DO NOT LEASE CONDO NO. 604 LOCATED AT BISHOP'S COURT, 13700 HODGES BLVD., JACKSONVILLE, FL 32224 OWNED BY LINDA M. COYLE (WHO ALSO USES A PENNSYLVANIA ADDRESS). Three college students at University of North Florida entered into a lease agreement with Linda M. Coyle (and her daughter, Vicki Williams) to lease her condo Unit 604, 13700 Hodges Blvd., Jacksonville, FL 32224 for the period of one year. They required a $1100.00 security deposit. Rent was $1100.00/month. Upon occupancy in May 2012, the unit was filthy, as it had not been lived in for months. We cleaned the unit. The AC was broken, the dishwasher did not work, and the garbage disposal was not working properly. Vicki never called the appropriate repair people to fix the items (ie, a plumber, AC repairmen, etc.), but instead hired a handyman, who had no idea what he was doing and never adequately made the necessary repairs. Finally, in September, the plumbing in the kitchen burst. Neither Vicki nor Linda was available. The only way to immediately fix the problem was to call a plumber (on Sunday) to come out to repair the pipe, which burst because of years of grease and grime build up. The tenants paid $318.00 to have the pipe fixed. Mold began to grow almost immediately (September in Florida...it happens). ServePro was called out to inspect the situation. The removed baseboards, wet carpet and padding, and set up dryers, but after Vicki learned what the restoration would cost, she told them to leave and take their dryers with them. The unit was inhabitable (IT IS FILLED WITH MOLD), and the tenants moved out, with Vicki's verbal agreement, and she indicated she would return the security deposit in full. In addition, the rent had been paid three days prior to the flood, and she held those funds as well. She has now made a claim against the security deposit stating that the tenants were negligent, which they were not, the rent, and has not reimbursed the tenants for the repair of the pipe. Linda M. Coyle claims to be sick, which I highly doubt. These two are liars and they have used the tenants, college students with NO money, to fix the condo, which was a dump to begin with. DO NOT LEASE FROM THESE WOMEN!!! You are warned. They are evil, and you will get burned!!! WARNING!!! DO NOT RENT THIS APARTMENT. IT IS MOLD FILLED, FILTHY DIRTY, AND NONE OF THE APPLIANCES OR AC WORK. THE CARPET IS DISGUSTING, THE DOORS NEED TO BE REPLACED. This was a tough and expensive lesson for the tenants. BE WARNED!!!
