Dovenmuehle Mortgage - Payoff mortgage

Now I understand why the rating is so low for this company. Sent a 20k check to be applied to principal. They applied it wrong like they normally do..but I always call them to correct how payment will be applied sent my final payment of 7316.21 according to my payoff.. check was returned. It has to be a wire or certified check... okay fine...I'm not able...

Dovenmuehle Mortgage Phone calls without ID and no voicemail

These people do not advertise their ID when receiving calls and shows as SPAM. Then they do not leave any messages whatsoever. And they will leave some bogus door hanger on your door without any knowledge of who they are. Sneaky Buffoons is what they are. Ever since Cardinal Financial got my loan which I did not ask for but I guess they bought it, I've had to deal with Dovenmuehle of which I can't stand. I need to refinance to get rid of these rude people.

Desired outcome: Quit calling me and use the email that is provided. And stay off my property with your door tags.

Dovenmuehle Mortgage Forbearance and loss mitigation process

I have a complaint against Dovenmuehle Mortgage, Inc and Santander. My restaurant had to close in 2020 during the Covid-19 shutdown. At that time, I reached out to Santander for a forbearance under the CARES Act. They told me that I am eligible for a forbearance, and after the forbearance period, the bank will work with me on options to repay the forbearance amount. After the forbearance period, I applied to loss mitigation to discuss options to repay the forbearance amount only to be trapped in a documentation loop that eventually ended up in a collection process and the bank is trying to force me into a foreclosure instead of working with me on opinions to repay.

I felt that the bank and their partner Dovenmuehle Mortgage, Inc has created a system to trick people like me into applying for forbearance by convincing us that the bank will provide us options to repay, but trapped me into a documentation loop with no repayment options. I have been trapped in a documentation loop for a year! This system puts me into a collection process for the entire forbearance amount all at once and the bank is forcing me to turn my property over to the bank to foreclose. I have proof and documentation that the bank is actively trying to trick me with services that they failed to fulfill and I can testify that they are actively trying to force a foreclosure process through a system of documentation loop.

The bank, in the process, has damaged my credit score. I have a perfect credit history outside of this issue with Santander/Dovenmuehle. The damaged credit score has caused my business investments to fall apart and my business is at risk of losing everything I have invested into purchasing a restaurant to bring my business back.

For anyone reading this and facing the same issue, I have been told to file your complaints to these two agencies. This is the only way that any actions can be taken against the bank.

Dovenmuehle Mortgage Mortgage Loan

I have paid my mortgage loan early since it was transferred to Dovenmuehle. I have been charged 3 separate charges in the amount of $25 each for some reason that clearly states "Dovenmuehle" on my bank statement. I have reached out to DM and have been told that it is not them charging this fee even though it is their name attached to the bank statement. According to their web portal, I have also not paid my June payment even though that was paid on the 1st and can verify that it was paid by me to them. This feels like the beginning of a nightmare and I am not sure what to do.

Dovenmuehle Mortgage Mortgage

My name is Sabrina Miles and I have been using this mortgage company for about 7 years but since Covid they have some of the WORST customer service. I had questions has to why several payments for ground rent were being taking out of my escrow in one month. First, NO ONE could explain why this was happening. Secondly, I got the run around then I spoke to supervisors SAMANTHA and JULIE who were not very friendly. They told me that there is nothing I can do but pay the shortage or pay the increased mortgage. My escrow analysis is done once a year and if there is a shortage, I pay the difference. This keeps my mortgage from going up alot. Well I paid my shortage in December 2022 ($275.43) so my mortgage went up $20 opposed to $50. They should have done another analysis at the end of 2023 but generated one in March (three month later)! It generated ANOTHER analysis which raised my morgage $40! OR pay the $363.39 shortage. If someone would have EXPLAINED to me, another analysis may GENERATE another shortage I would have politely said No THANK YOU!

Desired outcome: I want my morgage back to the original amount and at the end of the year when the STANDARD ANALYSIS is done I will pay the shortage as I always do! imagine your morgage going up in December then AGAIN in March!! ABSOLUTELY RIDICULOUS!

