Goldfarb Properties No Heat

It’s been another year in the winter living in this cold apartment and last night it was below 30 degrees and no matter how many times you try calling the maintenance or asking to try resolve this issue no one cares and I’m now really sick and shivering because of the cold air coming through the apartment with badly ventilated windows with no one to listen to the tenants but yet rent is needed every month they say it’s the vents but when they check the vents they say it’s working but yet when the air comes on it come through but not enough to warm the apartment this is very inhumane

Goldfarb Properties Living condition

I have been living in the Irvington Maplegardens apartments for the past 8 months. Though, the apartments and amenities are nice and also the people maintaining it helpful, there are beasts and bad energies that won't allow you to have full enjoyable quality of life. So many nights I spent in madness and sleeplessness and in space. Unpredictable energy and atmosphere. I spent most of my free times at a friend's house to avoid madness. I am a single black female and like to warn any one in the same situation as me avoid these properties. Not worth it. Can't really complain to anyone because nothing u say sounds crazy. Except avoid! Avoid avoid avoid. A war with invisible forces that you never knew existed. A devil's nest that I wish should have avoided. I let it pass since I can't do anything until my lease term is finished. But avoid avoid avoid!

Goldfarb Properties I was denied an application, which I think is wrong

To whom this may concern. Hi my name is Albert felicia I'm 55 years old. I applied for your apartments on February 2 2023 and I was denied on February 8,2023 my denial was sent to me by email. The reason for the denial was because my voucher didn't cover the amount of that apartment. I have sent you all my documents that was asked for on line . I have good credit scores,and there was no problem with my paper work. I have been having problems finding an apartment that would take vouchers in my area and others to ,your place is the first one that I found to accept the vouchers. So I'm asking you if you can reconsider my application status. And if you can review my paper work on file you can see that I qualify for your apartments. Goldfarb Properties They charged me for purported damages I did not cause and refuse to provide receipts

I stayed at the Park Towers South property for 7 years. Do not stay in any of their properties. Based on my experience they are completely disrespectful of their tenants, treat their staff terribly, and they are going to try to steal your deposit without providing any proof. First, I have personally seen members of the landlord's family who reside in the building treat the doormen extremely rudely and yelling at them in the lobby in front of tenants. In 2022, this behavior is unacceptable. A privileged individual should not be allowed to treat their employees in that way simply because of the inequity in power. Second, their behavior throughout the pandemic was horrific and very disrespectful to the tenants (constant renovations during which you could not be in your apartment and the landlord's refusal to take into account the disturbance they were causing). Third, I moved out a few days ago and now they are trying to charge me with renovations of the apartment claiming that I cause damage that I never did (e.g., stains on the floor that were there when I moved in and curtain rods that were also there when I moved in). They also want to charge me $100 for a set of keys! Similarly excessive amounts are listed on the list of purported damages. I offered to mitigate the damage but they refused and insist that I pay the arbitrary amounts they set without ANY proof or invoices from contractors. When I said I would pay the invoices as soon as I received them, their lawyer threatened me with a summons and complaint and said that I could subpoena the bills through litigation. I suspect that they are about to wholly renovate the apartment (like they have done with others before and they are just trying to squeeze money out of me even though they are going to completely tear down everything — this is the type of people you will be dealing with). They are asking for money but refusing to provide receipts! That is the level of bad faith I am dealing with. You can contact me and I am happy to give you the full rundown as well as recommendations for other buildings in that area. Do not live in a building of people who are going to try and steal your money, do not respect their tenants and mistreat their employees.

Desired outcome: I want the receipts for the charges they are claiming.

