calculations she should be able pay extra $200 monthly Her expenses are higher than income so don't know what program they have in their system.

They call several times weekly asking same info Nothing ever happens except they add more fees and something they call drive by inspections fees to be sure property not vacant! Where would she go single with 2 kids...paymt over $1300 mortgage monthly.

Lawyers are usually of no use in dealing with Ocwen. You need a mortgage specialist, instead, to browse all the statements/documents Ocwen must have surelly sent you and get to the thruth.

I was in a 5 yr ch 13 bankrupcy and OCWEN was one of the debtors. OCWEN stated I owed them 18, 000.00 in forbeareance. at the end of my 5 yr bankrupcy, less than 10 days after the discharge, OCWEN stated i was7000.000 behind. My attorney has filed a lawsuit on my behalf. I also contacted my state representative. I refuse to allow this company to steal another penny from me.

My experience with Ocwen is similar. Voicemail hell and the right hand not having a clue what the left is doing. I would consult a realtor you can trust. They will have the ability to verify what the status of your account is with the courts. I got plenty of scary bogus letters and varified via same plus other resources that most of it was not: Find the best applicable lawyer near you for INITIAL FREE counsel regarding your rights (hamp loan, bancruptcy etc). Trust me, it will AMAZE you what you will learn. MAY WANT TO REFER TO THIS SITE AND ALSO DISCUSS PROBABILITY OF A CLASS ACTION SUIT. COUNT ME IN IF THAT IS THE CASE! NEOBLUEYES@GMAIL.COM
It took me a year of due diligence via phone, repeat applications, a journal documenting all of my efforts, and emails to get my HAMP agreement after I was refused once and sent an in-house bad deal which I refused. My orignal loan was sold 3x in 6 months! I talked to an ombudsman along with several different alleged Ocwen departments, 2 lawyers, and several realtors to aquire info regarding MY rights. I finally got my agreement, it is noted as rec'd (certified and on web) but all other info is skewed. So far...so good. DO NOT LET THEM SCARE YOU. Defend yourself in all ways imaginable! Ocwen beware!

I too have been ripped off by ocwen. There is a law firm in california that is filing a class action lawsuit. It is imperative that our voices are heard!

Maybe if we all write to them they can do something. We are about to lose our home due to ocwen's unfair practices.In addition, the notice of foreclosure has a cal-western reconveyance corporation as substitute trustee, which is a holding company of ocwens! Ocwen is only a loan servicing corporation, and does not hold the promissory note of our loan! Db home lending does.

This is my story.

I can not believe the way you have treated me. For two months I have been trying to get this property at 4281 Banks Rd Middleburg FL. I have submitted bids, you have sent me a contract but because teh contract was marked Cash you conceled the contract. We had a letter of funds available but you said it was financing. So we sent a $1000.00 earnest fee and have been waiting for a new contract. Have contacted you by phone or e mail for over a week. just enough time for you to get a friends ducks in row to swoop in and take the property. My bid was for $32, 000 at first then resubmitted because of a new contract and you gave the property away for $30, 000. We got no counter offer on this last go round and we could have gone to $33, 000. We have worked hard to get this property and I can not believe what has happened. I will report this to God and everybody else and then any one else I can find. This is wrong, it's cheating and it's evil.

the first statement we got from them was double our paymnt, they told us it was late charges, we werent late, we payed it, the next mounth they wanted double that we sent it, the next mounth they wanted more than that, it was obvious they were making it impossible to to keep our home, plus they added 10, 000 dollars to what we owe, is there something that can be done about this

My husband and I ask for A modification on our mortgage in Nov 2010, we got a letter saying we had to pay 3 trial modification payments, downpayment in Dec, 1st trial payment in Jan, then feb, and then the last one in March 1st 2011, We are still waiting we have been calling them since the begining of March, In the middle of March we got a default letter and we have paid everything on time as they asked and they have all the documentation they have requested from us. I have 10 diffrent times. now we have an attorney involved as well as homeowners hope (www.makinghomeaffordableth.gov) they called OCWEN with me on the phone (3 way call) and we spent 2hours on the phone, and we found out absolutley nothing. My husband has no work and is going back to school to be a police officer, I am the only income and I am scare that we are going to loose our home, We have never been late on our payment, this is such unnecessary stress, I am sick literally sick over this I can't sleep. This company needs to looked into and shut down, this is horrible. I was told by Anil Kumar in the Modification department not to pay my April 1st payment until I call on tuesday April 5th, I am going to pay this anyway because I don't them to have any reasons for forclosure/ default I am tired.

