Lordon Management homeowners association company is the worst management company you would ever find on this planet.
They have been terrorizing 1517 East Garfield Ave residents for many years. This is the most unprofessional, discriminative, ignorant, corrupt company present in the industry. They are making money off of false misrepresentations, stating that people have violated homeowners regulations. They employ two whistle blowers in all of their buildings, in order to make false acquisition and charge residents inappropriate penalties. Moreover, throughout many years, Lordon Management Company has been receiving corrupt commissions from builders and maintenance companies, that submit the lowest bids on jobs, but eventually charge triple the amounts. We strongly recommend to any property owner to beware of Lordon Management Company, since they are going to mismanage your building and corruptly steal money from your management budget .
Moreover, if you want to continue having renters in your properties, better stay away from Lordon Management Company.

I'm worry about noisy too.Everybody writing about money, maintenance. But nobody writing about safety place.Now a lot of neighbors not owners, but renters.They are not worry about other neighbors, noisy, smoking Marijuana, disgusting people.I dont like it, we need to be more strict, cut loud music even day time, keep clean back yard, don't be mean to other neighbors.Most neighbors nice, quiet, respect each other.But some not.We need to resolve this problem.

I agree completely! We have only lived in our condo (which we pay way too much) for just over a year now. We have had our PERMITTED CAR towed twice. We had complied with the outrageous requests for a garage inspection by the so called security company PAEZ to PROVE that two cars will fit into our garage. The fat slob that shows up asks for our drivers license and registration copies. Then two weeks later LORDON fires the security company. So now there is a real risk of identity theft. WE HAVE TO REAPPLY FOR A PERMIT. WHAT THE [censored]!
Forget trying to get a pool key without LORDON making you feel like a piece of crap renter. Property managers are supposed to keep the grounds clean and take care of outside maintenance. WHY IS OUR JACUZZI a health hazard with peeling cement that cuts your feet? It has been this way since we moved here. BTW we rented here so we could make an educated decision to buy in this complex. HELL NO! I ABSOLUTELY WILL NOT PURCHASE ANYTHING WHERE LORDON IS THE MANAGER. THEY ARE THE WORST.

I completely forgot about a disgruntled resident that spray painted the word [censored] on a board member's garage door not once but twice! IT WAS AWESOME TO SEE THAT I AM NOT ALONE HATING THESE IDIOTS!

I agree with these comments on how corrupt the individuals working for or with Lordon are. My 87 year old father has lived in one of their complexes since the 197o's, before Lordon was there and since they, Lordon, took over as the management company, he has been harassed, over charged, threatened and has had false allegations opposed upon him with the fines and / or the police contact due to those allegations . there are definitely these so called "whistle blowers" that reside there and are just as corrupt as Lordon, itself is. Oh and I can not forget to mention the tow truck company that Lordon has in it's pocket of which I personally witnessed towing cars from the complex, dropping them off behind a building that is across the street from the complex and going back to the complex to find another car to tow and I can be pretty sure, to tow illegally. just as mine had been . There are numerous " hop - scotchers ", relating to parking, that live there and the complex is open for guest parking yet there will never be one due to these types of residence . Lordon will do nothing about it nor will they do anything to add a couple of Handicap parking spots . there is not one in the whole complex . So what can we do to get them out of there?

Wow, here in covina pines we have the same probkem with lordon board officers & members. False accusations go beyond of what they seem to find as truth. Im currently putting in a claim with lordon in regards to how any self respecting person can think its ok to treat, talk & act in such a manner with someone else's child. I find it upseting & this mama bear isnt happy that my child had to endure such behavior lordon management is a company who seems unable to fullfil its mission statement as well as philosophy. I feel sorry for every property who hired this management of crazed board members & officers who play favorites & abuse their powers.