Dovenmuehle Mortgage Loan# [protected]: my home loan modification and partial claim experience

Approx. two years ago I went into hardship due to COVID death. My account was turned over to Dovenmuehle and my nightmare began. I was placed in forbearance and each time this company sent me my paperwork, it was the wrong paperwork. When I would call them they would say, they didn't receive the paperwork or they would say I didn't fill out the correct paperwork! I would continuously ask to speak with a supervisor and needless to say, I would put me on hold and each time for 10 minutes (hoping I would hang up), then come back to the phone and tell me a supervisor was unavailable. This went on for month and months! Because of this company, my house went into foreclosure and I was assessed attorney fees due to this companies negligence! I'm in a program now called Save the Dream (HAF), and I have asked this company to sent HAF my current balance and each time I ask this untrained staff, they tell me they cant sent them a letter because I have to wait for my new billing statement to arrive in the mail, or they transfer me to another untrained staff member over and over, of their telephone mysteriously hangs up. I was told I qualified for the Modification and the Partial Claim and at the last minute, I was told by a staff member, "Oops you all gave me the wrong information". Wow. This has been the absolute worst experience I've ever had with a company and I will be reporting my experience to every agency this dysfunctional organization does business with including the BBB. This company has caused me unimaginable grief and anguish and I want to make sure no one else experiences what that did to me.

Desired outcome: I want the attorney fees taken off of my account, I want the person you all call my Point of Contact, Tim Horan, on the documents you sent me, to actually do his job and give me the correct telephone and assist me.

I am facing the same issue. I am trying to locate more who have been a victim of Dovenmuehle's predatory lending practices, trapping people who have been affected by Covid hardship and created a system of documentation loop that eventually drives them into foreclosure.

I have been told that everyone facing this issue should submit their complaint to these two organizations. This is the only way that we can all capture the attention of the agencies who will take action against predatory banking practices like these.

Dovenmuehle Mortgage Wrongful Foreclosure pending

I reached out in Jan 2022 to state my husband and I were experiencing financial hardship because of COVID and I filed a loss mitigation application that same month. I have provided all documentation requested and they always tell me I'm missing the items that I have already submitted. This has now been going on 5 months and they still keep telling me I am missing something.

My house is set for foreclosure and I have exhausted all options. I even applied for help through the state I live in and they cannot process my application until Dovemuehle processes my loss mitigation application, which at this point they are purposely not helping me. I thought they wanted to work with borrowers to find a solution, but I do not feel like they want to help me at all. I have two little girls that they would rather leave homeless then to try to work with me.

WOW, the same thing happened to me. I uploaded, sent documents and faxed documents to them and was told they didn't receive them. Each time, I kept my confirmation numbers proving I sent the documents to them. As a result, I was charged foreclosure fees too. This company needs to be shut down and investigated.

Sarah we are in the same position. We started in January 2022 and have tried every month to get the same “missing” documents uploaded to their portal. Its now August 1st and we got served with Foreclosure papers. DMI asked for us to revise all of our documents and resubmit to their portal. Again, no help from their 866 number. The representative cannot even see the notes from my last two conversations with their office on expediting the forms. Pitiful.

Current looking to join any Class Action Lawsuit in the US or in Louisiana over this.

Dovenmuehle Mortgage Loss mitigation and customer service

I was noticed that my mortgage was behind and filed the paperwork necessary for a loan modification in March. It is now June and I am facing foreclosure and am still waiting on paperwork.

I have been in near constant contact with them to no avail. They keep asking for more paperwork, which I send, no no avail. I have sent the same bank statement three times and have uploaded 22 documents since May 17th and no one has read them or worked on them.

I wrote to the Senior leadership of the company and have received no replies. They are conducting deceptive business practices. I am so frustrated and at my wits end. I’ve been working with them in good faith from the start and have been met instead with stonewalling. The lack of customer service is appalling.

I can only hope this is resolved quickly.