I have been getting the run around to I have faxed over and over the same documents and they still havent helped me on my loan modification I dont know what to do I dont want to lose my house my husband died last year and I am fighting them alone. My payment this month is $1220.36 my payment is only 635.61 this is for paperwork they say they have done I am a widow drawing disability I will not lose my home without a fight Everyone I speak to is in India. Ocwen mortgage rip off

I entered into a Forbearance agreement in 2007 after falling ill. They never increased my payment and each month reported me late and charged me late fees for payments that were made on time. They entered my account into escrow and was suppose to have paid my taxes and insurance. Which they never paid taxes and I got them to pay the insurance one time, but they never paid the taxes. I told my attorney about this to no avail. yet they continue to charge me for escrow, but says my account was "de-escrowed'. During my bankruptcy, they tried to get the protection lifted off of my home so they could foreclose. I had my bankruptcy dismissed and am now in foreclosure. I went through the Hope Now counseling program and my counselor tried to work out a loan modification, but because we were having to deal with someone in India who did not speak good English (which is common for Ocwen to out source their customer service calls), tried to put me back into a forbearance agreement demanding 3200.00 dn. We asked him if he knew what a loan modification was and he tried to say he did but when I asked him to tell me what it was, all he said was this all he could offer at this time was the 3200.00. Because I have been "contractually late for 16 months", despite the fact that 13 of those months I made my payments on time.Now I am looking at my last statement and it shows a "property inspection fee" though it is only 10.00, there has been no one come here to inspect this property. These ppl have ruined my credit and now are taking my home and you can't even speak to an American who can understand you.

why ch5 is not talking about want happen with the company of the powerful and rich and corruption that case the problem . this is what want to here about not the law of the land we want to hear what, when, why when it started who stated it and why did the stop the corruption why the are still cover up .

Our mortgage was sold to Ocwen and we have had the same problem as the majority of these complaints. The difference is I filed a complaint with the Attorney General of Ohio. When his office became involved, Ocwen suddenly provided a letter to them indicating it was an error. I have since kept a file of everything they have done including my responses and have advised them I will continue to file a complaint with the attorney general and if necessary, they can talk to my attorney. I would love to see a class action lawsuit against this company. My suggestion is everyone should flood the attorney general's office in their state with these complaints. We filed one with the BBB also, but that doesn't do anything other than register the complaint. I think it is sad that a company as fraudulent as this company is allowed to function and I have advised them of this. Like trying to charge me a ten dollar bi-monthly drive by appraisal fee. I told them I would not pay it and I have not. This was all sent to the attorney general's office.

all justified. deal with homebased banks only or Credit Unions! for now on . dont even give those foreign bloodsuckers your checking account or savings or IRA monies. American for americans.

through global outsourcing, i'm going to lose my home because i get called 7 to 12 times a week by someone i can not understand.Told by some in Indian that is up at three a.m. to tell you that their forclosing on your home...Watch "Diverted to Deli" . Mine started with the most preditory of all loans, to in one weeks time, being approved for loan modification, to being served mortgage forclosure papers to being told to send in initial first trial loan mod payment, sending in payment, using return receipt. Them excepting the payment, then calling me and i think, he said my money did not get used as my first trial loan mod payment...NOW WHAT?

i am with you all...my loan was with litton loan and bammmmmmm from nowhere i get letters from Ocwen stateing i am late on my motage...I called them and they said they now have my loan not litton. I didnt receive any notification of the change and had been online bill paying litton and now...LITTON WENT BANRUPT and they cant find my money i paid so since then...Ocwen is billing me all kinds of crazy fees and I am going crazy! my bill is up to $1000 that they say I owe and all I owe is $279.52 and its not even late...I cant believe this is even happing and it has stressed me to no end! Now i came acrros all of you with similar problems and i am scared to death...I have no money for a lawyer and no money to be giving away freely to these ###s

