Long & Foster Real Estate Realtor complaint against long and foster chris reeder

I bid on a house at 2 Caroline Drive Middletown, MD. There were four bids of which mine had a winning bid at a total of $430,500 (but I was willing to pay up to $432K as indicated in my offer). The next highest bidder was $430K. I was bidding in increments of $500. My winning bid was $430,500 (though my offer was 2K greater overall). Chris Reeder represented the "dueling estate executors" (she really highlighted the two did not get along) and the bidder, whose bid fell short of mine. With a $500 difference (a potential of 2K difference), she was not about to give up a double commission (even though I and my realtor rushed out the see the home on the eve of Thanksgiving 2022. Ms. Reeder was very discouraging. She asked my attorney if my bid was serious. I am a 60-year-old woman who rushed out to see the home and placed a bid. On Tuesday, November 29, I received a text from my realtor which read: "Status Update: Our offer is the winning offer at $430,500. The two parties have attorneys reviewing it. We should have signed contract tomorrow. However, instead of a signed contract, I learned Chris Reeder's buyer with 2K lower bid was selected by Chris Reeder's clients. Double commission, nothing fair here. See the definition of COERCE in the dictionary. My outside bid was to be elevated to $430,500 (in increments of $500). Since my bid won at $430,500, Chris Reeders client would have tapped out at $430,000. This realtor insinuated that she felt I was not serious. She even had my realtor ask me this. I am a 60 yr old woman, who rushed to see a house on Thanksgiving 2022 Eve because I was EXTREMELY interested.

Desired outcome: Outcome desired: I want is the real estate license of Chris Reeder suspended effective immediately. I am also seeking 100K in damages for a Code of Ethics violation and unfair treatment against me.

Long & Foster Real Estate Services

Long and Foster is the parent company of Fonville Morisey. I used a Fonville broker who unbeknownst to me was provisional (entry-level.) Per NC law she could not act without supervision by a broker in charge, who was Rod Eller, a senior VP. Here is what I experienced under Eller's supervision:

1. My offer to purchase was attached to a loan pre- approval letter that said ‘approved to finance 90%. I refused to sign the offer unless it was attached to this letter.

2. When my offer was signed, my ‘amount to finance’ in my ‘buyers representations’ was changed to ‘80% lvt’. This was directly contradicted by my attached loan pre-approval lette.r

3. This change resulted in a rejection of my offer which the NC Real Estate Commisison and the NC Courts refused to acknowledge.

4. I was sued for breach of contract on a contract that I expressly refused to sign unless it showed ‘approved to finance 90%’

5. I was told that I was ‘required’ to sign a buyer’s agency agreement for 6% before the Broker could write a contract for me, despite North Carolina’s licensing law explicitly stating it does not set industry standard commission fees.

6. I was not told the seller was only offering the buyer’s agent 2.4%.

7. Thus, the broker used fraud and deception to get to me to sign a 6% agreement which made me legally responsible to pay her $9,000

8. I was not given the ‘working w/ a real estate agent’ brochure until 5 mintues before I was given the contract to sign

9. The contract was populated before I arrived with due diligence fee and earnest money amounts of the brokre’s own choosing. I was pressured to accept these amounts and to not change them

10. I was given a property disclosure statement with two blank questions where the answer to both questions was ‘yes’

11. I was sold a property where characteristics that would have changed my mind on making an offer were intentionally hidden from me

12. Rod Eller refused to answer my phone calls to hear my complaints on his broker’s treatment of me while under agency agreement.

Desired outcome: That I be returned to the position I was in before entering into agency agreement formed using fraud and deception and where my contract was forged to terms I refused to sign

Long & Foster Real Estate Unhealthy unsafe place

We have recently had a very poor experience with Agent Shane Snoots.

I started the leasing one unit on June 11th 2021 on the third floor of the building at Oak Grove, College Lane located in Salisbury, 21804 Maryland under Long & Foster management - Shane Snoots.

On June 15th 2021 I had an incident of having a bat inside the apartment, which brought me and my wife to the ER in the follow morning for a series of rabies shots.