Dovenmuehle Mortgage Mortgage loan #[protected] assumption of loan

My name is Rene Huyke, since Nov 2020 I have been trying to buy a house from your bank. (5030 Kulikovskiy Way, Delta Junction, Alaska 99737). At first, it was a short sale and I made an offer that you didn't accept. After that, I offered to pay the whole amount that the owner George Dery owed. Every time you asked for different documents and send the request thru US postal office instead of using Emails that are much faster. I think you should update your process to the 21st century. That made the process very slow and a year passed. Because nothing was happening we decided to do an assumption of loan from the owner and you provided the documents to go that route which I filled and sent to the address provided by your institution and via Email. After that, I called to verify that they receive all the documents and make sure that you had everything that you needed to get the process done. I was told that they had everything they needed and that the process was getting done and that someone was going to give me a call back to get me more details. I'm still waiting for that call. I have called several times and never gotten a callback. I'm amazed that it has been a year and a half and still nothing has happened. I'm still willing to work with you guys to make this happen.

Desired outcome: All I want is to buy the house and someone to contact me so we can discuss the status and finish this process as soon as possible. My cellphone is [protected] or [protected]@hotmail.com.

Dovenmuehle Mortgage Refund

Dovenmuehle Mortgage is the absolute worst company.

They owe me a refund that they sent me a letter about in September. Ever since I am calling and emailing to see if they can give me that money back.

It has been a nightmare to get any answers out of them.

They keep inventing new things why i need to "wait longer" and if I email their departments, nobody ever responds. I am convinved they are a criminal company and that they just keep the money they owe people. On top of everything there are so many bad reviews and complaints online and yet they pretend to have A+ ratings on their website! Beware of this company people! I will look into legal action. This is terrible and somebody has to look into these practices before people lose their houses.

Dovenmuehle Mortgage Payoff request

Despite providing every piece of documentation requested by Dovenmuehle Mortgage they have continued to stall providing a payoff to the title company. We have sent them them: Letters of Administration showing who is the personal representative of the estate, the death certificate of the family member, the authorization to release information, state issued ID's, Title company authorization to receive payoff and they keep saying "it's in process, we need 5/7 more days. The next step will have to be filling a complaint with the Office of Financial Regulation with Labor, Licensing and Regulation in Maryland.

Dovenmuehle Mortgage Loss mitigation

I have filed a request with your Loss Mitigation department for help with my VA loan #[protected] since I have incurred an 80% loss of income due to my wife's death in August 2021. The request for assistance was sent with all required documentation in late August 2021, since that time nothing has transpired from you, followup requests from me have been met with having to re-submit information multiple times, or call back in 2 weeks. This is not resolving anything, you have her death certificate, my Social Security income, bank statements, and releases you requested. This has now gone on for over 4 months, I have done my absolute best to stay current with you, to protect my credit rating, and having to deplete my savings. Please provide some help as soon as possible. Or is it your intention to put a 75 year old Veteran on the street ?

Desired outcome: Reduce payments to allow me to remain in my home.

Dovenmuehle Mortgage Request for subordination letter took more than 5 months.

Dovenmuehle motgage inc. Took august to march to respond to a subordination letter that would normally take 30 minutes. All payments were on time, which they have verified over the phone but failed to send the subordination letter. They said their process time is 90 days. On nowember 20, 2020 we have received a letter for asking additional 15 days. On december 4th we received this:

Desired outcome: I want compensation and not just my fees but what I have lost for their incompetence.

Dovenmuehle Mortgage Post forbearance

I am dealing with a similar situation with Dovermule and my brief forbearance due to COVID which ended Oct 2020. I paid all moneys back including property taxes, insurance and escrow. In addition I sent all my paperwork into the address indicated with a VOID check so they could start withdrawing my mortgage payments monthly. Apparently they were behind on paperwork and did not withdraw my mortgage and then I received a notice that I was delinquent which I was not. Then that hit my credit and I am still trying to dispute that. In addition, I recently went to refinance my home at a lower rate and I noticed my mortgage was significantly higher than what it should be. I was told I had a second on my loan at the exact amount that I paid back in the forbearance. I am frustrated and have spend countless hours on hold with Dovenmuehle. They say my claim is in but when I call weekly to check status I get the runaround. The one supervisor I spoke to (JT is his name and he was the only helpful person now I cannot seem to get ahold of and every time I am put on hold for hours and then go directly into a voicemail survey which then hangs up on me. I did my due diligence to pay everything and get caught up but I am very frustrated to the point of major stress and feeling sick. I have so much equity in my home and this is just completely ridiculous that I have to be put through this.