This company is the worst. I have been singled out, harassed for 6 years since I bought this place. I don't know how the people above had good experiences, I'm guessing it's probably board members who wrote those. I will never buy another property under the jurisdiction of a HOA after my experiences with Lordon. The two vile women in their office Josephine Perez and Caroline have the worst customer service I have ever experienced as well. If you have an issue they are required to sort out and you're not one of their board members they'll simply hang up on you, happened to me 7 times over the years. Even when I gave up and just wanted to be left alone, even ###-kissing doesn't alleviate them from just hanging up, unbelievable. Somehow they've finagled a way so the HOA cannot be changed, meaning you couldn't petition for an alternate company to handle the HOA's duties. They charge me over $275.00 per month to harass me. I have been sited for 'bent screens' while I documented the fact 4 of neighbors screens were bent much worse, including the one right next door, and when talking to them hadn't heard from the HOA, about them. Apparently my screens must've really rubbed them the wrong way. Parking was a whole issue upon itself while they towed my car (knowing it was my car) because it wasn't parked in the garage, according their 'garage inspection' which they'll want to do anytime a new vehicle comes or goes. Even though the parking lot outside was empty 99% of the time, it's such a problem that they need to do garage inspections and are really concerned with whose parking where. Honestly didn't have guests over after the first year because of the harassment, as I had no recourse, their rules are written so strict that you'll always be breaking one of them. Example I rented rooms in my condo so every 6 months it was another towed vehicle and another garage inspection, even though I never lied, or broke those rules further then having someone new move in and not informing them in 72 hours. It went much further and deeper, unfortunately to mention all the there petty ### I'd be here for a month writing it. I don't understand why people are so concerned with what I am doing, I have realized now that HOA's are just a loophole so busy-body blue hairs that have nothing better to do can dictate to you how you should live in a legal context. I am seriously surprised no one has been murdered because of their intrusive arrogant entitlement that makes them feel they can control whoever they please in that community. Do yourself a favor and stay away from any property under Lordon's reach, because that nosey neighbor how hated you mowing your lawn, and drove you nuts, maybe a board member there and will own you after 6 months of frivolous complaints and thousands of dollars in penalties.

Wow! I sure wish I had read all these postings before purchasing my condo unit. Lordon Management is the managing company for the HOA I belong to. I also feel there are whistleblowers in each complex, and I live above one "whistleblowing" 60's something couple in my complex. The Mrs. below me took an immediate dislike to my daughter (24 year old) and I when we moved in. I have no idea why except that her husband enjoys ogling my daughter as she enters and exists our home. In any case, they "blew the whistle" on me for fabricated issues to the HOA board members (their buddies), who submitted the lies to Lordon Management, who wasted no time in sending me letters threatening fines against me. I faced the board with a written rebuttal/argument asking for proof of the allegations. The outcome was in my favor, but with a warning that "they", Lordon Management, are watching me. And, they are. Just two months later, I received another letter telling me that something added to my property must be removed because I did not get their approval prior to installation. Unbelievable! The item they are asking me to remove was there prior to me purchasing the condo! They gave their stamp of approval to the unit I bought before the sale could go through, and now they are telling me I'm in violation? And like many others, I have called to talk to them and received no response back. I'm sure I will be getting a fine in the mail soon for not removing the item. I think I need to employ an attorney soon. BBB, is there anything we can do for action against this company? They are clearly harrassing people and getting away with criminal activities as mentioned by many of the complaints above. How can people be in "pursuit of happiness", our constitutional right, when we live in fear of harrassment from the company that manages our homes? "Home" should be a safe haven for people, not a place to dread living at.

First of all, dmtanda you can shut the f*** up because YOU'RE obviously one of those whistle blowers so get outta here. LORDON MANAGEMENT AND THE BOARD MEMBERS THEY EMPLOY ARE ALL SCAMMERS. They make false accusations and send annoying letters just to collect fine money. they hate me because I have actually done my own research on this management company and have exposed them to my community by posting and handing out flyers to the residents of stuff I printed offline. haha they sent me a letter telling me that if I don't stop they will FINE ME. are they kidding me? why do we celebrate Martin Luther King again?>? FREEDOM OF SPEECH! I'll be dammed if they try to stop me from speaking my mind. the board members requested they send me that letter probably because they are mad that I'm making them look bad and exposing them all scammers. so If I went around with a petition to kick them off as our management they can fine me for that too? that makes NO sense, we have the right to do that. losers. I'm FURIOUS at this point. I have been having issues with Lordon for over 2 years. they collect monthly dues and don't do ANYTHING in this building, the building has just gotten worse. I have requested paper work for proof of expenses over 2 months ago so I can sue them but they still haven't sent it. they are so shady and its obvious.

I have been living in the Cimmaron Oaks, Ontario Ca. for a little over a year now and find that the management is not good at all. The first meeting I ever attended they talked to me and even got my e-mail because they agreed to sent me the rules of the community, after about a month nothing! I advised the homeowner and she also did not have any updated rules. I urgently needed them because we seemed to be receiving many notices and within 4 months my fines were up to $400. I attended the second meeting and they would not talk to me because "I'm not a homeowner" and they were aware of this at the initial meeting when they talked to me. I find that they are discriminating and harassing not only my household but also neighbors that I have talked to. I have over 8 notices and or fines that do not even pertain to me, like "Refrain you children from throwing trash" when I have no children. They are BEASTS and implement fines that are not even true. What's worst is that they have been getting away with these false accusations. I will be filing complaints and have been talking to a lawyer that thank GOD is a dear friend hopefully something can be done.