The city health department came to the apartment after we returned from the hospital and took the animal to the laboratory for testing, and it came up negative for rabies.

I communicate the incident to the service management, and no apparent action (At least in the inside of the unit) was taken at that time. She doubted we had that kind of incident and making it worse she was angry of our initiative of calling the health department.

On our side I went through and added a mesh on every A/C outlet, taped wide wall holes behind appliances as we weren't sure from where the creature got in.

This past July 14th, around 1:05 AM we had a second episode, we woke up with a bat flying again inside our bedroom. I capture the animal and called 911. The city wildlife police came and took the second animal for testing.

So, here we are, living in an apartment with bats crawling around in the walls and ceiling. Truly, we are uncomfortable in our own place. Feels extremely stressed, we are keeping the lights on all night every night since the first incident. We can't sleep peacefully.

We already have a bill of $12,400 from the hospital on the rabies vaccine that my wife and I took on the first occurrence. After we began our twelve days rabies treatment at the suggestion of our doctor, we significantly suffered from physical side effects, including soreness, swelling and fever, as a result of the rabies shots. Our emotional distress level is High with anxiety and trouble sleeping after the ordeal. We're afraid of getting in an irreversible emotional trauma which will put this situation into another serious level.

We notified the landlord manager again after the second episode, and from him we received a text saying, "If you would like out of your leasing, we will let you out of your lease immediately."

We know when bats live in an attic, even for a short time, they leave their droppings and urine contaminating and letting the attic full of bacteria and viruses. Other then serious human health issues it can cause damage to the property structure like corrosion of wood, drywall and insulation, and even lead to mold; at this point who knows how long the bats have been there.

Fortunately, after a long search we found another apartment available from another management company in the area for this past September 11th 2021.

I didn't go for a lawsuit even knowing my legal rights as this landlord from Long & Foster did absolutely "Nothing" to solve this unhealthy issue other then signing a contract release and saying "If you would like out of your leasing, we will let you out of your lease immediately."

I just hope that one day he understands how to do business not just running for nickels and pennies without respecting people.

Long & Foster Real Estate Long and Foster agent Ann Whelan in Maryland

Ms. Whelan is the agent in charge of the sale of a condo in the building my wife and I live in in Westminster Maryland. She told the family selling the condo that they should tell us to remove our rainbow flags from our outside space because "the condo will sell faster". This happened on Saturday, February 12, 2022, and was confirmed to us by the family member she spoke with. Not only is this behavior homophobic and abhorrent, it's also illegal. Ms. Whelan at the very least needs to have her real estate license suspended until she undergoes sensitivity training. It's unfortunate that Long and Foster chooses to employ someone of this character.

Desired outcome: I would like an apology from Long and Foster, and I would like to know what they intend to do to ensure that this never happens again.

Long & Foster Real Estate being kept in dark by my own agent

This complaint is for the agent "Bill Pazdersky".
This man is appointed as an agent from Long & Foster to facilitate the sale of my property in Grasonville, MD. I am the owner of the property and I am to pay his fees. I am divorced 3 years ago and want to buy back my house back. The asking price he set for the house without an appraisal is 275K.

He listed the property on Oct 14 2019. The property has NO "FOR SALE" sign posted to date?
There are no inside pictures of the property posted?
When showing the property one bedroom is locked? you cannot see?

He rushed me from day 1 to make an offer - hurry up - hurry up we will make the final decision in a couple days? After several arguments on the phone he retracted that "its ok you have time" I asked him where did he get that time idea? he wouldn't answer.

There was an offer made for the property he would not tell me the figure? I worked with my bank to re-fi made an offer of 250K. I did not hear back from him for 3 days? I involved my attorney to find out. My attorney said there was an offer of 265K he is going with.

As soon as I found out I worked with my bank and sent him a confirmed new offer of 275K. I e-mailed him and texted him? Once again no response for 3 days? I asked my attorney to find out once again.
I get a call from Bill "I've told you we're going with the other offer"!

I said since day 1 you were first rushing me now you would not confirm anything when there is a higher offer you texted me and e-mailed you have "higher offer" again not saying what the offer is? I said my attorney confirmed you have the offer of 265K I counter with 275K emailed you and texted you?

