The Seals are broken on the window’s and the windows are allowing cold air and moisture in and freeze on the inside of my windows. I was told by the warranty dept. that this was normal because they had to seal themselves but come find out that the windows are defective and the installation was incorrect. I have more ice on the inside of my windows than outside. Our home is 1 year and 3 months old and now I have to replace 9 out of the 14 windows in my home.

We bought our Ryan home 2 years ago. We had a backlog of 9 months on warranty issues. I guess they decided it was too much for them. When we called corporate to find out why we were not getting called back, they said they canceled out warranty and sent us a letter(we received no letter). They have no legal right to cancel a warranty bought and paid for. They were well aware of water damage in our master bath. Saying we should paint over it. We called a remediation company. Ryan said they would pay for it. That's when they canceled the warrantyDid not pay us for the remediation cost. Please do not buy from this company. No integrity. Poor quality of workmanship. The corporate office will not call back. Lawsuit is our only recourse. They are a Fortune 100 company and have money to burn for the wrong reasons. Please avoid this company at all cost. We have been suffering for 2 years in this house. One major problem after another,

I WOULDNT wish a Ryan Homes home on my worst enemy! Worst home builder EVER! The house is cheap and they won’t even fix the issues with the mistakes THEY made! I will NEVER buy another one ever again! I wish they would go out of business! Just a warning DO NOT PURCHASE A RYAN HOME! Plumbing leaked under my kitchen sink, which when I called about it they said “oh that’s a known issue, but it’s past the 1 year warranty.” Gee thanks….it ruined my cabinets! Had mold under 2 floors in my bathroom, “oh sorry we’ll just paint over it with Kilz we won’t replace the flooring” crappy work and they think that’s okay. I think I’m just going to let an attorney handle it!

All homes for blocks are smaller, mostly one floor homes, these size houses are being built towards the back of this phase , doesn’t belong as first house in this phase, looks absolutely rediculous, as it is out of proportion for its location

Ryan Homes failed on several occasions to correct an issue with floor squeaks. I had put in 3 warranty requests in which they came out twice and failed to correct the issue. the 3rd attempts to get them out here they just ignored me. I called the warranty section here in Chester Va and the so-called warranty guy told me to get a handy man to fix the issue. (Imagine my thought).

I hade 2 different person regarding the warranty and both completely ignored my test and do NOT fallow- up.

The First Lady was Miryan and forgot to come the the first meeting at my house 5 months ago.

So the manager decided to send me a new guy see email below [protected]@ryanhomes.com after few months of communication he’s come too.

I had a very good test of Ryan home warranty.

As today September 29 / 2023 still no communication and update!

It’s very frustrating but please contact me at [protected] if you want to resolve this problem before contacting my lawyer.

We bought our home in April 2020. Paid extra to upgrade Master Bathroom shower. After a few months we noticed the fiberglass floor pan was giving in, when stepped on. Ryan came out and installed a piece of sheet metal to one area. The problem has been getting worse over the last two years.

There is a void between the pan and floor.

Contacted Ryan again and was told that the pan was replaced and that the warranty was up.

Shower Pan was Never replaced. This was not that big of an issue.

My wife has taken first priority with Surviving Leukemia.

He was diagnosed. with breast cancer last year. and just finished 4 weeks of Radiation. treatments. recently.

Believe me, I have more important problems to face that to get someone

to repair this shower pan.

We were sold a bill of goods. Ryan points finger at Asbury and Asbury does nothing.

We were told by the Ryan Homes sales rep details that were a lie. Yes a lie. The basin would be complete when 80% of the homes on our street were sold. That was 12 months ago. Basin is half done and now in limbo. Disgusted.

Now we paid a golf course premium and we are looking at a half finished basin.

Total BS. Suit coming.

Salesperson lied and misrepresented quantity of guest parking spaces that would be available after construction in order to get home sale in Overlook at La Mer community Parlin, NJ. We were told that additional parking spaces would be made along with the existing gravel lot, but there were more houses built instead. We were given a guarantee of ample parking in the community.

Many tickets were not repaired correctly and closed forcefully.

Extremely unprofessional, poor customer service.

HVAC issuws- Master Bedroom is 9 degree lower than entire house Master Bath water line freezes. (See attached Pictures). Cause report shown blue color base joints of wall and foundation die to gaps between foundation and wall causing air leaks keeping bedroom temp. 9degree lower than entire house. Ryan homes contractor Snag and Sons report clearly stated to fix the gaps from outside and Ryan home refused it. Settling drywall joints were not fixed correctly and cracks appears within day.

I have a handicap son who cannot get into a tub and needs the Walkin shower and the salesperson Jorge will not work with us. I got a RyanHome because I got one 16 years ago. Why won't Ryan Homes work with us? The Project Manager said it was no problem just needed permission. i have talked to John Pomeroy (Project Manager) and Jorge Navarro (SENIOR sales Rep.) with no results. I don't understand why Ryan Homes Can't help

01/27/23 Beachtree Preserve in Lewes Deleware, new construction.

No preconstruction meeting occurred due to Ryan cancelled the teams meeting due to the project manager quitting and was not rescheduled.

Incorrect exterior siding was placed on the home. The correct color was not updated in the initial contract and no change order was submitted via the sales individual.

I addressed the issue when the incorrect roof color was put on to the project manager and he did not respond with concern.