I agree! I am a resident in Westlake Village and am in the midst of dealing with incompetence on a level so high that Mismanagement is the only word that can describe this company and its employees. The are discriminatory and a failure to the community in which I live in! Thank god I rent!

I went to view some condos in the Templeton Street in Los Angeles, from far the building looked great. The HOA fees are pretty high $481.50. I found that Lordon management takes care of the property. Let me tell you that I think that the homeowners are being taken advantage of. For paying such high fees, the halls smell like pet urine, the carpets are old and dirty, the pool furniture is old and plastic is cracked. The tables in the lobby are all graffittied, the plants are dried and neglected, the walls in the halls are patched and not painted, pool is not as clean. I really think that if you are a homeowner and want to sell your property, when you have potential buyers come in and look at this, its a loss. I can't see how homeowners let their property values go down due to Lordon's Management neglect. It's a shame because building is only 5 years old and it looks pitifull. As a prospect buyer I'm glad I read the reviews. Not good management for the high 482.00 management fees.

I am in agreement with complainants above, as I can share my own experiences dealing with the Community Manager assigned by Lordon Management to look after our community in 2900 Madison Ave Fullerton.

I am at my utmost politeness when contacting Lordon, mostly by email, due to me, working abroad and only at my home 3 times a year at most. My sister lives at my unit and took care my business while I am aware.

As a new home owner at a community, I have many questions as there are items need fixing which are the responsiblities of HOA. My only contact the Community Manager appointed by Lordon did not reply to my sister email. It has been a month and a half now, with no reply to my sister email about queries, and i personally decided to email her again. As of last night (Oct 26, 2010) I still have not received any email back. Today, I decided to email the other lady working in Lordon, who I found more pleasant to deal with. I also cc the email to the customer service of that company to get their attention to address this communication issue.

I will continue posting my experience with them, in this web site, to keep everyone out there informed about the quality of service I received from Lordon.

So far, I feel that my attempt to pay HOA dues on time is not reciprocated with the same timeliness in answering email / courtesy and professionalism.

For others experiencing less than professional service from this company, I urge to put your experience in this board.

Lordon is also the management company for our homeowners association. The same Lordon that the previous board member wrote "Lordon has been a great management company, extremely helpful in all of our endeavors. They DO have the communities interest in mind in everything they do. It's their job and they do it well." is MOST CERTAINLY A CROCK! I am a home owner in the Herritage Village Association, in La Habra, California. A few years ago we got the monthly newsletter informing us of a special assessment to re surface the pool. It was going to be $425.00 per unit. There are 230 units in Herritage Village. This would be a total of $97, 750.00. Mind you the pool did need to have the bottom refit with rebar due to the previous rebar being rotted away. Still this struck me as a bit high for what it was. I contacted my nieghbor who was on the board to discuss this. I told her that a friend of mine is a contractor who uses a very reputable pool contractor for his jobs and that I had spoke with him about this. She seemed to be encouraging at first, so much so that I attended my first meeting with both of the contractors at my sides to answer any questions. Boy was I in for a treat! Not only were the board members expecting me, but they treated me as if I were some kind of trouble maker! I thought I was really doing everybody a favor in presenting a solution to the community to have the same work done for $30, 000.00 less and still have the same guarantees. I was told they were already contracted with the other company although no work had been started, and they were sure there would be a penalty to pay if they cancelled. I asked if they had a copy of the contract they replied "no not with them". I asked what they penalty might be, they replied "Generally 10%". I then pointed out that even after the 10% we would still be saving more than $20, 000.00. The board became extremely defensive along with the spokesperson from Lordon Management, and although there were only a handful of people who attended the meeting, many of them felt the same way as I did about the odd behavior displayed by the board. The contractors that I had brought mentioned that they go to these meetings often but have never seen a display like this before. I was able to get the board to agree to the contractor filing forms with Lordon in order to formally submit a bid as well as got the board to agree in showing me the contract and documents for the pool. Well next came the real shocker, the pool gate had a pad lock on it that no one seem to know the combo for. This of course making it impossible for the contractor to enter the area to measure for the bid. Likewise I was never provided the documentation either. At this point I felt by paying the assessment I would be aiding something very wrong. I continued to pay my regular dues and Lordon deducted from my dues the amount needed to pay the assessment, this of course leaving my account behind on the monthly dues. Now they are able to tack on all the fees for late and the interest charges etc. and by the way stop me when you feel we have reached the part that suggests Lordon has the communities interest in mind. Later Lordon sends by certified mail a lien notice. I contacted Lordon in writting stating that I have not yet received the documentation agreed upon at the meeting. I received a letter back stating from Lordon that the board feels it has provided enough documentation already. I write to Lordon again requesting documentation and nothing for several months. Meanwhile I come to find out the bid made by the company that was to work on the pool was far less than what was assessed and collected. Then yet another certified letter comes just like the first one. This time I called Bruce D. Stuart's radio show. I told him about what was happening both on and off the air. Then followed his advise as to write Lordon and ask that they remove the fees and the lien if there actually was one. I also asked why we were assessed for an amount that is way higher than the bid seems to indicate as I had in my possession the actual bid copy. I was able to get this through the contractor that I had suggested do the pool. He used to work for the other company for many years and when he was stopped from accessing the pool he contacted that company and asked for the scope of work so as to have something to go by. They gave him a copy of the bid. They responded with a letter stating that because we always pay our dues on time the board has made the consideration to cut the fees in half and this will be reflected in the following billing statement. It was not reflected in the following or any other statement to date. We did get a following newsletter stating there was good news for all of us home owners, they write that the pool cost has been determined and it cost $13, 000.00 les than what we were charged so "AS PROMISSED" everybody is getting a $57.00 credit on next months dues. Does the timing here raise question with anybody yet? Some time later we did receive yet another certified letter of a lien notice again and this time it was followed by another from a notary that it had been recorded with the county. So currently a lien has been placed on our property. Recently Lordon has levied yet another special assessment for a block wall of 6 feet tall by 175 feet long in the amount of $67 per month per unit for the next 2 years. That means the wall will cost a total of $369, 840.00. My wife had asked our neighbor, who is now the president of the board if they had contacted the contractor that we had suggested back when the pool thing was going on. She was told no because only a certain type of contractor can do this job. If this isn't a reality check for you who think Lordon is great then let me say to you that you have already drank the koolaid or maybe you too stand to benefit from the corruption. Either way you have to live with yourself not me!