Goldfarb Properties Maintenance not following property management rules

I was told multiple times how cars are not to be worked on in maple garden apartments. Lately they only let the head maintenance guy fix people cares no matter how early or late this makes me feel like im a target for harassment When im not the only person tryng to clean they car or fix it. I Have Multiple Videos I Have To Take It To The B.B. B

Goldfarb Properties Billing Department

I have been a resident of Maple Gardens in Irvington NJ for over 29 years. At the end of July of 2021, I was contacted because for four years I was not being billed for my storage unit, a mistake by their billing department. Initially, the bill was 5,000 dollars, the next month the past-due bill grew to $6,700. I signed an agreement to pay the money back at 300 a month over my current rent bill. I made a couple of large amounts of money payments, in January of 2022, I asked for a statement of where I was in paying down the debt. I made another $2500 dollar payment with a balance of $1050. In April I asked for a balance due on the past-due storage fees- the billing department refused to give it to me. I paid my April rent in full, and halfway through the month, I noticed that the billing department added another 130.56 and 16.98 for sales tax that they supposedly did not bill me for, however, when reviewing my past billing statements the sales tax was already billed. Goldfarb Properties' lawyer and the billing department are fraudulently billing me for monies that I have already paid.

Desired outcome: Stop overbilling me. Hold your billing department accountable for their mistakes instead of terrorizing the tenants. Refund me what was overbilled

Goldfarb Properties Rental apartment

Here is my honest review of my experience that is a bit lengthy but I wanted to be as detailed as possible. I lived at 1540 Pelham Parkway South apartment 2H for 3 years. The best thing about the apartment for me was the convenience of the location because it was only a 10 minute commute from work - NOT My time there.

The pros of building were: a better than average looking lobby (probably the most "luxury" part of the building), the room sizes were decent and there is a laundry in the building. You can get street parking but you need to make sure you avoid the street cleaning and school parking signs or you'll pile up those tickets.

The cons were VERY BAD property management - probably the most upsetting and stressful group of individuals to deal with once you become a tenant. The apartment was not luxury in my opinion.
1. Random cracks in walls and ceilings appear randomly (sheet rock does that I've heard)
2. what you'd probably consider wood grain cabinets are just a peel on film to give it that wood look
3. hallways are old looking. Small elevator that has the padded covers up 90% of the time as if people are moving in/out all the time. Kind of embarrassing if you have guests.
4. Some scary times in the building were:
a) fire in laundry room (no injuries to my understanding but scary)
b) a heavy flooded lobby during a storm (blame it on mother nature but it smelled for a few days)
c) I got a call once from super that there was a leak from the apartment upstairs coming into my bathroom. I had to leave work give access (I do NOT like people in my apartment with me not being there). They put a hole in my bathroom wall to realize it wasn't my apartment they needed for whatever pipe they had to do work on. I followed up days later for when they're gunna fix the hole and they said I had to put a maintenance request for damage they did.
d) there are many days throughout the year you'll have No hot water for a boiler repair, During the storm in 2020 there was a loss of electricity throughout the building for days. Building just told us it's ConEd. There's eldery and disabled people in that building so they prob had it worse having to use stairs with no elevator.
e) They have a parking but seems like it's really just used by zip car renters. The prices to rent a spot is not worth it in my opinion. It's also a side street so its only a narrow one way so forget about it if you're looking to do a drop off or pickup.

My most scariest time at this building is when they Broke into my apartment while I was at work. I realized the neighborhood isn't the safest (regardless of a precinct located a block away), There's way too many strangers in the building and they need way better security or cameras. I found out this "luxury" building only has security camera in elevator, back of building and lobby. Might be more but this is what I was told. NOTHING in hallways or staircases. The pictures we got were a man In elevator with a mask obviously and back of him in lobby. Nothing the detectives could work off of. Unsolved case I guess. Only one that took a loss is me. Two older guys came following morning (look like older retired cops) didn't do much but tell me keep all locks on doors. They said they doors needed an extra guard to prevent swipes - when I followed up days later and asked them what they're gunna do they seemed to forget what happened. If you've been a victim of burglary or robbery you understand that feeling of being violated. I did not want to remain in the apartment but they would NOT cancel the lease instead offer me a different apt in an older building.

I recently moved out Jan 5.2022.5 days after my lease expired (dealing with Holdiays, New Years, covid)- I don't recommend a December ending lease. The worst time of year to move. I just got notice they are holding my ENTIRE $2200 security deposit and also charging me few hundred dollars for normal wear and tear damages. 5 days extra, they are charging a month with no access to the apt anymore. I DO NOT RECOMMEND.