Bill said " As I've told you we're going with the other offer" I said what about my higher offer? why would you go with 265 when I am paying 275? Bill said "I have no idea what you are talking about"?

This man is a racist if the other party is Caucasian. As there is no other reason for this behavior and attitude?

If you're a person of color please stay away from this man Bill Pazderski he goes by "PAZ".

I will be going to the local head office and making the complaint in person. This man should not be selling and collecting fees.

Now I will have to spend money go to court and appoint someone else to sell my house and he does not get a penny from me.

Long & Foster Real Estate security deposit refund

After 3 years of renting with maintaining and keeping the condo cleaned, we were treated like [censored] during our last 2 month(Apr-May 2019) of our lease. While still living in the condo with my family, a realtor from long and foster came to our condo and informed us that future tenants will be looking at the place accompanied by other realtors. My wife and I didn't like the idea of other people going in our condo, especially while we are not home. After about 2 weeks of other people going in our condo, we decided to just move out on the first weekend of May 2019 to our new house even though we are still responsible for the condo until the end of May 2019. During the many visits from other realtors and their clients, I've been noticing that they are leaving my lights on, doors unlock, blinds left up and open, and in two instances, broke some of our blinds. I've informed (sent pictures via email) this issue to the property management every time it happened to make sure they know what other realtors and their clients are doing and have received replies that they will talk to the realtors about this issue yet nothing was changed as others still doing the same thing. After the final inspection of the condo, May 31 - 1 Jun, I was informed that I am being charge with broken blinds, cobwebs on some rooms (I had this condo professionally cleaned from a list of vendors they've provided me to use). They are overcharging us almost $700+ for two regular broken blinds that we did not replaced. I've been in contact with them and trying to resolve this issue since the beginning of Jun 2019 so that I can get my full refund of our security deposit, however, after so many back and forth emails, I've finally had it and ask to get their corporate contact info and rather deal with someone higher ups. After about a week and half of trying to get the contact info, I finally got an email address. I emailed the corporate twice and received no response, last night I tried to email again threatening them that if I don't get any answer or response from anyone I will have no choice but to take this issue to the next level and get my lawyer involve. Surprisingly, one of the property management replied and apologized for any miscommunication and that my security deposit refund check was just processed yesterday (6/25/19). But I am still not happy as I believe they will only refund us what is left from the $700+ they are charging us. They never told me the amount but just stated our security deposit was processed.

I was supposed to move from my apartment May 28 2019, contacted L&F agent to lease property starting June 1st
Had misleading information as the responsible agent changed the date of availability to 06/12/2019
Agent above the law as he didn't have feedback for application submitted 5 days ago although been contacted by my agent many times
Caused financial loss to me and my family as I had to pay the month to month fees and until now I didn't get any feedback

Long & Foster Real Estate home warranty

If you're thinking about getting one of these, don't bother. It's a scam. You'll pay them a bunch of money up front for the privilege of paying _more_ per incident in your deductible than what the service providers actually charge. As a bonus, when a major repair/replacement is required, they'll find a way to charge you for it.

It's cheaper to just pay service providers yourself when something needs to be repaired or replaced.

Long & Foster Real Estate home warranty policy

I purchased a home in early 2018, at which time I also purchased the Long & Foster Home Warranty policy. My furnace started having issues at which time I placed a claim and and a licensed and insured technician came out to evaluate. It was found that the access panel had a loose door, which they denied due to the fact that it did not deal with the functionality of the furnace. Keep in mind they checked the heat exchanger and found it NOT to have any cracks.

Several weeks later I was having others issues with the furnace. I placed another claim and the technician came out to my home. At this time they determined that the heat exchanger cracked and would need to be replaced. They declined this claim as well, stating that it was their "belief" that it was cracked when I bought the home. Up to this point, they have continued to deny the claim even though they have both reports to prove the crack did not exist to begin with.

My most recent communication with customer service has been unfriendly, and that is putting it mildly.

Please, do not waste your money! I strongly urge you to go with a reputable company with good customer service.