Dovenmuehle Mortgage Lies and deceptive practices

On or about the end of February, beginning of March 2019, my wife and I were approved for a hardship loan to covert our line of credit to this loan. When the loan was approved for $1, 277.89 payments, we were relieved that our payments were lower. I asked not one, but two representatives of the department handling our hardship loan if our taxes and homeowner's policy was included in the $1, 277.89 payment. Both their answers were "yes it was included" by the Single Point of Contact Department (SPOC). The weight was taken off our shoulders knowing that our taxes and H/O's policy was included. After all, the bank was there to help us with a lower monthly payment that was inclusive of taxes and H/O's policy payments.

This loan approved by the SPOC did not include the taxes or homeowner's insurance as I found out a few months later when I checked the Manchester Township tax website. Nor was the homeowner's insurance, I had to pay that as I was doing monthly bills. I called Dovenmuehle to see why the taxes and homeowner's insurance was not being applied and was told that the loan was not set up with an escrow account. I requested Dovenmuehle to send me a letter explaining what it would take to set up an escrow account to pay taxes. Shortly afterwards I received a letter stating that after paying $574 (and change) the escrow account would be set up, and payments would then be $1, 829 and change. Since I have very limited funds, I had to make it in two payments on the $574. Right after I made the second payment, I received another letter requesting that I make (yet another) payment to set up the escrow account. That after making the requested payment was made, the monthly payments would be $1, 765.98, inclusive of the escrow account for taxes. This led to another call to Dovenmuehle where I explained that I had made their requested payment of $574 to set up the escrow account to pay our property taxes. That I could not afford to pay the $1, 829 payment, but would make the $1, 765.98 payment. That when I was originally set up in the hardship loan by SPOC for $1, 277 it was to ease the burden that we were going through. Now I was in a situation where we had to pay an additional $489 each month. What happened to the original hardship loan that was to help us out?

In the meantime, our taxes were not getting paid and accumulating due to the fact that our limited income did not allow us to pay down our taxes. I even wrote Dovenmuehle requesting that the taxes be paid by them and the loan be extended (at the end) by whatever amount of time (Months or year) so that we could get back on track. I never received a response from Dovenmuehle. Instead late fees and other charges were added to this loan. The taxes were paid and the loan payment skyrocket to over $2, 700 a month, not added to the end of the loan. When we requested a hardship loan, our payment was over $1, 300 a month before the SPOC stepped in to help us. How are we to afford over $2, 700 a month (over twice as much as when we had the line of credit). Almost every day the collections department calls us wanting money we do not have. We consider it disturbing our quality of life (harassment), what little we have left after what the bank has been putting us through.

Shortly after we were approved for the $1, 277 a month hardship loan by the Single Point of Contact. Jennette Cruz, after explaining taxes and Homeowner's insurance were included, the car I was driving had an internal bearing go bad making it dangerous to drive, and at a cost of approximately $7, 000 to replace the engine, I had to consider that this was a 2004 car and there were other things that could go wrong with it. With that knowledge, and the $1, 277.89 being inclusive of taxes and homeowner's insurance, I based my decision to purchase a new car with 36, 000 mile/ 3 year warranty. I was able to finance this new purchase at a good rate, and have peace of mind driving to work every day in a safe car that would not have any mechanical issues. But I was comfortable with the $1, 277 loan payment and the monthly payment fitting into our budget.

I am trying to pay my homeowner's, and monthly bills, and the loan at $1, 765.98. In addition, we owe the IRS several thousand dollars, with a payment plan. I owe Social Security a few thousand dollars, with a payment plan. The Social Security department is kind enough to take any State refund we get. I have been trying really hard to keep it together with the payments each month, but the bank has to understand it's not easy. We have not been able to pay my wife's medical bills from two procedures done in the last year. We have had to put down one of our dogs because it was cheaper to do that than get him a needed operation that was going to cost thousands of dollars. Two of our dogs are on medication needed every month. One has a special diet where it has to be bought from the vet. Then there are my ten (10) medications, most for a heart condition. My wife is driving a twenty (20) year old car in need of work to make it safe to drive. Our church donations are at an all-time low (if at all) when we have any money to give them. With the Pandemic that China was kind of to send over to the U.S., my work hours have been cut down dramatically. I have made less than $16, 000 to date. Usually I would have made more than twice that amount, if not more. I do not see my hours picking up anytime soon. The unemployment I was collecting prior to March of this year ran out. When unemployment recalculated my new payment, it was for $200 less than what I was receiving. I am sure that there are several other things that we pay each month that evade me right now.