02/04/23 2 emails were sent to the sales office and to the project manager with zero response. A text to the project manager on 02/03/23 asking about the siding issue error and zero response.

02/04/23 no response and finding this situation extremely unprofessional and unacceptable.

After just two years in our new construction Ryan Homes Saint Lawrence model the second floor carpet is already rippling and buckling all throughout the bedrooms and hallway. When I called the warranty department I was told the warranty had expired and that any repairs were my responsibility. Two year old carpet should not be rippling or buckling. This issue speaks directly to quality of product, quality of installation, and commitment by Ryan Homes to stand by their product. This is a warning to all potential Ryan Homes buyers.

I bout a Ryan Hometown house on 02/2020.

The Builder rep promised for the home to be brand new upon delivery. Upon initial walk through the eve of settlement, we identified a few issues, mainly in the final cosmetic looks aka finishing. The rep addressed most of them, but told me to wait for the rest. The rest was mail pops appearing from several parts of the house ceilings and dry wall cracks. The rep said it’s going to get worse as the house settles overtime. He then mentioned it would be taken care off during our 1 year warranty request.

2 months into ownership, Covid hits the State hard.
Upon further communications with the same rep, I was told that there will not be any repair requests honored until further notice.
Fast forward a little over 2 years in ownership and Covid restrictions have been lifted, I proceed to message and call said rep with no success. I left multiple messages and texts.

I finally submitted a warranty request online.
Today (01/25/2022), I spoke to a rep over the phone. I was told said warranty repairs request should have been made within the 1 year period and would have been scheduled for the future.

My frustration is this builder told many homeowners not to submit requests during Covid. I have no issues with that. What they failed to do was to inform homeowners to do so anyways and wait for a future date on the repairs. The latter part I feel is greatly wrong, as they are telling me now that the repairs are on my dime.

Wondering how many owners have been lied to in similar manner!
Ryan Homes: just honor your contractual obligations and stop covering for poor rep communications.
Wondering if I should get a few Neighboor’s together and file a class action suit against Ryan Homes.

On 03-01-2022 we entered into a contract with Ryan Homes on a new build in Indigo Bay development in South Carolina estimated to be completed 10-15-2022. Our deposit was approximately $59,000 (Fifty-nine thousand dollars). After numerous delays and material issues the home was nearing completion mid December this year. On Sunday 12-11-2022 we visited the property to check on the progress of some of the deficiencies we alerted to the current project manager. Inside the attic above where our 4 year old daughters bedroom was to be we heard a bubbling sound coming from the new HVAC unit. Water was actively splashing out of the emergency pan and onto the surrounding wood and insulation. I photographed and videoed the incident and immediately notified both the PM and sales agent via phone text message and email so that they could prevent further damage. Our daughter has diagnosed asthma which can be severe at times. We have had to rush her to the emergency room on several occasions for breathing difficulty which was attributed to mold found in our previous residence. After an emotional conversation we agreed we were not willing take a chance of having mold in a brand new home due to water coming from a brand new but faulty HVAC unit. Ryan homes was notified of our decision. Several conversations took place between Ryan Homes reps and ourselves. They promised to fix the problem, had an HVAC company out to look at the unit and stated they had the area tested for moisture which was now in the normal range. We explained that despite those fixes we were too afraid to continue with the home. We signed the mutual release and Ryan Homes/NVR kept the entire $59,000. They did not even offer a partial refund. A company that made almost 9 billion in revenue in 2021 did not even offer to give us something back so that we could continue our home search. Any parent who has experienced a child that cant breath being rushed to an ER would walk away from this purchase.

I am writing for future buyers, I hope it will help them. My suggestion don’t go with Ryan builder.

Whatever they promised they never fulfilled, their sales representative James Egerson told us if base price goes down I will match the price and also we asked to change the lot. He said signed for now once other lots will open I will change but nothing happened. He doesn’t have any power, for small small things he needs to check with his manager Mr Kraig Riley, he also didn’t did anything.

Even HVAC unit is not installed properly we are asking to fix it, they are not fixing it too the reason we know because now it is costing more. This is not our fault we paid a lot. Lot of our friends are interested to buy house, when we will share our experience I am sure they are not going to buy with Ryan.

Hope it will help others also. Please choose a right builder.

Prior to the date we went to settlement Ryan Homes put in writing that all the toilets had been fixed after an inspection report the year prior we were given saying all of the toilets needed to be repaired/tightened potential for leaks. I take leaks very seriously and was told by Ryan homes in writing that after this report all of the toilets were repaired. I would not have felt comfortable moving into a home that could still have toilets leaking, therefore affecting my health. Well, we move in and of course the toilets are leaking. Specifically the master bath. So after 4 attempts to ask Ryan Homes who fixed the toilets, they finally told me the plumbing company that did, so I contacted them and they said they did only in fact fix 2 toilets. Funny fact, it was actually the 2 toilets that were not the reports main concern. So therefore all of our toilets were not fixed like Ryan homes said in writing. Therefore I told ryan homes they still needed to fix our 2 toilets, since only 2 we repaired not all 4 like we were told, and they are telling us we are responsible because now it’s out of warranty. It doesn’t matter, if they were all fixed when they were supposed to originally be fixed the year prior, we wouldn’t be having this issue. Ryan homes needs to stick to what they wrote and actually have all of our toilets fixed like we were told in the first place otherwise it’s fraud.