Long & Foster Real Estate warranty

There needs to be a negative 0 rating here to choose from. This company is a scam and something needs to be done about their lack of fulfilling their end of the contract, and the customer service... Lets just say I was foaming at the mouth by the end of the 6th phone call to these folks... On the advise of our realtor and mortgage company when we purchased our home on valentines day 2018, we took their words of advise and decided to go with long & foster home warranty as well as home insurance which is thru agi (thru long & foster) because it was the company that the whole realtor/mortgage team uses. We also decided to pay extra and get the extended warranty to cover well and septic. Our air went out in may so we had to replace the outside unit as well as the air handler. The cost to have this done was $5200.00. They only said they would pay $2800.00! I called to make the claim, temperatures were in the 80-90s (it was cooler outside than it was inside) explained the urgency that I had 4 kids and my 85 y.O. Grandmother who is in a hospital bed upstairs and can't move without help. They told me it would be a "medical emergency" and would escalate the claim. Almost a week goes by of me calling every day, being told something different by all different people who had no clue what was going on, and then to finally be told 6 days later after my first call to them "sorry but we don't have a service provider in your area". Are you kidding me!? Never once were we told when you took our money for the warranty and extended warranty, and we actually got a welcome pack from long and foster with everything that we paid for that was covered. They told us we would have to find our own provider so we did. (needless to say by day 8 we had air again. We should of been told immediately when I made the claim, no service provider, we could of had it fixed sooner) we paid the $5200 out of pocket because we had no choice. It was an emergency. Long and foster pulled the ol' "check is the mail" scam. It took 6 weeks from the time I made the claim to the time we actually got the check. My husband was on the phone daily going back and forth about what they were going to pay which they did pay the full reimbursement. (again 6 weeks for a check is unacceptable in an "emergency". It gets worse... Fast forward a month and a half, on a saturday, our well pump goes out, no water. (remind you we bought the extended warranty to specifically cover sewer and well.) being told no one was in our service area, we found someone local to come out on that monday and again paid out of pocket almost $1200.00. (2 days, no water, 85 y.O. Grandma, 4 teenage kids) I was preparing meals with bottled water at this point. The plumber pulled the well pump that was 15 years old, replaced the pump, wiring, & hardware. New pump, new wiring, makes sense, why would you put 15 year old wiring on a new pump.. Right..? Wrong by long and foster. Long and foster now refuses to pay the claim and reimburse us because the plumber replaced the wires and says that means it was an electrical issue and our home warranty does not cover electrical! I would not recommend this company if they had a gun to my head. Save your self the unnecessary stress, time, phone calls, and sanity and find another company! We are going to cancel this home warranty with them and find a new home owners insurance company. We are worried that if something happens to our home and have to go thru their underwriter agi that we will have nothing but issues since we still have to go thru long and foster. I will be reporting this company to the bbb. This company is horrible and their non sense of screwing people over any way they can is totally unacceptable on so may levels.

Long & Foster Real Estate property management

The office (Mantua, nj) was previously hanco property management. Many years of terrible experiences with hanco, especially with owner (Eileen meyers) who was absolutely nasty. Would never provide financial info but once per year after money was spent. Never had anyone to take minutes at meetings so always questions about what was said, or promised to hoa members. When office was sold to long & foster, I had hoped for better things, but still same nasty treatment (Of paying customers). When inquiries are submitted or residents have issues, office manager (Donna wilson) ignores. If residents call, you are treated with total disrespect and absolutely no help with your issues. What the hell are we paying lnf for?

Long & Foster Real Estate vacation rental

We have recently had a very poor experience with Diane Holoka
We rented a condo ar sea colony. At check in we were given the keys and info package. We were pointed out the window and we were told there is the complex
It was a very short way down the highway. No one told us we needed to go to a separate location to BUY a $40 per person parking pass for the property. The package had no info on the complex amenities . Diane Holoka said " Didn't you read the contract"
No Diane I didn't see that in the contract. She show no concern or remorse
that she mis represented this fact

I would not recommend Long and Foster No one on site of authority

Long & Foster Real Estate real estate buyer's agent for purchase of home

Buyer's Agent - Jefferson C. Knapp, St. Michaels, MD

Corporate Leadership - Jeffrey S. Dettwiler, P. Wesley Foster Jr., Brian J. Evans, Chantilly, VA

If you want a reputable real estate company who has concern for its clients and can be counted on to do the right thing when its agents act unethically, irresponsibly and violate their fiduciary responsibility to their clients, DO NOT choose Long & Foster to represent you in the buying or selling of your home.