The only dependable information available from the original p0ster's rant is:
-- Though allegedly representing "12 residents", he/she corroborated their own complaint.
-- They are ignorant of the working relationship and different responsibilities and powers of an HOA board vs. a contracted management.
-- He/She is a repeat offender. Fines are not levied without a warning and hearing.
-- They don't review the posted agendas for monthly meetings to know when bids are being considered.
-- They don't read the financial reports or budgets.
-- They think that hot-button words - like harrassment, "discriminative", corrupt - give weight to their unsubstantiated smears.

I expect anyone looking for a management company for their community is already familiar with the type of resident who ignores facts that contradict their opinion.

Free speech is good. Initial ignorance is excusable. Willful ignorance is pathetic. Annonymous libel is reprehensible.

This is not true at all. Never ceases to amaze me the accusations people are so quick to set forth on something they know nothing about. I have been a homeowner for 6 years and am currently on the Board of Directors at Terrace View and can tell you first hand that none of the above is true. Whistler blowers employed by Lordon? That would be a cost to the homeowners and the homeowners would be able to see that on their annual budgets, which surely the majority of occupants don't read. Have they ever thought maybe their neighbors were unhappy with their behavior? Maybe the people complaining take glass to the pool area and don't like being told to switch to plastic? We rarely have anyone show up at the monthly meetings, so how would anyone know what is even going on? We don't even have a full board because no one else in the 114 units seems to be able to take one night a month to deal with the pertinent issues in our community. Yet easy enough to blame, that they find time for. People show up when they are upset about something they don't agree with or are called to a hearing for a rule they've broken, rules that are clearly stated in the CC&R's they obtained when they purchased their unit. If renters are complaining they need to take this up with the unit owners, and the owners in turn can show them a copy of the written rules. Really, people find it very easy to yell and scream without any basis. Lordon has been a great management company, extremely helpful in all of our endeavors. They DO have the community's interest in mind in everything they do. It's their job and they do it well.
"Terrorizing the community"... now that's just ridiculous.

Ya well your management company is running me and my fincee out of our place with contstant harassment singling is out putting house on market in January and we live next door to one of the non exstiant whistleblowers whom you claim don’t exist well they do living proof right here going to be contacting an attorney and hopefully I can get enough people which looks like it won’t be a problem for a class action lawsuit for harassment and discrimination your company ran a disabled man out of here with constant harassment ever heard of the American with disabilities act?