We have been in a Chapter 13 for three years. Saxon Mortgage did a modification back in Feb. of 2008 and then they sold our loan to Ocwen Loan Sevicing, LLC on 04/04/2008 Our arrearages was put into our loan modification .Now Ocwen Loan Sevicing, LLC is asking for the back payments that was included in the modification .I have a letter that show this from the UNITED STATES BANKRUPTCY COURT .Ocwen Loan Sevicing, LLC is waiting for our Chapter 13 to get over so they can foreclosure on us But We have never been behind since we been with Ocwen .All I can say is PEOPLE THAT VOTED YOU IN! THIS IS WRONG! OUR PRESIDENT IS ALLOWING ITS CITIZANS TO BE USED, ABUSED AND TOSSED ASIDE FOR POWER HUNGERY MONEY GRABBING CORPORATIONS LIKE OCWEN! AND SAXON we would be more than happy to be part of a class action suit against these sleezebags

i had a mortgage with this company, they, I think totaly screwed me. I was behind in my mortgage, I filed bankrupcy, to keep my home, luckly, i sold the house, I sold it for a little more that what i brought it for. At the closing table they took all of extra money I was suppose to recieve at closing I left with zero... Then they tryied to make me file taxes on the second mortgage. contacting the IRS. they said that I did not have to file taxes on the second morgage. something is truly screwey about this company...HELP...

8/23/2011 My mortgage was sold to OCWEN three months ago from SAXON mortgage & I never had any problems with SAXON Mortgage However Now since it was sold to OCWEN I get harassing phone calls from them saying they are a dept collector trying to attempt to collect a dept & I have NEVER been late with them. Now I am getting calls from places OCWEN has given or sold my personal info to & represents them self's as being affiliated with them or they say they are OCWEN & they have all of my personal info like SSN, my birth date & how much I earn & that I get medicare & SSD /SSI a lot of my other personal info & I could not be leave this was happening & I did some research of my own & come to find out they sold or gave all my personal info to a company called ::> National Union Fire Insurance Company of Pittsburgh, Pennsylvania

So after this happens I call OCWEN to ask to speak to some one in charge & I spent 2 hrs on the phone with the same NON Americana that I could not hardly understand & after 2 hrs of saying numerous time's I only wanted to speak to some one in charge well then after this he transfers me to a women that also did NOT speak English much at all & still got no satisfaction. I signed a paper when OCWEN took over my mortgage not to release any of my my personal information. I also looked into OCWEN when SAXON mortgage sent me letters telling me they were selling my mortgage to them & after I found out about them I wrote a letter disputing the sale & also called & I was told I had no say in it. I am scared to death! Our mortgage has just been sold to Ocwen, and, although we have never been late nor behind on our mortgage I can see it is only a matter of time before we begin having difficulties. Any advice as we begin with this predator company?

my parents mortage is also through ocwen. they sent a certified letter saying saying the loan was in default. i live in the house and am trying to take over the mortage because both my parents are deceased.the payments are low because i have been living in the house for over 30 years ocwen wants proof of course and is giving me the run around so here we go. it gets better they want all the back payments by august 30 for about 7, 000. who has that kind of money anymore. am depressed so i am at a loss of what to do. the envitable will happen. it will go into foreclosure

Ocwen refinance instead of foreclosure

I recieved a letter to help to keep from forclosure and I called and spoke with customer service and they informed me all I had to do was sign the enclosed packet and fax it to them and then go to money gram and send the money. Well I did that and now we are in jan one month after this agreement and they tell me that the agreement was not accepted because they could not read it and the customer care associate told me I should have called back to ask them if they could read it and when I told him that I did call back to make sure that everything was recieved he stated I should have called back a couple of days after that again to ask if they could read the letter. It seems as if all that kept me from foreclosure was simply calling to inform me that the letter was not legible seem unaccepatable especially when I had called twice and that was not mentioned to me now he states I have no options and foreclosure has been set for feb 3rd we are in tough times and I was trying desperately to keep my home and a simple call back from ocwen could have saved me from uprooting my family espcially when I did call several times to try to get the payments and documents handled
Please assist with this loan #[protected] and I just found out on jan 29 that the money gram that I sent to you all was returned to me and I could pick this up so again there was no communication giving to me even when it was insisted that I should have called numerous time to check repeatedly to see if the loan was approved and it is very upsetting to find out three days before that I have no home