I was recently terribly burned by the egregious misconduct and multiple conflicts of interest of Jefferson (Jeff) Knapp as my buyer’s agent in the purchase of my new home in St. Michaels, MD. His dereliction of duty and manipulation of the inspection process cost me $120, 000 in repairs to put the house in the livable condition it was supposedly in when I purchased it. The house was full of toxic black mold – the worst my HVAC contractor and mold remediation specialist had ever seen – and had so much wood rot that the entire large sunroom and deck above it had to be torn down to the studs and rebuilt. There were numerous other deficiencies that Jeff’s inspector-of-choice and friend, Glenn Albrecht, whom he hired to do my inspection, missed in his very cursory and incompetent inspection that he charged me $800 for. (As an aside, if you want a thorough inspection on a property you are considering purchasing on the Eastern Shore, DO NOT use Glenn Albrecht; he is considered a “seller’s inspector” because he routinely overlooks mold, rot and all manner of serious problems with a house to close the sale for his real estate agent friends who refer their clients to him for inspections. It is a dirty business where the clients get scammed and the agents and Glenn Albrecht get well.)

Jeff Knapp also solicited the post-sale renovation business from me at the same time he was acting as my buyer’s agent. Unbeknownst to me, he was not licensed to solicit or perform the renovation work (an illegal act in itself) and stood to gain financially from the repairs that were not disclosed by the inspector as necessary prior to purchase along with the enhancements I wanted to make. Interestingly, Jeff is a licensed home inspector as well and had to have known about the deficiencies himself, but said nothing.

After closing and discovering how badly Jeff Knapp needed the sizable commission from my purchase, and that he did whatever it took to make it go through, at enormous expense to me, I retained an attorney to file a complaint against Long & Foster in court. I knew that Jeff had been sued dozens of times, had bankrupted his construction company and placed his assets out of the reach of creditors and that a suit against him personally would be a waste of time and money. My attorney talked me into trying to get a settlement from L&F, which in retrospect was a huge mistake, because it just wasted that much more time and another $19, 000 in legal fees and yielded nothing after eight months of back and forth between my attorney and L&F’s Chief Legal Officer, Brian Evans. We had sent a letter enumerating the complaints about Jeff Knapp to L&F President & COO, Jeff Detwiler, who responded that he was taking my complaints seriously and tossed it to Brian for investigation. Their investigation consisted of Brian interviewing Jeff Knapp and believing his complete fabrication, and did not include talking to me or my numerous independent witnesses, who had provided written accounts. Brian said he found Jeff very credible, despite the dozens of lawsuits against him, which he laughed off.

My father, disgusted with Long & Foster’s inaction after four months to make good on a bad situation caused by their agent, wrote to Jeff Detwiler and asked him to personally take responsibility for the situation and resolution. He received a response from Jeff saying he took it seriously and was looking into it. Nothing further happened but more back and forth between attorneys with L&F consistently dragging their feet and offering nothing. Brian was supposedly talking to Jeff Knapp’s broker regarding a settlement a couple months ago but never got back to my attorney.

Even more disgusted after seven months of inaction, my father again wrote to Jeff Detwiler and this time, copied their Founder, Chairman and CEO, Wes Foster, asking them to resolve this serious ethical conflict of interest and make fair restitution to me for the damages caused by their agent or I would pursue all available avenues of recourse, including warning others of their poor business practices and that L&F doesn’t deal in good faith. Neither one of them had the decency to even respond to my father’s letter. Long & Foster used to be a good organization but it no longer is, having gone the way of so many other corporations in America – to greed and only caring about their bottom line, having lost sight of the fact that if it weren’t for clients, they wouldn’t be in business at all. Long & Foster doesn’t deserve your business or your trust and I will never use them again.

