I have visited Imperial Village apartments in Shrewsbury along with my brother to put in a lease for my brother for 6 months. I visited the facility, I spoke to the manager and she asked us to fill out an application, we even got a tour of the apartment. We mentioned to her that this is a 6 months lease. She asked us for landlord reference information and he put in 2 references. One for an apartment he stayed before and one my ex-husband's sublet he paid. The apartments guys came back today after taking the 50$ check and indicated the application is dined for 2 reasons.

1. No 6 months lease
2. Need 2 landlord reference excluding family.

So the question which is annoying is that we put all this information on the application and informed them way ahead about the 6 months lease and the references. We mentioned that he sublet and they mentioned in the office when we were filling out the application that put the person's name and that should be ok. If the apartment guidelines are clear that 6 months lease is not allowed and family reference is not valid, why did they process the application and take the money? This is completely cheating and also when I called back with questions they were swearing at me and hung up saying there is nothing much they can do about this. Who can protect us against fraud like this? This is completely unacceptable. When they have rules pertaining like this then all the staff should be educated well and the application form should be updated stating this information. We mentioned this way ahead and they were ok with it and come back after taking the check denying the application. How can the board help common people like us against this? Now he does not have a place to live and lost 50$ as well….this is very annoying and horrible experience taking to them when the apartment staff clearly don’t care.

    I'm amazed at how many positive reviews there are on Imperial Village, because my last year has been significantly less than stellar.

    My wife and I moved in with our infant daughter in June of 2015. We had signed the lease in May and viewed the 'dummy' apartment that Imperial Village allows a prospective tenant to enter to get a sense of what their apartment will be like (FYI the model apartment is much nicer than the actual unit you will be renting).

    Immediately after moving in we began to have problems. Parking in this complex is a nightmare; there are no assigned spaces to residents, and guests can park anywhere. Drivers speed through the complex, and numerous times have come close to hitting me while I've been walking carrying my infant daughter. The complex also enforces a specific one way traffic pattern, however this traffic pattern is marked by two non-visible signs in the complex and no arrows painted on the pavement. This is definitely not the place to bring kids.

    After about a month of living in our apartment, a third floor unit, we had tenants move in below us. When we signed our lease it was specifically said that smoking was not allowed inside the units. These tenants disregarded that rule and continuously would smoke in their bathroom and in their living room. Upon entry to an apartment one must climb a common set of stairs to get to their own unit. This common staircase constantly reeked of second hand smoke, as did both of our bathrooms. No bathrooms in these apartments have windows, just vent fans which are interconnected between the apartments. As the tenants below us smoked their cigarettes, second hand smoke smell and odor would flood our bathrooms. Numerous times we filed complaints with property management, and they would respond by merely sending a letter. Again, with an infant child living in the apartment, this situation which lasted the entirety of our tenancy was not handled correctly or really at all by this property management company.

    The apartment looks like the last renovations took place in the 1970s. The cabinets, countertops, and flooring are mediocre at best and clearly dated. We had an electrical issue in our kitchen which restricted use of the two available power outlets and created a loud buzzing noise in our closet, our closet which was loaded with clothes and cardboard boxes, clearly a fire hazard. Maintenance crews responded to this and every other query very quickly, however I was told by the electrician that the fix was temporary and the wiring was old and needed replacing. Great thing to hear with a baby in the other room.

    The appliances were dated, and these units do not come with microwaves. We have had numerous problems with drains backing up and needed to be cleaned, and had one night where we came home to a flooded kitchen because the dishwasher wasn't draining. The apartments come with balconies, but don't get too excited because the flooring out there on your 5x8 balcony is turf. And good luck opening the slider because even lubricating the track once a week was hardly enough to move the 40 year old door.

    We are now two weeks away from the end of our lease and I received two phone calls, one wondering when I am planning to return keys to my unit, and the other to review the preliminary inspection completed on my apartment at the end of April. Now the complex wants to charge me $600 because of a scuff in the cheap linoleum floor in the kitchen, and they feel it needs to be replaced.

    Beware of this community, and stay far away. The price may look attractive, but at the end of your lease when they bag you for THEIR property taxes and they decide to charge you for something faulty in a dated crap facility, you'll be sorry you went there.

    Management is the most unhelpful bunch of bad people. Sorry, guys, but you know you are, and you know why.
    Also: expect ICE all over your windows in winter, that's how poor the insulation is = heating bills etc.
    Oh, and you will hear EVERYTHING your upstairs neighbors are doing: assembling furniture, exercising, making love. EVERYTHING! I'd care less about all those porn noise but my 11 year old son was here as well. I wasn't ready to explain him about bees and crap, coming from the 300 lbs upstairs lady.
    The place sucks. Especially you, April and the other "sweet" ladies in the office, that are just a pack of lying unhelpful b****s. Good luck, and we wish you all the best, health wise and money wise.