Desired outcome: RETURN MY SECURITY DEPOSIT

Goldfarb Properties Rental Property

DO NOT live at the 930 Ogden Avenue or the 939 Woodycrest locations. Here's several reasons why you'll be wasting your money:

- Both locations are actively under construction and Goldfarb have consistently neglected to give tenants a heads up before starting completely gutting new apartments. The noise is unbearable.

- This makes it a horrible place to work from home during the pandemic, or raise a family as my infant is frequently startled out of her sleep.

- The construction has caused several infestation issues.

- There are constant heat and water shut offs that last the whole day. So far there have been 18 disruptions since November,  with another heat interruption scheduled for Monday 2/1/21. It is winter time, so yes, it's freezing.

- The gym is nice, but no one is enforced to wear masks, so they don't. And it costs $50/mo per person for a membership.

- There have been several situations where drug addicts have wandered the building and smoked in the hallways.

- My apartment was burglarized on New Years and the SuperIntendent covered it up.

- Goldfarb raised my rent $200 within one year. If given the chance, they'll do it again.

- The appliances look nice but are cheap and fall apart quickly. For example, the sink rusted within the first month of living here. So be mindful of your security deposit. Many people haven't gotten theirs back.

- And after all of these inconveniences, Goldfarb was unwilling to work with us in reducing our rent and plan to start construction on another apartment above us next week. They only offered for us to move into another apartment but we would have to pay the difference in rent. Christopher Miller is the manager of the leasing department and will scam you every chance he gets.

DO NOT MOVE HERE. If I could rate this place a 0 out of 5, I would.

Goldfarb Properties mice

I have lived in Drake House for almost 10 years and had to deal with a host of issues. I have not had my apartment painted since I moved in almost 10yrs ago. I have dealt with loud music from neighbors, bed bugs and now mice. I have made several complaints and a bandaid is put on a huge issue. Every time I complain someone came with a glue trap and a spring trap. That was it. No follow up .. nothing. I saw a mouse run into my stove where I am supposed to cook food. I pay high rent with no amenities, constant additional charges tacked on to my rent. People's car get vandalized in the parking lot and now mice! Its unsanitary and it's giving me anxiety and I'm getting no help!

Goldfarb Properties hello? anyone there?

I'm a current tenant and have had a whole HOST of issues since moving in several years ago. From mandatory "improvements" that left me with a large hole in my ceiling for months on end which rained down debris on me; to having serious issues deleted from their online system in an attempt to erase evidence (dont worry, I have email receipts!); to months of construction in the apartment above me (with no notice of course); multiple random charges to my account; brown water; cold water; no water; scheduling more "mandatory" repairs (sure, let me take a day off work) and then no one even shows up! Etc, etc . Most recently, I've been trying to get in touch with the leasing department for over two months and I cannot get anyone to call me back! I've left messages and even showed up to their office on Grand Concourse only to be told they're closed at noon on a weekday! Honestly, I love my apartment and the onsite maintenance manager is great but other than that, this company SUCKS! They absolutely do NOT care about their tenants and I've talked to many other people in the building who recognize the money grab as they do their best to boot tenants so they can gentrify and raise the prices. I've paid rent on time every month for over 3 years and still can't get a call back to discuss this lease renewal. Shame on Goldfarb Properties. This is no way to treat your tenants!

Goldfarb Properties no notices in bldg to notify residence of exterior bldg work

Goldfarb Properties Bed bugs, mice, roaches

Landlord is aware of bed bugs problem at building 29, 33, & 43 on Harbor House units in New Rochelle, do not aware tenants about it, he sends treatments with cheap exterminator to control it ONLY if tenants complaints about it otherwise landlord office keeps it on the low to about provide extermination to every unit. Landlord only provides 2 treatment for it not caring if more treatment is needed. Laundry area is disgusting, dirty water, roaches & mice running around on building stairs. Maintenance office workers are RUDE and do not provide good information to tenant, they dont want to deal with any complaints at all.

I paid Goldfarb Properties for underground parking 2 months in advance. Later I cancelled underground parking. I was billed again plus late fees and other charges so I paid and re-cancelled. Then I was billed again. I had my car towed for $200.