I initially had a contract through a property mamagement agent that turned their business over to long and foster. Upon the tenants moved out I was told by l & f that the property was left in pristine condition. Nothing could be further from the truth. They made large holes in the walls in which they attempted to cover up with paint, it was clear that they had occupants that were not on the lease. When I alerted long and foster of the damages that they missed (during the walk through) inside (10 inch long holes in the walls, damage from unauthorized mounting tvs on wall, etc.) outside, stolen and broken property, etc. and provided photos, they took the side of the tenants. I asked l & f to provide a handyman to fix the repairs, they were not helpful. I found someone from the Internet to dothe work and submitted the invoice to l and f. I was accused of trying to gouge the homeowners. I explained that it wasn't true and that this is what the contractor charged me. They continued to berate me and accuse me of lying. Not only did they not acknowledge and charge the tenants for ALL of the damages above normal wear and tear, they continued to accuse me of fraud and question my character. Their customer service skills are terrible and there comments are inappropriate and inexcusable. I have yet to receive a proper apology and I am still paying for damages due to negligence. Next to serving my country in Iraq, this is the worst experience that I ever had. I will never conduct business or recommend long and foster, and I certainly wouldn't wish this experience on anyone.

Had a similar experience, AND, found multiple bills where they had had the work done out of the tenants deposit, then sent me a separate bill for same work!

Long & Foster Real Estate Buyers Beware

I've read all of the complaints about Long and Foster and they are all personal and subject to "he said versus he said". Here is the big issue! Long and Foster charges BUYERS a 0.5% commission - most of the time not telling you and you find out at the closing. I've bought and sold four homes in my life and the seller pays all the commission fees. In the case of Long and Foster, not only do they get the 3% commission (again, obtained from seller) but they charge the BUYER a 0.5% fee (in my case $3, 000! on a $600K home purchase). They claim it represents loan document storage fees. B.S. Avoid them at all costs when buying a home. I have no comment or opinion about using them as a listing agent. The statements above are factual - I actually liked my Long and Foster realtor and he represented me well. It is the buyer's commission fee that is outrageous and no one should ever have to pay, period!

There needs to be a Negative 0 rating here to choose from. This company is a SCAM and something needs to be done about their lack of fulfilling THEIR end of the contract, and the customer service... lets just say i was foaming at the mouth by the end of the 6th phone call to these folks... On the advise of our realtor and mortgage company when we purchased our home on Valentines Day 2018, we took their words of advise and decided to go with Long & Foster home warranty as well as home insurance which is thru AGI (thru Long & Foster) because it was the company that the whole realtor/mortgage team uses. We also decided to pay extra and get the extended warranty to cover well and septic. Our air went out in May so we had to replace the outside unit as well as the air handler. The cost to have this done was $5200.00. They only said they would pay $2800.00! I called to make the claim, temperatures were in the 80-90s (it was cooler outside than it was inside) explained the urgency that I had 4 kids and my 85 y.o. grandmother who is in a hospital bed upstairs and can't move without help. They told me it would be a "medical emergency" and would escalate the claim. Almost a week goes by of me calling every day, being told something different by all different people who had no clue what was going on, and then to finally be told 6 days later after my first call to them "Sorry but we don't have a service provider in your area". ARE YOU KIDDING ME!? Never once were we told when you took our money for the warranty and extended warranty, and we actually got a welcome pack from Long and Foster with everything that we paid for that was covered. They told us we would have to find our own provider so we did. (needless to say by day 8 we had air again. We should of been told immediately when i made the claim, no service provider, we could of had it fixed sooner) We paid the $5200 out of pocket because we had no choice. it was an emergency. Long and Foster pulled the ol' "Check is the Mail" scam. It took 6 weeks from the time i made the claim to the time we actually got the check. My husband was on the phone daily going back and forth about what they were going to pay which they did pay the full reimbursement. (again 6 weeks for a check is unacceptable in an "emergency". It gets worse...fast forward a month and a half, on a saturday, our well pump goes out, no water . (remind you we bought the extended warranty to specifically cover sewer and well.) Being told no one was in our service area, we found someone local to come out on that Monday and again paid out of pocket almost $1200.00. (2 days, no water, 85 y.o. grandma, 4 teenage kids) I was preparing meals with bottled water at this point. The plumber pulled the well pump that was 15 years old, replaced the pump, wiring, & hardware. New pump, new wiring, makes sense, why would you put 15 year old wiring on a new pump..right..? WRONG by Long and Foster. Long and Foster now refuses to pay the claim and reimburse us because the plumber replaced the wires and says that means it was an electrical issue and our home warranty does not cover electrical! I WOULD NOT RECOMMEND THIS COMPANY IF THEY HAD A GUN TO MY HEAD. SAVE YOUR SELF THE UNNECESSARY STRESS, TIME, PHONE CALLS, AND SANITY AND FIND ANOTHER COMPANY! We are going to cancel this home warranty with them and find a new home owners insurance company. We are worried that if something happens to our home and have to go thru their underwriter AGI that we will have nothing but issues since we still have to go thru Long and Foster. I will be reporting this company to the BBB. This company is horrible and their non sense of screwing people over any way they can is totally unacceptable on so may levels.