I have not been to a doctor or dentist in well over a year and can feel and see some teeth decaying in my mouth, yet I cannot afford to see the dentist, or a doctor to see why my back is in so much pain.

There was a time when I was able to collect an additional $600 with my unemployment when I was not working. That ended and to make over a $2, 700 payment to the bank (Dovenmuehle) is just not possible. I just received a payment from unemployment for FEMA lost wages assistance, but am afraid to touch it because what the bank is putting us through. Dovenmuehle has repeat ably added fines, late fees and other charges knowing that we cannot keep up with these adding undue stress and aggravation into or lives, changing the quality of our lives. This all could have been avoided if the escrow account had been set up like the SPOC department said it was in the beginning.

Dovenmuehle Mortgage Mortgage recast

I have been trying to recast my mortgage since March 7th. As of today, April 27th, I have yet to receive the paperwork that was promised to me within 7-10 days of my first transmission. I have made dozens of calls to customer service, have spoken to numerous supervisors and have not received any help whatsoever. As a matter of fact, I have been waiting for a return call from two separate supervisors for over three weeks! Their names are Adam Rehm and Ryan Werych. We received a notice that our initial request was received and that it is in progress, but each time we call we are told to resubmit the request? We have done so three separate times with the exact information required and included our signatures as instructed. We even wired $180, 000 to you and the funds were never applied to our balance! We called repeatedly on this too, and no one would even attempt to help us. The funds sat there for so long that the wire was eventually returned back to our bank. In the meantime, we are paying hundreds of dollars in interest every month on a balance we are trying to pay down/reduce. We need help! With the COVID situation we have to reduce our monthly payment...this is serious.

Dovenmuehle Mortgage loss mitigation

I lost my job a year ago and went to them to try to stream my loan so that I would not have to pay so much principal. My loan is about $170k on a $450 property, is on a 15 year fixed, and most of my payment was paying principal. If only I could reduce the amount of principal I had to pay, live would be so much better. But not only did their loss mitigation department refuse, they offered me instead a forbearance where I would go delinquent, my credit score would take a hit, and I would owe zero for 3 months. However, at the end of the 3 months, I would owe them a balloon payment for all arrears, at a time where I did not have much income. Dovenmuehle told me that they can only offer this forbearance (which may not be true), and they would be glad to renew it for up to a full year where I would owe them a 13 month balloon payment at the end. They led me to believe that after 6 months or more of this forbearance, that they may be willing to renegotiate the terms of my loan. However after calling HUD, HUD told me that Dovenmuehle would probably not offer me a modified loan as it costs them money to make the adjustment. I called Dovenmuehle's forbearance plan "the suicide plan" as they lure you in to a weaker position leading the borrower to believe that Dovenmuehle will come thru in the end, but they won't, and you will be left with a very large balloon payment or default, penalties and fees and interest. This is nothing but a scam to lure the borrower with the belief that there will be relief, when in fact there is nothing but a grand balloon payment and penalties, fees and interest all in the lender's favor. The government ought to eliminate this loss mitigation program. It is dishonest, predatory, and leaves the borrower with no options but suicide!

Dovenmuehle Mortgage false credit reporting to credit bureau

A monthly payment was made in 2014 and I was mislead that it had to be made by 2:00 PM to be considered as payment made on that day so payment was made on the internet but it was made at 5:00 PM and was taken in as a late payment on my credit report and I just dont feel it was fare and have asked for it to be reconsidered and removed but it has been ignored all this time (4 yrs) and I am still trying to make them understand that the payment was made by the due date but the time of the day has made my payment as late payment of 30 days. Not fare! Never heard it had to be made by a certain time! as long as it was made by the due date.