I have worked for long and foster in an administrative capacity for the past 18 years. I have never seen a buyer pay a commission, not 0.5% nor any amount, when using a long and foster agent for their buyer representation. I am not sure what area the buyer complaining is in nor why he was charged but I find it extremely strange when that has not been my experience ever. I suggest the buyer contact the manager of the office in which his agent is located for a further explanation.

Long & Foster Real Estate Property Management Contract

I hired Long and Foster to manage my property as I embarked on a new journey in my life. FIRST off it took 6-months to get my property rented. As the 6 month approached i was ready to fire them because obviously things were not going so well, when suddenly I get a call from my property manager Christie Braemer that they found a suitable tenant. I should have known better when the tenant asked if he could delay payment of the deposit by 2 weeks because if hes so financially suitable, what would be the need to delay payment. I was happy that we finally found someone and learned in the process never be anxious for anything, so I agreed. I was told by Christie Braemer that she was confident that the tenant would be able fulfill his obligation based on the fact that he had no bills and the rent would be his main bill though he did not make 3 x the rent, which again that was one of their requirements, hes financially suitable remember she told me. They did not abide by their own rules because of greed because they knew they were running out of time. Being confident in my property manager i went along with this. So after a week after I move, I call the gas company and the electric company to see if the utilities were turned on as per the lease and find out, they were not. I ask Christie Braemer if the tenant had moved in she tells me yeah, he loves the place when that was a lie. The neighbor told me she hadnt seen anybody there and the utility company just confirmed nobody had turned on the utilities, i confronted her about this and she had nothing to say. It gets better, 2 weeks into my personal move to another state and a rush to vacate my property for nothing, he never moved in, I get an email stating that the tenant wants out of the lease due to unforseen circumstances.(financial hardship)So i sign an agreement to release him from the lease when another tenant is found. They never found another tenant. To speed up things the tenant was late every month by a month or more, paid partial rent, with no consequences. No court taken meanwhile my credit is being affected. Christie Braemer did not follow the contract of the tenants lease or my contract. I had to insist that the tenant be taken to court. Later i found out that the tenant had no rental history at ALL! and this was not communicated to me so as you see Christie Braemer has no integrity because she lied when i asked about this and said she told me when she didnt. I would had never agreed to this had I known. The tenant never moved in, it was dead winter, pipes could have frozen had I not done my homework this could have turned out much worse. The tenant never turned on the gas. My house was vacant and abandoned for 6 months because i could not fire them because of my contract with them although they benefited from my losses. They got the management fees and his late fees while I got partial rent and late fees from my mortgage co. They tried to say if i fired them i would have to pay if they got another tenant or took back my house managing the current tenants lease. I did try to contact her boss and left a message, he never called me back. I finally told them they were fired when my contract was up. I am stilled owed money. This company has no INTEGRITY all they care about is their bottom line. Stay away do not use this co to manage your property. They will not take care of your property!

Long & Foster Real Estate Agent and Long & Foster CEO

I hope that with my complaint you will think 3 times before using Long & Foster. I hire agent from the Burtonsville MD, Long & Foster to sell my house and find me another home, I was bless that my home had a contract with four weeks, but my L&F agent had no interest in finding me a place to live know that my daughter was graduating May 09, 2015. L& F agent was not looking for a house of rental I was looking for myself and she offer not help at the last 2 week of closing she came up with her daughter condo in laurel that was not renting and they were behind on the payments, the condo have no working washer or dryer no working dish washer stove works sometimes, microwave don't have a plate inside to sit your cup on to heat up, the bathroom and tub is all damage . Mrs. Watson charge me $1300 per month plus utilities that is running $300.00 a month.
Well Mrs. Watson condo AC stop working and she was upset because I ask her to fix it, I was out of AC for 5 days and had to be home for 3 day to wait for the repair man to come and fix the AC, she refused to give me any refund on the rent until I call the housing inspector since I suffer from high blood pressure .
This have cause me thousands of dollars for moving and selling my furniture because I had no place to store them, I wanted to have my things and not in storage, . When I reach out to Mr. Foster father and son they had no respect to call, they had a person to call me and dear me to file charges against long & foster, he went on to say that the rental had nothing to do with them and the breach of my contract between the agent and me for selling my home and finding another home for me was between agent and I, this was very troublesome to me I've signed documents from long & foster, and they are saying it means nothing, I'm not a lawyer but a person that works very hard and to have this company take advantage and to cause me so much money and pain, it was sad. I'm not sure why the real estate board and ethics would allow people like us to be taken advantage of by Long and Foster and agent, .If anyone can help me with this matter please send me a message.

Long & Foster Real Estate False advertising & unethical behavior

I rented a property for the 1st time through Long & Foster Realty. It was truly traumatizing. The property I rented was falsely advertised. There was no working oven and no air conditioning 3 of the 4 days of our stay. It was so hot in the property. The agent kept blaming the property owner for repairs not being made. I had been told to leave the property for complaining about the repairs that needed to made. Even though I paid in advance. I been hung up on by management because of the complaints I made about the property. The agent Debbie was very overwhelmed with the summer season (in her own words). She was very rude and locked the realty office where I needed to return the property key on my check out day. I was threatened that the police will be called on me when I was trying to return the property key for no apparent reason. I am so offended. I have been nothing but polite and patient. I think I was to nice. I am a license social worker and have so many reputable people and companies to vouch for my demeanor and conduct. I want to reach out to anyone and everyone to tell them about my recent experience with Long & Foster. Can you please contact me at your earliest convenience because I have a story to tell.

Long & Foster Real Estate Application fees

I wish I could rate this company 0 stars! They're very unprofessional and it's like pulling teeth to get in contact with someone. After finally getting in touch with them I went to view the property they had up for rent. It was in a nice neighborhood for a good price. Before leaving to apply I made sure the property was still available to rent and Gene from the office said it was. My husband and I paid $80 for both of our applications and not even 15 mins after applying and being told the applications were received they told me the property was no longer available and they couldn't refund my money back to me. NEVER DO BUSINESS WITH THIS COMPANY EVER!

Long & Foster Real Estate Realtor Gary Lekkes

He came with his rude client to my home. First we thought it was couple waiting for the realtor. We sit in truck parked on cul de sac. Realtors never text me when the finish the house then we would come back. This time we stay there. Anyway, they went in & back quick. We were worry that the realtor would b late. My husband went up to Gary to let them know the realtor will b there.Turn out that Gary the realtor & rude woman was his client. He complained to my realtor like we r bad guys & dirty people. We have beautiful home. He dont know crap ! He really upset us after we got statement from him to my realtor. Nobody should hire him. I wouldnt. If i hear his name then i ll tell them not to hire him. He was not nice to my husband. If he can say something nice then he should keep it to himself. I would never hire him or Long & Foster. Few other realtors say we had nice home but Gary makes it sound like we r dirty people. It really upsetting us. We had no time to do anything at the short notice. We both work & we did clean up really good. Gary said we need professional cleaner. Tell him to kiss my butt. We hope to never seen or hear from him ever!
